By: John OliverIn what was envisioned as a transformative project for the community, 1401 Pansy Lane, known as The Flying Lark, has taken an unexpected turn, marking a significant chapter in its brief history. Merit Commercial Real Estate has been assigned the exclusive task of marketing the property, presenting an opportunity for potential buyers to shape the destiny of this ambitious venture.
Originally situated at the heart of the Josephine County fairgrounds, The Flying Lark emerged from humble beginnings as a dirt parking lot and dirt bike track. A dedicated group of locals undertook a multi-year endeavor to enhance the existing Grants Pass Downs facility, ultimately giving rise to The Flying Lark.
Named in homage to Southern Oregon’s iconic thoroughbred racehorse from the 1960s, the project aimed to position itself as the West Coast’s premier entertainment destination. Boasting nearly 37,000 square feet, the facility was meticulously designed to encompass public areas, bars, restaurants, a banquet room, and administrative
spaces, housing 225 historical horse racing (“HHR”) machines.
Despite the meticulous planning and construction reaching completion in Spring 2022, The Flying Lark faced an unforeseen setback. A decision by the State of Oregon prohibited the operation of privately-run HHR gaming facilities, prompting the developers to relinquish control of the facility to Josephine County, the owner of the ground lease. The property, intended to invigorate the local community, now stands vacant over a year later, marking an unanticipated twist in its trajectory.
With the property now on the market for the first time, the community is left reflecting on the complex decision-making process that led to the current situation. Merit Commercial Real Estate, in collaboration with the local community, is seeking potential buyers willing to take on this unique opportunity. As The Flying Lark enters a new chapter, the hope remains that its original vision of becoming a hub for gaming, dining, and entertainment can be realized under new stewardship.
