Ed Sheeran's favourite boozer is back The Bedford in Balham – a pub that helped launch the careers of Ed Sheeran and Michael McIntyre has reopened after Concorde BGW carried out its multi-million-pound refurbishment.

The extensive renovations to the 22,000 sq. ft. pub, grass-roots music venue and London’s longest running comedy club were carried out across its five bars, restaurant, four private rooms, ballroom, club room and 250-capacity live music club.

Once planning permission was obtained, 15 individually designed en-suite bedrooms were built on the second and third floors. The bedrooms add another layer of luxury. Expect Hypnos beds, Egyptian cotton linen, roll top baths, rain showers and bespoke artwork for a truly memorable stay.

Access to the hotel is gained from Fernal Road via the newly built passenger lift which takes visitors straight to the third-floor lobby for check-in.

At the heart of the renovation was the Club Room, its design is young, on trend and unique in its

setting. Small cosy spaces and fixed seating give it a sense of decadence, and extravagant textures in rich hues and jewel tones create the mysterious mood of the room.

Step into the Club Room during the week to enjoy a casual drink in a sophisticated setting. Skip through to Friday or Saturday night and the vibe is pumping, the music is blaring and more often than not a famous face will be performing on stage.

Work to the Club Room involved new acoustic insulation, wall coverings, flooring, ceiling system, lighting and refurbishment of the mezzanine. The dĂŠcor in the room is magnificent, using velvet drapes, gilt sconces and chandeliers has created a luxurious ambience that is sure to exceed all expectations.

Major mechanical and electrical repairs were undertaken to meet the needs of the new site going forward especially with the introduction of 2 new kitchens and 15 bedrooms.

style. The ballroom has easy access to the mezzanine surrounding the Club Room and gives visitors a quieter space to retreat to on a busy night.

The Bedford has five beautiful bars offering the finest artisan spirits, craft beers, cocktails, wine and champagnes. At the request of the Listed Building Officer, the horseshoe shaped bar on the ground floor retained its original tiled bar apron and the Saloon Bar has kept its original back bar fitting which has been refurbished to the highest standards. These large open, pillar free spaces benefit from multiple fireplaces, solid wood floors and easy access to the bedrooms from the newly installed passenger lift.

The Ballroom and the Cocktail Bar on the first floor provide the ultimate place to party. The cocktail bar was newly built and is themed around a classic 1920’s gin bar with a bookable, private dining room to one side.

Pub & Bar Magazine have described the ballroom as “Magnificent – a grand amphitheatre draped in circus-like awning, filled with legacy and historical flair.”

The original timber panelling of the Ballroom was retained and painted with a specialist paint finish for a decadent feel. Dropped ceilings were used to hide the old ceiling but have been reshaped to reflect the original

The basement has been redesigned to better serve the kitchen areas, now it has more space for storage, a more dynamic chilled cellar,

beer store and a new staff office with toilet facilities. The basement is also home to the all-important Green Room.

Finally, The Bedford’s façade was tackled – bold and vivid colours were used on the fascia’s along with large scale graffiti on the brick walls to make an impact. Contemporary motifs and monograms with a 30’s style typeface and cinema style lightboxes create the speakeasy look that continues inside.

Overall, the refurbishment of The Bedford has created an unrivalled pub, club, restaurant, live music and entertainment venue plus 15 stunning boutique bedrooms.

´

Quantity Surveyor Concorde BGW One of the most important roles in any building project, whether it’s a new build, restoration or simply maintenance, is that of the Quantity Surveyor. He or she is responsible for accurately assessing costs and managing the financial aspects of a project.

We caught up with Leo who works on the Concorde BGW quantity surveying team to provide you with need to know information on what a QS does to ensure a build project is completed on time and on budget. ´ Talk me through how you would go about determining an initial timescale for a construction project.

A lot of our projects have a similar budget, if it’s a pub ‘sparkle scheme’ we can quite accurately assume it would be a 2-4-week job. Larger pubs and bars with a more complex design take around 6-8 weeks to complete and the largest jobs roughly 14 weeks. Whilst estimating costs we get a clear view of the works involved for example decorations, new flooring and bar adaptions. Once we get to the final figure for each line item we can predict how long each trade would take to do the job.

Lost & Found Shef f ield

As an ode to the Professor and the Botanical Gardens, a short distance away, the venue was filled with wild flowers, plenty of lush greenery, climbing cherry blossom trees and hanging plants.

To create more aesthetic in the restaurant area, as its large ceiling height made the area feel cold and empty, a hanging canopy feature was added.

Rumour has it that Professor Victoria B Darcy began in secret to sabotage industrial land by turning it into landscaped gardens and planting lush greenery. We left subtle reminders of Sheffield’s industrial roots with the discreet use of metals. The furniture selection is a combination of wood and

rustic leathers whereas the poseur tables emulate an industrial style with their metallic legs and distressed table tops.

The new bar on the ground floor is hidden behind a picture door detail, this formed the famous secret bar which can be found in each of the Lost & Found venues.

As you approach Sheffield Lost & Found you will notice the pergola now decorated with hanging plants making for a more inviting entrance. Bi-fold doors around most of the front of the building allow for a more fluid indoor and outdoor space, and the installation of new fixed seating keeps the space tidy.

The new 178-cover site follows the success of their other Victorian hideaways in Leeds and Bristol, all of which have been designed, built and furnished by Concorde BGW.

Q What’s the hardest part of your role?

A The biggest challenge is how to prioritise your workload. I can get bombarded with tasks which I prioritise in accordance to lead times for materials. Doing this gives suppliers enough time to organise labour which can often delay a project, particularly if it’s a live site. Other challenges are chasing teams for information, responses, quotes and orders, a lot of what I do is chasing.

Q Costs are starting to spiral on the project you are working on. How do you resolve the problem and still meet the project deliverables?

ASo firstly, I would review which areas are more expensive than planned and then compare it to the cost document – usually there’s items I can claim as variations. The key is to let the team and the Commercial Manager know if you pre-empt any financial difficulties then it won’t be a shock and we can work out how to save the costs!

Q What excites you most about Concorde BGW? A All the projects and design schemes are very impressive, the creativity of our designers is incredible and the scope to work on a variety of buildings is bar none. Its great to be involved with a project from start to finish, that’s the best part of Concorde, its and integrated design, build and furnishings company. When working on a project its hard for me to envisage the finished look, so when I meet with the team on handover day and see the changes we have made and our design and build work come to life its absolutely brilliant.

Step inside the Sheffield Lost & Found to discover Professor Victoria B Darcy’s world of wonder, a lady with a passion for horticulture which became intertwined with her new-found passion for conservation.

Q Tricky question, if you are locked in a building, which building would you like it to be?

A Oh, that’s easy, a building I could explore! It would need to be large, maybe somewhere like Lancaster Castle. I went there recently but was only shown a small area on the guided tour, a lot is shut off to the public but its steeped in history. I love the old buildings in the country, even if structurally they would never get made that way in today’s construction projects!

Coming up the escalators, customers are greeted by an open and inviting glazed shop front with views through to the feature bar and across to the unique station garden and its arched entrance.

Working with engineers to tackle modern day trepidations meant the new shopfront was designed to be bomb blast resistant.

Concorde BGW designed a scheme that evokes the journey through a railway station focusing on all the components of the railways throughout the ages. Each area has its own room set such as the waiting room, the station master’s office, the firebox of a steam train or for a more intimate setting customers can take a seat in a vintage carriage.

The bar has a Victorian tilled bar apron decorated with items found within old Underground stations such as classic running tracks and sleepers.

A bespoke wallpaper ‘stained glass’ ceiling is the most memorable feature

in this fine architectural space and beautifies its structure.

The site was accessorised with ‘left behind’ luggage to create a sense of history and a custom built 7-meter signal map with LED switch indicators mimics the maps from the old signal boxes and is the ultimate train station pub accessory.

The garden takes its inspiration from a ticket office and elements of a traditional railway platform. Arched rusting metalwork, creeping vine planting, reclaimed brick and railway sleepers along with polished hardwood timber benching, create a unique station garden .

Every good beer garden needs a bar and Euston Station is no exception. Designed to take pressure off the main bar and add a sense of independence to the garden space, the Garden Bar, with its own cellar, offers a full range of drinks for thirsty travellers.

The Signal Box will be a buzzing, exciting destination for travellers to have a swift pint or a sit-down meal with friends, or to a business meeting with clients.

Euston’s newest destination, The Signal Box, is the only pub in the station. Inside you’ll find cosy booths and comfortable seating where you can enjoy a line-up of London’s best craft beers whilst ogling the fascinating collection of vintage railway memorabilia.

Caddyshackers — Calais Hill, Leicester LE1 6FF

Caddyshackers describes itself as the ‘biggest, baddest, best and only 18 hole, 18+, crazy golf bar in the heart of Leicester’. It’s hard to imagine the venue was a storage facility before Concorde BGW turned it into a mindboggling 18-hole golf course.

Step through its tastefully graffitied entrance into a chilled out and fun alternative night out. Head straight to the golf station to collect your balls and clubs and follow the UV lights to your first challenge.

All 18 holes were built with unique themes in mind, first and foremost the designers commemorated the owners of the site, Leicestershire-based pub company Steamin’ Billy with a pub themed course.

Another course pays homage to Leicester City Football Club with goal posts on a green pitch surrounded by manikins dressed in the LCFC kit. There’s some epic graffiti on the walls depicting fans cheering on the players, or in this case the crazy golf players.

Other quirky obstacles use stripped down car bodies, stuffed foxes, skeletons and sandcastles to create their themes. One even uses an actual skip to create a construction themed hole with a clever golf twist.

Concorde BGW reused and recycled materials such as benches, toilets, stools, desks, tyres, pallets, pipes and

trucks to accessorise the venue. Placing reclaimed tables and chairs around each hole has created plenty of space to enjoy beverages in-between putts. The remaining space has been turned into an arcade-style games area where you can enjoy other kooky activities.

Golf this crazy is thirsty work so Concorde BGW built the all-important bar areas serving cocktails, craft beers and hangover free mocktails. Building a bar servery has allowed Caddyshackers to provide a selection of street food and pizza and added a large seating area to the 150-cover site.

The ideal clientele is uncountably groups who want something original to do instead of the same tedious night out.

Steamin Billy have also planned to open East Street Lanes bowling alley in the same building later this year.

The Cock Inn — 1305 Lincoln Rd, Peterborough PE4 6LW

The Cock Inn at Werrington is a family, friendly village pub set six miles outside of Peterborough, offering a relaxed dining experience with plenty of food and amazing drinks to choose from.

After a sympathetic overhaul and redecoration of the listed building it has become a popular destination for locals and visitors alike.

Due to the age of the building asbestos was present so the experienced Concorde BGW team made the appropriate arrangements to remove and dispose of it.

As soon as you step over the threshold you discover what The Cock Inn is really about. A spacious lounge to the left with deep-buttoned fixed seating provides plenty of space for small or large groups to enjoy a sociable drink. Or get a comfy seat all to yourself by the cosy Inglenook complete with a pair of wall sconces and a copper bed warmer above the mantel.

Concorde BGW carried out the internal and external build works, upgrading its facilities whilst maintaining its character. Traditional features such as beams, stonework and fireplaces have been renovated creating its cosy country character. Lime plaster was used on exposed walls in-line with Victorian and Edwardian building techniques.

Concorde BGW installed a new kitchen allowing The Cock Inn to serve food for the first time in ten years, better suiting the needs of the village.

Outside the pub has been completely redecorated with a white render, eye-catching branding and a new entrance porch. The pub’s large beer garden has been transformed into an inviting green space to enjoy a relaxing drink on a summer’s day.

The Cock Inn is everything you want a village pub to be, it has roaring fires, honest food and a genuine warm welcome.

At the pubs centre is the bar, boasting an attractive, brightly lit back bar fitting, contemporary hanging pendant lights and a refurbished bar apron painted teal. The separate dining area is flooded with light from the newly fitted windows and has been furnished with weathered wooden tables and chairs designed to be comfortable and stylish.

Foundry Project — Northern Quarter Manchester, M41BD

In just over a month, Concorde BGW turned an old bar in Manchester into the new Foundry Project which provides an industrial themed all day drinking and dining experience.

In fact, the company behind it had simply taken the proactive decision to rebrand their old bar known formerly as Bluu and relaunch as Foundry Project. There are already sites in Harrogate and Edinburgh, and while there are similarities between the venues, each has its own unique style.

The most prominent feature is the new Estrella tank that dominates a space close to the entrance. The first of its kind in the UK, it promises the perfect pint and is set to be a unique selling point, providing the only draught lager in Foundry Project.

The majority of the work to the 2 storey, 142 cover site was cosmetic with new furniture, lighting and decorations added to the ground floor and basement. The restaurant had part of the existing bar removed to create space for a new pizza oven bringing the Foundry Project in line with the current market trend of restaurants serving a ‘street food’.

A section of existing booths were removed from the restaurant area to allow for a new shipping container seating area. The open shipping container provides separate seating and somewhere for larger dining groups to go.

Using exposed brick, imprinted concrete, large graffiti artwork to the walls and timber and metal cladding has added to the sites industrial persona but has more purposely been used to help segregate the large open spaces.

Reclaimed timber to the floor and bar area has infused the venue with texture, character and rustic appeal, whilst being the perfect material to compliment contemporary features.

Overall, the venue has been refitted and rejuvenated, bringing it in line with the other Foundry sites but with unique elements that are specific to the Manchester location.

Due to the listed status of the building planning permission was obtained for both internal external changes. The site benefits from a further 56 covers outside with a free-standing structure decorated with lighting and planting.

Crafty Teller — 532-534 Mansfield Rd, Nottingham NG5 2FR

Former Irish themed bar Finnbars has had a £225,000 makeover transforming it into a plush family-friendly bar and kitchen now known as Crafty Teller.

The pub has been ripped apart and remodelled with new flooring, a new bar, seating booths, neon signs and cool artwork. It’s packed with new furniture and head turning graffiti on the walls of the main bar area, stairs and toilets. Visitors are encouraged to take photos with a monkey which has been graffitied in various places on the bar, stairway and in the toilets.

If the monkey isn’t enough to catch your attention, then the hilarious one liners on the toilet walls are sure to make you stop. The stairway to the Instagram worthy toilets has been covered in artificial vine plant leaves and greenery giving the area a slightly exotic look.

There have been lots of new bars and restaurants opening in the area, but nothing like The Crafty Teller both in terms of its offer and its quirky design!

Concorde BGW were bought in to carry out the build works on the site, turning it into a contemporary, stylish set-up, with an emphasis on food from morning to night, barista style coffee, cocktails and craft ales. The Crafty Teller was remodelled to improve the flow and now includes a cocktail bar and deli counter.
