THE NORTH EAST CAMBRIDGE AREA ACTION PLAN Cambridge Science Park

St John’s Innovation Park

Cambridge City Council and South Cambridgeshire District Council have a long-held ambition to regenerate North East Cambridge as one of the last brownfield sites in Cambridge. Following extensive consultation and evidence gathering, the councils have developed a new plan to guide development in the area, which is known as the North East Cambridge Area Action Plan.

The vision is for North East Cambridge to be a healthy, inclusive, walkable, lowcarbon new city district with a vibrant mix of high quality homes, workplaces, services and social spaces, fully integrated with surrounding neighbourhoods.

The site at Merlin Place has been identified in the North East Cambridge Area Action Plan for potential redevelopment.

The Site

THE CURRENT SITE Merlin Place is in a prime location entering the Cambridge North Science & business Cluster.

The site sits between Cambridge Science Park, St Johns Innovation Park, Cambridge Business Park and Cambridge North Station.

Site frontage on Cowley Road

The existing site is home to the Taylor Vinters office building and associated car park. The site is bordered by St John’s Innovation Park to the north and Orwell House to the south.

It has frontages on Cowley Road to the East and Milton Road to the West.

The site is located in the North East corner of Cambridge on the border of Cambridge City and South Cambs. It benefits from easy access into the city centre and good public transport links, with Cambridge North Station nearby.

OUR PROPOSALS Kadans Science Partner’s plan is to meet the long-held ambitions of Cambridge City Council and South Cambridgeshire District Council as it aims to redevelop this landmark site in North East Cambridge.

We want this to be a place to innovate where science and community integrate.

SUSTAINABILITY The site at Merlin Place is a sustainable brownfield site, which benefits from good transport links and connectivity into the city centre.

The aspiration is that the new development at Merlin Place will be an exemplary BREEAM Outstanding and working towards a whole life net-zero carbon lab building. Merlin Place is targeting a 40% reduction in potable water and will make use of sustainable urban drainage strategies, such as using blue green roofs.

We will also make the most of the sustainable location by promoting sustainable travel options with accessibility for cyclists, runners and charging points for electric cars and bicycles.

LANDSCAPING The redevelopment proposals for Merlin Place will provide extensive landscaping.

A new roof terrace will be provided as part of the development, with seating and planting for employees to meet, relax and work.

An attractive frontage will be created along Cowley Road with new landscaping which is accessible to the local community.

Public Art and bespoke street furniture and new planting will complement the space. A new café will also be provided for visitors, users and passers-by.

The development will target a net biodiversity gain of +20%. The majority of the existing trees will be retained or replaced during the redevelopment.

New planting including native trees, shrubs and wildflowers will create new habitats for biodiversity to flourish.
