Through our knowledge and experience, we have discovered the value of fostering relationships and expanding our service offerings to meet clients’ needs.

PROFILE

GERALD B. ALLEY PRESIDENT/CEO

Mr. Alley founded Con-Real in 1979 and was immediately joined by his brother and partner, Troy Alley. The company now has offices in Arlington, Dallas, Houston, Little Rock, Atlanta, and San Francisco and performs a wide array of construction and real estate services for many Fortune 500 corporations and public entities nationwide. Con -Real was established with a mission to change the perception of African- American owned businesses in the Construction and Real Estate industry. Con -Real, despite being a privately held firm, has demonstrated its ability to collaborate with numerous publicly traded corporations such as American Airlines, Frito-Lay/ PepsiCo, Walmart, and CBRE. The firm is proud to have successfully completed over 3,000 projects.

Mr. Alley’s entrepreneur spirit has expanded to other related firms, including The Alley Group (TAG), a nationwide solution provider organization with clients such as Kaiser Permanente, Wells Fargo, PepsiCo, and Stanford University. Another related firm is Bravado LP, a real estate and hospitality development/ownership firm with an ownershi p relationship with Hilton Worldwide, Marriott International Hotels, and Wyham Hotels. Mr. Alley’s firms have participated as either the owner, developer, and/or contractor on over three hospitality developments in the City of Arlington. Through his vision, these entities have made remarkable growth and progress for over four decades. Mr. Alley’s breadth of leadership and understanding includes his involvement in both private and public entities by serving on various boards and steering committees. He was also appointed a s the first African American entrepreneur to serve on the Board of Trustees at Southern Methodist University in their 100 -year history. He is also the Chairman of the Buildings & Grounds Committee of Trustees at SMU.

COMMUNITY INVOLVEMENT

Mr. Alley, a multi-talented individual, has been active in numerous capacities in the community as well. He serves as the cofounder of the Gerald and Candace Alley Family Foundation, which supports many organizations to help with the educational needs of underprivileged students from the kindergarten level to higher education. He is also a major sponsor and supporter of the Alley Scholars program, which has provided scholarships for over 300 students in several states.

Troy and Gladys Alley, the parents of Gerald and Troy Alley Jr., dreamed of providing a better life for their family. It was this desire that led the couple to embrace entrepreneurship and open the Alley Service Station. They instilled in their offspring a strong willingness to persevere even in challenging conditions. Learning that quality, honesty, hard work, and dedication are the foundations of success, Gerald and Troy Alley Jr. launched Con-Real, LP in 1979.

The Alley Service Station across the street from a black college now known as the University of Arkansas at Pine Bluff.

After 83 years, the legacy continues with Con-Real’s establishment and we are now the #1 AfricanAmerican-owned Construction and Real Estate organization of its kind in the Southern area of the United States. CONSTRUCTION

Con-Real’s experience constructing thousands of projects including large, very complex, new, and renovation projects that range in size up to $100 million and have multiple phases. We have direct relatable experience and expertise that add value during every phase of projects including programming & preconstruction, procurement and bidding, construction, closeout/commissioning, and other services. Con-Real has served an array of public and private entities, locally and nationwide.

PROGRAM MANAGEMENT

Our Program Management services consists of taking the leadership role during the design, procurement, and construction phases and making certain that all required deliverables associated with our services are complete and useful to meet the needs of the clients. Since Con-Real has performed as a construction manager, general contractor, and design-build contractor, it clearly understands the requirements needed to ensure a successful project for the client and the project’s end-users.

Our team provides strategic expertise for public, private, and public-private clients in the form of real estate services, project planning, feasibility studies, stakeholder engagement, policy analysis, and implementation support. DALLAS COLLEGE COMPREHENSIVE BOND PROGRAM

DALLAS, TX

PROJECT

This $1.1 billion comprehensive bond program will newly develop and renovate projects across all campuses within the district. ConReal will engage in a vital role as part of the Program Management team. As Program Managers, we will take the projects from the postmaster plan development phase to the construction completion phase. This includes selecting architects, managing design phase, selecting CMARs, bidding, construction, and closeout. Con-Real will employ innovative management strategies throughout this program.

WELCOME CENTER & UTILITIES

Mountain View College

DALLAS, TX

PROJECT

Part of the Dallas College community college district, MVC is developing a Welcome Center with programs to support new and returning students and curriculum related exhibits. It will include an Info Desk, Exhibit Space, Cafe, Restrooms, Childcare Center, Multipurpose Room, Conference Room, Administrative Office, and Focus Rooms. The exterior is intended to connect the Welcome Center and Community Center. This building has the capacity to open to the exterior terrace at the Welcome Center multipurpose room and Lounge Area at the Community Center. This allows for additional spaces during events, registration, or similar activities.

TRANSFORMATIVE & TRANSDISCIPLINARY COMPLEX

Texas Southern University HOUSTON, TEXAS

PROJECT

Con-Real’s Program Management team was recently awarded a contract to provide Owner’s Representative Services for Texas Southern University for this project which includes the Health and Wellness Center, Catalyst for Urban Transformation, and Nabrit Science Buildings. The project will consist of new buildings, renovations, and additions and is located next to the Library Learning Center, Con-Real’s previous Owner’s Rep project on campus.

HEALTH & WELLNESS CENTER

University of Houston VICTORIA, TEXAS

PROJECT

This project is a 2-story, 38,000 SF Health and Wellness Center that will provide functional, efficient, and inviting spaces for physical fitness, mental health, and to promote overall wellness. The Health and Wellness Center’s first floor will have fitness stations, strength training, indoor courts, multi-purpose rooms and a 5,500 SF medical clinic operated by Detar Hospital System of Victoria, Texas. The second floor will have workout stations and an indoor running track. This building is considered the first phase built for the University’s current needs with the capability for future expansions.

DAVID W. MULLINS LIBRARY

University of Arkansas FAYETTEVILLE, ARKANSAS

PROJECT

Con-Real performed the first phase of renovating the Mullins Library, located in the center of the University of Arkansas at Fayetteville campus which included building a Library Annex, a book storage and retrieval facility where the library’s main collection was moved. Con-Real also performed the next phase of renovating floors 3 & 4 of the library. Con-Real now returns to perform the final phase of renovations to floors 1 & 2. The renovations will reorganize the library interior and create a collaborative and interdisciplinary learning space focused on student and faculty engagement.

FINE ARTS CENTER RESTORATION

University of Arkansas FAYETTEVILLE, ARKANSAS

PROJECT

The project scope includes full renewal of the exterior and the interior of the building, as well reconstruction of some lost site elements. The building envelope will be restored according to its original design. In the interior, important public spaces will be restored while other spaces will be renovated to better support their new uses. The lobby will be reopened and restored to its role as a pre-event space for the Stella Boyle Smith Concert Hall and the University Theater. The concert hall and theater blocks will be renovated to address major acoustical, lighting, and other issues to bring them in line with contemporary best practices. The landscape will be restored while making sensitive improvements for maintainability and ADA access.

LARRISON HALL RENOVATIONS

PROJECT

The renovation will provide much-needed labs in the School of Agriculture, Fisheries and Human Sciences for faculty and students to conduct research and extension work consistent with the land-grant mission of the University. Con-Real is tasked with revitalizing a building that housed biology, chemistry, and physics courses.

MIDDLE SCHOOL

FORT WORTH, TEXAS

PROJECT

This project consists of 110,000 SF of renovations and 30,000 SF addition to FWISD’s Jacquet Middle School. Scope will include adding office administration space to create a secured entry. The addition will include a performance arts space and a math addition. A multi-purpose dining area has been created to support community events.

SAMUELL HIGH SCHOOL

DALLAS, TEXAS

PROJECT

This project includes additions and renovations to the building, approximately 197,738 square feet total. Scope includes the renovation and expansion of the existing boy’s and girl’s athletic locker rooms, conversion of the existing auxiliary gym into a weight room and coach’s offices, renovation of the CTE (career and technical education) classrooms, hardening of the main entry vestibule, new marquee sign, competition gym addition, lobby/concessions addition, training facility addition, and football locker addition. We will also be adding a fire lane on the northeast corner of the site and performing partial roofing replacement, related mechanical, electrical and plumbing work, and re-roof and replacement of existing roof mounted chilled water piping and electrical conduits.

This new school for grades kindergarten through 8th grade will repurpose the old McClellan High School and will have over 200,000 square feet of additions to the old school. The rebuilt McClellan would replace Cloverdale Middle, and Baseline and Meadowcliff elementaries, at a possible cost of under $50 million.

This project is a new 15-story corporate office located on a 500,000-square-foot property. Con-Real was recently contracted to perform interior finish-out services.

INTERNATIONAL TERMINAL

PROJECT

The new terminal will replace the existing Terminal D along with the existing Terminal C North Pier. The facility will be a completely new building utilizing the latest in aviation design principles, accommodating modern queue depths, drive lanes, world class concessions, and enhanced flexibility in accommodating a diverse fleet of airline craft. Additionally, a number of major systems and amenities at the terminal need to be updated to meet current building codes and operational standards. Con-Real is part of the prime contractor team and is providing project managemnt and MEP management services for this project..

GLOBE LIFE FIELD TEXAS LIVE! LOEWS

HOTEL

ARLINGTON, TEXAS

PROJECT

The new stadium for the Texas Rangers will be built across the street from their existing stadium and built in conjunction with Texas Live!, an entertainment complex which will serve as one of the main entrance areas into the ballpark. The facade of thea ballpark will consist of a retractable roof with clear roof panels to allow natural light into the ballpark when the roof is closed. Texas Live! is a dynamic world-class dining, entertainment and hospitality district. Live! by Loews Hotels is a flagship hotel that will be the first of its kind in the country and will blend sports and entertainment with first-class hospitality and superior amenities. This 14-story tall contemporary glass tower will provide a spectacular location for meeting, event and conventions, as well as a special destination for sports fans, visitors and families. Live! by Loews will anchor Texas Live! in the heart of the Arlington Entertainment District.

LOEWS ARLINGTON

& ARLINGTON CONVENTION CENTER

ARLINGTON, TEXAS

PROJECT

Con-Real recently completed the Loews Arlington Hotel developed across from Live! by Loews (also built by Con-Real) on the current Texas Rangers’ Lot J parking lot. This new addition marks the largest investment the company has made to date, outside of Orlando, Florida and features 888 guestrooms, 216,000 square feet of indoor and outdoor function space, 1,500-space parking garage, two restaurants with outdoor terraces, two bars, a grab-and-go coffee shop, 8,000-square-foot pool with 18 cabanas, Loews Loves Families Kids Club, fitness center and a spa with six treatment rooms. The hotel also connects a new Arlington Convention Center, which will allow Loews to feature 150,000 square feet of interior meeting space, with an additional 66,000 square feet of exterior space for outdoor events and functions.

ONE RANGERS WAY

ARLINGTON, TEXAS

PROJECT

Located in Arlington’s Entertainment District, this project is 43,000 square feet of a 300-unit upscale residential community with luxurious, resort-style living. The apartment is designed with National Green Building Standard (NGBS) certification. The building will offer a mix of studio, 1-bedroom, 2-bedroom, and penthouse apartment homes, as well as a parking garage with 423 spaces. Amenities will include expansive exterior amenity deck with lush green spaces, an outdoor fountain edge pool, indoor and outdoor entertainment spaces, state-of-the-art fitness facilities, coworking spaces, exclusive resident events, concierge services, and more.

NATIONAL MEDAL OF HONOR MUSEUM

ARLINGTON, TX

PROJECT

The 101,000-square-foot museum will be located east of the intersection between AT&T Way and Nolan Ryan Expressway. It will consist of two levels housing 25,000 square feet of exhibition galleries, classrooms, conference and event space, and an outdoor amphitheater for ceremonies. Con-Real is responsible for the structure of this building.

FOREST FORWARD FOREST THEATER DALLAS, TX

PROJECT

This project consists of transforming the 45,000-square foot space into an art, entertainment, and community hub. Located on the opposite end of Martin Luther King, Jr. Boulevard in Dallas, Texas, this revitalization project could be the catalyst for economic development, including retail growth, and mixed-income housing. The once-segregated theater became a go-to spot for Black performers and patrons. The plans for the property include a state-of-theart performance hall and partnerships with Dallas ISD. There will be music bays, design studios, and conference spaces for the community. There are also plans for a new restaurant, green space, and a rooftop café.

JPS HEALTH MEDICAL OFFICE BUILDING

FORT WORTH, TEXAS

PROJECT

This medical office building will be approximately 245,000 square feet. The building will feature clinic pods, house ambulatory and administrative services, retail space and a rooftop open to community use. The proposed design features a community plaza between the building and parking garage to encourage residents to use the green space for workouts, classes, and community gatherings. JPS contemplates aggregating and co-locating all campus outpatient services into this facility. Services anticipated to be included, but not limited to, are: Ambulatory Surgery Center, Surgical Health Specialties, Imaging, Primary Care and Specialty Clinics, Pharmacy, Lab, etc.

CHASE SIGNAGE PROGRAM

Con-Real will be providing Program Management Services overseeing key signage vendors on behalf of JPMC This project includes over 5,000 locations including retail centers and corporate offices in 48 states across the nation. Con-Real currently maintains signage and architectural lighting including full replacement, neon to LED upgrades, retrofits, and digital signage.

TRUIST ROOFING & HVAC UPGRADES

MULTISITE (4 STATES)

PROJECT

Con-Real was awarded a significant portion of Truist Banks’ vital facilities infrastructure portfolio that targeted replacing roofs and HVAC units in 74 locations across four (4) states. The program involved conducting validation and pricing survey visits to all 74 locations and receiving and evaluating multiple competitive bids for each site and scope of work. Con-Real identified and pre-qualified a pool of over 30 vendors to conduct this work. After establishing the lowest responsive bidder and reconciling the bid against the established budget, Truist approved the work to proceed. All purchase orders for work authorizations are processed in Tririga interfaced with Truist’s accounting system. Work activities are carried out during non-banking hours to avoid disrupting Truist customer interactions. Con-Real continuously monitors our vendors supply chain to insure the materials are available to meet our pre-established schedules.

PUBLIC RELATIONS & COMMUNITY COMMITMENT

Some of the challenges faced by consultant firms seeking to support M/WBE businesses are limited resources, outreach, and reporting results. With the risk associated with the construction industry, surety (bonding requirement) is essential for many contractors especially small and M/WBE firms. In addition, due to pay schedule requirements, contractors need to have adequate lines of credit or cash flow to perform on projects. These two major factors are addressed by only one M/WBE consultant firm in the South region. Con-Real has supported the needs of minority contractors for over 40 years. The Con-Real team presents 100% M/WBE participation through our leadership and local presence.

Ms. Alley specializes in fostering relationships with the clients and the community to ensure open communication before, during, and even after services are performed. She departed from Con-Real about four years ago to complete her Masters in Public Administration at the University of North Texas. Upon her completion of the graduate program, Ms. Alley served as the Senior Assistant to the Grand Prairie City Manager in the State of Texas. A majority of her expertise and concentration encompassed community outreach and special projects with a focus on mentoring children. Ms. Alley plans to serve as the Con-Real representative in fostering relationships with clients and identifying potential opportunities for Con-Real.
