hen I was little, being a fireman was never something I considered (see When I Grow Up from last month), but as a little girl there was the option to become a beauty queen. Watching the pageants on TV, I knew I had the self-confidence and talent to compete with anyone. But there was one specific reason I could not enter a big competition — the contestants always had to walk down an open flight of stairs on stage without hanging onto anything!

The Things We Fear It’s silly, I know, but following a traumatic experience on a hiking trail as a child, I developed a fear of falling. I am not afraid of heights — in fact, I loved a helicopter tour of Sedona and someday plan to see something from a hot air balloon. With the right safety gear, I’d be up for a zipline too. What I fear is falling off anything that looks like a precipice, so the top of a staircase without a handrail will stop me in my tracks. To this day, when rushing around my home, sometimes I will stop cold in my tracks at the top of my second-floor stairs, because just for a minute I will have to make a conscious choice to begin the descent carefully and deliberately. Once I’ve started the descent, I can pick up the pace and charge down the rest of the stairs. It is only that first step off of the ledge that vexes me.

Overcoming Our Obstacles With another New Year on the horizon, I’ve begun thinking about things I might like to change or improve. There are the things that I cannot control, such as my sister’s cancer, but there are things that I can attempt to control, such as my reactions to stressful situations. I may never cure my fear of falling, but I try not to let it stop me from doing things. To date, it has only cost me a little extra time and, of course, a pageant crown. But that’s okay, would that all of our obstacles could be so trivial.

Floor Truss Technology, Part VII: The Devil is in Those Details uilding intricate floor truss details may bedevil a robot, but they provide the inherent advantage of floor trusses over I-joists. There are also things By Joe Kannapell that floor trusses can do that I-joists cannot. And they facilitate the most efficient use of materials. Visiting an I-joist cut-off yard tells the tale. Isn’t the handling of 60-foot-long packs of I-joists in a lumberyard just as difficult as handling 16-foot-long bunks of 2x10s on a jobsite? Both processes create expensive cut-offs that often can’t be reused. However, in a floor truss operation, the cut-offs can be repurposed into short blocks for floor details and web members, yielding much less volume of waste at a much lower cost. This savings in cost and waste is the essence of offsite construction.

The most distinguishing details of floor trusses are the openings that are built into them, preengineering pathways for mechanicals. Wiring, natural gas lines, and plumbing can be routed directly to fixtures, saving up to 30% in materials. The I-joist suppliers attempt to overcome this by cutting openings for ductwork, even though this neglects the penetrations required by other trades. This practice can create multiple unique joist configurations, complicating cutting, packaging, and installation. To mitigate some of these drawbacks, a large integrated builder has attempted to cut the maximum allowable number of large-diameter holes in his clear span joists. But, does this approach consider the following laborious steps that had to be taken to achieve that result? 1. Hauling a 60-foot bundle of joists to a saw with a monster forklift. 2. Setting joists on the saw’s live deck, breaking bands, and manhandling each joist onto the saw infeed. 3. Operator wait-time while the infeed pauses multiple times to cut holes at the router station and then cut to length. 4. Manually stacking cut joists, banding them, and forklifting to the loading area. 5. Forklifting cut-offs to the stocking area. Did he consider the opportunity cost of the very large yard space dedicated to the I-joist cut yard, and the cost of the waste inherent in outside storage of cut-offs? Continued next page

Two recent developments in home HVAC and plumbing systems that were demonstrated at the International Builders Show (IBS) further underscore the importance of an open web system. The first is the Rheia system, now installed in over 20,000 homes across the country. Rheia uses mini-ducts that can fit inside 2x4 walls, and uses conventional furnaces, unlike the older high-velocity systems. As shown in the truss system, the diagonal duct runs impart considerably less friction than the 90-degree bends in the I-joist system, reducing energy consumption. Specially designed off-center duct chases are not required with trusses, and Rheia ductwork does not interfere with strong-backing. All Rheia’s simplified fittings can be installed by hand. For more information, see “The Last Word on Rheia HVAC Systems.” A second system, the plumbing manifold, has migrated from modular to conventional construction, and was featured in the innovative The New American Home (TNAH) at IBS. In this system, each plumbing fixture is served by a separate continuous run of plastic pipe from a central manifold, thereby eliminating all special fittings and connections that are potential sources of leaks. Each connection to the manifold is identified, like in an electrical distribution panel, and each line can be turned on and off individually at the manifold. One of the drawbacks of the system, a longer waittime for hot water, is mitigated by running pipe diagonally through the floor system, thereby shortening the distance (and the time) traveled. Although these diagonal runs can be achieved in an I-joist system by drilling many dozens of small holes, it is unlikely that the extra effort will be undertaken. Instead, as shown in the accompanying illustration, the installer may simply bundle all lines together and run them through the precut holes in the joists (not shown), lengthening the distance, and extending the wait-time. Joe Hikel and many other CMs have found out years ago that cutting holes in I-joists renders them more costly than floor trusses. His calculation doesn’t consider the installation savings gained by the mechanical trades. And floor trusses are particularly beneficial in the new Rheia HVAC and the manifold plumbing systems because they expedite installation and ensure the least energy consumption. A Year of Building onto the Spida Family

hristmas has come around so quickly – where has the year gone?

Many great things have happened for Spida in 2023, so before we celebrate another Christmas and New Year, let’s reflect on our journey this year.

The start of 2023 was all about planning for the year and executing plans made previously. We started the year preparing for the renovations to our new factory purchase in Jacksonville, Florida. After many council reviews, submissions etc., the building program started in earnest around July and has been worked on diligently since. We are closing the factory in Shelbyville, Indiana at the end of November, so we have some amazing machinery specials to make our move a little less cumbersome. Please talk to our Account Managers for these special offers on New Machinery that is in stock and ready to ship. June 2023 saw us move premises in New Zealand to a purpose-built factory – almost twice the size of our previous factory space. Even though it wasn’t far in miles, it was certainly a huge undertaking for logistics and people to outfit a new build. But our team members were brilliant, and the move went off with only a few minor hiccups.

August 2023 had us again upgrading and increasing the footprint of our factory in Australia. We doubled in size to the square footage we previously had, which gave us so much more space to dedicate to R&D and our Roller Plant Division. That means, all combined, we now have some of the largest manufacturing facilities across the world.

In September, we attended BCMC2023 with our Raked Framing Line, PieceMaker, and Roller Plant on display. It was a hard-earned success that had us talking to so many wonderful customers from all around the world. We certainly had some work to do after BCMC and, as we speak, we are installing some of our customers’ purchases – including 2 Roller Plants, 3 x PieceMakers and a few Floor Truss Systems – all in only the last 21 days. Our Service and Installation Team have certainly been kept on their toes. New staff have come our way in all of our manufacturing facilities too, and we welcome their expertise to add to our already great Team. It is inspiring to add such insight and skills to our teams and we look forward to having these staff members in the field very soon. Now that we are officially in the holiday season, we want to take a moment to express our gratitude for your continued support and loyalty to Spida throughout the year. Proper material flow, equipment needs, efficiencies, work scheduling, proper margin understanding, and so many other aspects of the manufacturing process can cost or make hundreds of thousands of dollars for your company. Do Your Floor Truss Chord Splices Meet Your Design Requirements? t seems like a simple thing—connect lumber together with connectors creating a top or bottom chord for your floor trusses that exceed your lumber length inventory. It’s one of the simplest applications of metal connector plates. But, while the task seems obvious, there are several important elements to it that are missed sometimes.

ANSI/TPI1 requires the connection to be as tight as possible with no more than a 1/16” member to member gap and the plate should be positioned to provide adequate tooth count per the design drawing. Member to member gap is limited to 1/16” per section 3.7.6.1.

A Picture is Worth a Thousand Words The first photo illustrates an example of well-placed chord connectors on a floor truss (see Figure 1). The subsequent photographs illustrate several problems encountered when jigging or when equipment struggles to align key elements of the chord splice. Figure 1. The second photo (Figure 2) shows the plate angulation issue. The connector is skewed and extends beyond the boundary of the truss profile.

The two sketches in Figure 3 deal with misalignment of chords as the chords are spliced. The potential results of these scenarios are shown in the photos that follow, with the top image here demonstrating Figure 4 and the bottom image representing Figure 5. Figure 3. The photo in Figure 4 shows that an extra-wide chord width is created. In this case, the shift of the chords has created a 3-3/4” width configuration, rather than the expected 3-1/2” chord width. This often creates a plate embedment issue for the web connections.

The photo in Figure 5 shows how the plate is distorted once the webs are pressed. In this photo, the chords do not align when spliced but the chord is “straightened” as the floor truss webs are installed. Boards spliced together with an offset creates several problems. As seen in the photograph, the connector is distorted, creating a poor tooth grip. It also creates defects in the connector and can create an extra-wide area in the floor truss as the webs are pressed, preventing proper embedment of the web connectors.

Key Points to Remember 1. Connection gap is limited to 1/16” per section 3.7.6.1 in ANSI/TPI1. 2. Though not discussed here, defects in the plated area can impact tooth count. 3. A good rule of thumb is the use of the longest lumber possible in your inventory. 4. Avoid splices in the middle of the truss, especially over the center chase.

5. Spliced chords should align with each other to avoid distortion of the connector. 6. Connector should be aligned with the chord, so they do not extend beyond the profile of the floor truss. 7. Level both tables on each side of your splicer to assist in proper alignment. 8. Take special care to place connectors. 9. When splicing on the floor truss table without a dedicated splicing machine, monitor the results of your splicing closely. 10. If connectors are removed and the chord material is reworked, swap ends so new wood is used at the splice. Another good idea, although not related to plate placement or member to member gap, is to make sure chords are marked before or as they are spliced to ensure the proper chords are used. They should be designated Top or Bottom because often they are designed differently.

The Bottom Line Floor truss splices require some dexterity. Take a little time to review your operations. Make sure to monitor defects especially in the plated area on splices. This can be done using your plate placement analysis but generally needs to be done before final floor truss assembly.

023 was quite a year for Feeding the Beast of all sizes. That is a testament to the simplicity, utility, and robustness of our Process Organization Technology. The RetroC as a standalone auto-feeding component saw can anchor truss plants of all sizes from a single truss jig to over 10 jigs. A Lumber Edmond Lim, P.Eng. PickLine can efficiently feed any linear saw and any component saw. PlantOne TV/ LimTek Solutions Inc. Projection can be put over any truss jig. All these elements can be implemented individually, however the system works best as a fully loaded RetroC with SpeedCatch. For the 5-person truss plant shown in the first photo, all 5 people were trained on the operation of the RetroC. Wood processing is simple with an auto-feeding component saw. Follow the pick list, load the front deck, cut the lumber, and then catch the lumber. The RetroC cuts so fast that the designated sawyer can clear the front deck and then catch the lumber. The designated lumber picker gathers the lumber on a forklift while the 3 other workers keep building trusses on the C-Clamp jig. The lumber picker can also catch lumber in between picking lumber. When the sawyer and the lumber picker have cut enough lumber, they go back to help build trusses. In a larger truss plant like the one getting set up in the next photo, the RetroC will be a fulltime sawing operation feeding multiple truss jigs with a minimum of 3 people – a lumber picker, a sawyer, and lumber catcher(s). This large multi-jig truss plant is being set up with a forklift-fed RetroC with manual lumber catching. Budget permitting, a lumber PickLine and SpeedCatch will be future welcome additions. The RetroC will easily handle the more efficient lumber picking and the higher throughput of cut pieces using SpeedCatch without adding additional labor.

WTS and HoD Team Up to Bring Innovation to the Industry

W

ood Tech Systems (WTS) has traveled thousands of miles and spent several years researching robotics while trying to find the best fit for the North American wood component industry. There have been many challenges in our industry when it comes to integrating robotics, but the biggest one in my eyes is that robotics tend to be best suited for repeatable tasks. Our industry has processes that might look like they’re being repeated, but these can vary greatly from region to region or even truss plants within the same market. Some of this is driven by the species and grade of lumber being used, other variations are driven by what the component manufacturer’s end-user builds, and even more is driven by local building codes.

In 2020, when we first started researching which robotic solution would be a good fit for our industry (and for us to represent), the first stop for us was to visit House of Design (HoD) in Nampa, Idaho. We were impressed at the time, but we needed to do our due diligence and look at other systems before making a decision on what equipment we wanted to bring to our customers. As we traveled the country over the next two years, we saw various robotic applications from companies that have been serving our industry for years. We consulted with a robotics company that is currently serving the automotive industry but also wanted to try to tackle wood component manufacturing. After discussing the differences between the automotive and wood component industries, it became clear just how challenging our industry is when it comes to new technology. There is no single “right” way to set up a component plant and there isn’t an agreed upon perfect combination of equipment for building roof trusses, floor trusses, or wall panels. On top of that, if you look at trusses on the West Coast and compare them to trusses in Texas, then to Florida, then to Michigan, you will see four incredibly different ways to build trusses, each addressing issues that the other component plants won’t have to consider.

With those challenges in mind, we headed to Germany in May of 2023 to attend LIGNA, which bills itself as “the world’s leading trade fair for woodworking and wood processing.” The show had a heavy focus on robotic and automated solutions, and it was quite fun to bump into several American component manufacturers there that were after the same thing we were. LIGNA was eye opening, but we still didn’t see the perfect fit for our North American industry, even after traveling the continent a bit to see European robotics in real world action.

When we got back from LIGNA, House of Design invited us to return to Nampa to show us what they had been working on since our last visit. We were blown away by the advancements they had made since our last visit. Everything was faster, smoother, and, more importantly, designed specifically to work in North American component manufacturing plants. Their advanced material handling and robotics solutions, along with the ability to split systems into cells that perform one job, make House of Design the best fit for the industry from my perspective. Additionally, we found that House of Design was surprisingly much more affordable than we had imagined. The journey to represent House of Design as an independent arm of their sales efforts got me thinking about the component manufacturers we saw at LIGNA and the rest of the those still looking for answers. It occurred to me that the point we are at now reminds me of customers’ stories about the emergence of automated cutting. Thirty years ago, you could buy an automated saw for 3 or 4 times the price of a manual saw. While some recognized the value in automated saws, many others scoffed at the idea of investing that kind of money in a saw. After a few more years, many of the companies that had chosen not to invest in automation found themselves pulling out their almostnew manual saws to install automated saws instead. The early adopters of the technology were a few years ahead of their competitors and, as a result, were in a much more comfortable position as more and more changes made their way into the industry. This is the same thing we’re facing with emerging automation in our industry today. As labor problems have eased slightly, some companies have decided to put off investing in technology until they feel the squeeze again. When labor becomes the big challenge again, and most in our industry believe it will, those that have invested in technology today will be in a significantly stronger position than their competitors. I believe many will find that an investment in advanced material handling is more affordable and more timely than anyone thought even six months ago. Whether you build roof trusses, floor trusses, or wall panels, I would recommend beginning the research process to understand the options that are out there today and begin to explore what automation might look like in your facility.

Taking a Look at the Section 179 Deduction Carl Villella, CLFP President, Acceptance Leasing & Financing Service

A

s the fiscal year draws to a close, it may be worth considering Section 179 to lower your tax burden for 2023.

To refresh your memory, Section 179 allows a business to deduct the full purchase price of certain equipment for the year it was put in service. By deducting the full purchase price, it creates an initial expense deduction that is higher than the standard depreciation method, thereby lowering your tax liability. A few observations about Section 179: The deduction can only be taken in the year that the equipment has been put into service, not when it was purchased. Considering the lead times we have been seeing for commercial equipment, it may be a stretch to have a recent purchase in operation by December 31st. But for those who purchased equipment earlier this year or even last year and the equipment is now up-and-running, Section 179 can be a welcome tax benefit for you. Additionally, in order to take the Section 179 deduction, the business must be making a profit. This differs from the Bonus Depreciation allowance, which actually allows you to take the deduction, even if it creates a loss. There are limitations on the type of equipment that Section 179 covers, but it includes most heavy equipment and machinery, some vehicles for business, and even computer equipment. Section 179 allows you to write off up to $1,160,000 in 2023. Bonus Depreciation is also an option, but differences apply in deduction limits, flexibility, business income, and asset coverage. Is The Customer Always Right?

I

was taught early on in my career something referred to as the “Four Nevers of Customer Service”:

Never Argue with The Customer.

Never Make a Big Deal Out of a Complaint.

Never Put The Customer on the Defense.

Never Make Excuses.

I was also taught something called “The Golden Rules of Customer Service”: •

Rule #1: The customer is always right.

Rule #2: If by chance the customer is wrong, refer to rule #1.

The “Four Nevers of Customer Service” immediately made sense to me. The “Golden Rule” not so much. So, I asked for further explanation and it made a tremendous impact that lasts to this day. The point of the “Golden Rule” is to promote an inclination toward empathy. Or, maybe more simply put, understanding. It is not to be taken literally that customers can’t be misinformed, ill advised, dishonest, and so on. It’s to ensure that our first response to interactions with a customer is to understand where they’re coming from. Whether they are heaping praises upon us or tossing hot coals of discontent, our priority should be to understand. The customer is always right about their experience. Understanding how our business decisions affect their experience will give insight toward changes that ought to be considered in order to promote a more positive experience in the future.

A deeper dive into the “Four Nevers” Never Argue with The Customer How many times have you been in a scenario where the customer is just plain mad. It may not even be your fault, but you’re the one caught in the line of fire. As tempting as it can be to fire back, you’re likely only going to build a bigger fire, fanning those flames of distress. Instead, keep a cool head, listen, empathize, and determine best next steps. Best case, you find a workable solution that is equally beneficial for both parties. Worst case, the best next step is to part ways. Even in that worst case scenario, the customer should be left with a sense that you operate your business with sound judgement and integrity. Never Make a Big Deal Out of a Complaint Whether you are talking with a colleague or to yourself (or even worse, the customer), never make a big deal out of a complaint. It’s so easy in business to take disagreements or complaints as a personal attack and feel a sense of embarrassment, frustration, guilt, etc. After all, you work hard at what you do and take pride in that, as you should. However, we must be careful to not let the pride of our work supersede our commitment to resolution. When self-pride is the dominating characteristic of our work ethic, a natural response to complaints can be to express openly those feelings noted earlier and further exasperate an already difficult situation. Remember, it’s not about you. It’s about the customer. Never Put The Customer on the Defense If you’ve ever played competitive sports, then you’re familiar with the experience of pushing back against your opponent, making them defensive. For me, my sport is grappling (Judo, Brazilian Jiu Jitsu, and Wrestling). In grappling, often it is the action of creating a defensive response that allows you to chain together more aggressive offensive attacks. We see similar psychology displayed in other sports as well, or any competitive environment for that matter. In fact, it’s part of the game! We want to win, or at least I do, and I hope you do too. The problem with this behavior in customer relations is that they’re not your competitor. They’re your customer. Sounds simple enough, but if we’re honest with ourselves we can probably all recall at least one occurrence in our career (and for some, perhaps more) where we lost sight of this and pushed back on a customer because we didn’t want to be wrong. In fact, maybe we even knew we were right, and we wanted to make sure they knew it too! It is so important to not fall into the alluring trap of proving we are right. We must first seek to understand. In order to do this when the temptation to push back is present, you must detach from your feelings for a moment and hold tight to wisdom so you can guide yourself and your customer to a positive outcome. Never Make Excuses This seems simple enough. Take a moment though and reflect on your past interactions with a difficult customer situation. Maybe you’re involved in one right now while you’re reading this. Have you ever tried to explain away even just a tiny shred of personal responsibility? If so, you messed up. In all fairness, you messed up twice – first with whatever occurred to create the difficult situation and then by following it up with an excuse. Excuses are an ugly barrier between problem and solution, between lesson needed and lesson learned. But “where there’s a will, there’s a way” and if we don’t want to take ownership, we will find some way to justify any excuse we can conjure up. John Wooden once famously said, “It’s amazing how much can be accomplished if no one cares who gets the credit.” This is aimed at addressing our desire to take personal credit for successful outcomes. The same sentiment however can be applied conversely to negative outcomes, the dreaded customer complaint. Whether taking credit or shifting blame, both evoke a sense of selfishness.

TruStance Portable Field Repair Press This is the first, self-contained, truly portable FRP unit used to press metal truss plates into dimensional lumber at virtually any location. Wood component (roof and floor truss) manufacturers, as well as builders, frequently require a tool to repair metal plate connected, wood truss components. The complete unit is mounted to a wagon built from square tubular steel. Extremely compact at only 28” wide and about 32” long the wagon features four wheels on soft-rubber solid tires, and a steering axle on the front with a handle that makes the unit easily maneuverable. The wagon contains the hydraulic power unit and an area for a portable gas generator. A rack in the back securely stores the C clamp, a standard 25′ hydraulic hose, and an electric power-supply cable. The clamp is manufactured from T1 steel, cut into a C-shape with a steel tube welded to the front that securely holds the hydraulic cylinder. Pressing is easily performed with a 4×4 magnetized steel platen that holds and presses the truss connecter plates. The C-clamp that weighs less than 30 pounds, features a throat that opens to 4-1/2” inches to accept either 4 x 2 or 2 x 4 lumber. It has a push on and release off switch to cycle the unit. A 10,000-psi electric-over-hydraulic power unit pumps hydraulic fluid through a 10,000-psi hose to activate a 10-ton hydraulic cylinder with a 3.9 inch stroke. The unit can be powered by 120v electric power or an optional 120v, 2200-amp, gasoline powered generator, which can also act as a portable power supply out in the field for other single-phase equipment.

Species Substitution: Lean into the Full Flexibility of MSR Lumber By the MSR Lumber Producers Council

M

SR Lumber has a long history of being the right choice for component manufacturers. This reliable and consistent lumber grading system revolutionized the construction industry when it was introduced to the market in the 1960s, and it continues to be a mainstay for truss producers decades later. In past articles, we have covered why MSR lumber is key to a QUALITY truss (see “Because Good Ingredients Matter” from October 2022) and how the technology behind the production of MSR lumber instills CONFIDENCE in those who rely on it to produce a consistently high-quality building product (see “Building Confidence: Understanding the Technology Behind MSR Lumber” from December 2022). In this issue, we will look at a third attribute that may be the biggest gamechanger yet: FLEXIBILITY. As you likely know, machine graded lumber is different from visual grades because the physical properties of each stick of lumber is measured during production, which ensures a uniform and predictable product. The distinguishing characteristics of the grade stamps also include supplementary design values for the grade that are included in a component manufacturer’s design software to determine the performance capacity of each roof or floor truss. Most CMs typically use the same one or two species of lumber in their truss designs, but the software comes programmed with the design values for all MSR grades. While using a different MSR species would be a simple change for a truss designer, lumber buyers seldom have access to truss design software to determine easily the allowable substitutions that could inform their purchasing decisions in a meaningful way. Therefore, species substitution is an often-overlooked benefit of MSR lumber. With the right tools and communication, this level of flexibility could allow for a more agile response to changing market conditions, providing manufacturers with a competitive edge. To aid in this process, the MSR Lumber Producers Council (MSRLPC) recommends using its new web-based Design Values Comparison Tool. The Council developed this concise tool to target the lumber species most often used in component manufacturing: SPF, SPF-S, SYP, DFL, DFL-N, DF-S, HF, and HF-N.

Building Your Own Home – Part X Final Thoughts By Thomas McAnally TheJobLine.com

n this final article about building our home, let’s talk about money and scheduling. We wanted our dream home to have the highest quality we could afford, built on time, without overspending. Here’s how we did it.

I

Budgeting, tracking expenses, and cost accounting are in my DNA. With a background in production management and some stints as a project manager, my plan leaned more toward off-site production, where I meshed all trades together, supporting them to ensure the home was ready when each trade was scheduled on-site. From the beginning, I treated this project like running a production line. Using an Excel spreadsheet and One Note, I meticulously tracked bids, managed every step in the process, and kept a close eye on bid versus cost. I reconciled actual to budget every week and immediately addressed any changes, be they savings or added expenses. Subcontractors who covered multiple trades made scheduling much easier, like going with Graber Post Buildings. They handled everything from foundation to framing, siding, roofing, doors, and windows. Same drill for electrical, plumbing, and HVAC—a local contractor with three stellar teams working together. Besides making the process easier to manage, their coordinated efforts resulted in lower prices. Promising swift payments for a 3%–4% discount sweetened the deal. Also, being my own General Contractor allowed us to save 10% off the top.

Something to remember when working with subcontractors: you are only building one home, but they have builders they have worked with for years that they need to keep happy. Don’t expect them to drop everything and come running when you call. Work with them and give them flexibility when you can. Keep an eye on your progress and, if they need to pull out for a week at a time when it won’t affect your schedule or other subcontractors’ schedule, give them some slack. You will have a better relationship and they will likely come running if you have an emergency. In the end, we actually did it! Our goal was to have Thanksgiving Dinner in our new home and Beth cooked us a wonderful meal. Eating Thanksgiving dinner in our new home was a modest celebration of sticking to our budget and finishing on time.

Our hands-on approach to building our home revolves around responsibility and making things happen without breaking the bank. Sharing our experiences is our way of helping others going through a similar journey. Would I do it again? Absolutely. Working with subs and getting my hands dirty was a blast. Reviving decades-old skills filled me with pride and accomplishment. Hats off to all of you making a living in this field. It’s a ton of work and dedication, not for the faint of heart.

s this issue of The Advertiser is being published December 1st, I thought I would share my wish list for truss and component manufacturers this year. Feel free to use this in your letter to Santa, too!

Dear Santa, I promise I tried to be a good component designer this past year. My Christmas wish list will help me do an even better job next year for my company, for our clients, and for the eventual occupants of the homes I work on. 1. Plans will no longer have, or need to have, the note “site verify all dimensions before fabrication” because what we see on the plans will always be what is on site, at least within an acceptable tolerance. Everyone working on site from the foundation up will be responsible and accountable for delivering accurate work to the trades following them. Any plan inconsistencies will be addressed through open communication between all parties involved with the builder/general contractor coordinating the discussion. 2. Builders will provide their sales rep with an honest forecast of when they expect to need our products on site. They know that doing so allows us to be more efficient in our work, prioritizing what is needed rather than products that might be built months in advance of when they are needed. 3. Our salespeople will provide our production and design team with the real scheduling information received from their builders. When the sales rep knows that we cannot meet the builders’ schedule, they will work to resolve any problems early in the cycle. In return, I promise that I will let my production and sales teammates know if my work can be completed in time to meet the schedule. 4. Framers will never make structural modifications to our products, either due to their errors or ours, without first checking with us because they know that doing so will almost certainly complicate the repair details needed. 5. Cross sections and details on plans will be relevant to the specific building I am working on, and not generic details that have little resemblance to the current project.

Similarly, cross sections will be through the more complicated sections of buildings, because that is where I need more information, and not through the simple area with no cathedral ceilings, bump outs, or other “enhancements.” 7. Our design software provider will focus more on eliminating existing problems and less on enhancements that I will likely never use. Thank you, Geordie P.S. I know that the things on my list are a lot to ask for, and that I’ve been asking for most of them for over 30 years now and you haven’t been able to bring them to me yet. Important Quality Checks During Each Stage of Truss Manufacturing By Phillip Crumback, Alpine Engineer

uality control starts before the first piece of lumber is set into motion. Every employee at each phase of component design and manufacturing plays a critical role to help avoid costly repairs, potential frustration, and additional workload. As an engineer that has seen many repairs, here are a few easy tips to catch a problem before it happens.

Truss Designers: Consider A Symmetrical Design Having to replace or repair even one truss in the field causes significant disruption for everyone involved. During installation, for example, the position of the truss can accidentally be flipped or reversed. If not caught immediately, it will be both difficult and costly to pull the truss back out. The first line of defense is with design. When appropriate, design trusses symmetrically to improve field installation, paying close attention to the lumber and connector plates. This is especially true for large multiply girders that are asymmetrically loaded. A symmetrical truss can be flipped during installation without impacting the structural integrity, an asymmetrical truss cannot. With a few small adjustments in the webbing and/or selecting a larger plate size, the issue of flipped (or reversed) trusses is easily avoided, ultimately improving installation speed, and saving money (see Table 1). Sawyers & Assemblers: The Quality of Lumber Poor quality lumber will also lead to costly repairs if not caught before installation. There are a few check points where the quality can be flagged. A sawyer will often have the first opportunity to check the lumber before it is cut and cull the final truss members of any problem areas. It is important to remove any weak portions at or near where the piece will be cut as these defects weaken a truss (see Figure 1). Removing lumber with large knots, large amounts of wane, as well as low-grade lumber will help ensure the truss’ integrity. Poor lumber quality will also impact the quality of the connector plate embedment. When trusses are assembled at the table, there may be lumber defects located at or near the joint where the plate will be embedded. This can impact the tooth holding capacity of the connector plate. Assemblers should also review the middle of the lumber for large knots, wane, and/or low-grade lumber that could potentially weaken a truss. If a defect is identified, requesting a new truss member will help prevent costly repairs in the field. Delivery of Trusses When trusses are delivered to a job site, they need to be checked for potential damage that may have occurred during delivery. Trusses are made up of parts assembled and held together at joints by connector plates; they are not solid members. If a truss is not properly handled, damage can easily occur while loading and unloading. If damage is identified, the site foreman should be informed prior to the truss being rolled off the truck or installation. The truss will need to be set aside at the job site and flagged. Installers will also need to be informed of the potential damage and a repair may be needed before placing the truss on the building. Communication is key. As a best practice, trusses should be inspected before and after they are delivered to a job site. Looking for damage, such as broken and/or chipped lumber (i.e., chords and webs). Also, check for any loose, torn, wrinkled, or lifted plates. If defects are identified, do not try to install the truss. Notify the site foreman or manager and set the truss off to the side. It becomes more complex to fix an installed truss compared to one on the ground.

Truss Installers Truss installers are the last defense for flagging potential defects in a truss. They need to be careful to identify issues before sheathing, especially if a damaged truss cannot be repaired. After sheathing, the financial and scheduling impact of replacing or repairing a truss increases significantly. Spending time to recognize and correct potential problems before installation is a wise investment for component manufacturers. It is more cost-effective to take a little extra time and diligence during each phase. Quality control relies on each phase of truss design, manufacturing, and installation, and is a critical responsibility for every team member. Installation Tolerances By MiTek Staff

ftentimes, MiTek engineers are getting requests for repairs of trusses installed out of plumb. This is a common installation issue and has some allowable tolerances. Tolerance is critical for both a good roofline and effective bracing. Exceeded erection tolerance can cause overloading, buckling, and possible permanent damage of the structure. Installation tolerances are given on page 11 of the BCSI-B1: Guide to Good Practice for Handling, Installing, Restraining & Bracing of Metal Plate Connected Wood Trusses.

Note: Tolerances shown apply to Trusses in their permanently set position and assume the Top Chords are adequately restrained and braced by the diaphragm.

It is very important that trusses are installed straight and plumb within these limits, and for them to stay that way after loads are applied. Field conditions beyond these tolerances shall be reviewed and approved by the building designer and/or structural engineer. Innovation Redefined: The Future of Structural Testing with Our Million Pound Rig

T

he future of full-scale structures testing and product development is here – and it is BIG. Our Tyrell Gilb Research Laboratory built a brand-new Million Pound Rig to help in the testing of our new Yield-Link® brace connection (YLBC), along with our many other products. Hear from Mike Wesson, Engineering Manager, Tyrell Gilb Research Laboratory, about this latest addition to the research lab. The need for larger force capacity became apparent as Simpson Strong-Tie began entering the structural steel market. We had stretched the limits of the existing equipment when we had to figure out how to use two of the 55 kip (55,000 lb) actuators together to push and pull on a Yield-Link® Moment Frame with a 36”deep beam. To go even bigger for subsequent test programs with larger capacities, we needed to contract with university labs. Now, with the added capabilities of our Million Pound Rig, we’ll be able to support our growing market areas in structural steel, mass timber, and concrete strengthening. The new rig has already been put to use to test full-scale steel-braced frames for the Yield-Link® brace connection (YLBC), product development testing for mass timber, and concrete shearwall strengthening with FRP (fiber reinforced polymers). Future testing plans include additional rounds of concrete shearwall strengthening, more mass timber product development, and additional structural steel product development.

This rig consists of a three-story tall reaction frame, two 24-foot-long, 23,000 lb actuators (think a big hydraulic arm that pushes and pulls on the test specimens) each capable of exerting 550 kips (550,000 lbs) of force, with a total stroke of 48 inches (+/–24 inches). As part of the planning and design for the structural steel reaction frame that the actuators push and pull against, we analyzed the existing strong floor and the reaction frame using 3D finite element analysis (FEA) simulations to make sure we weren’t going to damage the three-foot-thick, heavily reinforced strong floor that the frame is anchored to, in addition to the frame itself, when we reach the capacity of the actuators. This newly installed test rig is capable of applying 1.1 million pounds of force in both push and pull directions. Installed next to the huge reaction frame in the photos is one of the full-scale test frames from the YLBC test program. Below are some of the key rig statistics. •

Each actuator has a +/– 550-kip capacity and a +/– 24” stroke (48” total stroke) which allows loads up to 1.1 million pounds when coupled together in parallel

Reaction frame weighs approximately 120,000 lbs

Each of the four reaction frame columns is anchored with (8) 2-1/2” A354 BD rods and each tensioned to 450 kips which is 3.6 million pounds per column and 14.4 million pounds total.

Over the first three test programs, we’ve already recorded maximum loads of approximately 500 kips of force on single actuator configurations (on both lateral and vertical actuator orientations), and we’ve already required the use of both actuators in parallel for lateral loading of concrete shear walls strengthened with FRP (reaching up to approximately 870 kips). To put the 1.1-millionpound capacity in perspective, that is equivalent to the weight of approximately 230 Ford F-150 trucks or a little more than the weight of four adult blue whales. With this newest addition, we’re making sure that the Tyrell Gilb Research Lab has the best capabilities and the best team to help take the company to even greater heights. Builder Sentiment Down Again, but Better Building Conditions are in View Posted November 16, 2023 on NAHB Now | The News Blog of the National Association of Home Builders Reprinted with permission. High mortgage rates that approached 8% earlier this month continue to hammer builder confidence, but recent economic data suggest housing conditions may improve in the coming months. Builder confidence in the market for newly built single-family homes in November fell six points to 34 in November, according to the National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI) released today. This is the fourth consecutive monthly drop in builder confidence, as sentiment levels have declined 22 points since July and are at their lowest level since December 2022. Also of note, nearly the entire HMI data for November was collected before the latest Consumer Price Index was released and showed that inflation is moderating. “The rise in interest rates since the end of August has dampened builder views of market conditions, as a large number of prospective buyers were priced out of the market,” said NAHB Chairman Alicia Huey, a custom home builder and developer from Birmingham, Ala. “Moreover, higher short-term interest rates have increased the cost of financing for home builders and land developers, adding another headwind for housing supply in a market low on resale inventory. While the Federal Reserve is fighting inflation, state and local policymakers could also help by reducing the regulatory burdens on the cost of land development and home building, thereby allowing more attainable housing supply to the market.” “While builder sentiment was down again in November, recent macroeconomic data point to improving conditions for home construction in the coming months,” said NAHB Chief Economist Robert Dietz. “In particular, the 10-year Treasury rate moved back to the 4.5% range for the first time since late September, which will help bring mortgage rates close to or below 7.5%. Given the lack of existing home inventory, somewhat lower mortgage rates will price-in housing demand and likely set the stage for improved builder views of market conditions in December.” NAHB is forecasting approximately a 5% increase for single-family starts in 2024 as financial conditions ease with improving inflation data in the months ahead. But with mortgage rates running above 7% since mid-August, per Freddie Mac data, many builders continue to reduce home prices to boost sales. In November, 36% of builders reported cutting home prices, up from 32% in the previous two months. This is the highest share of builders cutting prices during this cycle, tying the previous high point set in November 2022. The average price reduction in November remained at 6%, unchanged from the previous month. Meanwhile, 60% of builders provided sales incentives of all forms in November, down slightly from 62% in October. All three major HMI indices posted declines in November. The HMI index gauging current sales conditions fell six points to 40, the component charting sales expectations in the next six months dropped five points to 39 and the gauge measuring traffic of prospective buyers dipped five points to 21. Looking at the three-month moving averages for regional HMI scores, the Northeast fell one point to 49, the Midwest dropped three points to 36, the South fell seven points to 42 and the West posted a six-point decline to 35. 4 Steps to Keep Your Workers Safe in Cold Weather Posted November 30, 2023 on NAHB Now | The News Blog of the National Association of Home Builders Reprinted with permission.

With much of the United States experiencing the first arctic blast of the season, it’s a good time to review proper cold weather jobsite safety. The most obvious area of concern is protecting workers from the bodily dangers posed by cold weather. As temperatures drop and wind speed increases, heat leaves the body more rapidly. This can lead to cold-induced injuries including hypothermia, which occurs when skin temperature lowers leading to declining internal body temperature and frostbite. To keep everyone safe, take these basic steps: Stay aware of weather forecasts. Employers should watch the local weather for extreme developments. If possible, schedule work during the warmest part of the day. Limit exposure to the elements. When the wind and snow are blowing and temperatures are dangerously low, schedule outside work in shorter time blocks. Require proper gear. Working outside during the winter requires the right gear for the job, including boots, heavy coats, gloves, hats and other essentials based on the weather. Encourage dressing in layers with a base layer of moisturewicking fabrics to better handle temperature fluctuations. Remove snow and ice. Before work is started on a site, employers should ensure that snow is removed, sand is put down on walkways, and large patches of ice are chipped away. Avoiding the cold also presents another hazard: Smoke, fumes and potential fires from heating sources. The use of space heaters can present an elevated fire risk, so appropriate caution and constant monitoring should always be used when these devices are in operation. Carbon monoxide poisoning can also occur when fuel-burning equipment and tools are used in buildings or semi-enclosed spaces without adequate ventilation. If using space heaters or other sources of heat on a jobsite, make sure to regularly inspect the equipment, clean the area around the heaters each day, and ensure proper ventilation if inside. Staying safe in cold weather can be achieved by using common sense. But making a plan for productive work in the winter can go a long way to keep workers safe.

New Home Sales Weaken in October

Elevated mortgage rates that averaged 7.62% in October per Freddie Mac, the highest rate since 2000, depressed buyer demand and pushed down new home sales in October. Sales of newly built, single-family homes in October fell 5.6% to a 679,000 seasonally adjusted annual rate, following a notable downward revision in September, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. The pace of new home sales in October was up 17.7% from a year ago. “New home sales fell back in October as interest rates moved higher,” said Alicia Huey, chairman of the National Association of Home Builders (NAHB) and a custom home builder and developer from Birmingham, Ala. “Despite the challenging conditions, sales are up 4.6% on a year-to-date basis due to a lack of inventory in the resale market.” “Median new home prices have moved lower as new home size has decreased in 2023,” said NAHB Chief Economist Robert Dietz. “Combined with sales incentives and a lack of resale inventory, demand has remained solid in 2023 and should improve in 2024 as interest rates move lower.” A new home sale occurs when a sales contract is signed or a deposit is accepted. The home can be in any stage of construction: not yet started, under construction or completed. In addition to adjusting for seasonal effects, the October reading of 679,000 units is the number of homes that would sell if this pace continued for the next 12 months. New single-family home inventory in October increased to the highest level since January, up 8.3% from the previous month, to 439,000. This represents a 7.8 months’ supply at the current building pace. A measure near a 6 months’ supply is considered balanced. Of total inventory, including new and existing homes, newly-built homes made up 30% of all single-family homes available for sale in October – compared to a 12% historical average. The median new home sale price in October was $409,300, down 3.1% from September, and down 17.6% compared to a year ago. Pricing is down both due to builder incentive use and a shift towards building slightly smaller homes. As a result, 33% of sales were priced between $300,000 to less than $400,000, compared to a year ago when just 20% of sales were in that range. Regionally, on a year-to-date basis, new home sales are up 9.5% in the Northeast, 5.8% in the South and 2.5% in the West, while sales are down 0.3% in the Midwest.

Single-Family Starts Flat in October

Single-family construction held steady in October as high mortgage rates depressed demand but more buyers turned to new homes because of a lack of existing inventory. Overall housing starts increased 1.9% in October to a seasonally adjusted annual rate of 1.37 million units, according to a report from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. The October reading of 1.37 million starts is the number of housing units builders would begin if development kept this pace for the next 12 months. Within this overall number, single-family starts increased 0.2% to a 970,000 seasonally adjusted annual rate. However, single-family starts are down 10.6% year-to-date. The multifamily sector, which includes apartment buildings and condos, increased 6.3% to an annualized 402,000 pace. “Despite higher interest rates in October, the lack of existing home inventory supported demand for new construction in the fall,” said Alicia Huey, chairman of the National Association of Home Builders (NAHB) and a custom home builder and developer from Birmingham, Ala. “Builders continue to grapple with elevated construction costs and growing concerns about regulatory costs, such as proposed higher building code requirements connected to FHA mortgages.” “The construction data in October continue to reflect that despite multidecade lows for housing affordability, the market continues to lack attainable inventory that only the home building industry can provide,” said NAHB Chief Economist Robert Dietz. “And with the 10-year Treasury rate now back in the 4.5% range, we are forecasting gains for single-family home building in the months ahead and an outright gain for construction in 2024.” On a regional and year-to-date basis, combined single-family and multifamily starts are 22% lower in the Northeast, 11.2% lower in the Midwest, 7.8% lower in the South and 15.3% lower in the West. Overall permits increased 1.1% to a 1.49 million unit annualized rate in October. Single-family permits increased 0.5% to a 968,000 unit rate. However, single-family permits are down 10.6% year-to-date. Multifamily permits increased 2.2% to an annualized 519,000 pace. Looking at regional permit data on a year-to-date basis, permits are 19.5% lower in the Northeast, 16.7% lower in the Midwest, 11.3% lower in the South and 15.8% lower in the West. There are currently 669,000 single-family homes under construction, down almost 15% from a year ago. In contrast, there are more than one million apartments under construction, near the highest total since 1973.

The Last Word The Concrete Truss Machine Joe Kannapell, P.E.

N

ew inventions may fade away, but most provide valuable lessons, like the concrete truss machine. Not many of these were built, but they seemed to Cal Jureit to be the logical match for his new truss plate, and they set the course for all his future machines.

Jureit had to have been exasperated when he realized his great invention of the truss plate took dozens of tons of pressure to put to use. Each tooth was much thicker than a nail, each joint had many teeth, and each truss had many joints. Only a hydraulic press was suited to the task, as Bill Black, Sr. had recently demonstrated. But such a press was heavy, difficult to move among joints, and often had a hard time seating Jureit’s plates. Carol Sanford had introduced a more expensive, but faster, machine with multiple beam presses that spanned across the truss, but it required a finish roller to complete the job. Both machines were slow setting up and pressing trusses, especially on difficult designs. So Jureit devised a design that would shorten pressing time dramatically while being cost-competitive with Sanford’s approach. Jureit’s concept was a “super press” that could seat all plates simultaneously for the hypothetical 99% of all trusses. He figured that this required a massive hammer-like device, wielding 100 tons of force. If such a beast were designed from steel at $0.12 per lb in 1960, the cost would be $24,000 ($250,000 today), but with concrete at $14.00 per cubic yard, the cost would only be about $4,000, including reinforcing steel. Thus, in late 1960, was born the first and only concrete press. Jureit proposed that Gang-Nail fabricate and ship a hollow, reinforced steel shell that CMs would fill with concrete onsite, since a gargantuan 100ton machine couldn’t even be moved onto the streets of his plant in Hialeah, Florida, much less across America. Once installed, this machine would be able to press with a single stroke, trusses up to 9 feet tall and 40 feet long, at about a pitch of 5/12. “The few trusses longer than 40 feet can be put through lengthwise,” Jureit stated at the time.

Controlling this massive structure to ensure parallelism during the pressing cycle required a robust mechanism. This included four heavy duty guideposts to keep the top platten horizontal during pressing, and four tension bars to keep each end of the press descending simultaneously. Both of these features were carried over to later press designs, although a single tension bar at the top of the machine would replace those located at the bottom of the concrete press. In the early 1960s, Jureit commissioned seven of these presses to be fabricated, but little is known about their performance, or if many more were built. But, by 1969, Jureit acknowledged “this press… (is) not particularly adapted… for elongated trusses,” and he introduced the first of many traveling beam presses with kick-legged tables. This press would be little more than a prototype machine, with very limited production, inheriting mechanisms from the concrete press, but with a moveable beam press. Although it would require multiple pressing cycles compared with the concrete press, Jureit mitigated the additional time by enabling it to function in a totally automatic and unattended mode. That way, as Dick Rotto amply demonstrated, the build crew could assemble a second truss on the other end of the table while the first truss was being completed. This was a winning feature that gave Trussway and others the fastest and most versatile machine on the market at the time. Shortly after Gang-Nail announced their first beam press, Jureit hired a remarkable engineer, Adolpo Castillo, who transformed this basic design into the Mark IV, an incredibly durable workhorse, and its succeeding line of Gang-Nail machines. Although the roller plate changed the machinery paradigm, Adolpho’s design survives, and in a configuration reminiscent of the concrete press, now called the Ultra-Press. Like its long-forgotten predecessor, the Ultra-Press seats all joints simultaneously, but with a much reduced coverage that is ideal for modular home trusses. And note the similarity of the “shuttle” design, allowing a truss to be set up on one side of the table while another is being pressed. Of course it is built of steel, yet transportable by truck, with a maximum weight of 47,000 lbs. The concrete press had a rather ignominious departure from the truss business. Because it was too heavy to haul away, and too tough to cut up, the best method of disposal was to bury it in the back of the truss yard, normally with little recrimination! Yet, during its limited life-span, it gave rise to some top-notch offspring.
