THE OFFERING

STATE-OF-THE-ART INDUSTRIAL FACILITY IN BEND

This premium industrial building on Bend's north end was fully renovated into a premium cannabis cultivation facility in 2016. No expense was spared with over $2.5M in capital expenditures to properly equip the building. While the space is primed for a premium cultivation facility (including cannabis), it also has the potential for a variety of other indoor cultivation uses along with pharmaceutical manufacturing.

It is fully sprinklered and underwent major improvements to the HVAC system with the installation of 4 split systems outfitted with Quest humidifiers and dehumidifiers to control the climate in each of the 4 grow rooms. A large central nutrient reservoir with distribution throughout the facility was installed to support a streamlined hydroponic grow operation which could be managed from one location in the building.

Situated in the Light Industrial (IL) zone, the property has a 40.6% lot coverage ratio with abundant outside storage and 22 onsite parking spaces with additional street parking. Highlighted by its premier location on the north end of town, this property is one of the few off of Nels Anderson that will remain after the ODOT north corridor expansion. The property features exceptional visibility from the Hwy 97/20 interchange, and will have great ingress and egress once the ODOT expansion is completed.

63270 Lyman Place, Bend, OR is being offered at $4,500,000. A user can use the building as it is currently designed or as a traditional industrial building modifying the improvements. See page 10 for the Offering Terms.

NORTH CORRIDOR REROUTE

U.S. 97 is the main north-south highway through the central portion of Oregon, connecting Oregon to California and Washington. U.S. 20 is a primary east-west highway in Oregon. In the Bend area, both highways are primary routes that help local residents commute through town and connect to area shopping, dining, businesses, schools and recreation. This project will realign one of the most congested portions of U.S. 97 in the City of Bend and improve a section of U.S. 20. The U.S. 97 Bend North Corridor project includes a realignment of U.S. 97, improved intersections, new ramp connections at critical locations to improve local and highway traffic, and pedestrian and bicycle facilities.

These improvements will do the following:

• Create excellent access to the development

• Support economic vitality

• Reduce traffic volume and speeds at high conflict locations

• Increase freight mobility

• Improve travel time reliability

CENTRAL OREGON

LIFESTYLE

Central Oregon offers a rare mix of city amenities and restful isolation, including the slower speed of a small town with a medical community and infrastructure not normally seen in a region of its size. Additionally, Central Oregon residents maintain a work/life balance that is difficult to achieve elsewhere.

EDUCATION

Central Oregon is well-recognized for its high level of education, with some of the best K-12 public schools in the nation. In 2020, the Bend-La Pine school district’s average SAT scores surpassed the national average by over 130 points. Additionally, the region’s higher education opportunities abound. From the new Oregon State University-Cascades to Central Oregon Community College’s four campuses in the region, there are opportunities for all to obtain a quality education.

AIRPORT

Redmond Municipal Airport provides commercial air service with daily non-stop flights to Burbank, Denver, Los Angeles, Phoenix, Salt Lake City, San Diego, San Francisco, Santa Rosa, and Seattle via carriers American, Alaska, Avelo, Delta, and United.
