School is in session again. Please pay attention to the school zones when driving through them.

The Board is actively working on the new Pool Project. We recently sent a Request for Qualifications to nine Landscape Architect firms to select one to work with us on this project. This effort was the culmination of over 50 hours of interviews with various firms by the Board.

Board Meeting, July 25, 2024

The Board meeting was called to order at 12:30 PM by President Dell’Antonia. All seven Board members were present. Also attending were Grand Manors Vice President of On-site Management, our General Manager, Executive Assistant, Financial Manager, L&G Director, Association’s Attorney and three staff from The Power Group via Zoom.

Homeowners Open Forum

Five homeowners appeared, three in person and two via Zoom. One to discuss landscape maintenance around Wellington Point ponds # 5 and # 7, and the other to discuss mulch in the Stonebridge Estates area. The remaining three attended the meeting to observe.

Consent Agenda

Approved the June 27, 2024 BOD meeting minutes.

We reviewed and approved the Collection Committee Guideline, Finance Committee Guideline, and Insurance on Homes Owned by SRCA Guideline.

Old Business

We reviewed and approved the revised Covenant Enforcement and Fining Policy, the revised Community Room Guideline and Rental Agreement, and the revised Activities Events Sponsorship Program Guideline.

New Business

We approved a one-year agreement with the Stonebridge Ranch Beach and Tennis TCD teams to allow them to use the Stonebridge tennis courts for their matches.

Association Reports

Our General Manager reviewed the June 2024 Financial Reports: Balance Sheet, Operating Fund Revenue and Expenses, Restricted and NonRestricted Investment Schedule, Summary of Accounts Receivable, Bad Debt Expense/Reserve, and the Investment Performance Report from Cadent Capital.

Executive Session

We accepted the Variance Report, Payment Plan Status Report, Collections Committee Reports, Appeals Committee Decisions, Violations Reports (Compliance percentage, violations aging, priority violations, and non-submittal and modification applications) and the Projects Report.

We approved the repair of additional fencing at the Enclave, Wynn Ridge and Fieldstone Place.

We approved sending the Request for Qualifications (RFQ) to nine approved Landscape Architecture companies.

We approved the funding requests to repair Fountain View pond and well.

We requested Westgrove Development to perform remediation around LaCima lake.

We reviewed the Association’s monthly water consumption report. Due to the amount of 100-degree days in August, our water usage will be high.

We approved Regents Park request to upgrade the flagpole in their neighborhood park.

The Board authorized President Dell’Antonia and General Manager Herbst to negotiate with TxDOT for the sale of certain Stonebridge property near the intersection of 380 and Stonebridge Drive required to support the 380 project.

The Association’s attorney updated the Board on current legal matters.

The meeting adjourned at 4:42 PM.

Beach Club 2.0 Update

The Stonebridge Ranch Community Association (SRCA) has made significant strides toward our vision for a new state-ofthe-art Beach Club. On August 6, our General Manager and Board members met with several architectural and engineering firms as part of our Request for Qualifications (RFQ) process. Through that process, each firm was invited to submit a Statement of Qualifications (SOQ) explaining the respective firm’s experience, expertise, and capacity to partner with SRCA in the creation of a modern Beach Club. The August 6 meeting provided firms that had received the RFQ with an opportunity to attend a pre-submittal conference, ask questions, and tour the current Beach Club grounds and buildings. On August 16, SRCA provided each firm with written answers to all questions that had been posed.

The participating firms had until August 23 to submit their respective statements of qualifications. The Board is reviewing each submission to identify the top two to three firms that best meet our RFQ criteria and align with our goal to create a Beach Club that not only maximizes the beautiful space overlooking the lake but also meets the diverse needs of our residents. The Board’s goal is to select the winning firm by mid-September.

Your feedback and involvement are invaluable as we continue with this important project. Even after 35 years, Stonebridge Ranch continues to shine, thanks to our collective efforts and commitment.

While we anticipate the new Beach Club, we encourage you to utilize the other amenities available for residents. After Labor Day the Aquatic Center will be open only on weekends from noon to 5 p.m. The last day the Aquatic Center will be open for the season will be Sunday, September 29. You also have through Labor Day to take advantage of the special SRCA resident rate of $7 at the APEX Centre in McKinney! The APEX outdoor pool complex is open on Saturdays from 12 to 6:30 p.m., Sundays from 12

to 5:30 p.m. and Labor Day from noon to 7:30 p.m. Our commitment to transparency and community involvement extends beyond the planning and construction phases of our new Beach Club. We will keep you informed with the latest news through our weekly Friday Flash emails, website updates, articles in Stonebridge Ranch News magazine, and, of course, you can follow our official Stonebridge Ranch Facebook page for frequent announcements and to stay connected with community happenings. ◀

Fall Festivals

It’s September, so that means fall is on its way. Fall officially arrives on Sunday, September 22 – the date of the autumnal equinox. The autumnal equinox marks the end of summer and the beginning of fall in the Northern Hemisphere. During this event, the sun crosses the celestial equator and moves south, which tilts the Northern Hemisphere away from the sun. This results in shorter days and colder temperatures, marking the start of the colder months of the year. The word “equinox” comes from the Latin words aequus, meaning “equal”, and nox, meaning “night.”

For Stonebridge Ranch residents, it also means the fall festival season is about to kick off in a big way. While not a September event, our own “Spooktacular” celebration is coming on Saturday October 19 and it’s not too early to start making your plans. This event promises lots of treats (and maybe a few tricks) for our Stonebridge Ranch residents. Wear your costume and enjoy the bounce houses, Professor Pop’s Bubble Show, and much more at the Circle Drive in front of the administrative offices.

Spooktacular is scaring up a new way for residents to get in and enjoy this annual event! Residents will need to show a valid form of identification (a Stonebridge Ranch ID card or driver’s license showing a Stonebridge Ranch address) before they are issued a wristband to gain entry to the event. Guests of SRCA residents will pay $5.00 at the door (cash or check only). More information to come in our October magazine and in the Friday Flash.

Little Elm starts September off with the 40th annual Autumn Fest at Little Elm Park September 12 – 15. A carnival for kids, the Selena Forever Tribute Band, a strolling Mariachi band, and MINIKISS, the world’s smallest KISS tribute band, plus food trucks and more. https://lakefrontlittleelm.com/autumn-fest/

In McKinney, it’s Oktoberfest time! (Never mind that it’s September) This popular event will be held September 27 – 29 in historic downtown McKinney. It’s a German/American culture extravaganza with live music, games, authentic German food, domestic and imported beer, and more. Admission is free, though some activities require tickets.

Just down the road in Dallas is the 18th annual Autumn at the Arboretum. The landscape will be decked out with 100,000 pumpkins, gourds, and squash plus 150,000 blooming plants. With all of those pumpkins you know the theme has to be “It’s the Great Pumpkin, Charlie Brown.” The kids will love seeing the Peanuts gang and enjoying the

Fall Color

One of the treats of autumn is the changing color of many leaves, from the vibrant green to the golds and reds of fall. While North Texas has its share of trees that don’t change color (pine and cedar, I’m looking at you) it does have plenty of others that will put on a show – but only if the conditions are right.

According to the Forest Service and U.S. Department of Agriculture, the science of fall leaf color boils down to three basics: leaf pigments, length of the night, and weather.

If you’ve ever watched an oil painting artist at work, you’ll note they hold a palette in one hand. Colors are mixed here by the artist before applying to the canvas.

It’s not quite the same thing in nature, but it’s similar. Just as the artist uses separate colors to mix new ones, so does nature. Three pigments are involved: chlorophyll, which gives a green color;

carotenoids, which provide yellow, orange and brown; and anthocyanin, providing reds, purples, and blue.

During the spring and summer, chlorophyll is produced and leaves appear green, but as the amount of daylight decreases, production slows and finally stops. The chlorophyll is eventually completely destroyed, but – ta-da! – as it disappears, the carotenoids and anthocyanin appear, giving the leaves their red/orange/yellow appearance.

This process is jump started by the days shortening in the fall, and sunlight become less intense.

The weather also plays a role in this intricate dance. Warm and sunny days followed by crisp but not freezing nights appears to heighten the colors we see at this time.

One last thing to mention is soil moisture levels. The never-ending combinations of weather and soil moisture generally always mean that one fall will not look like another.

However it happens, don’t feel like you’ve got to memorize the reasons why. All you have to do this

Pets and Stonebridge Ranch

Pets are valued members of many Stonebridge Ranch families, but pet owners should adhere to certain guidelines. Some are voluntary acts of respect, while others are actual ordinances that could lead to citations if violated.

Clean Up After Your Pet

The number one pet complaint we get is about pet owners not picking up after their dogs while walking. Pet waste can create quite an unpleasant experience for the unsuspecting Stonebridge Ranch resident out on his or her morning stroll. Please be respectful of your neighbors and clean up after your pet. This act also reduces odors, insects, transmission of diseases and keeps stormwater drains and local water systems free of pollutants. Pet waste bags are available at any pet supply store and online. Make sure to carry several of these

with you each time you take your pet for a walk. Remember, if you don’t “scoop the poop,” you are violating a City of McKinney ordinance and could be fined if caught.

Use a Leash

Believe it or not, cool fall weather will be back with us soon. The Stonebridge Ranch trails are a beautiful sight to see and your pet will enjoy making the stroll with you; just make sure he is secured on a leash no longer than six feet in length. This a City of McKinney ordinance that keeps your pet safe. It also keeps others safe from pets that may become angered, aggressive, or too playful. Please remember that not everyone is comfortable around dogs or cats, so it’s important to keep your pet close.

Secure Your Pet in Your Yard

While your pet is outside at your home, make sure he is safely secured with an adequate fence that has no holes or gaps

the animal can escape from. Unfortunately, many lost pets are never found. Please do not leave your pet tethered to a chain in any kind of weather. Not only is this unfair to the pet, but it is also a violation of City ordinance.

Vaccinate your Pet

This is also a City of McKinney ordinance. Dogs and cats over the age of four months must have a current rabies vaccination and have a valid rabies tag affixed to the collar. You want your pet to live a long and healthy life, so make your veterinary appointment now if you haven’t already.

Do Your Best to Prevent Barking

Let’s face it: Barking is natural for dogs. Dogs will bark if they are bored, anxious, frustrated or feeling defensive of their homes or families. However, try to keep your dog’s barking to a minimum. Keeping your dog calm and occupied instead of barking shows respect for your neighbors and can limit complaints to animal control which in turn lead to unwanted visits by the City of McKinney. It also prevents neighborly discord.

You aren’t just imagining that smile on your dog’s face as you both take a walk along one of our many scenic walking trails. Your dog loves the change of scenery and all the new sights, smells, and sounds, and for both of you it’s great low impact exercise. By following these simple rules, you can help keep Stonebridge Ranch a happy place for you and our four footed friends! ◀

Mulch Ado About Something

Mulch is not just a decorative landscape item – it’s one of the simplest and most beneficial practices you can use. Mulch is simply a protective layer of a material that is spread on top of the soil. Mulches can either be organic - such as pine straw, pine bark chips, and hardwood mulch - or inorganic -such as lava rock or crushed natural granite. The correct type and amount of mulch helps conserve and extend available water, helps to prevent erosion, helps to put a lid on weed growth, balances out temperature swings and provides a border on beds and trees to prevent and limit landscape maintenance equipment from tearing up beds and nicking trees.

However, like many things, too much mulch is too much of a good thing.

Landscape and Grounds Director Mathew Roebuck says that mulch work at Stonebridge Ranch is approached in a scientific method to maximize return and minimize expense.

“In the spring of this year, we began relandscaping our community roadways.

areas to recede, it has produced enlarged mulch beds with no plantings and increased erosion in the community.”

Roebuck says the Association has elected to pursue a multi-year plan for reducing mulch community wide and reallocating those funds to landscape improvements. The idea is to only mulch high profile areas across the community. For example, in year one Landscape is touching up areas such as the Beach Club and Tennis Courts, Aquatic Center, Intersections of Viriginia and Stonebridge; Ridge and Eldorado; Eldorado and Hillsdale; and Stonebridge and Custer. A touch-up mulching of these areas is only 640 cubic yards as opposed to a full re-mulch of 4,030 cubic yards, leaving the value of 3,430 cubic yards to invest dollars back into relandscaping other sections of the community.

Similar focus touch-ups with similar mulch savings will also be done for other sections of the community.

The plan as envisioned stretches out through the year 2027.

“We’re in the process of converting some of the large expansive mulch beds to new landscaping that will reduce our annual mulch costs, add plantings, replace winter storm damage and drought-stressed lost plants, increase turf areas, and improve erosion with vegetation or covering.”

Roebuck adds that mulching is a good way for you as a homeowner to protect your plants as well as improve the aesthetics of your property. Any mulch that has faded or diminished in your beds should be replaced. You can bag raked-out mulch and other such items for curb pickup by the City of McKinney. ◀

Shrubs - A - Plenty

Each lot is required to install and maintain caliper trees, foundation shrubs (minimum of one row is required, although some subdivisions may require more – refer to your subdivision guidelines) and/or ornamental trees based on their subdivision guidelines and must come from the Landscape Palette highly recommended or acceptable categories. Any additional shrubbery, ornamental trees, and flowers are at the homeowner’s discretion provided they comply with all guidelines.

LAWN ORDER

Autumn is near and it’s time to think about fall plans for planting, gardening, and caring for your lawn as cooler weather approaches. While temperatures get back down in the 80°F range we’ll have a window for planting new trees, shrubs, and perennials without risking sun and heat damage, and the cooler temperatures also give a long growing period for root establishment before winter sets in.

Did you know that Stonebridge Ranch requires you to have at least one 4” caliper size tree and one row of foundation shrubs? Not sure what you need or want? A list of trees and shrubs can be seen in our Modifications Guidelines on page 46 on our homepage at https://stonebridgeranch.com/modification-design-guidelines/

Not only is this a great time to redevelop your landscape and trees; it’s also time to plant grass that may serve as either a new addition or a replacement. While you’re doing yard work, it’s also imperative that you use this time to help prevent weeds and fungus that can attack your lawn. With lower temperatures, consider reducing your summer

affect your lawn, Spring Dead Spot. Spring Dead Spot can appear in the spring, but it’s actually contracted in the fall and over winter in our soils. When your lawn tries to break winter dormancy the disease will appear. Proper fall watering along with a fall fungicide will mitigate this.

Potential weed issues that remain in the fall can still be treated at this time to increase your success. Weeds like Dallis Grass can be treated with a proper approach from a licensed chemical company then followed with a good pre-emergent program for the fall and spring to keep tough weeds like this from re-occurring. By applying the right pre-emergent you’ll help increase your success going into next year.

Remember that while your lawn, your shrubs, flower beds, trees and etc. work together as a whole to beautify your home’s landscape, they each require their own separate attention apart from the others. See you next month!

The Veterans Club seeks to enhance communication and foster bonds among Veterans in our community. It is a great place to engage in meaningful conversations with other Veterans who understand your journey and share a common bond.

Community Room and Circle Drive

Residents are welcome to park their classic or fancy cars in the circle drive. We love to see motorcycles and choppers, too, but you are welcome regardless of the vehicle that you drive! This is a relaxed comeand-go event for residents only. Feel free to stop by while on your morning walk or bike ride. We will provide coffee and donuts in the Community Room until supplies run out. As part of this event, we are also hosting a Book, DVD, & CD exchange (bring one, take one).
