Our Annual Meeting was held on March 30, 2023, at Crosspoint Church. Each Board member gave a review of committee activities for 2022. Mayor George Fuller brought us up to date on happenings in the city and took several questions from the audience.
I hope everyone who attended found the meeting interesting and informative. In addition to homeowners who attended in person, we also livestreamed the meeting so homeowners could watch from home. Board Meeting, March 23, 2023
The Board meeting was called to order at 12:30 PM. All Board members were present. Also attending were our Executive Director, Executive Administrator, Director of Compliance, Financial Manager, Lifestyle Director, Communications Director, and the Association’s Attorney. Six homeowners attended to observe the meeting, two in person and four via Zoom.
Consent Agenda
Approved the February 23, 2023, BOD meeting minutes.
We reviewed and approved the Fees for Modification Application Policy and Leasing Registration Policy with no changes.
We approved the appointment of Debbie Cagle Wells to the Communications Committee and Bob Seal to the Social Committee.
Old Business
Reviewed the proposed Club Formation Guidelines and suggested additional changes. This continues to be a work in progress.
New Business
We reviewed potential new homeowner orientation meetings and schedule. No definite plans yet for these meetings. We approved some changes to our collections guidelines to provide additional clarity.
We also reviewed our process to integrate project management into our Board resolutions and funding requests template to provide more clarification to project requests.
Association Reports
We reviewed the following February Financial Reports: Balance Sheet, Operating Revenue and Expense Statement, Restricted and Non-Restricted Investment Schedule, Summary of Accounts Receivable, Bad Debt Expense Reserve, and Investment Performance Report.
Executive Session
We discussed a resolution to a paint problem on newly installed fences. The contractor will repaint affected areas.
This year’s irrigation project replacing more sprinkler heads with pressure regulated heads and valves is on schedule. This project saves us over 30% in water usage in the areas where the payback makes it feasible to do.
We reviewed the 2023 Reserve spending plan and approved funding for the Master Landscaping Plan.
We discussed summaries from pool consultants about Beach Club pool renovation options.
We reviewed and approved the Foreclosure Report. We also accepted the Variance Report, Payment Plan Status Report, Collections Committee Waiver Report, Violations Report, Lease Registration Report, Appeals Committee Report, Variance Report, and Project Reports.
Our Attorney updated us on the status of current legal issues.
The meeting adjourned at 5:22 PM.
Board Meeting, March 23, 2023
Our annual meeting was held on March 30, 2023, at Crosspoint Church. The PowerPoint presentations made by the Board and Mayor George Fuller are available on our website (www. StonebridgeRanch.com).
At the annual meeting, Treasurer Norm Counts pointed out that the Association continues to remain in a very strong financial position. There was also a brief presentation of the impacts of the recent TxDOT decision on the Project 380 future bypass and its negative impact on Stonebridge Ranch.
Organizational Board Meeting, March 30, 2023
Our annual organizational Board meeting was called to order at 9:15 PM on March 30, 2023. All Board members were present. The first order of business was to vote acceptance of the two candidates standing for election, incumbent Board members Norman Counts and Kristen Vartian.
Next the officers of the Board for the coming year were elected. Unanimously elected officers were: President, Jon Dell’Antonia; Vice President, Amanda Batson; Secretary, Joe Closs; and Treasurer, Norm Counts.
Next was the appointment of Directors as liaisons to the standing committees of the Board:

SRCA Annual Meeting
The 2023 Annual Meeting of the Stonebridge Ranch Community Association took place on March 30 at Crosspoint Church in McKinney. For the third year, the meeting was accessible in two ways: by attending in-person or viewing it online via livestream. We sincerely thank all SRCA homeowners who participated in this year’s meeting.
Jon Dell’Antonia, Board President, presented The Year in Review for the Association. Board liaisons to each of the six SRCA committees (amenities, communications, finance, landscape and grounds, modifications, and social) also reported 2022 achievements.
Following the official SRCA meeting, McKinney Mayor George Fuller presented the “State of the City” address, reporting on McKinney’s accomplishments and activities. During his presentation, Mayor Fuller addressed the proposed McKinney National Airport and the US 380 Bypass Project.
Mayor Fuller stayed on hand to answer questions from Association homeowners.
Following the Annual Meeting, a drawing was held for two prizes – each for the 2024 SRCA annual assessment! All members who participated in the quorum (whether present or not) were eligible to win. This year, the winners for the 2024 assessment were Frank and Linda Spina and Eric and Frances Dickson.

ACTIVENet Launch
Stonebridge Ranch Community Association launches ACTIVENet in May of this year. As reported in the April 2023 issue of Stonebridge Ranch News , ACTIVENet is a facilities, activities, and membership management system. This system will provide homeowners with an expedited way to access select amenities, view availability, reserve and pay for Community Room and Beach Club pavilion rentals online, and register in advance for activities.
Read ahead for detailed information regarding ACTIVENet and what it will offer Stonebridge Ranch management and homeowners, and how to obtain your new SRCA ID card with the ACTIVENet barcode. For complete ACTIVENet digital access, your SRCA ACTIVENet ID card is required. However, SRCA is a large community, and it will take time for all residents to get a new SRCA ACTIVENet ID; therefore, all current SRCA ID cards and a valid Texas driver’s license showing your Stonebridge Ranch address will be honored throughout 2023.
Lifestyle Social Events
ACTIVENet provides an online calendar that will contain all Stonebridge Ranch social events. Homeowners can register for and pay online with credit/ debit cards or e-checks for paid Social Activities, such as Bingo. Homeowners can add funds in advance to their ACTIVENet account and pay for future events with account credit. SRCA front desk staff is able to add funds to your account. Upon written request, SRCA will process a refund check for deposits left on the homeowner’s ACTIVENet account.
SRCA ID Cards
All Stonebridge Ranch residents are required to obtain a new SRCA ID card with the ACTIVENet barcode by the end of 2023; residents need to be present to take a new photo. Homeowners are encouraged to come into the office for new ID cards at their earliest convenience, during one of the belowlisted sessions.
Beginning May 1, 2023, SRCA will be issuing ID Cards at the on-site office during designated days/ times:
• Tuesdays from 9 am-12 pm
• Wednesdays and Fridays from 3 pm-6 pm
Additional evening and weekend hours will be available throughout the spring/summer and will be announced via SRCA communications channels. Unlike past years, ID cards will not be processed outside of above listed scheduled ID card processing days/times so please plan ahead. All current policies/ requirements for obtaining SRCA ID apply; see those requirements on the following page.
Current Residents with SRCA ID Cards:
Bring your SRCA ID card AND a government-issued photo ID with your Stonebridge Ranch address listed (Adults 18+). If the picture on your child’s ID card is several years old and the child’s appearance has changed dramatically, please bring along documentation to prove each child’s residency and guardianship (one of the following): a birth certificate, adoption certificate, or passport for each child. You may bring physical copies of these documents to the office or show a picture of them on your smartphone.
New Residents or Existing Residents
Without SRCA ID cards:
For homeowners with names listed on the property deed, you need only to provide a valid Texas driver’s license showing your Stonebridge Ranch address. If you are new to the state and do not have a Texas driver’s
license yet, you must show your current license as a form of photo ID, plus any billing statement showing your name and Stonebridge Ranch address. The billing statement can be digital and shown to staff via your smartphone. (It is the homeowners’ responsibility to know in advance if their name is/is not on the property deed.)
For permanent adult residents of the household, whose name is not listed on the property deed, you will need to show your Texas driver’s license with your Stonebridge Ranch address AND a billing statement showing your name and Stonebridge Ranch address. You must be accompanied to the office by the owner of record listed on the property deed. (It is the homeowner’s responsibility to know in advance if their name is/is not on the property deed.)
For Leasing Tenants:
Please note all current tenant ID cards expired on 4/30/23. To obtain a new ID card, you and the homeowner must both fill out and sign the Transfer of Privileges form. Forms must be submitted to the office with the annual $100 processing fee. Additionally, the leasing tenant and all resident members of the tenant household must come into the office for the photo ID and present proof of residency documents as listed below:
• ADULTS 18+: a Texas Driver’s license with Stonebridge Ranch address AND a billing statement with Stonebridge Ranch address.
• CHILDREN 3‐17: Birth Certificate or Vital Record, Adoption Certificate, and/or Passport.
Tenant ID Cards processing takes 5-7 business days so please plan ahead. Incomplete forms and/or missing fees will not be processed.
Prior to the issuance of Leasing Tenant ID Cards, homeowners electing to lease their homes in accordance with SRCA’s governing documents must make sure their Lease Registration is complete: SRCA must have on file a completed Lease Registration Form, a copy of the executed lease, property management agreement (if applicable), and received payment of non-refundable registration fee of $100 per year for each leased property. The deadline to register is 30 days after an owner executes a lease agreement. Failure to register and/or submit the required form and fee will result in a fine of $250 per month.
Complimentary Guest Cards and $15 Pool Guest Punch Cards
New this year through ACTIVENet, both the Complimentary Guest Cards and the $15 Guest Punch Cards will be added to residents’ ACTIVENet accounts; this is no longer issued as a physical card.
Each Stonebridge Ranch household may obtain one (1) Complimentary Guest Card. After the five free punches are used up, homeowners can purchase additional Guest Punch Cards for $15, good for five (5) guest visits.
All Guest Cards (Complimentary and the $15 Card):
• Can only be used in the presence of a resident in good standing.
• Cannot be used for pool entry on holidays and Stonebridge Ranch Day.
• Cannot be used for entry into social events at the pools, with the exception that the Complimentary Guest Card can be used for guest fees into Evening on the Veranda ($15 Pool Guest Punch Card CANNOT be used during Evening on the Veranda).
• Cannot be used to pay for pavilion rental guest fees.
• Will expire at the end of each calendar year and unused funds are non-refundable.
Pool Guest Fees
Lifeguards at the pool gates can now accept cash, credit/debit cards, account credit, Complimentary Guest Card, and a $15 Pool Guest Punch Card for pool guest fees. If paying by cash, exact change is appreciated, and lifeguards will not make change for bills higher than $20. Lifeguards will continue to accept checks for pavilion rental guest fees.
Facilities Rental – Community Room and Beach Club Pavilions
Through ACTIVENet, Stonebridge Ranch homeowners may view availability, reserve, and pay for Community Room and Beach Club Pavilion rentals online using credit/debit card and e-check payments. There is a new rental process as we transition to reservations through ACTIVENet. In addition to the Community Room rental charge, the $250 Security Deposit must now be paid in full when the room is reserved. It will be refunded after the reservation if rental requirements are met, and the Community Room is left in good condition after the rental.
In addition to the rental charge and deposit, a security fee will be charged if alcohol is served during a rental. The fee covers the cost of hiring off-duty McKinney Police Officers and is required for Community Room reservations where guests will
be consuming alcoholic beverages. The security fee must be paid in full when the room is reserved. The current security fees are $360 for 2-4 hours rental period and $450 for 5 hours rental period, subject to change by the McKinney Police Department.
Management companies of SRCA Sub-Associations will be able to view Community Room availability online through ACTIVENet. Rental reservations will continue to be processed by SRCA Office, after receipt of the completed reservation form via email to STONEB@ciramail.com.
All current SRCA policies for Beach Club Pavilion rentals will continue to stay the same. Homeowners are limited to 2 pavilion rentals per day (pavilions are not available for rent during holidays and Stonebridge Ranch day). Renters may bring up to 25 non-resident guests per pavilion rental, and payment of nonresident guest fees must be made at the start of the rental during party check-in with lifeguards.

SRCA Summer Sports Lessons
Among the many amenities available to Stonebridge Ranch families on the Association’s 500+ acres of common areas, the pickleball and tennis courts are two of the most popular. During the spring and summer months, SRCA contracts with expert training professionals to provide training to tennis and pickleball enthusiasts of all ages and skill levels.
PICKLEBALL LESSONS
Stonebridge Ranch provides three pickleball courts to residents at Stonebridge Plaza at 7501 Coronado Drive. Pickleball, known to be a combination of badminton, tennis, and ping-pong, uses paddles that are larger than table tennis paddles, but smaller than normal tennis rackets. The ball used is similar to a whiffle ball (lightweight with holes). Pickleball is the fastest-growing sport in the US.
are held every Saturday morning and are the best way to get started in the sport. These group lessons cover equipment, rules, gameplay, and basic skills. Advanced lessons are also available on dates to be arranged with the instructor.
TENNIS LESSONS
According to www.TennisCT.com, Tennis tops the list of sports scientifically proven to increase life expectancy. According to the study performed by Copenhagen City Heart Study (CCHS), there was a clear correlation between social interactions and longevity. The physical demands and challenges of playing tennis along with balance and mental strategy requirements of the sport, contributed to positive life-enhancing factors as well.
Stonebridge Ranch has been offering tennis lessons and camps for 25 straight seasons for players of all ages and skill levels. Through Select Tennis Academy (SRCA’s contracted tennis instructor organization), thousands of children have participated in camps and clinics over the years, improving their skills while learning a lifetime sport.
Stonebridge Ranch has contracted with a certified pickleball instructor to offer lessons to residents. Jeremy Puckett is a Professional Pickleball Registry (PPR) instructor. He has been competing in pickleball tournaments for six years and has been providing training for three years. “Learning to play pickleball is a great way to meet new people as it is a very social sport,” he says. “In pickleball, it is common for individuals to show up at the courts and mix in with other groups, creating social connections with people that have similar interests.”
Stonebridge Ranch residents may sign up for pickleball lessons with Puckett by calling 469-5346092 or scanning the provided QR code. He offers a variety of lessons, from beginner groups to high-level individual instruction. The beginner group sessions
Stonebridge Ranch parents are pleased with the training their children receive from the Academy. “I have two boys that have been with Select Tennis Academy for 6 years,” says Paula Jorgenson. “The coaches are very talented and super fun, too. They play games as well as provide fitness training and help each player improve their game.”

Tennis students are encouraged to wear shorts, a T-shirt, sneakers, a cap, or sun visor, and plenty of sunblock. Bring your own water bottle and write your name on it.
Select Tennis Academy also encourages students to own a racket, however, it is not necessary. “It is nice to have your own racket so you can practice after camp,” Academy partner, Dave Wiest says. “But if you are new to the game and want to try it before investing
in a racket, the Select Tennis Academy will give you a loaner to use. You do not need to bring your own tennis balls. Our baskets are full, and we have a few thousand of them.”

Trophies will be awarded to the children who catch the nine biggest fish and the one smallest fish (any species). Anglers are responsible for bringing their own fishing poles. We will supply bait, but you may bring your own. We will provide chips and water plus a raffle drawing for prizes. The awards presentation will take place at 11:00 a.m.

We so enjoyed our last mystery, that the last book before our summer break will be the award-winning mystery, The Lost Man by Jane Harper. Set in the Australian Outback, the book is the winner of the 2019 Ned Kelly Award for Best Crime Novel, the Thriller Award for Best Paperback, and the Barry Award for Best Mystery/Crime Novel.
There are three hard copies at the McKinney Library. The book can also be found at the Plano, Allen, and Frisco libraries, offering reciprocal library cards to McKinney residents. Audiobooks can be found in Plano or Allen libraries. We look forward to seeing you and discussing this book in person in the SRCA Boardroom or via Zoom.

Meet McKinn ey
Residents are welcome to park their classic or fancy cars in the circle drive. We love to see motorcycles and choppers, too, but you are welcome regardless of the vehicle that you drive! This is a relaxed comeand-go event for residents only. Feel free to stop by while on your morning walk or bike ride. We will provide coffee and donuts (one per person, please) in the Community Room until supplies run out. As part of this event, we are also hosting a Book, DVD, & CD exchange (bring one, take one).
Electronics Recycling & Paper Shredding Event

Is it time to do some spring cleaning? Stonebridge Ranch is once again partnering with United Electronic Recycling (UER) to help reduce, reuse, and recycle electronic equipment. Bring your old, broken, or unwanted electronic equipment (including CRT televisions). UER will make sure they are properly recycled.
In addition, we will provide a ProShred shredding truck for on-site paper and document destruction. Staples are permitted, but please remove all other paper clips, bindings, etc. We will not accept cardboard for recycling. If you bring your paper in a cardboard box, we will return the box to you.
This event is for Stonebridge Ranch residents only. There is no charge for dropping off any type of item. Contact Jason Keller at jkeller@ unitedelectronicrecycling.com if you have any questions about the accepted recycle items.
