Two months of the new year are already behind us, and spring is just around the corner. Our new management team is in its second year. This month’s magazine will focus on annual meeting reminders and candidate questionnaires. The meeting is scheduled for March 16, 2023, at Crosspoint Church from 6:30-9:00 PM. Mayor George Fuller will also be presenting an update on what is going on in the city. I hope you will make plans to attend.
There will be no election for Board members this year. There were two seats up for election and only two candidates applied, Norm Counts and Kristen Vartian. Both will be appointed to the Board at the Organizational meeting.
Board Meeting, January 26, 2023
The Board meeting was called to order at 12:30 PM. All Board members were present. Also attending were our Executive Director, Executive Administrator, Director of Compliance, Financial Manager, Lifestyle Director, GrandManors VP of On-site Management, and the GrandManors Senior VP of Operations. Two homeowners joined via Zoom to observe the meeting.
Consent Agenda
Approved the December 15, 2022, BOD meeting minutes.
We reviewed and approved the Guidelines for Handling Media Inquiries, Firearms Policy, Whistleblower Policy, Board Authority to Override Committee Decisions and Approve Variances Guideline, and Nomination Committee Guideline.
Old Business
Reviewed and approved the 2023 version of the Strategic Plan. It is available on our website, www. StonebridgeRanch.com.
New Business
We reviewed the procedures for the upcoming Board Election and Annual Meeting.
We reviewed the additional auto allowance we approved for employees who use their personal vehicles in the performance of their job and reduced the amount
to $100/month.
We approved the annexation of an additional lot in Emerald Heights pending acceptance of all annexation conditions.
We discussed and approved a resolution to sponsor the concept of a Rowing Club pending the adoption of organizational documents before final approval is granted.
Association Reports
We reviewed the following December Financial Reports: Balance Sheet, Operating Statement, Replacement Fund, Non-Restricted Investment Schedule, Summary of Accounts Receivable, Bad Debt Expense Reserve, and Investment Performance Report.
Executive Session
We approved a project to continue to decrease our water usage by replacing existing sprinkler heads with pressure-regulated heads in Areas A and B. Our experience to date with this project has resulted in a reduction in water usage of 34% in areas where we have installed these heads. With water rates anticipated to increase by 10% per year over the next few years, this is a must-do project.
We approved a contract to repair a wall in the Lake that abuts Adriatica.
We also approved a contract to dredge Millerd Pond. We discussed the latest decision from TxDOT on the 380 bypass project. The route selected (Alternative A) is detrimental to Stonebridge Ranch as it enters Highway 380 directly in front of Kensington Village. We are opposed to this segment of the plan as is the City of McKinney. We are going to continue to see if there are alternatives available to us. I am not optimistic. We reviewed the Foreclosure Report, Variance Report, Payment Plan Status Report, Collections Committee Waiver Report, Violations Report, Lease Registration Report, Appeals Committee Report, and Project Reports.

SRCA Annual Meeting
Mark your calendar for a very important event, as SRCA encourages all homeowners to participate in the 2023 Annual SRCA Membership Meeting. The date for this year’s meeting is March 16, with checkin 6:00 - 6:30 p.m. and the meeting beginning at 6:30 pm. Location for the meeting is Crosspoint Church, 2101 S. Stonebridge Drive in McKinney.
The Annual Meeting of the membership (all homeowners) is required by law and SRCA governing documents. The business of the Association will be conducted including approval of the 2022 Annual Membership Meeting Minutes. To meet the legal requirements for a yearly meeting of the membership, quorum must be met. You can help SRCA meet quorum by participating in one of the options described below:
1. Online Quorum Participation. Use the online service to declare your meeting attendance plans or designate your proxy; be sure your email address is accurate on the CiraNet resident portal. Quorum participation will be available via a secure third-party website from noon on Thursday, February 16 through 5:00 pm on Wednesday, March 15. Members with a current email address will automatically
receive an encrypted link via email to enter the voting site. The sender of this email will be stonebridgeranch@ivotehoa.com.
If you do not receive the encrypted link by email, you can still participate online. Simply go to www.StonebridgeRanch.com and follow the registration instructions linked from the homepage. You will need to use the private registration number located under your name and address on the invitation letter that you should receive in the mail. Those with multiple properties in Stonebridge Ranch who would like to participate in the quorum are asked to contact the SRCA office at 214-733-5800 or email STONEB@Ciramail.com.
2. Absentee Quorum Participation. Use the Absentee Proxy Form (paper form) to declare your membership meeting attendance or designate your proxy for the meeting. You may use it to assign your proxy to the Board or to another SRCA member of your choice. The form was mailed to each homeowner with the 2023 Annual Meeting announcement. In addition, a copy of the Absentee Proxy Form is available at the SRCA office at 6201 Virginia Parkway, Monday through Friday from 8:30 am-5:00 pm. The completed form must be received at the office by noon the day of the meeting, or you can drop it off at Crosspoint Church on Thursday, March 16, between 6:00 and 6:30 pm.
3. In-Person Quorum Participation. Attend the Annual Meeting in Person. To enter the event and establish your quorum participation, you must present a valid photo ID (Stonebridge Ranch ID or driver’s license with your property address) when entering the event. Even if you plan to attend the meeting in person, we highly recommend that you establish your quorum participation early using one of the above options. This will ensure that we reach our required quorum, and it will reduce wait time and contact points with other people when you sign
in. Please make plans to arrive early so we can start on time.
Although the Annual Meeting is an in-person event, homeowners can livestream the proceedings from the comfort of home. We will share the livestream URL by 4:00 pm on March 16th via our website at www.StonebridgeRanch.com.
A Year in Review
At the Annual Meeting, “A Year in Review” will be presented by the SRCA Board of Directors, as they report on the accomplishments of 2022. The day after the meeting, a drawing will be held for TWO prizes – each for the 2024 SRCA annual assessment! All members who participate (whether present at the meeting or not) or submit a proxy are eligible to win.
Organizational Meeting
Immediately following the Annual Meeting, the Board will hold its Organizational Meeting. The Board will vote to fill two director positions, elect officers, and appoint directors as committee board liaisons. There are two director positions open in
2023 with each having a term of three years. Two homeowners, Norm Counts and Kristen Vartian, met the submission requirements for service as Board directors. Both candidates are well-qualified for Board service. Since the number of candidates equals the number of positions to be filled, the Board of Directors, per SRCA bylaws, will vote to accept these candidates. At the close of the call for director applications, there were two homeowners, Norm Counts and Kristen Vartian, who had submitted the required candidate materials. Since the number of candidates equals the number of positions to be filled this year, the Board of Directors, per SRCA bylaws, will vote to accept these two candidates. That vote will occur at the annual Board Organizational Meeting. Read ahead for the full profiles of both candidates. Each of these homeowner volunteers is currently serving on the SRCA Board of Directors.
Kristen Vartian
Introduce yourself. Include your background (business, volunteer, or other experience), the number of years you have been a Stonebridge Ranch resident, etc.
My husband David and I are native Rhode Islanders who, along with our two sons, relocated to the DFW area and have proudly called Stonebridge Ranch home for nearly 17 years. When searching for a place to raise our boys, we were immediately drawn to Stonebridge Ranch where the motto at the time was “where life surrounds you,” a phrase that rings true to this day.
Having never lived in an HOA before moving to Stonebridge, I decided to become involved in the community. In 2008 I volunteered to serve on the Modifications Committee. While on the committee,
I reviewed thousands of applications for modification and became significantly versed in modification rules and processes. During my tenure on the committee, I served in various leadership capacities, first as a vicechair and then as chair for several years. It was then that several fellow residents suggested I seek election to the Board for my dedication to the Community was very much established along with my knowledge and skills.
My professional career afforded me vast experience in various disciplines. My long-time employment with Verizon provided me with experience in the telecommunications industry in various positions ranging from Team Leader to Account Executive. Working for Bank of America, I served as a Mortgage Underwriter. Currently, I am a seasoned Property Manager and local REALTOR®.
To which area(s) do you feel you could make the greatest contribution? Why?
Given my vast experience with the modifications committee, and as board liaison to the committee, modifications is the area where I could make the greatest contribution.
What are your reasons for wishing to volunteer your service on the SRCA Board of Directors?
The Stonebridge Ranch Mission Statement is “To preserve and enhance the quality and natural beauty of Stonebridge Ranch for our residents by offering attractive amenities, active lifestyle opportunities, and leadership which protects property values and the financial health of the community.” As a Board member, I seek to carry out the mission statement of Stonebridge Ranch.
I feel that protecting our homeowners’ investment is vital, and one way we can protect home values is through our guidelines and architectural standards. Our association standards seek to enforce our design and maintenance standards, as well as maintain curb appeal for all homes throughout Stonebridge. As liaison to the Modifications Committee, I support and assist the committee and clarify questions relative to the design guidelines.

What challenges or opportunities do you believe SRCA is currently facing? What challenges or opportunities do you anticipate SRCA confronting in the future?
Inflation continues to place pressure on our finances. One of the main goals of the Board of Directors is to be good stewards of the homeowner’s money. This can be a difficult task especially since we have faced (and may continue to face) inflation rates that exceed the 5% rate that the Board is allowed to raise in HOA dues. The Board is tasked with the challenge of what cuts must be made in order to not only balance the budget but maintain strong reserves. Additionally, we are facing uncertainty in the economy, and the potential challenges that a recession may bring. Gentrification presents future challenges and opportunities. We are likely to see gentrification begin in our older villages. This will present a challenge as older homes are torn down to build new homes in their place. The Board along with GrandManors staff and consultants will be tasked with developing a process and a set of guidelines for tearing down and rebuilding homes. While going through gentrification may be challenging it also presents an opportunity for those that would like to build a home in Stonebridge Ranch at a time when the community is built out.

Get your Stonebridge Ranch ID
Each homeowner’s Annual Assessment payment unlocks access to a wealth of facilities and resources. These include hundreds of acres of tree canopy and landscaped common areas, a wide variety of premier amenities, and countless events and active lifestyle
opportunities.
To enjoy many of our events and enter amenities such as our two pools, residents must show a valid form of Stonebridge Ranch ID. Remote or in-person submission forms are available on our website at https://StonebridgeRanch.com/stonebridge-ranch-ids/.
Please note that homeowners of record on the
property deed may use their TX driver’s license with the listed Stonebridge Ranch address as their ID. However, we highly recommend that each household member obtain an official Stonebridge Ranch ID that includes our logo. This provides the quickest and easiest way to confirm your residency if asked to do so by SRCA Courtesy Patrol.

Residents are welcome to park their classic or fancy cars in the circle drive. We love to see motorcycles and choppers, too, but you are welcome regardless of the vehicle that you drive! This is a relaxed comeand-go event for residents only. Feel free to stop by while on your morning walk or bike ride. We will provide coffee and donuts (one per person, please) in the Community Room until supplies run out. As part of this event, we are also hosting a Book, DVD, & CD exchange (bring one, take one).
Kite and Chalk Art Festival

Don’t miss the Kite & Chalk Art Festival! Bring your favorite kite and fly it over the Stonebridge Lake Dam sidewalk with other SRCA members. We would love to see hundreds of kites flying high at the event! Prizes will be awarded for the kite with the longest tail and the most colorful kite. SRCA will provide colorful chalk for the kids (and adults) to decorate the parking lot. Be sure to bring your own unique kite!
