Board Meeting, April 27, 2023
The Board meeting was called to order at 12:30 PM. Six Board members were present, Board member Counts did not attend. Also attending was our Executive Director, Executive Administrator, Director of Compliance, Financial Manager, Lifestyle Director, and the Association’s Attorney. Four homeowners attended to observe the meeting, three in person and one via Zoom.
Consent Agenda
Approved the March 14 and March 23, 2023, BOD meeting minutes. We also approved a minor change to the October 27, 2022, meeting minutes.
We reviewed and approved the Association Compliance Enforcement Procedure, Covenant Enforcement and Fining Policy, and Estate Sale Policy with no changes.
Old Business
We reviewed and approved changes to the Modifications Committee Guideline, Appeals Committee Guideline, Appeals Process Policy, Leasing of Single Occupancy Dwellings Policy, and Special Case Process for Covenant Enforcement and Fining Policy.
Our Executive Administrator reviewed the status of our new ACTIVENet system. New ID card issuance will begin in May and run through the end of the year. Your old ID will still work through this year. These new ID cards will allow for credit card usage when needed and quicker check-in for events and entrance to the pools.
New Business
We approved the continued use of three tennis courts on Wednesday and four tennis courts on Thursday by Stonebridge Ranch and Tennis TCD teams for 9
weeks during the Fall 2023 and Spring 2024 tennis seasons.
Association Reports
Our Financial Manager reviewed the following March Financial Reports: Balance Sheet, Operating Revenue and Expense Statement, Restricted and Non-Restricted Investment Schedule, Summary of Accounts Receivable, Bad Debt Expense Reserve, and Investment Performance Report.
Executive Session
We approved new landscaping for the front of the Association office to improve its appearance. We also reviewed an upcoming videography project.
We reviewed several potential legislative bills that are harmful to our Association and are working to defeat them.
We reviewed and approved the Foreclosure Report. We also accepted the Variance Report, Payment Plan Status Report, Collections Committee Waiver Report, Violations Report, Lease Registration Report, Appeals Committee Report, and Project Reports.
Our Attorney updated us on the status of current legal issues.
The meeting adjourned at 5:04 PM.

Wildlife in Our Midst: Tips for Safe Coexistence
As construction continues across McKinney and beyond, wildlife faces decreasing habitat. Prowling species are more likely than ever to venture into Stonebridge Ranch yards and common area in search of food or shelter. Sightings of coyotes, bobcats, hawks, and snakes are sure to continue. This is especially true in areas adjacent to green belts, raising the question: how can we safely coexist?
SAFEGUARDING YOUR YARD
Human action plays an important role in how wildlife behaves and survives in our midst. Wild predator sightings often occur when animals attempt to access food sources provided by humans. If you want to discourage animals from visiting your own yard, consider the following tips.
• Never purposely feed a coyote or bobcat.
• Keep pet food and water inside your home.
• Securely store compost and garbage.
• Clean spilled bird seed from the ground below your feeders. (Predators hunt rodents which feed on spilled seed.)
• Do not feed feral cats. (Predators hunt them and are drawn to any food left out for them.)
PET OWNERS
Coyotes and bobcats are rarely aggressive toward humans. However, lightweight pets under 25 pounds can be vulnerable to hungry predators. If you have concerns about your pet’s safety, consider the following tips.
• Do not leave pets (especially small ones) unattended in the yard, not even within fenced areas. Coyotes and bobcats can jump, climb, and dig.
• Do not allow house cats to roam freely, whether at day or night.
• When exercising pets in SRCA common area, keep them on a secure leash. (Leashes are required by City of McKinney ordinance as well.)
SRCA PROPERTY
The Stonebridge Ranch Community Association (SRCA) does not attempt to relocate apex predators such as coyotes or bobcats off our property. We also do not place traps or poison in common area in an attempt to eradicate them. Here’s why:
• Relocation is not effective. Relocated animals can and will return. Consider coyotes, for example. The Texas Administrative Code mandates that when coyotes are trapped by permitted personnel, they “must be released within a ten-mile radius or within ten miles of the city limits where they were originally captured, and the release must be within the county in which they were originally captured.” Mature male coyotes can have territories up to 30 to 40 square miles and are instinctively driven to return to their place of origin.
• Safety. Wild predators are not alone in the use of common area. Resident families and their pets enjoy our 500+ acres of open space every day. Traps and poison pose potential danger to all species.
SNAKES
Though snake sightings can be unsettling, snakes are an invaluable part of the ecosystem. Like coyotes and bobcats, they help keep rodent and rabbit populations in check. Regarding snakes, we’ve compiled these tips.
• Knowledge is power. There are many online resources which can teach you to identify snakes common to North Texas. Most snake species are not dangerous. Knowing which snakes are venomous can help alleviate some anxiety. If you are new to Texas, read up on the venomous species native to our area: coral snakes, copperheads, cottonmouths (water moccasins), and rattlesnakes.
• Identify professionals who remove snakes. Do not wait until you see a snake. Do your research now to get the number of a vendor partner on file. Some local nonprofit conservation groups serve to remove and rehome snakes.
• Stay vigilant. Whether enjoying your own yard or SRCA parks, use common sense and stay aware of your surroundings. Watch where you
are placing your steps and observe the grass and vegetation along the sides of the path. Keep pets in control on a short leash. Prevent pets and children from running into tall grasses or behind shrubs. When gardening or performing lawn maintenance, do not reach blindly behind vegetation or items in your yard. First, run a rake over areas where you intend to work.
• Keep your yard clear of debris. Snakes like to hide in debris piles. They are attracted to firewood stacks where rodents congregate. Consider keeping firepit logs in a storage device.
• Practice home maintenance. Some homeowners gain peace of mind by hiring a professional to complete an energy audit of their home. Seal cracks and crevices along your foundations, doors, and windows.
• Mow grass regularly. It’s easier to spot snakes in a well-groomed yard. Snakes tend to avoid open areas where they might be exposed to predators such as owls and hawks.
• Trim shrubs and rake dead leaves. Creating a 24” to 36” space under shrubs makes snakes
easier to spot and reduces areas for them to hide.
• Do not overwater. Puddles and ponds can attract worms, slugs, and frogs, which in turn can attract snakes looking for a meal. Keep your yard clear of toys, pots, and other items which might collect water. (This will also help prevent mosquitoes.)
• Do not use moth balls as repellant. Moth balls contain chemicals which can be toxic to pets and children, and children can mistake them for candy.
4th Annual Cardboard Boat Races
The 2023 Stonebridge Ranch Cardboard Boat Races are scheduled for July 15, with registration to begin at 11:00 am and racing to begin at 11:30 am at the Beach Club. Teams may consist of 1, 2, 3, or 4 people (adults and/or kids). Prizes will be awarded for speed and creativity. Additional details will be provided soon. In the meantime, we want you to be aware of the materials you need to start collecting – and those to avoid – if you want to participate in this fun event. Family-friendly themed and decorated boats are encouraged. Use your imagination!

• Cardboard tubes
• Duct or masking tape, liquid nails, construction adhesive, latex paint, varnish, and polyurethane

• Plastic or plastic wrap
• Wood
• Styrofoam
• Metal
• Sonotube concrete forms
• Silicone
• Wax
• Tar
• Caulking compounds or two-part mixed adhesives
• Fiberglass
• Glass
• Staples, clamps, nails, screws, or sharp objects
Even if you do not plan to participate, make sure to come to support the participants who have worked so hard to prepare for this event. It’s fun to be a bystander and cheer on the participants. Stonebridge Ranch Summer Activities
DJ on the Beach
Music lovers young and old are invited to dust off their dancing shoes (or flip-flops) and head to the Beach Club to enjoy some great summer entertainment. All summer (June 1st – July 27th), on Thursdays from 5:00 p.m. - 8:00 p.m., DJ Uptown Sound will be on hand to entertain guests by playing popular tunes at the Beach Club. During these casual, family-friendly events, residents may swim or lounge by the pool as they listen to an assortment of music. Attendees may request songs during the event by texting 214-491-8283 or by chatting with the DJ. It’s the perfect way to wind down from the day and gear up for the weekend!

Both concerts will be held on the Circle Drive at the Beach and Tennis Club. All Stonebridge Ranch residents are invited to bring lawn chairs, blankets, and coolers filled with snacks. BYOB is permitted, however, glass containers are not allowed. No smoking, please.

Ranch? Would you like to learn more about your Community Association? If so, then this event is for you! Brian Matt, Community Association Executive Director, will present a brief overview of the operations of our Association. Connie Baxter, Lifestyle Director, will review events and event registration. Our Communications Director will discuss our different channels of communication and a Compliance and Modification team member will discuss the modification and compliance processes. We will serve beverages and hors d’oeuvres at this informal, fun, and informational event. Join us in the Community Room from 6:30 p.m. - 8:00 p.m. on Thursday, June 29th, or Thursday, August 10th.
Kid’s Splash Hop
What’s more fun on a hot summer night than a backto-school neighborhood pool party? Our August Splash Hop at the Aquatic Center is for tweens ages 10 to 12 years only. The pool lifeguards will be on hand, and we will be serving sliders and sodas. DJ Uptown Sound will provide age-appropriate tunes all evening. Come join the fun on August 1st from 7:00 p.m. - 9:00 p.m.
There is no charge for tween residents with a valid
form of Stonebridge Ranch ID. Guests pay $5 at the door. (Please bring exact change.) Minors will not be allowed outside the gates once they are checked in. Parents must pick up their children INSIDE the gate at 9:00 p.m. Note: Children will not be allowed to leave the premises alone without a parent there to check them out. ◀

The SRCA Modifications Committee consists of a team of modifications specialists and volunteer homeowners ratified by the Board of Directors of the Association. They serve SRCA and its homeowners to maintain and enhance the beauty of Stonebridge Ranch neighborhoods, therefore optimizing the value of our homes.
• Make sure to review both the SRCA Modification Design Guidelines and the village guidelines for your specific neighborhood. In all cases, you need to follow the most restrictive guideline, whether it is located in the SRCA Modification Design Guidelines or your village’s guidelines. The seven steps of the SRCA Modification Process can be found on our website at www.StonebridgeRanch.com/modifications -application-process. Failure to submit a required Modification Application and receive committee approval can lead to violations and/or fines, so confirming whether you need to submit an application is a very important step. Each Modification Application needs to be submitted separately.
• Once your homeowner Modification Application is submitted, you will receive a confirmation email within a few days. The volunteers of the committee have up to 30 days to respond.
• Once an application is approved by the Modification s Committee, the homeowner must commence and complete the approved plan within 90 days. If more time is needed, the owner may request an extension in writing.

Stonebridge Ranch homeowners enjoy specialized services in our community. Likewise, the City of McKinney employs a team of professionals to address all city-related issues and services.
SRCA/GrandManors on-site staff frequently field resident queries related to areas of Association as well as city oversight. When possible, we encourage everyone to reach out to the correct source for answers to questions. Doing so saves you time and ensures efficient use of city and SRCA staff resources. Read ahead for advice on which entity to call with your questions, reports, and concerns.
WHEN TO CALL THE CITY OF MCKINNEY
For questions related to the following topics (and much more), see the City of McKinney website at www. mckinneytexas.org. Website visitors can find a list of city departments under the top drop-down tab on the homepage or by using the search feature. The city’s main phone number is 972-547-7500.
• Animal Control: Pet requirements (vaccinations, leash, and pet waste cleanup ordinances, limit of pets per household) and abandoned, abused, or neglected animals.
• City Code Compliance and Permits: Interior home inspections, watering violations, building permits, and major home repairs (such as roof replacements and retaining walls). Stonebridge Ranch homeowners must follow all applicable guidelines and receive any required approvals and permits from both entities, the SRCA AND the City of McKinney.
• Law Enforcement: Traffic enforcement (includes reporting of misuse of golf carts on public roads and walking trails), non-emergency criminal complaints. For all emergencies, call 911.
• Mosquito Control: Monitoring, treatment, education, and testing for West Nile Virus.
• Public Parks: Parks and playgrounds not maintained by SRCA.
• Public Street Issues and Maintenance: Damage to publicly owned sidewalks, streets, curbs, traffic signals, and street signs. Remember almost all streets in Stonebridge Ranch are public streets.
• Utilities: Trash collection and recycling services, water, and electricity.
The city of McKinney offers an informative web page for all residents/homeowners. The Resident Resources Dashboard page provides resident-specific information and includes an interactive map that allows users to find their council members and other property information. WHEN TO CALL SRCA
One of our key values as a community association is to make information readily available to homeowners, residents, Realtors, and prospective homeowners. We believe transparency contributes to our property values because it encourages a strong sense of community, highlights our commitment to a premier level of home upkeep, and aids homeowners who have put their properties on the market.
Via the ‘Submit a Question’ form on our website, residents can easily submit questions. Simply fill out the form at www.StonebridgeRanch.com/submit-aquestion. SRCA staff members monitor the inbox related to the submission form Monday-Friday from 8:30 am to 5 pm. The team strives to respond to every query within 24-48 hours.

• Amenities (within Stonebridge Ranch): Pools, lakes and ponds, trails, playgrounds, tennis, and pickleball courts.
• Annual Assessments: Assessment amounts, due dates, and payment information.
• Common Area Maintenance (of the 5,000 acres within Stonebridge Ranch, SRCA maintains over 500 acres of common area): Fencing, landscaping, irrigation, grounds, monuments, and village entrances. We conduct our maintenance work alongside countless property owners, as well as the city. Our association does not allocate budget funds to pay for the upkeep of adjacent properties, private or public.
• Community Room and Pavilion Rentals: Availability, reservations, rules, and payment information.
• Home Improvements/Modifications: Application process, violations, and appeals.
• SRCA Board and Committees: Meeting dates, committee responsibilities, project information, and volunteer opportunities.
• SRCA Social Events: Tree Lighting Ceremony, Meet the Easter Bunny, Hot Dog and Marshmallow Roast, Travel Club, Coffee, Cars, and Cycles, Concert on the Circle, Picnic in the Plaza, fishing tournaments, and more.
• SRCA CiraNet Homeowner Account: To
ensure receipt of compliance notices and other important information in a timely manner, we encourage residents to keep all contact information up to date in their private online account via CiraNet. Such information should include current mailing address, email address, phone number, and any other contact points a homeowner can share to help SRCA provide the best service.
• Stonebridge Ranch IDs: Required documents, photos, and pick-up information.

Our June Concert on the Circle offers a great opportunity for Stonebridge Ranch families to enjoy a lovely outdoor setting and live music together. Our high-energy musical guest for this evening is Audio House Band, one of the top party bands in Texas. Audio House combines stellar musicianship, imagination, creativity, and cutting-edge technology to create high-intensity shows that always leave an impression.
Attendees are welcome to bring lawn chairs and blankets, plus coolers filled with snacks. BYOB is permitted, but glass containers and smoking are not. This event is for residents only. (Staff Tip: bring your family to the Beach Club for an evening swim. After your dip in the lagoon, enjoy the concert and a picnic dinner from your cooler.)

Residents are welcome to park their classic or fancy cars in the circle drive. We love to see motorcycles and choppers, too, but you are welcome regardless of the vehicle that you drive! This is a relaxed comeand-go event for residents only. Feel free to stop by while on your morning walk or bike ride.
We will provide coffee and donuts (one per person, please) in the Community Room until supplies run out. As part of this event, we are also hosting a Book, DVD, & CD exchange (bring one, take one).
