I hope everyone enjoyed our annual Tree Lighting event in December. As always, we had a great event including Santa, trains, holiday characters, holiday bounce houses, and a live reindeer with a sleigh.

In this month’s magazine, there is an article on the 2023 Lifestyle Events, our magazine Changes, Design Guideline Revisions, and a call for Committee Volunteers.

With the annual State Legislative Session beginning on Jan 10, 2023, it is likely that we will once again see the introduction of many bills that could negatively impact the operations of our Association. We are going to try to keep a close eye on these bills, and if we see a need to oppose them, we will ask you to contact your State Representative or Senator and express your opinion. It can make a difference.

Board Meeting, November 17, 2022

The Board meeting was called to order at 12:30 PM. All Board members were present along with our Executive Director, Executive Administrator, Director of Compliance, Financial Manager, Lifestyle Director, GrandManors Vice President of on-site Operations, and the Association’s Attorney. Four homeowners appeared, two to discuss the landscaping around Lake LaCima, and two to discuss adding a trash can to the area around small Lake LaCima and questions about the Courtesy Patrol authority.

Consent Agenda

Approved the October 27 BOD meeting minutes. Reviewed and approved the Amenities Committee Guideline and the Pool Season Guideline.

We appointed Jim McClain to the Finance Committee.

Old Business

We approved the 2023 Operating Budget and the Disaster/Emergency Preparedness/Community Disturbance Plan.

New Business

We discussed the contract to repair the wall on the

Adriatica lake

but put it on hold pending research on the ownership of the lake wall.

Association Reports

Financial reports were not available as they are not available until the 20th of the month.

Executive Session

We approved our insurance contracts, OLM (landscape review company) Contract, and Magazine Publisher Agreement for 2023. We reviewed the Foreclosure Report, Variance Report, Payment Plan Status Report, Collections Committee Waiver Report, Violations Report, Appeals Committee Report, and Project Reports. We also received updates on the current status of legal issues from the Association’s Attorney.

The meeting adjourned at 5:44 PM.

2023 Social Events

Throughout 2022, the volunteer homeowners of the SRCA Social Committee and Lifestyle Director, in conjunction with the Board of Directors planned lifestyle events for the coming year. Each of these events is carefully organized so that Stonebridge Ranch can provide a plethora of entertainment options for homeowners and residents of all ages and lifestyles.

Winter Events

The Stonebridge Ranch Annual Hot Dog and Marshmallow Roast returns to the Circle Drive in February. We’ll provide fire pits, marshmallows, hot dogs, roasting sticks, hot chocolate, and familyfriendly entertainment.

As the seasons transition from winter to Spring, March brings the Annual Kite & Chalk Art Festival. Prizes will be awarded to those with the highestflying kite, the kite with the longest tail, and the youngest and oldest kite flyers. Be sure to bring your own unique kite! Stonebridge Ranch will provide colorful chalk for the artists!

Spring Events

Meet the Easter Bunny arrives in April, bringing one of the most anticipated kids’ events of Stonebridge Ranch. Many fun activities will be included in this event including an Easter egg hunt, a petting zoo, family-friendly music, and more.

The first Evening on the Veranda of the year also takes place in April. This event at the Beach Club is popular among Stonebridge Ranch adults looking for a relaxing way to end a busy week while listening to live music.

The last event scheduled for April is the Adult and Teen Fishing Tournament at Stonebridge Lake. We’re hoping for great weather, and hopefully, the big fish will be biting, too! This tournament is for Stonebridge Ranch teens ages 12 to 18 and adults.

Stonebridge Ranch residents get in free by presenting a valid form of Stonebridge Ranch I.D.

Stonebridge Ranch kids get their chance to catch the big one at the Children’s Fishing Tournament in May at the Wellington Point Ponds. For this event, we invite all junior anglers (age 12 and under) to our Annual Hook, Line & Sinker Tournament. Trophies will be awarded to the children who catch the nine biggest fish and the one smallest fish (any species).

Stonebridge Ranch adults always anticipate the Wine Tasting event held in the Community Room and Beach Club in May. This fun and educational event is for Stonebridge Ranch resident adults only. Preregistration is limited and required.

May 29 brings the annual Memorial Day at the Beach Club. This family-friendly event takes place from 11:00 am to 4:00 pm and includes fun swimming activities, competitions, and a DJ playing age-appropriate song requests.

Summer Events

With both pools open, Stonebridge Ranch begins all the fun pool-themed events that all residents anticipate:

• DJ at the Beach is a popular weekly event held at the Beach Club.

• The Adult Pool Party at the Aquatic Center provides a monthly opportunity for Stonebridge Ranch adults to swim and mingle during an evening of music and fun.

June events include Jazz Under the Stars and Concert on the Circle, both on the Circle Drive. Residents are encouraged to bring lawn chairs and goodies to snack on. BYOB is permitted. No smoking or glass containers, please.

Also in July, the Cardboard Boat Races event is a favorite among Stonebridge Ranch families. Bring your homemade boat made of cardboard and creatively decorated according to event rules. More information will be made available as the summer months approach.

August wraps up the summer with the Backto-School Kids’ Splash Hop at the Aquatic Center. This event is for children ages 10 to 12 years only. Stonebridge Ranch will provide snacks and sodas to help ease the end-of-summer blues.

Fall Events

September events help Stonebridge Ranch residents gear up for the fall months with Labor Day at the Beach activities. A variety of group games will be offered throughout the day.

Perhaps one of the largest SRCA events of the year is Stonebridge Ranch Day when we celebrate our 35th anniversary. The 2023 event is scheduled for Saturday, September 23. This day-long event features a car show, Beach Club Pool Party, food trucks, a concert, and a fireworks display.

July brings the 4th of July at the Beach Club with a sandcastle building contest, snow cones, and other activities.

Halloween Spooktacular is the highly anticipated October event each year. A petting zoo, bounce houses, and local merchants will add to the fun.

November 5 is the date set for Tag-A-Truck at the tennis court parking lot. All sorts of trucks will be on hand to learn about. These include fire trucks, bucket trucks, dump trucks, and more! Free raffle drawings will be held for some great prizes!

The year ends with one of the most special events offered by Stonebridge Ranch. The Tree Lighting Ceremony will be held on Thursday, December 7 at various locations at the Circle Drive. Festive music, bounce houses, photo opportunities with Santa, and refreshments will be offered at this beloved annual event.

SRCA Design Guideline Revisions

In the fall of 2022, the SRCA Board of Directors approved revisions to the SRCA Modification Design Guidelines . These requirements for all SRCA homeowners who want to modify their home exterior took effect on September 1, 2022.

A number of revisions were made to the SRCA Modification Design Guidelines . These include changes to the following:

• Additions to the list of prohibited items.

• Outdoor shade structure/sail shades restrictions.

• Pools, ponds, and pool equipment restrictions.

• Solar energy device design and placement.

• Batting cages and sports court placement and size.

• Trash tote/recycle/charitable collection bins.

• Walkways/sidewalks.

The new easy-to-read Modification Design Guidelines may be found on the Stonebridge Ranch website at www.StonebridgeRanch.com/modificationdesign-guidelines/. This new version includes color

images to help homeowners in their modifications processes.

Most exterior projects require SRCA approval prior to implementation. Although some exterior projects in the SRCA Modification Design Guidelines state that plan submittal to the Association is not required, it is highly suggested that you contact our on-site office at 214-733-5800 and speak with a Modifications team member to confirm the all-clear.

Certain villages within Stonebridge Ranch have their own adopted modification guidelines. These guidelines must be followed along with those of SRCA.

A full list of the recent revisions to the Modifications Design Guidelines may be found at the end of the document under the heading “Revision Log.”

Importance of the Modification Design Guidelines

Kristen Vartian serves as a volunteer homeowner on the SRCA Board of Directors and is the Modifications Board Liaison for the Association. Below, she answers questions regarding the importance of SRCA Modification Design Guidelines and the recent revisions.

Why is it important to implement strong guidelines for Stonebridge Ranch?

KV: Architectural guidelines are important as they serve to protect home values as well as the aesthetics of the villages and Stonebridge as a whole. Additionally, guidelines hold all homeowners to the same standards.

What do you recommend to a homeowner who is considering a modification?

KV: When considering a modification to the exterior of a home, a homeowner should visit our website and review the Modifications 101 tab to understand the process. Next, they should read the guidelines for their specific project and the associated documentation needed for their project. It is very important to fill out a modification application and submit all necessary documentation required for the project. If there are any questions, our compliance team is available via phone and email.

Why were the recent key changes made?

KV: The two reasons that stand out to me are the allowance of in-ground swim spas (above ground still prohibited) and the addition of a guideline for walkways.

Stonebridge Ranch and its management company, GrandManors employ a full staff of SRCA modifications specialists. Each of these employees is well-versed in the SRCA modifications process, guidelines, and expectations of homeowners. They are available during business hours (8:30 am-5:00 pm Monday-Friday) by calling 214-733-5800 or emailing STONEB@Ciramail.com to answer questions regarding planned modifications projects or discuss violations or denials.

The primary purpose of the Modification Design Guidelines (formally named the SRCA Design Guidelines and Review Procedures for Residential Modifications) is to aid and direct all property owners within Stonebridge Ranch with their modification plans. The document establishes a design framework that the individual owner uses when making exterior home improvements. The guidelines seek to balance latitude and flexibility with preserving the consistency and integrity of Stonebridge Ranch over time. ◀

Magazine Distribution Announcement:

Stonebridge Ranch News Goes Digital

Stonebridge Ranch News magazine, the publication that you hold in your hands, is one of the six communications channels that Stonebridge Ranch Community Association provides to its homeowners. The news magazine is one of the most followed and appreciated channels. This monthly publication provides up-to-date Stonebridge Ranch news; a message from our Board President; a full calendar of social events and other meetings; reports on SRCA amenities, finance matters, landscape and grounds as well as updates on architectural standards and modifications. SRCA understands the need for this publication to provide monthly news and updates to homeowners.

The Association is excited to announce a new method of magazine distribution that begins in 2023. To continue providing Stonebridge Ranch News to our homeowners at no cost, SRCA will begin this new distribution method with the February 2023 edition of the magazine. Not only is this new method necessary, but it was designed with our homeowner preferences in mind.

Beginning this month, Stonebridge Ranch News magazine will be printed and mailed to homeowners on a bi-monthly basis. On months that the magazine will not be printed and mailed, a digital version will be easily accessible to read online. A postcard containing a convenient QR code will be mailed to all homeowners. Using smartphones or other devices, homeowners can access the same great news magazine in a digital format.

Top Five Reasons the magazine is going digital:

• Interaction. Digital magazines offer readers a more engaging experience. In addition to dynamic images, audio, and video, information connections and pertinent materials can be accessed via hyperlinks and other interactive elements.

• Sustainability. Digital magazines play a big role in the smart use of resources such as paper and energy.

• Cost. As mentioned earlier, the digital option will allow SRCA to continue providing the monthly

magazine at no cost to homeowners. Printing and delivery costs have risen dramatically. In the digital format, there is no cost for paper, printing, or surface delivery. Thus, SRCA can continue this valuable benefit at no cost to homeowners. For those who prefer the printed version of Stonebridge Ranch News magazine every month, the on-site office will have a limited number of printed copies for pick up in the lobby. Office hours are 8:30 am-5:00 pm Monday-Friday.

• Availability of Past Issues. Did you see an article in a recent issue of Stonebridge Ranch News that you would like to revisit? Residents are welcome to park their classic or fancy cars in the circle drive. We love to see motorcycles and choppers, too, but you are welcome regardless of the vehicle that you drive! This is a relaxed comeand-go event for residents only. Feel free to stop by while on your morning walk or bike ride. We will provide coffee, breakfast tacos, and sweet treats (one per person, please) in the Community Room until supplies run out. As part of this event, we are also hosting a Book, DVD, & CD exchange (bring one, take one).
