PROMOTING BRITISH DESIGN AND FURNISHING MANUFACTURING
Welcome to the 2024 edition of the Commercial Interiors UK Directory.
The Directory showcases the very best in interior design and contract furnishing and lists those accredited companies who reach the high standards of production and design, which is a prerequisite of membership of Commercial Interiors UK.
The Directory is not only a listing of who, what and where. It is also rich in content highlighting in detail member profiles, case studies, opinions and editorial articles that will extend your knowledge and insight to a range of topics and expertise.
Our objective is to promote and amplify the Directory through its traditional printed copy and through the new digital turn page version which will be constantly available via our website and social media channels. The look and feel represents the new brand which was launched in November 2022, and which now is beginning to be adopted and accepted as the mark of accreditation and quality when associated with or used by members to promote their credentials as an active member of our thriving community.
In 2024, we will continue to work closely with our members and stakeholders to support their plans and ambitions through the activities and benefits we provide. To help create even greater value we have recently launched our members area on our CIUK website to host exclusive content, including industry reports and the popular weekly newsflash, which includes procurement opportunities from around the world. Our intention is to grow and develop this throughout 2024.
In addition, we are extending our events programme, increasing the number of pop-up exhibitions, and are hosting member events that will carry CPD points for those who are committed to their continued professional development.
At Commercial Interiors UK we are committed to supporting and encouraging young talent to enter the commercial interiors sector and this year will see the launch of the Next Generation Awards which will focus on young designers through a student design competition which will be celebrated at the Annual Dinner in Manchester. Other categories will be added in 2025 to cover production, apprenticeships, and future leaders.
Creating the context where Designers, Architects and specifiers mix, network, and do business is at the heart of what Commercial Interiors UK does. Its members are its owner and the team at CIUK are foremost there to create and implement the services and benefits that will ultimately improve the financial performance and profitability of the companies we support. We do this in many ways but is best exampled through our media partner Design Insider. This online publication is growing in readership and this along with the revised and improved Supplier Finder on our Design Insider website is integral to our members being able to promote and showcase their products and services to the design community.
Thank you for your continued support.

AT THE CROSSROADS: ONE OF A KIND OR BRAND HOTELS?

Tina Norden
A boutique hotel grants designers an intimate relationship with the client, fostering a collaborative and bespoke approach to each project.
As we step into 2024, it is a good time to consider what’s next in the hospitality industry. One topic that has long been floating in our industry is the dichotomy between one-of-a-kind boutique establishments and their branded counterparts. This is particularly interesting given most brands now have ‘unbranded’ brands and clever conversion options that give a lot of freedom for independence.
At the heart of this debate is the growing quest to create unique experiences and real connections with ever more discerning travellers.
The interesting thing for us as designers is how we can create the 3D to complement the operational aspects of this experiential approach. Authenticity is the key aim, achieving this has different challenges on both sides.
When we design a branded hotel, understandably we adhere to their brand DNA and guidelines, which get more open in particular with the lifestyle or unbranded hotels. With the established reputation and streamlined services of a brand, we can utilise years of experience, customer feedback, data and a wealth of knowledge gained across numerous locations to develop strategies that can narrowly target their intended audience.
On the flip side, privately owned and managed hotels offer unparalleled freedom to create unique, immersive experiences. These one-offs thrive on the ability to rewrite the rule book of conventional hotel design. However, this may not always be based on hard facts and can at times be emotive, relying on research into the industry to gauge what the future for their hotel might be.
A boutique hotel grants designers an intimate relationship with the client, fostering a collaborative and bespoke approach to each project. We had exactly this experience working on Maximilian in Prague, a client who lives and breathes hospitality and was enthusiastically involved in every detail, open to but also dissecting every bold idea we put in front of them.
However, even within the corporate structure of brand hotels, we have worked with really creative design management teams that were keen to push the boundaries. We found this working with the Hyatt team on projects across Asia Pacific and with the combined force of Taj and owner Godrej Properties at Taj The Trees. Working across both sectors allows a great creative cross-fertilization between the experience and growing experimentation of the brands and the unbridled creativity and exploration of boutique establishments. As designers, we find ourselves at the
nexus of tradition and innovation, seeking a careful balance between the known and the unexplored.
So, will one typology ever win the battle? Whether navigating the distinctive brand DNA or exploring new territories of design, the intersection of one-of-a-kind and branded hotels is where the magic happens — a space where creativity and established wisdom converge to shape the future of the hospitality industry.

MENOPAUSE & GENDER EQUITY CONSULTANT MENOPAUSE IN BUSINESS
Kate Usher
5 TIPS TO INCORPORATE MENOPAUSE
INTO WORKPLACE DESIGN:
1. CHOICE OF WORKPLACE SETTINGS AND SPACES: Menopause is incredibly variable and changeable. Options help people to work in spaces that support them.
2. ARRANGEMENT: Place lockers near the washrooms to enable people to access them without embarrassment.
3. CONTROL OF ENVIRONMENT: Give people access to temperature control, whether that be themselves or someone else.
4. WELLBEING SPACES: Quiet private areas away from the workspace with privacy and cold drinking water. N.B. This is not the multi faith room, first aid room or the filing store.
5. ERGONOMIC FURNITURE: Be aware of comfort. Make it adjustable, accessible and in darker demure colours.
Menopause, it’s a woman’s thing. This has been the societal perception for some considerable time. After all, it is happening to women’s bodies.
It is no longer that simple, trans men and some non-binary people will have a menopause as well. In addition to this because of the nature of menopause and its dozens of symptoms – that is not a typo – those experiencing menopause can’t leave their symptoms in the creche outside the security barrier and they can’t be left off screen. They will be present for every meeting, interview and event, no matter what time of day or night it is.
Because of this we will all be experiencing other people’s menopause vicariously in varying degrees, no matter what our age or gender identity or whether we are menopausal or not. Because of this we all need to understand what menopause is. How it impacts those around us and the way they interact with space within our places of work. If we don’t know what it is, we have little to no hope of understanding the design considerations involved.
Organisations today are starting to recognise the criticality of menopause enabled workspaces and will look to the design community to seamlessly incorporate it into their schemes. For
this to be possible there will need to be a level of comfort both in thinking and talking about it.
Importantly solutions must be inclusive to all as well as creative. Leave the desk fan in the drawer, it only helps one symptom and hot flushes are not ubiquitous.
Solutions are not just linked to the symptom but how women behave differently when experiencing them. Those that are obvious, which I have been discussing for years are the proximity of lockers to ladies’ toilets to give women dignity when certain symptoms occur. Signpost cooler and warmer areas, whether that be through solar gain or build idiosyncrasies that women are acutely aware of but have been ignored for decades. Lastly, a quiet space to deal with anxiety and the emotional response that many experience. Furniture should be not only ergonomic but aware of the

need for comfort, as well as how women will use them. Benches and hard or moulded seating are often unsympathetic to a female physique, especially one that is going through significant hormonal changes. White or light-coloured seating is also to be avoided. It might look beautiful in the photos but can cause considerable embarrassment.
Being prepared to list menopause as one of the considerations in your design, shows progressive and inclusive thinking that aligns with that of clients. It could be the difference that makes the difference.

A BRIEF INSIGHT INTO THE POSITIVITY OF AI 03
NEWTERRITORY
Simon Chuck CREATIVE LEAD
Iwould like to put a positive spin on the future and celebrate the advancements of AI technology, instead of focusing on the scaremongering that the media often use to sell papers. Yes, there is always the possibility for destructive behaviour, with the plane came the bomber, with the internet came the virus and with the rocket came a warhead. But if we embrace the potential that new technologies can bring, we can unlock amazing opportunities, including what we all need at the moment — a little bit of hope.
The invention of the plane shrunk distance allowing the average person to travel the world. The computer and eventually the internet connected every human on the planet, transforming the way we behave, interact and communicate. Whilst the rocket put man on the moon and now allows us to explore the universe. These technologies allowed humanity to catapult our civilisation forward progressing society and leading to a better world. I believe that AI holds this same potential for our future.
You cannot talk about the future without speaking about climate change. I believe that AI has the ability to help us make that future a better place. By opening up the possibilities of almost infinite modelling of climate data we can use AI to expedite our understanding of the changing world and help us make the right decisions to mitigate climate change or even reverse the effects.
AI will see a rapid change in the way that we interact with spaces, seamlessly changing our environments to respond to our wants and needs by analysing mood through facial expressions and biometric signatures. Adapting our spaces in real time to suit the occupants needs even before they realise they need them. Creating spaces that act as extensions of our own bodies.
Entertainment will rapidly change from prescribed to bespoke. Film and television will become infinitely customisable make us the directors of our own movies. Music will be forever changed allowing us to create and splice AI soundscapes
from the whole of musical history and gaming will see us be able to create personal worlds perfectly tailored to each individual’s fantasies.
Work-life shifts will also see AI improving our way of working by sharing the load and streamlining processes or even opening up new design methods and materials, seeing it as an incredibly helpful colleague rather than a competitor. (I did not write the article using ChatGPT). AI will advance our understanding of emotion and human behaviour, helping to design products, services and digital experiences for businesses with unimaginable accuracy.
And finally allowing us to master our health using algorithmic processes to predict and cure diseases by mapping individual health markers to administer tailored medication. Working alongside doctors as highly accurate observers that can analyse tests and scans void of human error.
All in all an AI-assisted future will only help to advance the world and allow us all to ultimately live healthier and more balanced lives. It may also lead us to live better lives in ways we have not yet been able to imagine. With AI comes a future world of truly endless hope and possibilities.

HOW TO CRACK THE NORTH AMERICAN MARKET
“Just because we’re speaking the same language, culturally, we’re very different,” says Luke Pearson who together with Tom Lloyd has a client list on both sides of the Atlantic that reads like a who’s who of contemporary furniture manufacturers. Pearson provides some background, “when we started as PearsonLloyd, which is quite some years ago now, the furniture world in Europe was absolutely bristling with creativity and experimentation.”
North America by contrast wasn’t then on the duo’s radar as much. “But probably about 16 or 17 years ago, some of the Americans started to notice what we’d been doing with the European companies like Walter Knoll. And so we started getting invitations to do work over in the States. Bernhardt Design, for example, were one of the first companies that Europeanised the American market and realised that the loose package in office furniture specification was becoming more and more important.”
PearsonLloyd’s Parcs design for Bene for instance, “was one of the first sort of real challenger pieces to say it’s not about working at your desk, it’s about providing
WRITTEN BY HELEN PARTON
collaborative workspaces for knowledge workers.” The studio has been responsible for designs including 2008’s Cobi chair for Steelcase “that was about chairs with no fixed abode” and the Zones collection for Canadian firm Teknion intended to encourage interaction and communication in a more informal setting.
Teknion is an interesting case in point, founded by businessman Saul Feldberg in the early 1980s with his son David joining the business later to continue to respond to technology in the workplace environment.
“There’s still a very strong personality connected to the company, which is absolutely instrumental in how it operates.” Pearson says.
Craig Jones , director with award-winning product and industrial design company Jones & Partners has worked with the European arms of Herman Miller (a company known as MillerKnoll since the acquisition of Knoll in 2021), Humanscale, Teknion and Haworth. With a good deal of consolidation in the American furniture marketplace, Jones admits it can be tricky to pinpoint the right person with the right decision making power.
16 // EDITORIAL ANNUAL DIRECTORY 2024
His lucky break as far as the North American market was concerned was winning a competition at ICFF in the mid-Noughties with a fabric-covered cable management system, the prize being the chance to exhibit at the seminal New York based trade fair and all the contacts that afforded.
Among the North American manufacturers his firm has worked for are Tuuci and Pavilion which Jones and Partners has created a battery technology product and a range of outdoor furniture for respectively. The latter, a range called SandCastle, was launched at the last edition of Neocon in Chicago. The focus for this trade fair has traditionally been the Merchandise Mart building but Jones has noticed the warehouse district of Fulton Market increasingly piquing the interest of manufacturers, designers and specifiers alike. 2024 will be a busy one for Jones & Partners with three to four launches, some at the Mart and others at Fulton Market.
Jonathan Prestwich is another designer to cite the rising prominence of Fulton Market as one of the key destinations for the American market. His experience of life Stateside began early in his career. Having graduated with a degree in industrial design in 1995, he left England to work in a design studio in Boston Massachusetts. He describes the fast-paced nature of work there with 30-35 hour shifts not uncommon to present work to clients, an environment in which the then 22 year old Prestwich thrived, working on lighting and seating and gaining invaluable experience. From the US he moved to France, where the working atmosphere was, by contrast, less corporate and the design process more tied up with art and poetry.
Prestwich has been working with US furniture manufacturer Davis since 1996. He speaks fondly of his working relationship with the firm’s CEO Danny Davis, the third generation to lead the company with design discussions not limited to the boardroom but over hot dogs at the best spot in town in High Point, Carolina, the company’s hometown or during the Davis’s annual preChristmas food donation drive.
In terms of priorities for designing and specifying within the US workplace market right now, Sarah Muchow, IIDA, NCIDQ, Associate, Olson Kundig cites “shared spaces to encourage in person collaboration and hybrid interactions, a balance of calm environments to support concentration-based focus workflows and memorable elements layered into the everyday landscape.” Among the projects Muchow has contributed to are the LeBron James Innovation Center at Nike World Headquarters,
The market is very different, for example the way the furniture dealers work over there, they’re incredibly powerful. And it’s a long way, it can be expensive, there’s a big time difference in terms of product development. You’ve got to be committed!

the Fourth Ward Office Project in Atlanta, Georgia and the Bay Area Discovery Museum in Sausalito, California. In addition to Neocon and ICFF, other key North American destinations Muchow recommends include Design Miami, HD Expo, BDNY, Modernism Week in Palm Springs and Los Angeles Design Festival.
As for hurdles to make it in North America as a furniture manufacturer, “The regulations are tough, which in turn cause long lead-times, unless they stock in the US,” says Lara Leskaj , IIDA, LEED AP, Interior Design Director, Associate Principal with Perkins&Will ’s Chicago office. “With sustainability and carbon footprint considerations on the rise, it is becoming more and more difficult to specify furniture not on US grounds, and not made on US grounds, with the exception of a few specialty pieces.” From an aesthetic point of view, she adds, ”the more hospitality focused the better. One tip – if they have Revit families for their furniture that make it easy for designers to show it in their renderings, manufacturers have a better shot at getting specified.”
Abby Le Marchand , Associate Principal, Senior Interior Designer at HLW who is based in New York says, “We want beautiful, functional, and timeless products that are built to last and can be re-purposed or recycled at the end of their life. There’s definitely a shift away from mass-produced, low-cost products, and a revival in the idea of the ‘heirloom’ pieces – classic products that are versatile, timeless and will be respected and re-used for many years to come.” She echoes Lara Leskaj’s thoughts on sustainability, “I’d say designers have increased awareness of the impact of design on the environment.
Many of us are looking to work with manufacturers who incorporate sustainable materials and practices into their work. We prefer furniture to have Environmental Product Declarations (EPDs) and Healthy Product Declarations (HPDs). This way we can understand how much embodied carbon is in a product and if it has any harmful additives.”
Luke Pearson has some final reflections on PearsonLloyd’s work in North America, “The market is very different, for example the way the furniture dealers work over there, they’re incredibly powerful. And it’s a long way, it can be expensive, there’s a big time difference in terms of product development. You’ve got to be committed!”

THE BIOMIMICRY CHAMPIONS GROUP STUDIO MOREN
JIM BIDDULPH INTERVIEWS ELVIRA SALYAHETDINOVA
The idea of combining biology and design fascinated me and from then on the study of nature and how the structures found within it might inform the built environment became a passion.
JB: Before jumping into the work you’re doing surrounding biomimicry, it might be helpful to understand a little about your background and where the interest stems from.
ES: Biomimicry was something I first came across during my studies at Portsmouth University in around 2015 when I discovered a seminal book called Biomimicry in Architecture by Michael Pawlyn. The idea of combining biology and design fascinated me and from then on the study of nature and how the structures found within it might inform the built environment became a passion. I studied the likes of the Metabolism movement in architecture and projects such as the Eden Project as well as delving deeply into the work of Gaudi. Understanding the reasoning behind his designs such as Sagrada Familia in Barcelona, with its internal pillars inspired by trees because they have a structure that is proven to be strong and works within nature, was hugely influential to my thinking.
EDITORIAL / / 19 ANNUAL DIRECTORY 2024
Ultimately we are asking the question “How would nature do it?” so it’s not really just about copying a leaf because of its shape but rather exploring why it has this structure, curve, or colour and discovering how this might help it overcome obstacles within its environment.
JB: With that in mind, it feels like a natural progression to have formed the Biomimicry Champions Group last year, but can you give us an overview of how it actually came about and its overall aims?
ES: The reality of completing my studies and getting a job in architecture partially put my research on hold for a short while, but the innovative environment at Studio Moren soon proved to be a place where I could reignite them. They run a series of Champions groups, covering key topics including co-living, heritage, and sustainability, which I’m also a member of. Having read Michael Pawlyn’s co-authored second book Flourish with Sarah Ichioka, and having met with Michael Pawlyn at a talk he had given, I decided it was time to pull together all of my findings and present them to the team. As a studio, we often partake in internal CPD’s and from this, I initiated the biomimicry group. Alongside colleagues within the studio with a similar interest, we set about collecting information and in essence, growing a sector within the practice with the aim of finding new ways to test biomimicry principles.
JB: Interesting, and I was wondering whether biomimicry has any established principles in the same way, say, biophilia does, or is this all part of the research?
ES: Well firstly, it’s worth noting that while the term “biomimicry” was only coined in 1982 by Otto Schmitt, we have been exploring the principles since at least the time of Leonardo Da Vinci, who was inspired by the wings
of birds when designing machines for human flight, for instance. But there are established principles that seek to study and mimic nature, and they are generally split into 3 levels. The first explores forms, the second processes, and the final one is ecosystems. Ultimately we are asking the question “How would nature do it?” so it’s not really just about copying a leaf because of its shape but rather exploring why it has this structure, curve, or colour and discovering how this might help it overcome obstacles within its environment.
JB: So how do you hope to implement these principles in your work, do you have any examples you can share? And how might the work that the group carries out further inform the overall endeavours of the studio?
ES: We entered an international competition last year, the challenge of which was to design an environmentally sound Yoga House in the Bog in Latvia. It was a small and difficult site but one that we knew we must preserve via a lightness of touch. We were able to do a fairly in-depth analysis of the area using photogrammetry and drones and found mushrooms and pine cones close by, which fuelled our research and triggered some design thinking. For instance, we noted that the mushroom’s thin stem and top-heavy cup create a minimum connection with the ground, which for us could mean minimal excavation of the site. When studying the pine cone we recognised the presence of the Fibonacci sequence within the structure and this helped to influence a multifunctional

roof for the studio, which creates shade while allowing some natural light as well as collecting rainwater and renewable energy. These types of projects offer us a chance to put our thinking into practice and do so for an international audience, but we still regularly feedback to the wider team within the studio, which is a truly multidisciplinary group.
JB: You touched on how you use technology to aid the design process and I wonder, are technological developments helping to discover and create more, and ultimately propel the principles of biomimicry further into the mainstream?
ES: Yes, advances in technology are a huge help in offering the chance to bear witness to and translate processes occurring in nature. During my studies, I was using algorithms and the animation program Cinema 4D to assess the unique movement patterns created by the slime mould, which informed designs in Rhino that could be 3D printed. These are all methods we use at the studio, along with various parametric software, which helped with the Fibonacci pattern on the yoga studio roof, as well as AI design tools for early design sketches. We also use photogrammetry, which allows us to use photographs to establish a clear 3D picture of a site along with drones that can get into places that would usually be unreachable and therefore not fully seen or studied.
ELVIRA SALYAHETDINOVA THE BIOMIMICRY CHAMPIONS GROUP, STUDIO MOREN
Having studied architecture at Portsmouth University followed by the University of Kent and the University of Westminster, Elvira joined the London-based practice Studio Moren. Alongside her role as a project architect, she has also followed a passion formed during her studies and initiated the internal Biomimicry Champions Group, which seeks to discover and implement better ways of designing inspired by the natural world. At Agua, we love fabrics. Family owned and run for four generations, there’s nothing we don’t know about upholstery fabrics and nothing we won’t do to support our clients. We create market-leading contract fabrics for each and every sector; from healthcare to hospitality and from workplace to cruise. We offer both soft fabrics and faux leathers, always with a focus on pairing form with function. Our fabrics are highly durable, fire retardant, waterproof, stain-resistant and antimicrobial. Our soft fabrics feature a new state-of-theart protective technology, AguaGuard 365, which has been tested and certified effective against COVID-19. For more than 80 years we have specialised in the contract market. Originally we made and supplied uniforms and gowns to hospitals before the Second World War, but our business has evolved over time. Now, in the 21st century, our knowledge of the contract sector has made us the leader in technical, high-performance upholstery fabrics – designed for all purposes, sectors and design projects. Our first waterproof and fire-retardant upholstery collection was launched in 2004 to great acclaim and we now have over 1000 performance fabrics in over 35 collections.
The huge choice of colours, textures and design detail across the ranges ensures that there is a fabric to suit any commercial décor.
Agua is constantly evolving to encompass the latest technology and developments to create trend-led designs of the highest quality. In addition to being fire retardant to Crib 5, all the collections are waterproof, anti-microbial and supplied with a strain resistant finish.
We are based in North London with a partner network for worldwide warehousing and distribution. We hold large levels of stock for all our collections and aim to supply orders globally within a few working days of receiving an order. We’re proud to be a family business, and to have led our industry in textile innovation.

Trevira CS, a brand of Indorama Ventures, marks fabrics that have been tested for fire safety and have received a Trevira CS trademark approval. They meet the requirements of the relevant international home textile fire safety standards and can be certified according to the IMO regulations for the maritime sector.
Unlike fabrics with a flame retardant finish, which can lose their initial protection through use, aging or frequent washing, Trevira CS textiles offer long-term safety. This is due to the chemical structure of the polyester fiber: the flame-retardant properties are firmly anchored in the fiber and cannot be altered by external influences.
Trevira CS fabrics can come in 3 different versions. Trevira CS stands for fabrics made from 100 % virgin flame retardant Trevira®️ material.
Trevira CS flex marks fabrics with additional functions and design elements. These can be achieved by using special flame retardant yarns, lending them sound absorbing properties or melange effects, to name just two of the broad range of variations. The fabrics may contain up to 25 % of such non-Trevira®️ yarns.

The Trevira CS eco brand stands for flame retardant textiles with at least 50% recycled material content obtained in either pre-consumer or post-consumer recycling processes. All flame retardant, recycled Trevira®️ products are GRS (Global Recycled Standard) certified. Recent developments include a range of 30 spun-dyed, UV-stable and flame retardant filament yarns, especially suitable for outdoor fabrics. Flame retardant fibers and yarns made from chemically recycled raw material are under development paving the way to a closed loop economy.
Due to their inherently flame retardant properties, all Trevira CS fabrics create a safe, attractive and comfortable environment for hotels, restaurants, hospitals, offices, public buildings, railways, aircrafts and cruise ships. A wide range of collections with thousands of designs is available worldwide. The fabrics are used as curtains, drapes, decorative and upholstery fabrics, in interior sun protection and as wall coverings or room dividers.

40 SPRING GARDENS, MANCHESTER CREATIVITY SPRINGS ETERNAL!
SPACEINVADER’S WORKSPACE REFRESH FOR AVIVA INVESTORS
Office building 40 Spring Gardens is located at the heart of Manchester’s central business district and forms part of the Aviva Manchester Hub, a group of five linked city centre properties developed by Aviva Investors. SpaceInvader was part of the team tasked with transforming these properties over recent years, ensuring they offer tenants the very best in contemporary design and workplace thinking.
PROJECT TITLE: 40 SPRING GARDENS
INTERIOR DESIGNER: SPACEINVADER
CONTRACTOR: OVERBURY
IMAGES: ANDREW SMITH / SG PHOTOGRAPHY
The newly-completed 40 Spring Gardens refurbishment follows previous collaborations between SpaceInvader and Aviva at 201 Deansgate and 11 York Street.
The design refresh covered all the building’s common parts, re-imagining the visitor and tenant journey from on-street presence through a spacious ground floor atrium and reception to the lounge area at its rear. The remit also took in the building’s lift lobbies and interiors, back-of-house facilities and a brand-new bike storage and shower/bathroom facility, constructed on previous basement car parking space to encourage greener commuting. The design team additionally carried out a Cat A refurbishment of several floors of office space within the 9-storey building.
For the concept, SpaceInvader sought to give the space a new lease of life and reflect its prestigious address in some style, given it’s surrounded by buildings of historic stature, including a number of listed buildings, and is located at the centre of an area once home to Manchester’s banking industry and now housing highend hotels and designer retail outlets as well as futurefacing offices.
Research at the outset of the project revealed that, in the Middle Ages, the site was home to natural springs. This natural past, combined with the development’s address, inspired a refined and elegant design concept, that speaks
ANNUAL DIRECTORY 2024 CASE STUDIES / / 45
of the building’s upmarket location but also centres on the idea of change, in the form of natural seasonal and daytime transitions. This fed into the scheme’s lighting design, which mimics circadian rhythms, and associations with freshness and new growth, applied to the space through texture, form and colour palette.
The visitor journey begins externally with a newlyredesigned entrance, where the inset door area is internally-clad in a corrugated metal panel system, introducing a stylish vertical line design language that is continued throughout the atrium space via different wall coverings and acoustic installations.
The development’s new branding was designed by cab studios, with both design companies collaborating on the new designs for signage, which is backlit, with edgelighting also framing the entrance portal. To increase the ‘dark into light’ drama of entry, the glazing above the entrance door now has an added vinyl covering to create a darker entrance tunnel to contrast with the lighter space beyond.
The interior of the atrium has been stripped out and completely redesigned. Rather than crowding the space with co-working set-ups, the idea was to retain a sense of airy calm. Breakout seating is provided to the rear of the space in the form of a series of bespoke 1 and 2-person booths, along with lounge seating (including Paloma Plush Lounge Chairs by Boss Design).
The initial entrance area boasts a dark and dramatic treatment. Live sculptural planting to the right - by Urban Planters - features changing inset plants to underscore the idea of seasonal transition, whilst the dramatic lighting here changes gradually throughout the day from warm and golden in the morning and at dusk (nature’s ‘golden hours’), to cooler and whiter in the middle of the day. Four vertical wall lights add visual interest just before the reception desk (itself lit from the inside and glowing like a lightbox), with their form echoing the thin vertical lines in the scheme’s design, along with the lightweight concrete panelling on the atrium walls. Both entrance walls are also top-lit for added drama.

ANNUAL DIRECTORY 2024 46 // CASE STUDIES
One of the project’s standout features is its central hanging lighting installation by llll, seen immediately on entry. The fluid forms of this contemporary chandelier –with each pendant element selected and arranged by the SpaceInvader team - reflect the design intent perfectly and feature fabric panels edged with tuneable white LEDs, which also change colour temperature throughout the day, mimicking circadian rhythms.
New speed gates lead guests from reception into the rear lounge space, where natural light floods in from the glass ceiling above. A lounge seating area is inspired by the ‘golden hour’ lighting concept with lots of gold and yellow tones, arranged on a circular rug with a rippling texture. To the left of the space, four seating booths sit within soft, curved arches in a space that formerly housed a dedicated staircase to the first floor, taken out to create a more generous floorplan. The booth interiors are clad in acoustic panelling, repeating the fine vertical lines, whilst the rear wall is made up of backlit panels set within a joinery framework featuring a laminate by Egger.
The lift lobby area features a new pale timber laminate wall surround, referencing the scheme’s elegant natural theme, whilst the lift interior features a leaf-pattern manifestation. The same materials are used for the backof-house bathrooms, whilst the brand-new cycle-andshower basement area is linked in design terms, though
also more hardy and industrial in feel. The space features strong graphics, including floor stripes in black and white, interesting lighting arrangements and cycle cages made of metal mesh, painted dark gold. spaceinvaderdesign.co.uk

A BATTLE CRY FOR LONDON’S HOSPITALITY SCENE
Step into a slice of history at the OWO where the iconic Old War Office has been transformed into a hotel and residences which blend luxury and modern elegance.
WRITTEN BY HELEN PARTON
48 // CASE STUDIES ANNUAL DIRECTORY 2024
RAFFLES HOTEL AT THE OWO
It’s full of history and I love that. If you are staying in a room once occupied by the Chief of the Imperial General Staff, that’s really extraordinary.
THIERRY DESPONT
From the streets of power comes a force to be reckoned in the hospitality sector, with the opening of The OWO aka the Old War Office on London’s Whitehall. The building, which dates back to 1906, has an enviable history of royalty, politics and espionage. Churchill, TE Lawrence, John Profumo and Ian Fleming are among the names who walked the hallowed corridors over the decades.
Raffles Hotel at the OWO, to give it its full title, opened in summer 2023, the famous hospitality brand of course having set the standard for luxury for over 130 years, originally emanating from Singapore in 1887. The building, closed to the public for over a century, currently comprises 120 hotel rooms (within Raffles’ first hotel in London) plus nine restaurants, three bars, and a destination spa and health club, including a 20 metre pool. To further give an idea of size, there are 14 floors: the existing fifth floor was rebuilt; the sixth and seventh are new floors added to the roof level to accommodate a rooftop restaurant and bar facing towards Whitehall, Three new basement levels have been added to accommodate the ballroom, swimming pool, secure underground car parking and storage, and plant.
The OWO also comprises 85 private branded residences on the eastern wing of the building, seamlessly serviced by the hotel. Philippe Leboeuf, managing director of the operation, sums up the scale of the project, “This will be the very first time that the public are able to access this staggering piece of British history.”
It’s worth briefly rewinding the clock several centuries to fully understand the significance of the OWO’s location. From the 11th to the 16th centuries there were royal palaces and seats of power on the site, with Henry VIII’s reign seeing the start of a massive construction project to develop York Place, later the King’s Palace of Westminster, razed to the ground by fire in 1698. By the turn of the 20th century what structures stood at the site were demolished to make way for the building now known as OWO.
The architect of the Old War Office was William Young who died before its completion and so his son and partner Clyde Young with Sir John Taylor took over the works. It’s designed in a classic Edwardian style with the main Whitehall-facing façade composed of elegant arches, masonry and signature corner turrets.
Along with the Treasury, Foreign Office, India Office, it exudes a pride and confidence of the UK’s standing in the world at that time. Its function as the headquarters of the army came into sharp relief soon enough after its completion with the outbreak of the First World War in 1914. Remarkably, the structure has remained relatively unchanged over the years.

A project of such magnitude required the expertise of a raft of professionals with no fewer than 37 different consultants used...
Impressive statistics relating to its sheer scale and materiality abound - 26,000 tons of the best Portland stone for the facades, five million ordinary bricks, plus one and half million glazed (tiles) bricks and, in the interior, two and a half miles of corridor, 19,000 feet of ornamental cast iron grilles installed around hallways and corridors to contain telephone and bell wires and 18,000 sq. yards of Roman cube mosaic flooring running adjacent to the grilles along the principal corridors.
Further navigating inside, the main entrance, grand hall and staircase were placed in the centre of the west front, with the principal rooms on the second floor where highly influential decisions were made by the likes of military leader Lord Kitchener and Herbert Asquith, PM during the start of WW1. In its incarnation as a modern day hotel, these places of socio-political interest have been creatively repurposed into five ‘Heritage’ Suites (The Haldane Suite, The Churchill Suite, The Raffles Suite, The Granville Suite and The Turret Suite). Overall, 580,000 sq. ft of abandoned government offices has been transformed into 76,000 sq. metres of contemporary hospitality space – few words describe the task better than ‘monumental’.
A project of such magnitude required the expertise of a raft of professionals with no fewer than 37 different consultants used – the building being Listed like several of its neighbours plus being a designated heritage
asset added to the complexity. No doubt the suppliers list looked more like a copy of War and Peace. Indian conglomerate the Hinduja Group, which acquired the building in 2016, commissioned EPR Architects to carry out the renovations. One of the firm’s directors Geoff Hull says, “Working with an existing building involves establishing its existing constraints, such as the thick walls and masonry load-bearing design. However, the construction has been carried out with the greatest sensitivity, generating additional mass without detracting from the important viewpoints on Whitehall and various protected viewpoints across St James’s Park.” His colleague Scott Paton adds, “The quadrangle courtyard, for example, has become an enlivened space that hotel guests, residents and their visitors can all enjoy by bringing a substantial hotel and residential areas together as one harmonious environment.” Completed over eight years, the painstaking restoration process involved an army of artisans to breathe new life into period details such as those hand-laid mosaic floors, carved oak panelling in the former War Office suites not to mention that magnificent marble main staircase.
The interior design of the hotel was by the late Thierry Despont who passed away in August 2023. High profile projects he worked on included the restoration of the Statue of Liberty and the Gordon Ramsay at Claridge’s
50 // CASE STUDIES ANNUAL DIRECTORY 2024
restaurant, the Carlyle Hotel in New York, and boutiques for high-profile brands such as Chopard as well as the interior designer of choice for the likes of Bill Gates and Calvin Klein. He told the Financial Times in March 2020, “I took it on because the building is spectacular, absolutely amazing, one of the grande dames of the Edwardian era.” adding that it “would have some of the biggest suites of any hotel in Europe. It’s full of history and I love that. If you are staying in a room once occupied by the Chief of the Imperial General Staff, that’s really extraordinary.”
British Vogue also reported Despont saying, “Working with this extraordinary historical building, with such a deep connection to legendary personalities and stately rooms, our job was to preserve and enhance its rich DNA while creating a 21st century luxury Palace Hotel.”
Completed over eight years, the painstaking restoration process involved an army of artisans to breathe new life into period details such as those hand-laid mosaic floors, carved oak panelling in the former War Office suites not to mention that magnificent marble main staircase.
The result, which can be felt everywhere from the grand historical rooms to the Art Deco corner towers is a contemporary take on that classic Edwardian style, with customised carpets, fabrics and wallcoverings, developed to complement the lightness and comfort of the rooms. Again this feeling of old-meets-new can be seen in the custom-built furniture and lighting. In the guest room corridors the carpet takes its design cues from the original floor grills and building fabric, while the window treatments are a nod to the uniform of the Horse Guards.
As well as hotel guests, the OWO is luring in the capital’s foodies too with a London outpost for Parisian restaurant Café Lapérouse in the building’s central courtyard, housed within an impressive modern indoor pavilion. Milanese restaurant Paper Moon also makes its London debut at the OWO too. The Guerlain Spa at Raffles London, meanwhile, is designed by London-based studio Goddard Littlefair and features nine treatment rooms including a barber and salon, beauty treatment spaces, VIP area and two couples suites.
Everywhere you look are views and symbols of the scale and strength of London’s heritage - those distinctive corner turrets, from which guests will enjoy unparalleled views over Horse Guards and the stunning 57-acres of St. James’s Park and the Cenotaph a stone’s throw away.
CASE STUDIES / / 51 ANNUAL DIRECTORY 2024
As for the 85 Raffles branded private residences, interior designers 1508 were responsible for their design and also the amenity spaces including a cinema room, residents lounges and wellness spaces. At the time of its opening in August 2023, two studios, Elicyon and HBA Residential, unveiled designs for a brace of these residential spaces. Both feature imposing proportions, high ceilings and classical architectural detailing.
Elicyon combined elements of an English home, with additional references to Raffles’ South Asian birthplace with delicate botanical prints and a striking oversized wall hung paper fan as a focal point in the guest bedroom which also features a 19th century mahogany daybed. Standout items for the principal bedroom include 1920s Venetian antique secrétaire bureau, while in the living room there is a vintage 1980s American ‘Faux Bois’ bronzed plaster and tessellated stone console table plus a pair of antique Neoclassical French alabaster table lamps. Charu Gandhi, founder and director of Elicyon, says: “Our aim was to craft a captivating and refined space that honoured the stories the building holds, and we also wanted to encapsulate a strong connection with the natural world, and so chose a palette of fresh green and earthy tones to link the overall scheme.”
William Bles, director of HBA Residential, describes the practice’s work on a 3 bedroom, 3,399 sq.ft residence, “Benefitting from one of the most striking and unusual residential floorplans within The OWO, with an expansive hallway akin to a gallery space and an octagonal living room, we have celebrated these nuances through a highly considered interior scheme.”
Summing up the achievements, Raffles London at The OWO’s Philippe Leboeuf says finally, “We have worked tirelessly to create a destination which preserves the heritage of this significant address, whilst breathing new life into it.”

COLIN MUSTOE MBE
Panaz/ Commercial Interiors UK
Lifetime Achievement Award 2023
Colin’s working career started at the age of 17 and after several jobs he settled working for an office furniture manufacturing company in London. After a number of years he was relocated to Darwen, Lancashire. Whilst working at the Darwen based company he decided to ‘give it a go on his own’.
This was when he formed Kingsway Contracts in 1976. The name was later changed to Senator International and is now known as The Senator Group.
The Senator Group is the largest UK office furniture manufacturer and is made up of 4 main brands.
• Senator – Office furniture with a design process that begins way before pencil reaches paper.
• Allermuir – Contemporary furniture here to challenge perceptions. Products which create beautiful spaces equally at home, in the office, hospitality, hotel or leisure environments.
• Torasen – Smart, efficient, cost-conscious furniture.
• Teal – specialised furniture for care homes, mental health facilities and hospitals.
Senator’s main manufacturing facilities are in Lancashire, with a smaller manufacturing plant in Ohio, USA. Manufacturing facilities are supported by showrooms in New York and Chicago as well as India, Singapore and Hong Kong. The group is able to service customers on a worldwide basis, employing over 1,500 people globally.
Some examples of the clients that The Senator Group are proud to have supplied are Amazon, Google, Jaguar Land Rover, HSBC, Rolls Royce, Shell, BP, Major Government Departments.
Colin believes the company’s success is down to quality service levels and continuous investment in new progressive designs.
In 2009 the group developed Sustain , a purpose-built 15,000 square foot recycling unit in Lancashire. Sustain is now a ZERO waste to landfill business. For every piece of material created, Sustain creates a direct route for recycling the equivalent piece of redundant material at the end of its life. Any furniture classed as redundant by customers is also processed at Sustain , irrespective of the manufacturer. All materials are separated and segregated and then recycled.
In 2022, The Senator Group’s turnover exceeded over £220 million pounds.
Colin’s son, Robert, took the helm some years back, allowing Colin to concentrate on his property interests and charitable work. The Youth Zone in Blackburn being just one of a number of charities that Colin supports.
In 2017 Colin became Chairman of the Royal Lancashire Agricultural Show and has managed, along with a dedicated team of volunteers, to win over the farming community and bring the show back to its former glory. The Society is now able to give generously to all the charities that support the local farmers.

ANNUAL LUNCHEON
NOVEMBER 2023
THE ROYAL LANCASTER, LONDON
The opulent Royal Lancaster Hotel played host to the most significant event on the yearly calendar for the commercial interiors industry – the Commercial Interiors UK Annual Luncheon. This yearly gathering has solidified its reputation as the most prominent event for designers, architects, manufacturers, and suppliers in the commercial interiors sector. It is a day of celebration, reflection, and the exchange of innovative ideas.
Carolyn Mitchell, Commercial Interiors UK Chair, delivered a compelling speech during the event. She emphasised the unique role that the Annual Luncheon plays in uniting professionals from all corners of the commercial interiors sector. “It’s the only event that brings us all together from all areas of our industry,” she noted. Her address didn’t stop there; she also touched on the prevailing issue of inflation, highlighting the prolonged impact it has had on the sector.
In an ever-evolving industry, technology has become an essential component of commercial interiors.
Carolyn highlighted the pivotal role that technology, including smart solutions and augmented virtual reality, plays in transforming the way we design and experience commercial spaces. KINGDOM OF SAUDI ARABIA
A Creative Industries Trade Mission to Riyadh, jointly run by the Department of Business and Trade (DBT) and Commercial Interiors UK (CIUK) with support from the Royal Institute of British Architects (RIBA) was an amazing success.
Against a backdrop of Saudi Arabia investing billions in huge giga-projects and demanding the full range of creative services and expertise to service the growing hospitality, leisure, commercial and residential property sectors, the mission provided knowledge and opportunities for the thirty selected British Creative companies to promote their varied architectural, design and interiors skills to this burgeoning marketplace.
As well as a comprehensive programme of visits, the UK delegation had the benefit of a well designed UK Group Lounge at the sold out Index/Hotel Show, which filled up all four halls at Riyadh Front exhibition centre.
The UK stand was furnished with high end British designed furniture provided by CIUK member Boss Design.
The Mission also visited Cityscape Global Exhibition and Conference held at the Riyadh Exhibition and Convention Centre in Malham. This event was on an even more massive scale with all the major giga-projects on display, alongside other huge developments and future concepts.
The thirty companies who attended the mission were very optimistic of real business opportunities coming from their presence and visits.
