Nearly 20 Years Experience As A Licensed Real Estate Investor, Agent & Broker Questions: Why should I buy a home versus renting with today’s real estate market like it is? Trying to decide if you should own a home is personal decision that only you can make. Buyers do tend to let the fear of the unknown be the force in making their decision and that can create a very unhappy decision. Let me give you Five Reasons why you should Buy in Today’s Market. Let’s start with the most obvious of all. 1. No More Landlord! Tenants tend to put money out of their own pocket into their rental to make the rental comfortable and more towards their style of living. Most of the time that means painting and decorating to improve the property and then what happens? The rent goes up or the landlord sells the property and the tenant gets nothing in return. 2. Making Your Home Your Style. As mentioned you can do some improvements, but only to a minimum on a rental. If you own the property you can do any improvement, including major renovations, without asking for permission. Also take into consideration home owners associations or planned community development restrictions, owning gives more control and flexibility in both.3. Weigh the Cost of Owning. Having a financial reserve is sometimes important in owning since you will no longer have a landlord to fix that light fixture or dishwasher. It’s important when you run into unexpected troubles. There are websites like GinnieMae.gov that offer price charts that help compare the savings of buying versus renting. It helps to analyze factors like tax savings you may receive and how much equity you could gain as well as how much your future rents may increase. 4. Long Term, Buying is much better than renting. A recent article in a Florida newspaper had a quote saying “For people with long term plans, the rent versus buy equation is tilted heavily toward buying because housing affordability is at record highs dating all the way back to 1970. Homes are being undervalued in many areas and are selling for much less that the cost of replacement construction while rents are rising at a faster pace. Owning a home could actually be considered as a hedge against future inflation. 5. Low Interest Rates and Affordable Homes Won’t Last Forever. If your still not ready to buy or can’t afford to buy consider this. These low rates and low prices won’t last forever. Sometimes we tend to think they will but in reality they can’t. Distressed sales will begin falling by 2013 and that will cause home prices to begin to creep upward. New Home building is still at record lows with a heavy supply and it’s not expected to increase.
