Summer Entryway Inspiration

Michelle Gracie is one of LA’s top producing agents of The Beverly Hills Estates, and CEO of The Turnkey Concierge, a home production services company serving LA’s luxury market and celebrity clientele. She wants you to summer-ify the listing season with her Top 5 Tips on how to make your entryway enchanting.

Everyone talks about the importance of curb appeal, however, Michelle wants to take a deeper dive into the Turnkey Entryway. “I cant stress enough that the walk up to your front door for a potential buyer will leave an everlasting first impression that will be compounded when the buyer stands outside reflecting back on the property, potentially discussing writing an offer with their realtor,” says Michelle. “So your home’s first impression will double down as a lasting one.”

Whether you’re getting ready to put your home on the market for sale or not make sure you give your entry the refresh it deserves for spring tidings. Welcome friends and family to gatherings after you use Michelle‘s 5 step refresh.

1st Restore the Door - The Face of your Door is the portal to your entryway. Start by applyng a fresh stain or coat of paint adding vibrance as you cross the threshold.

2nd Revitalize Lighting - Replace outdoor bulbs that need assistance. Lacking in lighting? Easy fix pop in LED Solar Pathway Lights which will light up the walkway leading up to your door.

3rd Redesign Garden Pots - Michelle’s favorite garden pot combo is either two large pots on each side of the door or stacking 3 pots varying in sizes large, medium or small on each side of the doorway. Both choices will add beautiful symmetry and frame your welcoming portal. When choosing what to put in your garden pots, according to Michelle, “Color evokes Emotion”. She suggests one of two winning color combos. Lush shades of green and white for a prosperous organic vibe or what she refers to as “The SoCal Feels”. A combination of purples, pinks & white for a romantic and whimsical essence. After you know your color combo start planting with “Tall Thrillers” to give your pot height and drama. Next add “Filler”, a medium sized plant, for fullness. Lastly, and Michelle’s favorite, place a “Spiller” to texturize & cascade over your perfect pots. Michelle states “Layering plants thoughtfully will elevate the look of your garden pots”.

4th Recreate Betterment BasketsEven with a proper mudroom, someone is bound to pop by and leave everyday items near your main entrance. Place 2 beautiful oversized baskets just inside your foyer. This way you and your guests will have a designated place for things such as shoes, soccer balls, dog leashes, book bags, etc.

5th Renew Entrance Mat - Last but not least, don’t forget to throw away & replace that old doormat. It’s been walked all over and seen better days. This little detail will make a cosmic-sized difference at first glance.

The Hidden Hills Community Association (with which this publication is not affiliated) has put out a request to all residents to provide their feedback on what they think could be done better in relation to the Architectural and/or Construction

standards in our community. THIS IS YOUR OPPORTUNITY TO VOICE YOUR OPINION. IT MATTERS.

Your email should go to tracie@hiddenhills.org.

ARCHITECTURAL STANDARDS UPDATE

ATTENTION: HHCA Members, residential architects, civil and soil engineers, landscape architects, equestrians, contractors, developers and others!

As we embark on the arduous task of revising and restating our Architectural Standards and our Rules and Regulations, WE WANT YOUR INPUT. We hope to benefit from the expertise of those who have worked with our Committees and our Standards, as well as with the County of Los Angeles and others, so they can contribute some “real world” experience to the process. Our goal is to preserve the unique nature of the community while bringing our governing documents into the 21st Century.

Please email any thoughts/suggestions you may have with respect to the following list of subjects we hope to address and/or any other issues you would like us to add to tracie@hiddenhills.org:

1. Review and revise fees for submittals, grading, and bonds. Too low for developers? Too high for residents?

2. Hardscape/Open Space Requirements. Should there be a maximum based on lot size? Should lot size include slopes or just “building pads”?

3. Aesthetics. Further define rustic, country, distant views, equestrian, etc. to reference specific architectural terms, styles, and include examples.

4. Grading/Excavation. Import/Export restrictions. Removal and Re-compaction, total grading, removal of spoils, etc. Develop monitoring and enforcement systems for violations.

5. Equestrian requirements for both new and existing homes.

6. Construction Projects. Create specific definitions (with examples) for “Major” vs. “Minor” Projects and distinguish between interior and exterior remodels.

7. Submittal/Approval process. Required materials, personnel, timing. Consider limited “over-the-counter” approvals for minor changes.

8. Construction oversite. Responsibilities of new HHCA personnel, processes, notice & enforcement. Consider requiring Construction Cameras.

9. Construction duration. Review, revise and consistently notice violations and impose penalties.

10. Construction parking. Develop solutions for overcrowding of parkways.

11. Committee. Explore options to make the application, review and approval process more efficient and productive.

12. Removal/Relocation of Protected Trees: Requirements/Prohibitions/Application Process.

13. Variances: Requirements/Process

14. Lot-Line Adjustments: Requirements/Process

15. Landscape: Privacy Hedges/Heights

16. Roofs: Restrictions/Ridge Heights/Crickets

17. Lighting: Restrictions on New & Existing Homes/Enforcement

18. Noise restrictions: Timing/Monitoring & Enforcement Procedures

TIME TO VOTE! CALIFORNIA PRIMARIES ARE JUNE 7TH

There are multiple races on the June 7 Primary, including:

● Governor

● US Senate

● LA County Sheriff

● LA County Supervisor 3rd District, which includes Hidden Hills.

BRUSH CLEARING SEASON IS HERE & THE GOATS ARE RETURNING

As we approach the warm summer months, annual brush clearance becomes an important topic in Hidden Hills. Brush clearance is important because it creates defensible space around homes and properties.

Starting May 1st, the fire department began brush clearance inspections of approximately 3,000 properties in Hidden Hills and Calabasas. Upon inspection, the department will issue a report to any property owner not in compliance and will allow 30 days to correct violations. After 30 days, the department will return to complete a second inspection. Firefighters are moving as quickly as they can through their rounds of inspections, which are expected to continue through late June.

You may remember seeing the grazing goats at work last July. They were hired by the City to extend the required brush clearance along the City’s northern and eastern borders, which back up to Mountain View Estates and MRCA open space. Mountain View Estates has begun the required brush clearance along their borders and will soon clear the Hidden Hills side (behind Jim Bridger). Between mid-June or early July, the goats are expected to arrive. They will clear 200 ft. of vegetation on the MRCA side of Hidden Hills and an additional 100 ft. on the Mountain View Estates side. For more information, contact City Hall at 818-888-9281.

June 7 is Election Day Why Do We Need to Vote in the June 7 Primary Election?

Primary elections, which are commonly referred to simply as primaries, is the pre-election process for constituents to select their preferred candidate for upcoming general elections at all levels of government. Primaries ultimately help constituents of their respective party unite behind one candidate.

If you are registered to vote and have not received your Vote by Mail packet, then you should visit the Los Angeles County Registrar of Voters (www.lavote.gov) website or call 800.815.2666.

If you are not registered to Vote, you can still register ahead of the June Primary. The deadline to register is May 23. Vote by Mail ballots can be mailed back in or dropped off at any LA County Ballot Drop Box.

The two closest Drop Boxes to Hidden Hills are located at:

● Calabasas Library/City Hall 100 Civic Center Way

● LA County Library – Platt Branch – 23600 Victory Boulevard.

The neighborhood was invited to share the “Very Best” Mr Softee ice cream cones and welcome back Lieutenant Jennifer Seetoo who was recently named Captain of the Los Angeles Sheriff’s Department Lost Hills Station, replacing Captain Chuck Becerra. Lieutenant Seetoo is the first woman to command the station

in its 30-year history as she oversees law enforcement services for the cities of Hidden Hills, Agoura Hills, Calabasas, Malibu and Westlake Village.

Lieutenant Seetoo is a 22 year veteran of the LASD, including previously at the Lost Hills Station where she successfully commanded

ASHLEY RIDGE

Contrary to popular belief, Ashley Ridge is not named after a local resident developer. It is, in fact, named after WILLIAM HENRY ASHLEY , a U.S. Congressman and fur trader who revolutionized the fur

trade and hastened exploration of the American West when he introduced the rendezvous system as a substitute for traditional trading posts. Ashley was born in Powhatan County, Virginia circa 1778, and migrated to Missouri in the early 1800’s.

Missouri was admitted to the Union, he was elected its first lieutenant governor, serving from 1820 to 1824 under Governor Alexander McNair.

In the early 1820’s, William Henry Ashley and Andrew Henry, a bullet maker he met through his gunpowder business, posted famous advertisements in St. Louis newspapers seeking one hundred “enterprising young men… to ascend the river Missouri to its source, there to be employed for one, two, or three years.” The brave explorers who responded to this call became known as “Ashley’s Hundred.” Between 1822 and 1825, Ashley and Henry’s Rocky Mountain Fur Company sponsored several large scale fur trapping expeditions up the Missouri River to the mouth of the Yellowstone River. The parties included “mountain men” such as Jedediah Smith and other experienced trappers to set up trading posts. Jedediah Smith’s party, part of Ashley’s Hundred, were officially credited with the American discovery of South Pass in the winter of 1824.

Interestingly, the real story behind the blockbuster film The Revenant is founded in the history of the Ashley-Henry expedition. Hugh Glass was an explorer who was a part of “Ashley’s Hundred.” While scouting for game, Glass surprised and disturbed a mother grizzly bear with two cubs. The bear charged, severely wounding Glass, who although badly mauled managed to kill the bear with help from his trapping party. Even though the men were convinced Glass would not survive his injuries, they carried Glass for two days, greatly slowing the pace of the group’s travel.

John S. Fitzgerald and a man later identified as “Bridges” volunteered to stay with Glass until he died so the rest of the party could move on (There is debate whether “Bridges” was actually famed mountain man Jim Bridger.)

The two men left Glass for dead claiming that they were attacked by the Arikara tribe. Fitzgerald and “Bridges’’ later caught up with Ashley’s party and incorrectly reported to him that Glass had been killed and an attack on them was imminent. Meanwhile, despite the severity of his injuries and being abandoned without supplies or weapons, Glass heroically crawled for six weeks over 200 miles back to Fort Kiowa, South Dakota. After recovering from his wounds, Glass confronted and exonerated Fitzgerald and “Bridges.” Eventually Glass re-enlisted with Ashley’s company, although years later he was killed in a confrontation with Indians.

Ashley accompanied another expedition that crossed from the upper Platte to Green River Valley, which they discovered to be extremely rich in fur-bearing animals. In this valley, he held the first rendezvous of the

34 The Hidden Hills Register & Resource Guide | June 2022

mountain fur traders and trappers. A rendezvous is a temporary wilderness market, where trappers could bring their furs to him at the end of the season and purchase from him the supplies they needed for another year of trapping.

In 1825 he led an expedition that reached the vicinity of Great Salt Lake City, Utah. He discovered Utah Lake, which he named Lake Ashley, south of the Great Salt Lake. Ashley sold the fur trading company to three of his trappers: Jedediah Smith, David Jackson, and William Sublette; but continued supplying goods to the company and brokering their furs. Having acquired an ample fortune and successfully in his retirement, he focused his attention on his career in politics. He was defeated for the governorship of Missouri in 1824 and

1836, however from 1831 to 1837 ascended to become a U.S. Representative and an effective champion of Western interests for two terms.

As we travel the streets in Ashley Ridge, we are reminded of the legendary explorer William Henry Ashley who not only created the innovative business model for the fur trade that garnered him a great deal of money and recognition, but who more importantly helped open the western part of the continent to American expansion through trade. Gelson’s SUMMER BITES

A VIRTUALLY TASTY, CITRUS INSPIRED DISH FROM THEIR LATEST ONLINE COOKING CLASS

Chef Abraham van Beek and Gelson’s Vice President of Marketing Yvonne Manganaro took a juicy dive working with citrus in the kitchen. There are over 310 varieties of this genus of flowering trees and shrubs that produce delicious tangy, sweet and acidic fruits that have the ability to brighten any dish. Chef Abe broke it all down in this online sweet and savory cooking class, providing the knowledge and confidence needed to unleash your inner fruit ninja. He showed how to slice, peel, taste, and correctly use Blood Oranges, Ruby Red grapefruits, Ojai Pixie tangerines, Oro

Blanco grapefruit-pummelo hybrids, and limes in a lively full flavored Spring menu. Festive nights should begin with a Grapefruit Paloma bursting with sweet and tart flavors that lay the foundation for matching each citrus variety with a course. The typical growth cycle for citrus is the tree fruits between October and March, and then goes dormant in the off season storing up energy to produce fruit again for the next year. On the outside, pith skin determines the bitterness, while most varieties have bright color pulp and aromatic juices on the inside. The full notes of each come together to balance out flavors.

Chef Abe instructed how to segment and squeeze all of the citrus fruits for the Pixie Tangerine Salad with fresh Oro Blanco Vinaigrette, the Lump Crab Cake with Blood Orange Avocado Mousse and Citrus-Fennel Slaw, and the Chicken Milanesa with Arugula and Oro Blanco Salad. He gave essential culinary tips for the intermediate level chef such as how to properly cut herbs, mince Serrano Chilis (Remember to wash hands after!) & skin, pit, and dice avocados. The refreshing sweet and savory citrus flavors elevate any meal. Sign up at Gelsons. com for online classes.

RESIDENTS SHARE THEIR FAVORITES

Linda Raznick has been a resident of Hidden Hills for 22 years after making the short move from Vista Pointe in Calabasas. Linda shares her home with her beloved husband Rob, a new feisty rescue golden retriever named Willow, and three horses. The horses are named Chicago, Cash and a longtimer named Zeus who has lived with them for 26 years. Linda is a lawyer, writer, editor, and an animal lover by choice. She has spent decades volunteering her time on various boards such as the Equestrian Services Committee (previously the Trails Committee), the Hidden Hills Horsemen, and is currently in her second term on the HHCA Board of Directors where she is the ESC liaison to the great benefit of our Hidden Hills neighbors and animals. In addition, she currently serves as a Director and Board Member to the START Animal Rescue organization that saves lives through rescuing, transporting, spaying & neutering animals in need.

Linda states that she has no “real favorite” trails for the reason that her favored destination to ride with Rob has always been Ahmanson Ranch. The large nature park is where their horses can run free as they all take in the beauty of the nearly 3,000 acres of the Upper Las Virgenes Canyon Open Space Preserve. Linda believes Spring is the best time in Ahmanson because of all the wild flowers, although she warns to avoid snakes and bees this time of year. Even though it has been months since she has

ridden, she looks forward to when she returns as some of their most cherished memories have been the rides they shared with her beloved stallion Liberty and Rob’s beloved Palomino named Montana.

The Raznick’s typical rides span 2 to 3 hours over many acres. Being the social creatures they are, Linda and Rob would make their decision on how to reach Ahmanson Ranch depending on who they were meeting. Normally their travels would begin on Round Meadow Road greeting their many neighbors

who were also enjoying the outdoors. If they were in the mood to visit the turkey that used to live on Long Valley Road, they would enter the back trail next to the perennially under construction “Ron Berg” House on the corner of Round Meadow and Long Valley Roads. There

is a wide opening to a trail that runs parallel along Long Valley Road towards Ahmanson Ranch.

The “Turkey Trail” is wide and shaded on both sides by lush landscaping. It doesn’t offer any views, however there is a gentle incline and a few options to detour onto a few roads off Jed Smith Road. Continue straight for less than a mile until a curve is reached. One can peek a glimpse of Ahmanson Ranch through some trees before making a steeper descent to

reach where the trail exits near the top of Long Valley Road. All hikers, mountain bike riders and equestrians have to do is open “Craig’s Gate” and ahead lies the treasured hills and canyons of the wildlife park in our backyard.
