Introduce yourself as the Sales Director of the prestigious new development in Coconut Grove Arbor:
I am Sandra Masis, Sales Director at Arbor Grove, a prestigious new residential development located in Coconut Grove, Miami’s dynamic and historic neighborhood. With over 15 years as a licensed associate at Cervera Real Estate and specialized expertise in the Coconut Grove market, I bring a career sales record exceeding $931 million. This experience uniquely positions me to excel in selling this development. I am dedicated to assisting prospective buyers in discovering their perfect property within our distinctive community.
What is the background of the project, the craftsmanship, amenities, the elegance?
Arbor is a low-rise sanctuary offering 45 exclusive residences that redefine the art of living in the heart of Coconut Grove, designed to bring you back to nature and enjoy a more balanced, more natural, more easy-going lifestyle.
Developed by the renowned Behar Font & Partners, this new development embodies modernist design principles while harmoniously integrating with the natural surroundings of The Grove. The residence offers spacious 2- to 4-bedroom homes, complete with modern amenities and serene views that ensure privacy and tranquility. Arbor’s architecture and interiors are as laidback and contemporary as Coconut Grove itself.
This development is a testament to craftsmanship, elegance, and luxury living. Its amenities include a state-of-the-art gym, a tranquil pool, and a lush rooftop deck, among others, designed to offer residents a balanced lifestyle, perfectly blending convenience with luxury.
You play a vital role in bringing prospective buyers to find their perfect match within the development. What strategies do you employ to ensure the overall success of the project?
In my role as Sales Director at Arbor Grove, I play a pivotal part in linking potential buyers with their perfect properties within the development. Recognizing the complexities of new development sales, my aim is to simplify the process by comprehending clients’ requirements, preferences, and financial factors, consistently prioritizing their best interests. I utilize my market knowledge to inform and steer them through a careful selection process, empowering them to make well-informed decisions every step of the way.
Your real estate experience in real estate sales and market trends is impressive, how does help in guiding your clients through the entire purchasing process seamlessly?
Early in my career, I joined Cervera Real Estate, the premier brokerage in Miami for new development sales, to gain industry insight and establish a solid foundation. Recognizing my skills and strong aptitude, my mentor Alicia Cervera Sr. took me under her wing, providing comprehensive guidance on all aspects of the industry. During this time, I immersed myself in the Miami real estate market, experiencing its ebbs, flows, and transformations firsthand.
As an early contributor to the sale of new developments in Coconut Grove, I witnessed and evolved alongside this rapidly developing neighborhood, fostering invaluable connections, anticipating emerging market trends, and gaining unique insights into its evolving dynamics.
Leading sales for pioneering developments like Grove at Grand Bay, and super-broker for Park Grove, and Fairchild Coconut Grove
from their inception provided me with a deep understanding of consumer preferences, sales intricacies, and a compassionate approach adaptable to clients at any stage of their real estate journey.
My background in sales has cultivated a customer-centric approach, emphasizing active listening, clear communication, and personalized service to ensure that my clients feel fully supported and empowered throughout their real estate endeavors.

16 years ago, we looked back to numerous memorable moments in our story and the challenges we experienced first hand making this publication come to life.
It was tough, as the Grove went through a very heavy stage, when it grew increasingly clear how vital it was that we had to have the right structure and strong partners.
As part of Miami Marketing, we then rapidly gained momentum and went to unexpected reach of over 8,000 new and unique monthly readers, and decided it was time to make this print publication happen.
I am very proud, that even in such challenging times, we have kept our readers connected.
I would like to give a special thank you to our Miami Marketing team for all the energy and dedication with this, as they have maintained our operations together with our community for its financial support and to you, our readers, for your continued confidence and trust. Jo-Ann Forster, the heart of real estate in Coconut Grove, the queen, without a crown but with an indelible spirit. Jo-Ann Forster wasn’t born into royalty, nor did she inherit grandeur; she created it, brick by sunbaked brick, with a smile that rivaled the Floridian sunshine. To the Grove, she was more than a real estate mogul; she was a vision in perpetual motion, a guardian of dreams, a builder of communities, a friend to the aged Pinecrest trees that whispered their secrets to her alone.
In coffee shops, she was greeted by name, her laughter dripping like honey into the consciousness of the Grove. Clerks, baristas, and street artists, all knew her—she who had sold homes, but instilled life into the historical nooks of their haven.
Beneath the sprawling limbs of a towering banyan tree, amid the melodies of chirping birds and rustling leaves, Jo-Ann often sat, reflecting on the stories hidden within the heart-shaped leaves. Her legacy weaved seamlessly into the Grove’s roots, an eternal symbiosis of nature and nurturance.
It was common knowledge that Jo-Ann had a particular affection for these giants “aged trees” she called them—they stood as steadfast witnesses of the passage of time, the growth of a community, the moments of pure bliss as a family took the keys to their new home, the smiles, and tears upon the close of a sale—a story told.
Each house Jo-Ann touched bore the strokes of her integrity, and within each wall seeped the tales of her unwavering dedication. For not a place in Coconut Grove echoed without some memory of her. Traces of her warmth glowed in the designs, her expertise etched into the landscapes she helped sculpt, each adornment a testament to life’s ephemerality and the enduring capacity to impact others.
For in the hearts that remember, the minds that rever, and the souls that cherish, Jo-Ann Forster remain undying.
Her legend will remain, her legacy woven into the enchanted Grove; in loving memory of Jo-Ann Forster, whole life reasonated with respect, love, honor and unforgettable memory-a mosaic of all she cherished, her family and real estate, all she touched, all she was to the Coconut Grove.
Forever she shall live, not just in the streets and the seamless horizons but in the tender whispers of the leaves that giggle upon the breaking dawn of Coconut Grove’s new day. Fly high mama bird! Love you!
Brian Shapiro and Lauren Allan are the principal agents of the top-producing, Jo-Ann Forster Team at Compass. Jo-Ann Forster was one of Coconut Grove’s most successful and recognized real estate leaders for decades and was joined in business years ago by her son, Brian Shapiro, and her daughter, Lauren Goodkind Allan. Jo-Ann began her real estate career over 45 years ago and was a consistent trailblazer in marketing and a top producer by sales volume year after year. When the trio moved from One Sotheby’s International Realty to Compass in 2019, Brian and Lauren moved into the role of Jo-Ann’s business partners with Brian assuming the role of Managing Partner and Lauren acting as Vice President of the Jo-Ann Forster Team.
Brian Shapiro grew up in the offices of Coconut Grove Realty where he started real estate marketing at age six by licking and stamping direct-mail envelopes with Jo-Ann. He attended Emory University and upon graduation, returned to Miami
to create one of the nation’s leading real estate marketing and technology companies. Following the sale of his real estate marketing company in 2004, Brian became President and Chief Technology Officer of Expert Realty, a real estate, mortgage and title company in South Florida. Eager to return to sales, he joined forces with his mother and respected top producer, Jo-Ann Forster in 2010. Brian has established his own reputation of being a strong negotiator and an expert in market conditions and trends. He shares the same level of passion and dedication for real estate and client satisfaction that his mother did.
Lauren Goodkind Allan was born and raised in a Miami real estate family as the daughter of Jo-Ann Forster and Brian Goodkind, a well-reputed real estate attorney. She graduated from the University of Florida before pursuing a Master’s in Social Work from New York University. She returned to her hometown in 2011 and began her career in clinical social work before
ultimately deciding to join Jo-Ann in business. Lauren saw an opportunity to combine her passion for helping people through life transitions, her deep love of Miami neighborhoods, and her family’s real estate roots. Now she enjoys helping her clients navigate the home selling or buying process with compassion, responsiveness, and expertise. Lauren is an enthusiastic networker and connector, starting a local moms’ book club, joining Beaux Arts, actively participating in local mommy communities, and being a years-long member of Miami Moms in Business. It’s her honor to continue Jo-Ann’s spirit of female empowerment and entrepreneurship.
Jo-Ann Forster was known not only for being a consummate real estate professional but for her generosity, humor, and integrity. Brian and Lauren are privileged to continue her longstanding legacy of outstanding professionalism and success in the village she loved from first sight, Coconut Grove.
"We wanted to make it uniquely Coconut Grove, we inlcluded a lot of elements we saw in the Community, there is a lot of history in Coconut Grove, its a very green community. We repurposed an existing building and reuse a lot of the existing elements."
Coconut Grove, whose roots date back to the late 1800s, has long been a magnet for adventurers, artists, and free spirits. From its early days as a haven for sailors and settlers to its later allure for luminaries like Tennessee Williams and Robert Frost, the Grove has always been a source of inspiration and hospitality. Despite its humble beginnings as a wilderness outpost, Coconut Grove blossomed into South Florida's most vibrant and independentminded community by the late 19th century.
As the Grove grew, notable figures like Ralph Munroe and the Peacock family played pivotal roles in shaping its character. The opening of the Bay View Inn, later renamed the Peacock Inn, marked the beginning of Coconut Grove's hospitality industry and its status as a cultural hub. Over the years, the community flourished, attracting both wealthy homeowners and creative types while maintaining its bohemian vibe.
The hospitality industry loves Coconut Grove for its rich history, vibrant culture, and natural beauty. Its picturesque setting along Biscayne Bay and its eclectic mix of shops, restaurants, and cultural
attractions make it an ideal destination for travelers seeking relaxation and creativity. The area's diverse accommodations, from historic inns to modern hotels, cater to a wide range of tastes and preferences. Coconut Grove's welcoming atmosphere and laid-back vibe create the perfect environment for guests to unwind and immerse themselves in the local culture. Whether visitors are drawn to its lushness, vibrant nightlife, or bohemian charm, Coconut Grove offers something for everyone, making it a beloved destination.
The Grove has recently undergone its latest metamorphosis. CocoWalk's recognition as the Project of the Year by the ULI Southeast Florida/Caribbean 2022 Vision Awards is an impressive accolade that underscores the significance of the Grove’s modernization. The prestigious acknowledgment speaks volumes about the dedication, vision, and collaborative effort that has gone into revitalizing this iconic shopping center.
At the core of the modernization project were several key objectives aimed at transforming CocoWalk into a contemporary and vibrant destination while preserving its historical legacy. First and foremost, the goal was to seamlessly
"WE WANTED TO MAKE IT VERY INVITING, APPARENT AND SIMPLE"
"We moved a 60-foot high kapok tree to the middle of the courtyard, which is celebrating the green nature of Coconut Grove in a really big way, and that tree is sitting on top of 2 levels of parking, which are underground, it helps reinforce the green idea and makes it a comfortable place." says Larry Beame of RSP Architects.
integrate office and retail spaces into the existing complex, ensuring a harmonious blend of commercial activities catering to the diverse needs of residents and visitors.
CocoWalk underwent a modern transformation to better suit the changing needs of The Grove locals, integrating new retail, office, and hospitality spaces while preserving its iconic features. Developer John Doe emphasizes their focus on fostering "live-work-play" dynamics, aiming to create vibrant urban hubs tailored to local lifestyles. This massive undertaking successfully blended office and retail within CocoWalk, introducing Class A office spaces alongside boutique shops and entertainment venues, enriching the neighborhood's mixed-use appeal. In the case of Grove Central, it was marrying residential with neighborhood daily needs retail. Strategic landscaping enhancements were also incorporated to harmonize with the area’s natural canopy.
“The retail that was very much in vogue 20 to 25 years ago with the Gaps and Victoria’s Secrets of the world… [has] become a thing of the past,” said Michael Comras, Principal of the Comras Co. “If a tenant was relevant for the mix we’re creating, we’d work with them and bring them back. The Gap is a great brand, just not appropriate for CocoWalk. Our goal with CocoWalk is to reflect a day in the life of someone in Coconut Grove. Residents can work out at YouFit Gym in the morning, office tenants can have lunch at Sushi Garage or Sweetgreen, and kids have places like The Spot barbershop and School of Rock music school. At night, it’s all about bars and restaurants. We cater to families and daily lifestyle needs. By offering flexible leases and reasonable rents, we’ve brought in great fits like Free People Movement, which sells women’s workout clothes.”
Retail was balanced with a sense of community as the revitalized CocoWalk now features an inviting outdoor plaza, designed to foster community interaction and serve as The Grove's social hub. The vision was to make it the neighborhood's "living room," welcoming locals and visitors alike for a multitude of activities, day or night, without obligation to purchase.
Overcoming significant challenges, including demolishing sections of the property while maintaining operations and constructing a new five-story building atop an existing garage, required meticulous planning and collaboration. The project's completion has garnered widespread praise from residents and stakeholders, affirming its role as a cornerstone of The Grove's commercial real estate landscape.
The project team, led by architects Larry Beame and Hobi Linhares from RSP Architects, employed a strategic approach that focused on enhancing the functionality and appeal of CocoWalk. Through meticulous planning and design, they reimagined the layout of the shopping center, optimizing the space to accommodate a diverse mix of amenities and tenants. The approach not only revitalized CocoWalk, it also created opportunities for social interaction, cultural exchange, and economic growth within the neighborhood.
One of the most notable additions to CocoWalk through this project was the incorporation of a wide range of amenities that enrich the overall experience for visitors. From upscale boutiques and gourmet eateries to dynamic entertainment venues and outdoor spaces, CocoWalk has emerged as a multi-functional destination that offers something for everyone. The introduction of a sophisticated rooftop bar and expansive outdoor plaza further elevate the destination.
“We’re proud to provide immersive spaces for relaxation, socialization, and community engagement,” says Hobi Linhares.
The retail and dining scene in Coconut Grove is also undergoing a significant transformation, including the renovation of Dinner Key Marina, the $50 million renovation of the Mayfair House Hotel & Garden, and the anticipated groundbreaking of Vita on Grove Isle, offering ultra-luxury residences with unparalleled bay views.
The design team behind the mixed-use redevelopment in the heart of Coconut Grove.
Coconut Grove's skyline is marked by architectural marvels like the Grove at Grand Bay and Park Grove, developed by Terra Group and designed by BIG and OMA, respectively. Notably, former Yankees star Alex Rodriguez has his investment firm, A-Rod Corp, housed in one of the towers. Terra's upcoming project includes a 20-story condo adjacent to the Mr. C Miami-Coconut Grove Hotel. Retail and office spaces are flourishing alongside residential growth, with new eateries and stores popping up, and plans for waterfront development from the TREO Group. Terra and Related are also investing in office spaces, while Madison Marquette recently acquired existing office buildings.
David Martin, CEO of Terra, praises Coconut Grove as one of the nation's most desirable neighborhoods. “It is exceptional to have Terra's three acclaimed residential projects along Bayshore Drive: the Grove at Grand Bay, Park Grove, and the Mr. C Residences. Each project capitalizes on stunning views of Biscayne Bay in this pedestrianfriendly area,” he highlights. Terra's upcoming Grove Central, a mixed-use development with 402 apartments, further underscores the neighborhood's appeal and creates a focus on affordable housing, including solar-powered mixed-use spaces.
The revitalization of the Grove has also seen a prioritization of sustainability and environmental stewardship. Design features incorporated into the new office building at CocoWalk, such as high-performance glass, energy-efficient mechanical systems, and innovative repurposing of existing structures, were instrumental in achieving LEED Gold certification. These sustainable practices not only reduce environmental impact but also underscore CocoWalk's commitment to responsible development and long-term sustainability.
project. Landscaped terraces surrounding the office building not only promote biodiversity but also mitigate heat island effects, enhancing the overall functionality of the space.
By incorporating green spaces into the urban environment, the redesign has improved air quality, reduced energy consumption, and provided employees and residents access to outdoor areas for relaxation and recreation.
Meticulous planning and design efforts reimagined the layout of CocoWalk, optimizing space usage to accommodate a diverse mix of amenities and tenants.

The new outdoor plaza, designed as a vibrant communal nexus, complements the existing CocoWalk environment by fostering a sense of belonging and connectivity. Through a curated program of events, performances, and interactive installations, the plaza serves as a dynamic platform for community engagement, cultural expression, and collective celebration. Whether host to a bustling farmers' market, an open-air concert, or a spontaneous gathering of neighbors, the plaza embodies the essence of CocoWalk as a vibrant and inclusive community space.
Although the modernization of CocoWalk was undoubtedly a transformative endeavor, it was not without its challenges. Navigating complex regulatory frameworks, preserving historical integrity, and managing stakeholder expectations were just a few of the hurdles faced by the project team. Through perseverance, creativity, and collaboration, these challenges were overcome, resulting in a successful revitalization that has positively impacted the community.
the unique flora and fauna of Coconut Grove, ensuring a cohesive integration with the surrounding environment. Door knobs capped in bronze, handrails patterned after local palms, and artistic expressions such as butterfly motifs celebrate the natural beauty of the area. Notably, the relocation of a towering 60-foot kapok tree to the courtyard symbolizes a commitment to preserving the green heart of Coconut Grove, reinforcing the project's environmental ethos.
The modernization of CocoWalk has had a profound impact on the local economy. By creating a dynamic mixed-use environment that promotes social interaction, cultural exchange, and economic growth, CocoWalk has become a catalyst for revitalization in Coconut Grove. The influx of new businesses, residents, and visitors has stimulated economic activity, generated employment opportunities, and increased property values in the area.
“CocoWalk stands as a testament to the harmonious blend of modernization and environmental stewardship in Coconut Grove,” Martin continues.

he Coconut Grove Film Festival Makes Waves with Inaugural Debut: A Beacon of Light for Latin American Cinema
New film festival takes its place on the world stage with support and projects featuring A-listers like Francis Ford Coppola, David Frankel, Jorge Granier, Ivan Orlic, Cristina Umaña, as well as emerging artists, with a focus on Latin American Cinema and fostering filmmakers from around the corner to across the globe
The first annual Coconut Grove Film Festival (CGFF) made its inaugural debut January 12-14, 2024 in the picturesque, historical neighborhood of Coconut Grove, Florida. The festival was launched by the Voices Beyond Borders Art Foundation and featured such luminaries as David Frankel (The Devil Wears Prada, Marley & Me), Jorge Granier (Jane the Virgin), Cristina Umaña (Narcos, Jack Ryan), Francis Ford Coppola and many more. This landmark event was conceptualized by Latin filmmakers and Coconut Grove natives (Frost/Nixon, Genius, Angels and Demons, Inferno) and Xavier Manrique whose credits include the recently released Who Invited Charlie? starring Jordana Brewster, Reid Scott and Adam Pally, has set a new standard in celebrating diverse storytelling and empowering filmmakers.
Voices Beyond Borders Art Foundation’s commitment extends far beyond the annual film festival. Engaged in year-round initiatives, the foundation seeks to support and connect Latin American and Floridian filmmakers, fostering a community brimming with creative talent and cultural exchange. The festival is but a cornerstone of this enduring effort. With its inaugural edition setting a high benchmark, the festival and the foundation are poised to continue playing a significant role in enriching the film community in Miami and beyond.
The Coconut Grove Film Festival: A Cornerstone of Local and Latin American Cinema
“Our aim is to shine a light on the diverse and
vibrant stories emerging from the Latin American and Floridian film communities. We’re passionate about presenting narratives that break away from clichés, showcasing Latin characters in roles that go beyond stereotypical portrayals. This festival is a testament to our commitment to a new wave of storytelling that honors our heritage while forging new paths in cinema.” Said Torres-Urso and Manrique. “It’s about celebrating the depth and richness of our cultures, and providing a platform where filmmakers can share stories that are authentic, powerful, and often underrepresented.” They continued.
At the heart of the festival was a keynote address by Oscar and Emmy-winning director and Coconut Grove local, David Frankel (The Devil Wears Prada, Marley & Me). Frankel’s participation signified a major coup for the festival, highlighting its commitment to excellence and appeal to high-caliber industry professionals. His involvement was driven by a shared vision with the foundation – to nurture emerging talents and showcase authentic, diverse narratives.
“As a longtime ‘Grove’ resident, I was thrilled to be a part of the Coconut Grove Film Festival. Local filmmakers have long deserved a festival they can call their own — and now they have one. Our community has grown so much the past few years and it’s great to see the filmmaking community grow along with it. Hats off to Xavi and Felipe for their vision. Now if they can only convince the Florida legislature to authorize a production incentive again…” Said Frankel.
Miami Mayor Francis Suarez also played a pivotal role, delivering inspiring remarks at the opening party at Mr. C. His words underscored the festival’s significance in spotlighting Miami’s dynamic culture and the unifying potential of film. Suarez’s address celebrated the festival as a vital hub for artistic and cultural expression in Miami.
Premieres and Panels:
An Illustrious Lineup and Emerging Talent
The festival’s panels brought together industry professionals like Jorge Granier, producer of ‘Jane the Virgin’, and Patrick Feldman of Range Media Partners. Their insights offered a window
into the evolving landscape of television and cinema, reinforcing the festival’s place as a crucible for industry thought leadership. An international highlight was the USA East Coast Premiere of Mimi, The Prince of Darkness, directed by Brando De Sica and starring Domenico Cuomo. This Italian feature underscored the festival’s commitment to embracing diverse global narratives, showcasing the universal language of cinema.
A poignant moment at the festival was the retrospective screening and Q&A of Pele: Birth of a Legend, presented by producer Ivan Orlic. This event paid homage to Pele’s legacy, especially meaningful a year after his passing, and highlighted the festival’s dedication to honoring cinematic legends.
The short film category shone brightly with “Shadow Brother Sunday,” produced by Floridian Natalie Metzger, executive produced by Francis Ford Coppola, and directed by Alden Ehrenreich, clinching Best Performances. “Los Hijos De Dios” by Mexican director Sebastian Torres Greene was lauded for Best Cinematography and Production Design, while “In an Orderly Fashion” by Miami’s own Adrian Cardenas was awarded Best Film, showcasing the festival’s commitment to spotlighting emerging talent.
The jury panel boasted notable figures such as Colombian actress Cristina Umaña, known for her roles in “Narcos” and “Jack Ryan”, along with Cameron Duncan, the cinematographer behind “Cobra Kai” and “Tulsa King”, and Matt Gant, the production designer for “Gangs of London” and “Genius”. Additionally, the festival featured virtual contributions from actors Camilla Belle, Thure Lindhardt, and acclaimed cinematographer Andrea Arnone, whose work in “Mimi” earned him Best Cinematography at the Locarno Film Festival.

Taking place at The Hangar in Coconut Grove, fans flocked to witness groundbreaking performances. Festival headliner and co-owner Jon Batiste leaves lasting impression on Miami, and closes with an impromptu performance alongside audience member Will Smith.
Montreux Jazz Festival Miami made its dazzling, long-awaited debut this past weekend when the multi-genre music extravaganza took over The Hangar in Coconut Grove for three consecutive days from March 1 to 3. The festival’s commitment to blend musical excellence with the perfect scenic backdrop brought a one-of-a-kind cultural experience to life.
Montreux Jazz Festival Miami reeled in thousands of concertgoers to experience show-stopping sets by Jon Batiste, Daryl Hall, The Wailers, Cimafunk, and Emily Estefan among many more. Following a record-breaking sold-out opening night, fans flocked to catch the Grammy-award winning Jon Batiste for an additional second night.
On Friday, March 1 concert goers enjoyed performances by Justin Kauflin, ELEW, and Jon Batiste himself with special guests Cecile McLorin Salvant, Cory Henry and Israel Houghton. Batiste led his band through the pumped crowd, initiating a New Orleans-inspired processional he refers to as a Love Riot.
Topping off each night, worldclass musicians remained at the festival and got together for the Legendary Montreux Jam Session, curated by Elmo Lovano. The March 1st session saw Jon Batiste, Cory Henry and many others return to the stage for a two-hour long improvisation session. Midway through the jam, Batiste brought up to the grand piano South Florida’s 18-year-old piano prodigy, Brandon Goldberg.
Unveiling a handful of thrilling surprises, the festival’s second night saw many unexpected and praised moments with special guest appearances and an immersive masterclass given by Jon Batiste at the Colony Theatre. On Saturday, March 2, Grammy-nominated
Cuban musician, Cimafunk, added the perfect touch to the festival’s Miami premiere, offering an outstanding performance. Performers also included Daniela Mercury and Adrian Cota & The Winston House Band.
Jon Batiste took to the stage for a second show with a special guest appearance by Brazilian chanteuse Lia de Itamaracá, for her first-ever performance outside of Brazil.
During the festival’s most talkedabout moment, audience member Will Smith joined Batiste for a cameo rap performance that had audiencemembers in awe. Smith also posted a clip of himself and Batiste from the Festival across social media platforms.
The Legendary Montreux Jam on March 2nd featured over 50 musical artists including Cuban piano legend Gonzalo Rubalcaba who dazzled both audiences and the other musicians on the stage.
The third and final day of Montreux Jazz Festival Miami brought to life performances by Rock and Roll Hall of Famer, Daryl Hall, iconic reggae band, The Wailers, Emily Estefan, Cory Henry,
and sensational pianist Mathis Picard, with his trio.
Montreux Jazz Festival Miami was supported by global partner Audemars Piguet, and new partners Saratoga Spring Water, Glenfiddich, 2200 Brickell, Jammcard, Bandsintown and official sound partner, Meyer Sound.
The Montreux Jazz Festival takes place for two weeks every summer in Switzerland, on the shores of Lake Geneva. Created in 1967 by Claude Nobs and directed by Mathieu Jaton since 2013, the Montreux Jazz Festival has become over the years an essential event, generating fantastic stories and legendary performances. Nearly 250,000 spectators come to the festival every year, enjoying a breath-taking setting, concerts with peerless acoustics and many free stages. Montreux Jazz Festival spotlights the industry’s emerging and contemporary acts, while paying homage to music’s biggest names.
Originally a pure jazz festival since its inception in 1967, Montreux began showcasing other styles of music throughout the decades and today presents artists from across every genre imaginable. Artists that have graced the stage of Montreux include Etta James, Quincy Jones, Bob Dylan, Elton John, Ms. Lauryn Hill, Aretha Franklin, David Bowie, James Brown, Kendrick Lamar, Leonard Cohen, Marvin Gaye, Miles Davis, Nina Simone and many more. In addition to its iconic annual event, the Montreux Jazz Festival has exported its unique expertise and ambiance to cities worldwide for over fifty years. From São Paulo to Detroit, Atlanta to Singapore, Monaco to Tokyo, Rio de Janeiro to Suzhou, and now Miami, these global editions continue to embody the spirit of the Montreux Jazz Festival. www.montreuxjazzfestival.com

South Florida-based real estate development firms CMC Group and Fort Partners, together with leading luxury hospitality and branded residential company Four Seasons, announce the official launch of sales for the highly anticipated Four Seasons Private Residences Coconut Grove. Set within one of Miami’s most historic neighborhoods and building on the success of Four Seasons’ residential portfolio in South Florida and around the globe, this groundbreaking development will be the first Four Seasons standalone residential offering in Florida.
“Four Seasons is the standard-bearer for luxury around the world and has captivated the real estate market with its leading branded residences,” said Nadim Ashi, CEO of Fort Partners.
“We are thrilled to continue our proven relationship with the esteemed brand and forge a new partnership with the highly successful CMC Group on developing this first-of-its-kind offering in the coveted Coconut Grove neighborhood.”
A world-class team has been selected to bring the vision to life, with acclaimed Florentine designer Michele Bönan at the helm of the interiors and Miami-based Luis Revuelta crafting the architecture. Four Seasons Private Residences Coconut Grove will offer 70 homes ranging from two- to four-bedrooms spanning up to 3,980 square feet. Four penthouse residences will range from nearly 6,430 to 9,690 square feet. The distinctive property will rise 20 stories, providing residents with unobstructed ocean views overlooking Biscayne Bay. Inspired by Coconut Grove’s beloved landscape, a sanctuary beneath the shade of banyan and mahogany trees, the building’s façade is
softly curved to blend into the land’s natural rhythm while creating a defining presence on the skyline.
“With over 35 years of experience, our luxury condos have set the standard in the South Florida market,” said Ugo Colombo, CEO of CMC Group.
“Fifteen years ago, CMC Group pioneered luxury living in the Grove with Grovenor House, and now with Four Seasons Coconut Grove, we’re raising the bar yet again. By integrating the renowned Four Seasons service, we’re not just resetting standards; we’re redefining luxury living. Our commitment to quality remains unwavering, ensuring that our buildings continue to be the benchmark for excellence in the industry.”
“With our growing standalone residential portfolio, Four Seasons is elevating luxury living for discerning buyers by blending personalized service alongside prime real estate in the best locations worldwide. The spaces designed by Michele Bönan reflect the renowned architect’s signature style, with a blend of timeless elegance and contemporary aesthetics. Bönan creates a cohesive connection between the interiors and the natural beauty of Coconut Grove, with design inspired by the verdant tropics, the ocean and the quintessential charm of Miami. The homes are crafted to be as polished as they are welcoming, exuding a sense of enduring sophistication achieved through classic lines, elegant furnishings and a palette dominated by neutral tones.
“The essence of Coconut Grove and the cultural significance of the location’s past, including the gorgeous climate, spectacular views and exceptional quality of life, guided each step of the design process,” shared Michele Bönan. “Whether through design elements influenced by the rhythm of the ocean or patterns created in the sand, we maintained fluidity between the surroundings and the interiors to allow residents to relax and immerse themselves in the
atmosphere of the space.”
Homes at Four Seasons Private Residences Coconut Grove will feature nearly 11-foot ceilings complementing the spacious, open floor plans. Custom Italian kitchens designed by Molteni and Michele Bönan Interiors feature top-of-the-line European appliances and finishes, while bathrooms include Italian cabinetry and paneling complemented by Italian marble finishes. Each home will be accessed via private elevator, creating an intimate arrival experience, and will feature the latest in-home automation systems and lighting controls.
Designed to provide a luxurious and intimate residential experience, Four Seasons Private Residences Coconut Grove will offer an extensive amenities collection for residents, including a restaurant, library, state-of-the-art gym and yoga room, spa with cold plunge and hammam, children’s area and private event room, as well as an expansive pool deck and bar lounge serviced by Four Seasons. Residents will also enjoy the benefits of legendary Four Seasons service even without a hotel, including a dedicated Director of Residences, concierge, housekeeping and butler services, inresidence dining, valet and wellness programming, among other offerings.

Coconut Grove has undergone a renaissance, starting with the revitalization of CocoWalk, which has introduced new restaurants, parks, and attractions. The area’s prime location and walkability have increased residential demand and prices, positioning Arbor Residences as a key player.
Arbor’s journey began in 2019 and hasn’t been without its challenges. Initially stalled due to financial difficulties, the project was revitalized when developer Isaac Kodsi stepped in. Kodsi, who started his career as an attorney and later turned into a real estate developer, is known for his ability to turn around troubled projects. Reflecting on his decision to reimburse previous buyers’ deposits, Kodsi stated, “Arbor presented
a fresh challenge: a distressed developer, a lender who filed for foreclosure, and buyers at risk of losing their deposits. Taking decisive action, we acquired positions held by both the bank and the developer. We then refunded buyers’ deposits and released them from their contracts, providing a new beginning for everyone involved.”
Arbor is a visionary development in Coconut Grove, offering a nurturing, enriching lifestyle. It’s designed to be more than just a home, providing residents with a welcoming haven where they can enjoy a vibrant community, live in comfort, and thrive. Set to be completed in Q1 2025, premium residences start at $1.6 million.
Kodsi’s vision for Arbor is clear: “Our goal is to deliver Arbor to its fullest potential, ensuring it stands as a substantial building equipped with all the desired qualities and amenities envisioned by our customers. We aim to ensure buyer satisfaction and fulfillment in their new homes.” Kodsi highlights the significance of addressing buyers’ needs: “We honor and respect our customers by understanding their needs and providing products and services that reflect that respect, fostering both appreciation and loyalty.”
Offering 45 luxury residences, including twoto-four-bedroom homes, townhomes, and penthouses, Arbor combines elegance and comfort. It is designed to feel like a true home within a leafy residential retreat. Located on one of the highest spots in South Florida, the project is less prone to flooding. This elevated location offers additional peace of mind to residents concerned about flood risks.
Designed by the local firm Behar & Font, the property is inspired by the stunning natural surroundings of the famed bohemian enclave, featuring 10- to 20-foot ceilings, floor-to-ceiling windows, natural wood finishes, and wide-plank porcelain wood floors. The homes include spacious spa-inspired primary bedrooms, large closets, and chef-style kitchens equipped with
gas ranges and custom kitchens by Italkraft. Despite being a five-story building, it boasts an impressive array of amenities.
Arbor Residences stands out with its exquisite amenities, including a rooftop terrace with a bar and lounging space, a pool deck designed to always capture the sunkissed essence of South Florida a state-ofthe-art fitness center, social lounges, multiple barbeques, 24-hour concierge service, and valet parking. The convenience is priceless. You can walk your child to school just down
the street, enjoy a nice workout at the Kirk Munroe Tennis Center, go to a local cafe, lounge by the pool, meet friends or clients at CocoWalk or barbeque on the rooftop deck while watching the sunset. All this, just 10 minutes away from the hustle and bustle of urban life in Downtown Miami. At Arbor, you will find the quality of life, the paradise and peace you need to enjoy life to the fullest.
Developer Isaac Kodsi has selected Sandra Masis from Cervera Real Estate to lead sales for the residential development. Her specialized expertise in the Coconut Grove market uniquely positions Arbor to excel in selling this development. Sales for Arbor Residences launched in January, and as of April, 30% of the residents have been sold. The development has attracted local and international buyers from diverse backgrounds, including Singapore, Honduras, and England. Kodsi notes, “Given the diversity of our buyers, it’s important to highlight that this project is designed for everyone. As a Coconut Grove local, I can vouch for its walkability and the wide range of attractions it offers—from schools
to casual and fine dining, as well as lifestyle and fitness options. The Grove’s convenient access to other neighborhoods makes it an ideal choice for a diverse group of residents.”
Arbor Residences is more than just a place to live; it’s a community that blends luxury with nature, offering a serene yet connected lifestyle in one of Miami’s most beloved neighborhoods. At Arbor, you will find the quality of life, paradise, and peace you need to enjoy life to the fullest.

Transformed my kitchen with a budget-friendly refresh, saving time and money. From paint to hardware, a quick makeover breathed new life into my space.
When it comes to revitalizing your kitchen cabinets, painting is often the first step in the transformation process. The time investment for this task can vary significantly depending on your approach. If you’re simply repainting the cabinets, it’s a relatively quick process, taking anywhere from 4 to 5 minutes per cabinet door to an hour for the entire set. However, if you’re opting for a more thorough makeover by sanding down old paint and smoothing out the wood, expect a more labor-intensive task.
Once the painting is complete, patience becomes key. While the cabinets may feel dry to the touch after just 24 hours, it’s essential to allow the paint to fully cure for 15 to 30 days before putting them back into regular use. During this crucial curing period, it’s vital to handle them with care, avoiding any impacts, extreme temperatures, or moisture exposure that could compromise the freshly painted surfaces.
Refurbishing cabinets goes beyond a fresh coat of paint and often involves a more time-consuming process. Refinishing cabinets typically takes about a week on average, though this timeline can vary depending on factors such as kitchen size and the complexity of disassembling doors and panels.
Once the cabinets are looking pristine, it’s essential to maintain their newfound beauty with regular cleaning. A solution of warm water and mild dish soap, along with a soft microfiber cloth, is all you need to keep painted cabinets looking their best. Remember to wipe in gentle circular motions to remove any grease or grime buildup, then thoroughly dry the surfaces to prevent water damage.
Finally, don’t forget about the hardware. Tarnished knobs and handles can detract from the overall aesthetic of your cabinets, but fortunately, refreshing them is a straightforward task. You can clean or polish tarnished hardware to restore its shine, or opt for budget-friendly replacements for a more significant change, and a soft-close cabinet door. This step can be tackled concurrently with painting, maximizing efficiency as you work towards achieving your dream kitchen makeover.
What inspired the joint venture with Comras, Grass River Property, and Federal Realty Investment Trust (FRIT) to undertake the modernization of CocoWalk in the village of Coconut Grove?
Fondly known for “Where the Grove comes together,” CocoWalk has always been ideally suited as a destination for retail, dining and entertainment. The walkability of the neighborhood and strong demographic profile made it a favorable redevelopment opportunity for the joint venture. Cocowalk is now solely owned and managed by Federal Realty Investment Trust (NYSE: FRT).
Could you describe the vision behind the transformation of CocoWalk into Miami’s most vibrant and walkable people space?
Reimagined for the 21st century and inspired by Coconut Grove’s tropical gardens and lush surroundings, Cocowalk was designed to be the living room of the Grove. Unique boutiques, chef-driven dining destinations, and a five-story Class A office building helped reenergize the neighborhood for the daily lifestyle needs of those living, working or visiting the Grove. Expansive outdoor seating in the renovated open-air plaza with a 60’ Kapok tree at its center has helped to transform CocoWalk into one of most beloved gathering places in the Grove.
CREDITS: BRYAN ZANELLA FOR FEDERAL REALTY
What specific features or amenities have been added or enhanced as part of the modernization process?
CocoWalk aligned its updated design with a robust placemaking program, emphasizing the native foliage and iconic tree-lined streets to better embrace Coconut Grove. The design incorporates subtle nods to the Grove’s rich history. As part of the mixed-use strategy, an 85,762-squarefoot, five-story Class-A office building was added to the property. The redesign also removed the central building, creating an open-air space that directly connects to the pedestrian walkway.
Several new restaurants— Botánico Gin & Cookhouse, El Bagel, Eva & The Oyster Bar, Mister O1 Extraordinary Pizzeria (known for its starshaped pizzas), Narbona, PLANTA Queen, Salt & Straw, Sweetgreen, Sushi Garage, and The Key Club— have opened alongside new and returning retailers: INFINITY Beyond Fitness, 3D Brows, Bluemercury, Coco Cigar, Edite Mode, Miami-based eyewear designer and retailer Edward Beiner, Europann, Gas Bijoux, Glosslab, FPMovement, School of Rock, Skin Lab, Sportive, The Spot, and YouFit. They stand alongside longtime favorite establishments, including a fully renovated Cinépolis Theater, since the completion of CocoWalk’s redevelopment.

We aim to serve the Grove community by fostering a sense of togetherness, which we achieve in part by supporting local gatherings including the Coconut Grove Arts Festival, further integrating CocoWalk into the area’s cultural atmosphere.
In what ways does CocoWalk integrate with the surrounding area to create a cohesive urban environment?
CocoWalk’s location, combined with easy access to public transportation and pedestrian pathways, allows for seamless connectivity between the property and its surroundings, making it feel like a natural extension of the neighborhood. Our architectural style incorporates natural elements that blend with Coconut Grove’s historical setting.
How does the revitalized CocoWalk contribute to the overall economic and cultural landscape of Coconut Grove and the greater Miami area? For those of us who don’t know you, please introduce yourself:
I am Michael Comras, principal of the Comras Company of Florida; we’ve been developing down here for basically 30 years. We represent landlords and tenants throughout the Tri County area. Today we’re located in the heart of Coconut Grove, and one of our newest developments is “the Canopy of Coconut Grove.” The Canopy is a 30,000-square-foot building that I developed approximately 45 years ago.
Is the building completed and ready to welcome new tenants?
It has just completed redevelopment and changing of the facades, storefronts, etc. to make it contemporary in today’s exciting, vibrant Coconut Grove. The Canopy has offices available; we are currently building out boutique office suites, ranging in size from approximately 18,000 square feet to 10,000 square feet. The space is currently being built out with office suites, 14-foot-high ceilings, glass partitions, and brand new restrooms
and facilities, making it a very exciting environment to work in. The spaces will be completed in July of 2024, and we’re excited to bring in some new tenants.
What types of businesses or tenants is The Canopy in The Grove targeting, and what makes it an attractive opportunity?
We’ve recently signed a tenant, a leading financial services company, which will be occupying about 4,000 square feet, and we’re excited to build a co-tenancy based on that type of use. We are currently looking for hedge funds, private family offices, I financial services companies to cooperate in the new second floor space. The ground floor has been re-merchandised to the Carrot Express, which is a super popular, fast casual restaurant here in Miami. It’s joined by Federal Express (FedEx) and One Medical, which is a primary care facility. As you will see when we walk around the building, we have done extensive renovations involving storefronts, windows, landscaping, lighting, and really bringing in the new vibe of Coconut Grove.
What are the benefits of leasing space at the Canopy offices, and how does it differentiate itself from other commercial spaces in the area?
The benefits of leasing space at the Canopy are that it puts you at the heart of Coconut Grove, directly across from the funny renovated CocoWalk and Mayfair, it’s easy access to all restaurants and boutique retail in the area; and it really gives you a sense of place. Coconut Grove has evolved over the years to be a great place for locals to hang out as well as tourists to visit. The beauty of Coconut Grove is that it is adjacent to Brickell, it’s a low scale, authentic community that has been around forever, and it’s the longest living village in Miami-Dade County. It has recently been voted one of the top 30 villages in the world by TimeOut Magazine. People from all over love to come and experience the Grove. Lately, we’ve attracted quite a few people from the Northeast, from around the country, and from around the world to move to Coconut Grove, and it’s really become the epicenter of "live work and play" environments.
Do you find the location convenient to support today's busy lifestyles?
The schools in Coconut Grove surround the property. There are over 6,000 students visiting Coconut Grove daily, kindergarten through 12th grade, of which 3200 are in private schools. It really speaks to the demographics that surround the area. It’s really perfect for somebody who wants to come into the village. If they don’t live here, they can drive in, wake up, come in, have their lifestyle needs met, and at a number of the specialty fitness facilities in the area, they can go for breakfast, meet their girlfriend or boyfriend for brunch, go to their office, take their kids after work to get their haircut in CocoWalk’s School of Rock, or visit the number of boutiques there. We are really trying to make prebuilt units that will allow tenants to move in without having to worry about getting permits or living through the heartache of construction. We are doing that for the tenants now.
So once July rolls around, we will be moving in the tenants. Right now, we still have some availability left. On the second floor, we have spaces that range from 2,000 to 10,000 square feet, and on the third floor, we have a private office suite, which has its own roof-top deck overlooking downtown Coconut Grove.
What amenities and facilities does The Canopy offer to tenants?
The beauty of the building and the windows on the second and third levels as it gets to the vista of the canopies of Coconut Grove. And that's really what led us to come up with the name “The Canopy Offices.” As you sit in your office, you'll be able to see the beautiful green outside your window and really get the vibe of what Coconut Grove is all about. The nice thing about The Canopy in Coconut Grove and the offices is that they're private and very exclusive, and we are looking for the proper tenants to cohabit together.
The spaces are all finely tuned, and the finishes are really first-class. It's really a place where you can feel good coming to work. You can meet clients downstairs, grab a cup of coffee, or have some lunch or brunch over at the Carrot Express, right within the property. Adjacent to the property is Pura Vida, which is going to open in the next few months.
How is The Canopy designed to foster a collaborative and vibrant business community among its tenants?
Across the street, we have Sweetgreen, Salt & Straw, Bluemercury, and all the boutiques within CocoWalk. Locally, hotels surround the property, so if you have clients, or visitors that are coming in to visit, you have them staying within walking distance. The Grove is all about living, working, and playing. The activities of Coconut Grove are plentiful, the water is right there, we have Sailboat Bay, we have all the things that make modern conveniences, and the reason why people want to be here is because it was voted one of the top 30 villages in the world.
The area surrounding the property continues to evolve; there are new residential
buildings and new offices, They just started construction on the new Four Seasons Residences, located within walking steps of the property. The completion of CocoWalk has been a tremendous success; it opened within the last year and a half and is 100% occupied. CocoWalk is a project that we spearheaded the development of. It contains approximately 150,000 square feet of retail and 100,000 square feet of office space, all fully leased. So really, you are coming into a market that has really been appraised by the local community and the world at large. Coconut Grove continues to be the bright spot in South Florida for living and working.
One of the key points or benefits of Coconut Grove is that you see a lot of people moving into South Florida who are really looking to congregate in the South, Coral Gables, Pinecrest area, and locally in Coconut Grove. The reason for that is the abundance of both private and public schools in the area. Rather than driving all the way through Coconut Grove, where they are typically dropping their children off at school, and going all the way to Brickell, going into these office towers, and spending half of their day commuting, the Grove really provides an amazing alternative
for the convenience of living at the tip of Brickell, but yet in the village of Coconut Grove, a lower-scale pedestrian-friendly, walkable environment.
How does The Canopy address sustainability and environmental considerations, if at all, in its design and operations?
We really try to make our projects sustainable and fit into the environment. We've taken what was a building that was designed 25 to 27 years ago and really taken it to what we thought was fitting within the Coconut Grove architecture and design.
The scale of the building is two and a half stories. It fits well within the village context, and we're really excited about the way the project has been received and the interest from tenants and the community. The Canopy has really come along so nicely, and has been well received by everybody—the tenants, the other landlords, the village of Coconut Grove, and its residents.

In the heart of Coconut Grove, Miami, a transformation is underway. What was once a bustling 24-Hour Fitness center, owned by none other than the legendary Shaquille O’Neal, has now evolved into a dynamic commercial space known as The Canopy of the Grove. Michael Comras, a prominent figure in the local real estate scene, sheds light on this exciting redevelopment project in a recent transcript.
The Canopy, a brainchild of Comras and his team at the Comras Company of Florida, marks a significant shift in the landscape of Coconut Grove. With over 30 years of experience in the industry, Comras highlights the journey from conception to completion of this 30,000-squarefoot marvel. Originally developed 45 years ago, the building has undergone extensive renovations, including facade updates and modern storefronts, to align with contemporary aesthetics and the green vibe of Coconut Grove.
2981 Grand Avenue. Miami, FL 33133
But what sets The Canopy apart is not just its structural transformation— it’s the vision behind it. Comras emphasizes the focus on creating a vibrant community hub, catering to both commercial and recreational needs. The building now offers office spaces ranging from 15,000 to 10,000 square feet, with completion slated for July 2024.
Recent signings with leading financial services companies hint at the caliber of tenants The Canopy of the Grove aims to attract. From hedge funds to private family offices, the space promises a diverse mix of businesses, complemented by ground-floor amenities like Carrot Express, FedEx, and One Medical. Adjacent to the building is the soon-to-open Pura Vida.
However, the allure of The Canopy extends beyond its commercial offerings. Nestled in Coconut Grove, a locale renowned for its authentic charm and rich history, the building enjoys proximity to boutique retail outlets and dining establishments. Its strategic location, directly across from the newly renovated open walk, adds
to its appeal, providing easy access to the vibrant pulse of the neighborhood.
As Comras elaborates, “Coconut Grove isn’t just a place—it’s an experience." From its natural landscape surroundings to its thriving community, it’s no wonder it’s been dubbed one of the top 30 villages in the world by TimeOut magazine. With an influx of residents from around the country and the globe, Coconut Grove has emerged as an epicenter of live, work, and play lifestyles.
Moreover, The Canopy’s proximity to schools underscores its appeal to families, with over 6,000 students traversing the area daily. This demographic diversity reflects the broader ethos of Coconut Grove—a place where work seamlessly blends with leisure, and where every need is catered to within arm’s reach.
The Canopy isn’t just about bricks and mortar; it’s about fostering a sense of community.
Comras envisions a space where tenants can thrive without the hassle of ongoing construction disruptions.
With high ceilings, new restrooms, and state-of-the-art facilities, The Canopy in the Grove aims to provide a conducive environment for productivity and collaboration.
But perhaps what truly sets The Canopy in the Grove apart is its commitment to sustainability and environmental consciousness. By repurposing an existing structure and aligning with the village’s architectural context, the project exemplifies responsible development—a nod to Coconut Grove’s ethos of preserving its natural beauty.
In essence, The Canopy represents more than just a building—it’s a testament to the evolution of Coconut Grove. From its humble beginnings as a 24-Hour Fitness center to its current incarnation as a thriving commercial hub, it symbolizes progress, innovation, and community spirit. And as tenants prepare to move in and businesses set up shop, one thing is clear: The Canopy in the Grove is poised to redefine Coconut Grove’s skyline for years to come.

Can you provide an overview of On Demand Luxe history and how it has evolved into a premier international watch dealer?
Twenty years ago, my family and I established a jewelry business, Reflections of Style, dedicated to raising money for medical establishments. The company raised millions of dollars to help support the medical industry. I cultivated a solid private client base over the years who began requesting specific luxury watches. I would source within my thenlimited network. Over time, I became the certified go-to “watch guy.” As my wholesale network grew, it also grew parallel to my private client base and On Demand Luxe was born.
What sets On Demand Luxe apart from other watch dealers in the market?
We offer as close to true wholesale pricing as possible and are up to date on current market values when determining buy-out prices. We pay top
market values for pieces, which is why we have so many repeat clients. Could you describe On Demand Luxe’s process for trading, buying, and selling watches internationally?
With our extensive logistical network, we are able to source any watch from anywhere in the world within 72 hours. All of our transports, whether it is a sourced unit or a sold order, are fully insured and delivered right here to Coconut Grove.
How does On Demand Luxe ensure a “white glove service approach” in its interactions with clients?
With our synergistic relationship with TWC, led by Diego Carrillo, we are able to provide extreme white glove service. Diego, who is better known as The Watch Concierge, goes to great lengths to fulfill the special requests our clients so often demand.
Can you elaborate on the secondary wholesale market connections that On Demand Luxe harnesses to guarantee competitive prices?
Absolutely, our prices are based on current secondary market values. However, we do give our clients a leading edge on trade-in values. We pride ourselves on maximizing trade values for our clients whether trading up or down.
What criteria do On Demand Luxe consider when evaluating a timepiece for trade-in or purchase?
We do an overall market analysis to see what a piece is currently trading for and then take into consideration the nuances of each, i.e. year, condition and more importantly whether the piece is a complete/full set.
How does On Demand Luxe stay up to date with market trends and fluctuations in the watch industry?
We are in approximately 120 wholesale chats worldwide. We are constantly reviewing these chats day in and day out, analyzing market values. We focus on keeping up to date with market trends overseas, specifically in Hong Kong, which is the epicenter of watch trading. The hub has a 12hour difference from the U.S.; it often becomes a sleepless scenario.
Could you share some success stories or notable transactions that exemplify On Demand Luxe’s expertise and service excellence?
All of the services we provide are of the utmost excellence. One specific deal that is notable and fairly recent was when a new client found us via Facebook and reached out to me for a Rose Gold Meteorite Daytona. He said he had been on the waiting list for over two years and had given up on waiting. He decided enough was enough and contacted me. I happened to have it in stock. Although he did shop around as any client should, he came back to On Demand Luxe to seal the deal. He was amazed at how much lower my price was than that of the competition, and understandably skeptical about the deal. I then offered to fly out to him and meet him in person or deliver the watch to a jeweler of his choice. He loved his new watch so much. These are the deals I love most, meeting new people and delivering a service above and beyond the norm.
Showcasing an exclusive watch collection directly to private customer.
“ Our backyard is the Bay, our favorite workspace away from the officeit’s where business meets pleasure!
What measures does On Demand Luxe take to ensure the authenticity and quality of the timepieces it deals with?
We have a few measures in place to ensure the authenticity and quality of our timepieces. Buying watches second-hand or those off the street does sometimes present a challenge.
I have a keen eye for aftermarket parts such as dials, bezels and bracelets. When an inspection becomes more elaborate, we consult with our in-house watchmaker for an in-depth inspection. As far as new watches are concerned, our acquisitions are mainly from indirect connections with authorized dealers or straight from our trusted dealer networks, as I mentioned previously.
How does On Demand Luxe approach customer satisfaction and after-sales support?
We take pride in our after-sales support, offering full services and polishes to all our clients. When we sell a watch, we make sure each piece has been fully serviced. Should a client encounter any problem after acquiring a watch, we are 100 percent ready to resolve any issue.
Can you discuss any expansion plans or future directions for On Demand Luxe?
We are planning on expanding to Colorado. In fact, we are meeting this summer with our contacts to solidify our presence out there.
In what ways does On Demand Luxe contribute to the local and international watch communities?
We sponsor many local events and have great relationships with other businesses in our area. Our neighbors, FYI Yachts, often collaborate with us. If you ever see our collection on a yacht, it’s more than likely on an FYI Yacht.
How does On Demand Luxe navigate challenges such as fluctuating demand, currency exchange rates, and global market dynamics?
A great transactional method is that we just began to accept crypto. The currency allows our clients a lot of flexibility. These deals are all handled by fellow team member Jason Feller, better known as “The Web 3 Watch Plug.” Jason’s experience in the crypto space is second to none.
What advice would you give to individuals looking to trade, buy, or sell a timepiece through On Demand Luxe?
Come visit us at our office. We are very happy to consult and guide anyone who is looking to buy, sell or trade. In fact, we love to talk shop.
We like talking about trends and where the markets are going. Simply guiding our clients into a smart investment is fun for us.
Finally, could you share any memorable experiences or unique aspects of working with clients at On Demand Luxe?
One experience that comes to mind is the transaction I had with the federal government. They reached out to me amongst a few other dealers regarding a super “heavy hitter” Tourbillon. The watch was one of only five in the world. It was a seized government asset that needed to be liquidated in order to pay part of a defendant’s restitution. Long story short... I offered the highest bid and was awarded the piece.
EXCLUSIVE INTERVIEW ON THE MAJOR PROJECTS THAT BROUGHT NEW LIFE TO THE VILLAGE OF COCONUT GROVE
“As the first new development on Bayshore Drive in several decades, we realized, with the support of Bjarke Ingels, success would be creating an environment that was a shared community devoted to enhancing the lives of residents and the surrounding neighborhood alike.”
What prompted the decision to undertake the projects in Coconut Grove area? What year did you start building the first project?
We began investing in Coconut Grove in 2011 when we launched Grove at Grand Bay – which broke ground in 2013 and was completed in 2016. As the first new development on Bayshore Drive in several decades, we realized, with the support of Bjarke Ingels, success would be creating an environment that was a shared community devoted to enhancing the lives of residents and the surrounding neighborhood alike.
Modern services, amenities, and necessities have been carefully crafted to bring people together and create opportunities for unique interactions and experiences made possible by thoughtfully designed spaces. Grove at Grand Bay was also built with an eye towards environmental responsibility and was the first residential development in the city to earn LEED Gold certification.
The motivation behind Grove at Grand Bay’s design was to essentially rebrand Coconut Grove for the 21st century and beyond. To achieve this, the property needed to be distinctive, yet still respectful and authentic to the character and spirit of Coconut Grove. The solution was to leverage the long-time favorite components of the Grove - the waterfront location, abundant parks and natural spaces, and a community culture
that appreciates and celebrates art. The two twisting towers succeeded in giving the buildings an almost sculptural quality, while at the same time maximizing views and outdoor spaces and creating more flexibility in the floor plan design.
The 57 units in the North Tower and 41 units in the South Tower co-exist side-by-side but never cross paths, the buildings interact with one another, yet maintain their individuality. A unique benefit of the groundbreaking design is that the overhanging floor plate creates an extended overhang on all sides, allowing for generous 12-foot-deep balconies with built-in shade for every unit. When added to large floor plans averaging 4,000 square feet and walls of floor-to-ceiling windows in each residence, Grove at Grand Bay residents enjoy unrivaled views stretching as far as downtown Miami, Key Biscayne, and Miami Beach.
Anchoring the dramatic structure is a multifaceted landscape plan created by the renowned Raymond Jungles, who opted to preserve as many of the existing giant fig and gumbo limbo trees as possible amplifying the street-level natural environment with numerous water features, and nearly 500 additional trees and more than 15,000 plants. The lushly landscaped campus closely mirrors Coconut Grove’s original ecology and promotes sustainability with native species perfectly adapted to the Miami tropical climate.
Nasir Kassamali, the co-founder of award-winning furniture showroom Luminaire, was a key collaborator in the design and marketing of Grove at Grand Bay. Nasir carefully analyzed marketing psychographics for Grove at Grand Bay and determined that the property’s ultimate success would be in becoming an exclusive address for people who appreciate leading-edge architecture and design. It was that observation that led to the relationship with Bjarke Ingels, an international design superstar, rather than a tried-and-true local firm.
Together, Bjarke, Nasir, and the Terra team agreed Grove at Grand Bay needed to be monumental, the landmark that would re-energize Coconut Grove for the next generation. Ingels came to Miami in February 2012 and presented his idea for two twisting structures that appeared to lean at 38-degree angles, quite unlike any of the rigid rectangular forms so dominant in traditional architecture and destined to become a defining architectural destination for Coconut Grove.
Could you elaborate on the specific objectives behind the redevelopment initiative of the Grove?
As the Grove experienced a transition from bohemian village to elite epicenter - welcoming designer brands, chefdriven restaurants, and starchitect- designed condos, our firm believed firmly in the neighborhood’s potential, and underpinning Terra’s ethos of enhancing the local community we created Grove Central, a mixed-use development that combines multifamily, workforce and co-living units with neighborhood-oriented retail and public transit. We were able to bring on a vibrant mix of retailers to the community, including Target, Sprouts Farmers Market, Club Studio, Total Wine & More, Five Below, among others.
Additionally, we brought a combination of high-design residential and commercial developments including the Bjarke Ingels-designed Grove at Grand Bay towers, the Rem Koolhas/OMA-designed Park Grove towers, and the Touzet Studio-designed Mary Street development – the Grove’s first class-A office building in decades. We also developed Mr. C Residences Coconut Grove, offering a new concept of luxury, design, and hospitality.
How did you envision the project contributing to the transformation of the neighborhood?
When envisioning our first Coconut Grove development, Grove at Grand Bay, our mission was to create a highdesigned, low-impact development that would blend in seamlessly with the surrounding neighborhood. It needed to be distinctive, elevating and respecting the character and spirit of the Grove. Our solution was to implement the long-time favorite components of the Grove - the waterfront location, parks and green spaces, and a community culture that appreciates and celebrates art. The two twisting towers succeeded in giving the buildings personality and recognizing the condo as a standout piece.
In what ways has the Park Grove project helped to reshape the identity and landscape of Coconut Grove?
When we acquired the 5.4-acre site to develop Park Grove in 2013, we sponsored a design competition among many high-profile architects. The finalists included Office for Metropolitan Architecture (OMA) by Rem Koolhaas and Shohei Shigematsu, Ateliers Jean Nouvel, Christian de Portzamparc and Diller Scofidio & Renfro. The winning proposal by OMA was for six organically shaped towers inspired by a literal “grove” of trees.
In Park Grove, OMA saw an opportunity to create not merely a residential development, but a work of intense intellectual rigor that would be a clear departure from almost all other properties taking shape throughout the city. After careful study of the neighborhood and local geography the final three-tower design celebrates the natural setting with sophisticated ambiance. Although these structures are undeniably modern, their flowing facades seem to grow upwards from the earth. In addition to a pleasing aesthetic, the buildings’ shapes also offer unique perspectives and panoramic views of the landscape and waterfront from the ground floor all the way to the penthouses. Acclaimed international landscape designer, Enzo Enea, then sculpted
Throughout the years, Terra has followed a right-sized approach to development that prioritizes matching the scale of a project to the surrounding neighborhood. Often, this means opting in favor of lower density rather than pursuing the highest-possible profit, choosing instead to find a balance that still pushes towards progress, but still respects the people and atmosphere of a given space. This was most definitely the case with Park Grove, which was originally zoned for up to 900 total units, a density that was reflected in OMA’s original sixtower design proposal. Terra wanted to make sure Park Grove maintained a sense of connection with the Coconut Grove community, and the design was revised so only three towers were built with a total of 271 units.
Development impact fees for Park Grove created funds for the City of Miami to create Regatta Park along Coconut Grove’s Biscayne Bay waterfront. For decades, the space had been previously underutilized by a small, outdated convention center, and little to no shoreline access for the public. The new Regatta Park contains multiple walking and bike paths, ample outdoor seating and shade, picnic areas, open play space, and a public boat ramp all adjacent to the historic Miami City Hall building. The park has since prompted additional redevelopment of the surrounding area with new restaurant and retail destinations designed to further activate the waterfront, increase property values, and provide additional tax revenue for future infrastructure, public works, and community-oriented spaces.
Can you highlight any key elements of the Grove at Grand Bay development that have contributed to the neighborhood’s revitalization?
Grove at Grand Bay has won the admiration of both residents and the community by not only its architecture but by acquiring the 2015 NCSEA Excellence in Structural Engineering Award,
the Concrete Industry Board’s Award of Merit, the New York ACEC Engineering Excellence Awards and the condo meeting LEED Gold Certification standards. Grove at Grand Bay has supported Coconut Grove’s business district, enhancing the city by attracting a significant number of residents who have today become part of the neighborhood’s resurgence.
What do you believe has been the most significant contribution of these projects to the overall transformation of the area?
Our firm has put time and effort into studying the design and needs of the Coconut Grove community. These buildings have a purpose—more than adorning the skyline—they enhance the community by collaborating with some of the world’s most important visionaries in design, architecture, art, and lifestyle bringing them to the heart of Miami.
From your perspective, what was the key ingredient or strategy that successfully revitalized Coconut Grove and brought it back to life? Was it a specific project?
After decades watching other parts of Miami come to life, around the mid-2010s the Grove started to experience a renaissance. Now recapturing its reputation as a walkable destination, with a village like feel, that’s artistically inspired, musically driven, and locally focused, the historic Coconut Grove neighborhood has enlisted a fleet of chef-driven restaurants, starchitect-designed condos, and stylish retailers – all eager to anchor themselves in this neighborhood.
Out-of-market families from all over the country are moving to Coconut Grove in droves, attracted to the area’s Village ethos Both Grove, Grand Bay and Park Grove condos were catalysts for new luxury residential and high-end retail development in the area. All of this new residential and retail activity has given rise to a booming commercial market solidifying the Grove as a highly desirable location for businesses and companies to locate their headquarters.
Are there any upcoming projects or developments planned for Coconut Grove that you can share insights with our readers?
With so much demand for residential product in the Grove and little to no available inventory, we are now focusing on a wellnessfocused luxury development set to rise at 2835 Tigertail Avenue in the heart of the Grove. More details will be unveiled very soon!
How do you intend to sustain the momentum of growth and development in the neighborhood?
Our mission is to transform neighborhoods and the way we live through considered, intelligent and unexpected design. Terra’s developments impact the community by helping the neighborhood reach future goals more efficiently and sustainably, so that progress becomes part of the ongoing neighborhood dynamic.
Grove Central Apartment Complex and Recent Retail
Openings: Could you discuss the significance of the Grove Central apartment complex within the context of Coconut Grove’s ongoing transformation?
Grove Central was developed to connect the Grove and its residents with public transit options offering an urban setting for all. Terra developed the project in partnership with Grass River and Miami-Dade County as part of a public-private partnership initiative aimed at improving connectivity between residential living, commercial development, and mass transit through private development on County-owned land.
Located at the intersection of US-1 and SW 27th Avenue at the entrance to Coconut Grove, the 23-story residential tower brings a balanced mix of residential product to the neighborhood, including 402 multifamily, workforce and co-living units.
What type of retailer are located in the Grove Central?
Grove Central features a mix of neighborhood retail serving the
local community. From household essentials to catering to our resident’s everyday lifestyle, retail tenants include Target, Sprouts Farmers Market, Club Studio, Total Wine & More, and Five Below, among others.
What inspired the vision behind Grove Central as a mixed-use development alongside the Metrorail Station?
Grove Central is a preeminent example of a multimodal transitoriented development that combines daily-service retail space and Class A attainable housing product that amenitizes the Metrorail and Underline while promoting ridership and alternative modes of transportation for residents and locals. We are grateful to have partnered with Miami-Dade County on this transformative development, which serves as a model for what is possible when the public and private sectors come together.
Could you elaborate on the design aspects of Grove Central that reflect modernity and uniqueness within the Coconut Grove context?
Grove Central was designed by Touzet Studio in collaboration with architecture firm RSP Architects and Walter Meyer of New York’s Local Office Landscape Architecture (LOLA). To preserve and create green spaces throughout the community, the focal point of the development is a tree-lined public plaza connecting the project and improving pedestrian flow to and from the revamped Metrorail station and the adjacent Underline. Water resilient plantings designed as rain gardens are used to absorb storm water, and a large cistern captures roof runoff for reuse.
Renowned Miami developer Ugo Colombo’s CMC Group has surpassed the halfway point of construction at Vita at Grove Isle, a seven-story boutique luxury condominium taking shape on Grove Isle, a private 20-acre island just offshore of Miami’s Coconut Grove neighborhood. The waterfront development, located at 5 Grove Isle Drive, is comprised of three artfully interlinked buildings, now rising one tower at a time to form one unified structure. All three buildings are expected to top-off construction by this summer. Vita at Grove Isle, which broke ground in April 2023, is slated for delivery in late 2025.

Sá Pessoa’s first restaurant in the US, in partnership with Sault Hospitality
Henrique Sá Pessoa, Portugal’s top celebrated chef and owner of two-Michelin star restaurant Alma, announces the debut of Sereia, located in Miami’s Coconut Grove neighborhood, which opens to the public on March 1. This culinary venture marks the start of a partnership between Sá Pessoa and Sault Hospitality, founded by Miami hospitality veterans Jourdan Binder, Sven Vogtland, and Alan Drummond.
Sereia is a modern, seafood-forward restaurant inspired by the Iberian coast and Sá Pessoa’s travels, a cumulation of flavors from his rich culinary history paired with a lifetime of experience working in some of the best restaurants around the world. Sereia features cuisine with depth, featuring the finest ingredients supported by sophisticated techniques.
Coming off a recent string of successful new openings, Sá Pessoa had long set his sights on the US, and Miami specifically, for some time. “I fell in love with American culture after an exchange program I participated in during high school, followed by culinary school. The US is where I discovered my passion for hospitality, along with years spent traveling around the world and developing my skills and palate. When I started visiting Miami, I fell in love with the beaches, the vibrant culture and recently the
growing hospitality scene. After spending time here with the Sault team, I realized there was a real opportunity to open a seafood-forward restaurant with bold, new flavors. “After almost a decade of friendship and closely witnessing the Sault team’s journey, partnering with them for my inaugural U.S. restaurant felt not only natural but destined.”
Sereia’s brightest spotlight shines on the seafood program, showcasing an array of imported and local catches, like Carabineiro (Scarlett Prawn) found in the deep, cold waters off the coast of Algarve in Southern Portugal, finished with a seafood rice. A standout signature seafood dish includes the Cataplana, a traditional fish stew. While seafood makes up the majority of the Sereia menu, guests can expect standout main courses like the suckling pork confit with black pigs from the Iberian peninsula in Spain and Portugal. The crudo bar provides an immersive experience for guests, allowing Sereia’s chefs to guide the experience through an expertly curated tasting menu. The custom tinned fish menu, sourced and selected by Henrique, packs big flavors into small packages. Newer to the US dining scene, but the tinned fish movement has been a staple on menus at tapas bars and restaurants across Europe. The dinner menu will also feature a selection of Henrique’s signature petiscos (Portuguese tapas).
The bar program showcases expertly crafted
cocktails that reflect the essence of Sá Pessao’s menu, incorporating key ingredients. The ‘Iberian Mist’ is a blend of Croft Brandy, Madeira, peach, and cinnamon, with a tableside presentation finished using an Iberico Ham essence made from reduced Iberico trimmings. Embracing the significance of port wine in Portuguese culture, the ‘Blue Port and Tonic‘ features white port wine, celery, Blue Magik powder, bitter orange, and elderflower tonic.
Portugal, once overshadowed by destinations like Spain and France, in recent years has gained recognition and popularity. The small Iberian nation is now basking in its well-deserved moment in the sun, firmly establishing itself as a global leading culinary destination.
In addition to Alma, Sá Pessoa serves as the chef/ owner at a range of restaurants in his homeland of Portugal, including Tapisco, Chef Henrique Sá Pessoa Food Corner – Time Out Market, Balcão El Corte Inglês Gourmet Experience, Vinha Boutique Hotel, and Atelier. His culinary influence extends globally with restaurants like Arca (Amsterdam), JOIA (London), and Chiado (Macao). He was appointed Gourmet Men of the Year 2017 by GQ Magazine, Best Chef Awards Top 100 in 2022 and 2023, as well as an ambassador for Estrella Damm, where he is in good company among other culinary
icons including Joan Roca, Andoni Aduriz, and Albert Adrià. Renowned for his international TV appearances, cookbooks, and the prestigious two Michelin Star restaurant Alma, Chef Henrique Sá Pessoa is a key figure in modern Portuguese cuisine, even guiding Anthony Bourdain on a culinary journey through Lisbon on ‘No Reservations’ and Phil Rosenthal on an episode of ‘Somebody Feed Phil’.
With over 15 years of influential contributions to Miami’s hospitality scene, Binder, a seasoned entrepreneur, and Miami native, founded The Workshop, the go-to creative agency for Miami’s most preeminent hospitality and lifestyle institutions. A dynamic force, Binder has been an understated partner in some of Miami’s most beloved concepts including The Anderson Bar and more recently, partnering with Vogtland and Drummond to open Dante’s HiFi – Miami’s first vinyl record bar.
“When we found the Sereia space, Sven, Alan and I immediately thought about Henrique. Having been friends with, and admired him for years, we knew he was the only one we wanted
to partner with” said Binder, partner at Sereia and Sault Hospitality. “Sereia is the collective of what all of the partners do well – harmonizing all elements for a complete dining experience. Our goals and aspirations for this restaurant are extremely high as we look to positively impact the evolving dining scene in Miami and beyond. We believe the city is looking for something new and with Henrique’s pedigree and our local experience, we are excited to share our vision for modern dining with our community. This is truly a passion project and something we had to do.”
Vogtland started his career at the esteemed Le Cordon Bleu Hotel Management School. Following his time there, he was recruited into the Ritz-Carlton hotel group as the Director of Restaurants and regional Sommelier. Working across various locations, including Orlando, St. Thomas, Fort Lauderdale, Grand Cayman, and New Orleans, Vogtland continued to accumulate valuable experience. During this period, he crossed paths with Drummond. A few years later, Vogtland seized an opportunity at The Setai Miami Beach, assuming the role of director of restaurants. In this capacity, he played a pivotal
role in achieving the prestigious AAA Five Diamond status accolade for the hotel. Before venturing out and establishing his own brands, Vogtland expanded his hospitality and culinary expertise as the food and beverage director for both Barton G and Versace Mansion.
Drummond, proficient in seven languages, obtained his bachelor’s degree in marketing and hospitality from the prestigious Les Roches Hospitality University in Switzerland. Upon graduating with honors, he embarked on a career in the hospitality industry, undergoing corporate training at both the renowned Ritz-Carlton and Starwood chains. Having held positions in diverse locations such as Barcelona, Abu Dhabi, London, Brussels, Geneva, St. Thomas in the Caribbean, and New York, Drummond acquired extensive experience in hotel operations and management functions, contributing a distinctive and global perspective to his professional journey. Additionally, Drummond, serving as a Sommelier, contributed his expertise to the Michelin 2-star restaurant Restaurant Parc des Eaux-Vives in Switzerland.
Crafted by award-winning Bishop Design, Sereia’s interiors subtly reference the ocean, its environment, and its surrounding landscapes. Cream tones grace countertops and tables, natural woods, furniture’s curves and textured elements, and rich blue and green fabrics evoke the essence of the Iberian coasts. The space intentionally avoids any sense of stuffiness, prioritizing comfort through simplicity and approachability while exuding an underlying elegance.
The 125-seat restaurant features an indoor and outdoor dining room, a full bar, and an omakasestyle crudo bar, as well as a PDR for up to 12 guests, which will be available for private events, chef-tasting experiences, and more.
Coconut Grove has undergone a remarkable transformation in recent years transitioning into a dynamic dining destination. Sereia is located in the heart of the neighborhood on Main Highway, close to several Michelin-rated chefs and restaurants including Los Felix and Ariete.
Sereia is poised to be an exciting addition to the exploring culinary community in Miami, catering to the cultural melting pot and diverse audience that Miami attracts, and continuing to cement Miami as one of the best culinary cities in the US. Sault Hospitality had previously announced the purchase of House of Caesar and subsequent leases at 3540 Main Highway in Coconut Grove in an off-market transaction in June 2023.
Sault Hospitality, established in 2023 by Miami’s seasoned hospitality veterans Jourdan Binder, Sven Vogtland, and Alan Drummond, embodies an innovative approach to hospitality. With deep roots in South Florida, the founders boast extensive experience covering all facets of the industry. The launch of their inaugural project, Sereia, in collaboration with Chef Henrique Sá Pessoa, showcases their commitment to developing fresh, tailor-made concepts for the Miami community. Rooted in a rich hospitality culture, Sault Hospitality combines a global perspective with a profound understanding of local dynamics. As pioneers in shaping Miami’s food and beverage landscape, the founders are
dedicated to contributing innovative concepts.

Brett Sugerman and Giselle Loor Sugerman of B+G Design completed the eleventh project for legacy clients at Park Grove in the idyllic neighborhood of Coconut Grove. The city-style residence in the waterfront community overlooks the iconic yacht club and offers breathtaking views of downtown Miami. “Designing multiple homes across a number of years for our clients from Aspen to Washington, DC, we knew what questions to ask and had a strong understanding of their tastes.” mentions Giselle. Maintaining their love of clean lines, monochromatic color palette, and refined taste in furnishings, Brett and Giselle designed their new residence to feel warm, yet modern with functional spaces and opportunities to showcase their prominent art and treasured memorabilia. Well-known American civil rights activists, the art featured throughout is a striking curation of photographs, a black and white subway drawing by Keith Haring, and an Electric Chair by Andy Warhol. Symbols of freedom are displayed throughout like an American flag by Rober Longo in the powder room to a piece of the Berlin wall that is displayed at the end of a hallway.

Education does not only happen within the confines of a classroom. Oftentimes, the most valuable lessons come from experiences outside of traditional academic settings. This is where Arts for Learning (A4L) comes in – a nonprofit organization that uses the arts as a means to empower children and youth in Miami. With its vision to provide more opportunities for creativity and passion in children and youth, A4L offers comprehensive arts programs to more than 5,000 children every year. In this blog post, we’ll explore A4L’s mission, programs, and impact on the lives of Miami’s youth.
A4L believes that every child deserves the chance to experience the transformative power of the arts. This is why they offer a variety of programs that cater to different interests and age groups. One of their flagship programs is the after school and summer programs where students get to explore various art forms such as dance, music, theater, and visual arts. These programs not only develop artistic skills but also provide a safe and nurturing environment for children to grow their confidence and self-esteem.
Another notable program is the student
studio programs where 4th-8th grade students can work with professional artists and gain real-world experiences in the arts industry. Through this program, students can develop their portfolios, expand their networks, and gain skills that they can use in their future careers. A4L also offers internships in the arts for high school students who are interested in the arts. These opportunities allow students to gain first-hand experience in visual arts, architecture, filmmaking, creative writing, dance and theater.
Arts integration is another key area of focus for A4L. This approach combines the arts with traditional academic subjects in order to enhance students’ understanding of key concepts and promote creativity. A4L partners with schools and teachers to provide training and resources for implementing arts integration in the classroom. By engaging students in learning through the arts, A4L aims to cultivate critical thinking, problem-solving, and communication skills that students can use across various academic disciplines.
Lastly, A4L also provides professional development opportunities for teachers and artists. Through workshops and
seminars, A4L aims to equip teachers with the necessary skills and knowledge to integrate the arts into their curricula and teaching practices. By empowering educators and teaching artists, A4L hopes to create a sustainable and long-lasting impact in communities.
Education is not just about imparting knowledge, it is also about fostering creativity, curiosity, and passion. Arts for Learning (A4L) recognizes this and has been providing excellent arts programs to children and youth in Miami. Through after school and summer programs, student studio programs, arts integrated instruction, and professional development for teachers and artists, A4L has made significant contributions in the lives of more than 5,000 children every year. By exposing children and youth to various art forms and developing their creative skills, A4L is laying the foundation for a more vibrant and innovative Miami.

A4L Program Director who started working with A4L as a Teaching Artist, and now oversees our Lewis Arts Studio and ArtWorks Internship programs, in addition to some of our after-school partnership sites.
What brought you to A4L and how long have you been with the organization?
I started as a dance Teaching Artist and transitioned into administration in 2007; I have been with the organization for 16 years. I was freelancing as a choreographer and dance instructor prior to my introduction to the organization, so it was a perfect fit.
What is your day-to-day at A4L like?
I check in with Teaching Artists and Site Managers regularly to ensure that programs are running smoothly. Some days include site visits, where I am able to see the magic of the arts in person. I get to meet students, parents, and site staff; I love hearing about the progress that students have made and what fun they are having in our programs. On days when we host our ArtWorks internship and Lewis Arts Studio programs, I am in the office assisting as needed.
Tell us some fun facts about you. I am a Florida native. I love the outdoors, but dislike bugs. Road trips are my favorite form of travel, and I love to discuss finance and money.
Do you have an artistic or nonartistic accomplishment you’re most proud of?
I received a “Lady of Liberty’ award for the work that I have done with
Arts for Learning within the Liberty City community. I grew up in Liberty City and the community means a lot to me. Being honored amongst other powerful women in the community was a career highlight for me.
What has been a life lesson you’ve learned through the arts?
I found my voice through the arts and have learned to show up, even when I am afraid.
What inspires you about the work A4L does?
The children and the lives that we change. I have witnessed firsthand how the arts give students permission to find their genius. Once they do, they blossom and it’s a beautiful thing to witness.
Do you have an impactful A4L story to share?
There are so many. One in particular happened several summers ago in our Wall(In) program, where students worked with Architect (Germane Barnes), professional Teaching Artist (Chat Travieso), to research the remnants of the race wall in Liberty City and create monuments for fabrication. By the end of the program, several students shared that they had never thought about going to college nor did they know what an Architect was but they were now interested in the field and furthering their education after high school. A
six-week program made a lifelong impact on those young people. A4L is an amazing resource that helps not only the students, but their families. Your continued support keeps all of us excited about new possibilities and futures.

AI, high-tech fulfillment centers, and expert pharmacists are helping Amazon deliver medication faster than ever before.
Customers in the Miami area, including Kendall and Coconut Grove, who need medications to manage allergies, high blood pressure, diabetes, and other common conditions can now get their medications delivered to their door within hours.
Why choose delivery for your medications?
Amazon is modernizing the home-delivery experience by reducing delivery speeds from weeks or days to hours. Research suggests that patients are more likely to take their medicine when it’s delivered to their door, making Amazon Pharmacy about more than just convenience—it’s about helping you feel better, faster.
“The current pharmacy experience is broken, with patients facing long pharmacy lines and unexpected prices at the counter,” said Dr. Vin Gupta, chief medical officer for Amazon Pharmacy. “Amazon Pharmacy is tapping its world-class logistics network, along with a variety of cutting-edge technologies, to change that.”
Speeding up prescription medication management so clinicians can focus on care
The advanced technology powering Amazon Pharmacy’s Same-Day Delivery service uses generative artificial intelligence (AI) and machine learning to help pharmacists fill prescriptions more quickly and accurately. For example, when handwritten or online prescriptions come in, Amazon’s AI models undertake a series of fact-checking tasks that help ensure pharmacists receive clear and accurate information.
“AI doesn’t replace the role of the pharmacist,” says Kelvin Downes. director of fulfillment for Amazon Pharmacy. “Rather than doing duplicative work, pharmacists can use the skills they went to school for to deliver better patient experiences.”
At Amazon Pharmacy, no prescription leaves a fulfillment center without a pharmacist having verified that it includes the right medicine, strength, dosage, quantity, and address.
Robots, drones, and custom delivery methods are driving the pharmacy of the future
In local Amazon Pharmacy fulfillment centers, robotic arms assist in filling, labeling, and sending prescriptions for pharmacist inspection in as few as 30 seconds, compared to three minutes traditionally.
Each city experiences Same-Day Delivery of prescription medications a little differently. In traffic-jammed Manhattan, for example, delivery workers riding eco-friendly e-bikes may drop off medications at a customer’s door. In College Station, home to Texas A&M University, drones may be used to fly medications to a customer in less than an hour. In greater Los Angeles and other suburban areas, Rivian all-electric vans or other commercial vehicles may make their way to customers’ doors. Amazon Pharmacy selects the best delivery method for each location to get prescriptions to customers when they need them most.
As Amazon Pharmacy continues to integrate AI and new technologies to speed care, one goal remains front and center: helping customers save time and money so they can focus on their lives.
“I lead a busy life between my business and family,” said Zack Streit, a partner in a bustling commercial real estate firm and a father of two. “I thought, ‘If I never have to set foot in another pharmacy again, that would be awesome.’ I’ve been using Amazon Pharmacy for about four months now, and it’s been a very pleasant, efficient experience. Amazon Pharmacy helps by giving me one less thing to think about.”
