INTRODUCTION

Welcome to BDM Construction. The company was formed by Joe Bonner, John Duffy and Paul McDevitt in June 2023

BDM Construction’s core business is demolition, groundworks, drainage, all substructure works, reinforced concrete frames and hard landscaping projects within the M25.

We also provide clients with a one stop shop for any early works such as removal and installation or hoarding, services disconnections or diversions, demolition including asbestos removal, all groundworks, foundations, drainage, RC Frames, hard landscaping and all S278 works.

Further into this capability document you will find a list of completed projects that were successfully delivered by BDM’s founding Directors. We are keen to meet and advise Developers, Main Contractors, Housing Associations and Councils seeking to secure a strong team to deliver challenging packages to the highest standards of quality delivering within budget and programme.

Joe Bonner

Pre-Construction Director

Joe is the Pre-Construction Director at BDM Construction. Joe has a wealth of Pre-construction / Business Development experience and has been securing contracts ranging from £5m to £120m nationwide over the past decade. Joe leads the preconstruction team which will consist of business development activities, client relationships, pipeline development, estimating & bid writing and ultimately timely submissions of high-quality winning tenders up to contract award and Site procession.

John Duffy Commercial Director

John is the Commercial Director at BDM Construction. John has extensive knowledge of delivering Groundwork and RC Frame projects from £1m to £25m, from small mixed use projects to large heavy civil projects, including high rise residential projects up to 34-storeys.

John has added the delivery of full turnkey main contracting for some of London’s largest developers, ranging from 60-unit residential developments to over 300-unit projects with values ranging from £20m to £105m.

John will be responsible for all commercial aspects on the project including negotiating price and heads of terms for all work secured and procurement of all subcontractor packages and material and plant as deemed required for any self-delivery elements.

Construction Director

Paul is the Construction Director at BDM Construction. Paul has previously delivered Groundwork and Reinforced Concrete Frames from £500k to £25m on multiple phased residential projects up to 15 storeys in height. Paul comes from a trade background and has worked his way up to his current position by delivering the above sized projects for some of London’s largest developers. Paul has also delivered full turnkey main contracting projects up to 100 Residential units and will be responsible for all Health & Safety and Project delivery.

The British Museum

Client: Quinn London

Delivering: BDM Construction are proud to have been appointed to deliver technically complex package of substructure and concrete works delivered for Quinn London Ltd, forming a key part of the British Museum’s Energy Centre Programme.

BDM Construction’s scope includes:

• Full design coordination, slab breakout, temporary propping, and basement excavation.

• Installation of piling mat, piles, capping beams, basement slab, concrete lining walls, shear walls, and blade columns with integrated waterproofing.

• Reinforcement and concrete works for slabs, plinths, in situ stairs, and structural elements to support future MEP installations (including sprinkler tanks, pumps, generators, and substation).

• Under-slab drainage, sump installation, connections to existing systems, external manholes, dewatering, and full drainage testing.

• Formation of haul roads, hardstanding areas, and associated infrastructure.

This collaboration marks another significant project with Quinn London and highlights our capability in delivering high-precision works within sensitive, heritage environments.

Lillie Road, Fulham

Client: Frencon

Delivering: A full enabling works package delivered for new client Frencon, forming the initial phase of a residential redevelopment in Fulham on behalf of Hammersmith & Fulham Council. The scheme will deliver 42 new homes, a dedicated tenants and residents association hall, and new landscaped areas for community use.

BDM Construction’s scope includes:

• Hoarding Installation: Supply and installation of secure perimeter hoarding.

• Demolition Works: Safe removal of two low-rise buildings to clear the site for redevelopment.

• Enabling Works: Site clearance, ground preparation, and associated infrastructure works to support the future construction of public gardens, children’s play areas, and biodiverse landscaping designed to attract and support local wildlife.

This project marks our first collaboration with Frencon and supports the delivery of highquality, community-focused housing in the borough.

GUILDFORD PLAZA

Guildford Plaza

Client: CField Construction

Delivering: BDM Construction have been appointed to deliver this detailed hard landscaping package as part of the Guildford Plaza co-living development. The scheme includes 301 co-living studios and shared social spaces, spread across four interconnected buildings ranging from five to seven storeys, with a basement car park below.

Our scope includes:

• Hard Landscaping: High-quality external finishes across shared and private spaces.

• External Walls & Planters: Construction of architectural walls and integrated planters throughout the scheme.

• External Furniture: Installation of fixed outdoor furniture to support the communal living environment.

This project marks another successful award with our repeat client CField Construction and reflects our continued role in delivering well-coordinated external works for largescale residential developments.

Road Triangle, Feltham

Client: CField Construction

Completed: BDM Construction was appointed to deliver a comprehensive package of groundworks, drainage, and hard landscaping for CField Construction’s residential development at New Road Triangle. The project involves the construction of two residential buildings comprising a 14-storey block with 98 units and an 11-storey block with 78 units.

Our scope included:

• Groundworks & Drainage: Precise excavation, preparation, and installation of drainage systems to support the new structures.

• Hard Landscaping: High-quality external finishes to complement the urban environment, including pathways and paved areas.

NEW ROAD TRIANGLE

RUNNYMEDE

Runnymede Hotel, Egham

Client: Elliott Group

Completed: BDM Construction was appointed to deliver a comprehensive package of groundworks and external infrastructure within the grounds of the Runnymede Hotel, supporting Elliott Group’s development of a new auditorium and bedroom block extension.

The scope of works included:

• Site Preparation: Site clearance, strip excavation, and piling mat formation with full piling attendances.

• Foundations & Structural Works: Formwork, pile break-back, and foundation construction with integrated waterproofing.

• Drainage & Attenuation: Installation of drainage trenches, attenuation tanks, and supporting infrastructure.

• External Works: Kerbs, sub-bases, tarmac surfacing, and application of road markings.

• Quality Assurance: Comprehensive surveys, testing, and commissioning to ensure all works met the required standards.

QUAYSIDE LODGE

Quayside Lodge, Fulham

Client: CField Construction

Completed: BDM Construction are proud to have delivered this high-specification hard landscaping package, forming the final phase of a prestigious residential development overlooking the Thames in Fulham. Works focused on delivering external finishes that complemented the development’s premium riverside setting.

Our scope included:

• Hard Landscaping: Installation of highquality paving, footpaths, and external finishes designed to enhance the overall aesthetic and functionality of the site.

This project reflects our ongoing relationship with CField Construction and our ability to deliver detail-driven work in high-profile urban locations.

Lordship Lane, London

Client: CField Construction

Completed: A major enabling and groundwork package delivered for CField Construction in North London, supporting the redevelopment of a former Mecca Bingo site into a vibrant mixed-use scheme. The project will deliver 623 student bedrooms and 77 affordable homes across four buildings, rising up to nine storeys, for developers Tri-7 and Fusion.

BDM Construction’s scope included:

• Principal Contractor Responsibilities: Onsite coordination and management of enabling works.

• Site Preparation: Full clearance of the site including site surveys, CCTV drainage inspections, and enabling works.

• Earthworks: Reduce level dig involving the removal of 7,500m³ of material and obstruction clearance.

• Piling Support: Installation of the piling mat and provision of full piling attendance.

We are proud to continue our successful partnership with CField Construction delivering high-quality student and affordable housing. This project is another example of our role in creating inclusive, communityfocused developments across London.

AINTREE ROAD

Aintree Rd, Perivale

Client: Elliott Group

Completed: BDM Construction was appointed to deliver extensive groundwork and concrete works for this project. The scope included:

• Excavation & Earthworks: Complete excavation and removal of all necessary earthworks to prepare the site for foundation construction.

• Foundation & Structural Works: Installation of concrete pad footings, ground beams, lift base, and all associated groundwork for the ground floor and mezzanine slab.

• Drainage & Attenuation: Full installation of attenuation tanks and comprehensive drainage systems to support site infrastructure.

• External Works: Construction of new roads, footpaths, and paved areas to provide a durable and functional finish to the site.

This project highlights our continued partnership with Elliott Group and demonstrates our capability in delivering complex groundwork packages on time and to a high standard.

Former Richmond Royal Hospital – Richmond Square

Client: IP Project & Commercial Management Ltd

Delivering: BDM Construction has been appointed to deliver all works associated with drainage, slab infill, and hard landscaping at the former Richmond Royal Hospital, now Richmond Square, located within the conservation area of Richmond Upon Thames. This complex and challenging project involves supporting IP in the transformation of the historic site into 56 high-end luxury private homes and 15 affordable units.

We are delighted to be working with IP Project & Commercial Management Ltd. This project marked our first collaboration, and we are excited about developing a strong and lasting partnership, with a view to securing future project opportunities together.

Little Dukes Nursery School –

Princedale Road, Holland Park

Client: Quinn London Ltd

Completed: BDM Construction was appointed to deliver alterations to existing car parking arrangements, hard landscaping, and ancillary works at Little Dukes Nursery School.

This project presented unique challenges due to the constrained site logistics and the operational complexities of working within the borough of Kensington & Chelsea. Our team’s expertise in navigating busy urban environments ensured that all works were carefully coordinated to minimise disruption and maintain project efficiency.

LITTLE DUKES NURSERY

Kelaty House, Wembley

Client: Watkin Jones

Completed: Groundworks and Reinforced Concrete Frames to create a 300-bed aparthotel and 699-bed student accommodation scheme arranged across five buildings ranging in height from 4 to 13 storeys. Located within the immediate vicinity of Wembley Football Stadium.

Completed: Ground works and Reinforced Concrete Frames to create 75 apartments and commercial space over two blocks ranging in height from 7-13 storeys.

Millpond, Dartford

Client: Weston Homes

Completed: Ground works and Reinforced Concrete Frames over eight blocks ranging in height from 8-12 storeys.

This large groundworks and RC frame package was successfully completed over phased works.

MILLPOND, DARTFORD

WESTFERRY PRINTWORKS

Westferry Printworks Package 2

Completed: Northern Shell / Westferry Developments Ltd

Delivered: Main basement dig (18205m2), the install of the 700 linear metres of sheet piles, (492 sheet piles). Install of a dewatering system and excavation of the 82,830m3+ of muck out.

This involved the development of a logistics plan dealing with over 150 muck away wagons per day.

All the works were completed on time within the 37-week programme.

Islington Square, London

Client: Galliard Homes

Completed: Groundworks, drainage and reinforced concrete frame works up to 10 storeys over 6 blocks with triple basement in parts along with concrete refurbishment works to existing buildings.

This construction contract was worth £100m+ to Galliard. After the groundworks and RC frame were completed Galliard went on to deliver 263 residential apartments, 108 serviced apartments, 170,000ft2 of retail and restaurants along with a health club and cinema.

BDM Construction Services Ltd is committed to creating and maintaining a healthy and safe working environment for its employees, contractors, clients, visitors and members of the public. We recognise our obligations in relation to health, safety and welfare wherever we carry out our activities

BDM Construction Services Ltd manages its health & safety using an Occupational Health & Safety Management in accordance with relevant legislation, regulation and other requirements with policies, procedures and processes in place to support this.

Occupational health and safety is led by senior management at BDM Construction Services Ltd who are committed to continual improvement of the organisation’s health and safety performance, management system, and reporting. We actively encourage feedback from all levels of the organisation as well as the supply chain and partners.

We commit to the hierarchy of controls over occupational safety and health including, as a minimum, legal compliance with relevant health and safety statutory obligations. We are also committed to the prevention of accidents, ill-health, dangerous occurrences and injury in the workplace to all persons that may be affected directly or indirectly by our activities, including, as a minimum, legal compliance of relevant health & safety legislation.

The purpose of the Policy is to promote a pro-active approach in the prevention of accidents, ill-health, dangerous occurrences, and injury in the workplace This will be achieved, so far as is reasonably practicable, by the identification of hazards, the elimination of foreseeable risk and the management of residual risk, thus providing safe systems of work and compliance with relevant Statutory Acts, Regulations and applicable Codes of Practice.

The co-operation of those employed or contracted by BDM Construction Services Ltd in ensuring the Policy is effective and the responsibility of each individual to take reasonable care for the health and safety of himself/herself and those who may be affected by his/her acts or omissions at work are legal obligations. BDM Construction Services Ltd insists that these obligations are met and any breach of any aspect of this Policy will be regarded as a serious breach. BDM Construction Services Ltd recognises the provision of adequate financial resources, training and supervision is essential to ensure all managers and employees are properly able to discharge their responsibilities under this Policy, wherever possible.

Joe Bonner, John Duffy and Paul McDevitt are the Directors responsible for health, safety and welfare matters on behalf of the company They will ensure as far as reasonably practicable that the Policy is implemented through the Health, Safety, Environment & Quality procedures that are in place and are required to be followed by all parties

BDM Construction Services Ltd employs an external Health and Safety Consultant Devs Safety Ltd, that provide guidance and advice on all aspects of health, safety and welfare and arrange with management for the training of employees and conduct inspections and audits of the businesses activities as necessary. Monitoring the effectiveness of the Policy is the responsibility of the company director who will ensure that the Policy is reviewed, at least annually, recommending any necessary material changes to implemented

BDM Construction Services Ltd will consult with all relevant interested parties with respect to health, safety, and welfare in accordance with Statutory Requirements to ensure that all necessary measures are taken to make the Policy effective.

The Policy, detailing information on the organization as well as arrangements and other supporting documents required for its implementation is available for inspection on all sites or upon request.

Environment & Sustainability Policy Statement

Policy and Principles

We recognize that to be a long-term successful business we need to be a sustainable business. In everything we do, we strive to create opportunity for our people, clients and communities while preserving resources; however, we also understand that sustainability is about striking a critical balance between commercial success and responsibility to society and the environment.

At BDM Construction Services Ltd we are committed to a multifaceted strategy that targets risk awareness & management, competence, common standards of excellence, conscientious behavior, and continuous improvement, at the same time engaging with our stakeholders in a collaborative and supportive manner.

We operate an Integrated Management System (IMS) that comprises the Health & Safety, Environment & Quality Manual together with supporting documentation supplied in the company Starter Pack. It sets out the procedures to be adopted in procuring, executing and concluding our works in line with our H&S, quality and environmental objectives. This is made available to public and external parties on request. Our significant Environmental Impacts will be communicated to external parties on request or as the Directors see fit.

Environmental Objectives

We are committed to continually improve both our environmental performance and the enhancement of Client satisfaction. To achieve this we will maintain and regularly review the effectiveness of our Integrated Management System. We will set objectives as part of our annual Management Review and communicate these to the company.

Management Commitment

The management has a continuing commitment to:

1. Keeping abreast of and complying with legislation, regulations and codes of practice on environmental matters relevant to our activities.

2. Reducing the environmental impacts of our activities by identification of significant environmental impacts and adopting reasonable controls.

3. Setting annual environmental objectives and targets, and monitoring performance against these objectives and targets.

4. Making use of opportunities to minimise waste and to reuse or recycle materials.

5. Communicating our environmental policies, plans and performance to the public and other interested parties.

6. Training employees and promoting environmental awareness and commitment.
