Glover Homes Wins Supreme AK Building Award

The 2024 Registered Master Builders Supreme House of the Year winner in the Auckland region went to Coatesville firm, Glover Homes for a stunning house they built in Coatesville!

The judges described the home at 346 Coatesville-Riverhead Highway as a truly deserving recipient of the Supreme Home of the Year over $1 million Award with flawless execution and undeniable beauty.

Glover Homes is owned and run by JD Glover and he and wife Andie and their family have lived in Glenmore Road for many years. JD says he knew the house was special and submitted the project in the awards hoping it would do well but not expecting to win the category.

"We went away on holiday to the Adriatic Coast and found out the house had won the supreme award for

Auckland when I opened a video that had been sent to me on Messenger showing our son Felix accepting the award," says JD.

Although the Glover Homes' team achieved exceptional attention to detail throughout the build, JD credits the owners who built the house for allowing him to submit the project in the first place.

"It was generous of them because people who own prestigious homes often prefer to avoid publicity. They just said go for it!," he says.

Now the house has won the supreme award for Auckland it will be judged in the national awards against the best house builds in the country. The national winners will be announced at an event on 17 November. JD says he and Andie will be there – just in case.

As September draws to a close, the community events calendar is starting to ramp up once again after its annual winter hibernation.

Wire Sculptures Delight CCGC

Sharon Watson of Sharon's Wire Sculptures visited the CCGC last month with an array of handmade wire sculptures shown above. Mostly birds and animals, Sharon paints them in their natural colours and uses her amazing powers of observation to craft animals that look realistic and life-like. Allow yourself to dream about hedgehogs under your garden foliage; a hen and her chickens protected by the rooster in the yard; a white swan with grey cygnets on her back to sit beside your pond; an owl that can perch on a tree branch – in fact anything you can imagine can be produced to augment your garden scenery. What are these creations made from? Chicken wire! Sharon uses two different gauges to mould the shape with gloved hands, then uses pliers and a small hammer to complete the sculpture. Many layers of wire mesh create a great canvas where the wire has been twisted to make the frame solid which can then be painted. Once painted, a layer of spray makes the sculptures weatherproof so you can position them outside. Making these garden ornaments was once Sharon's hobby and now is a business. Couldrey House

More gardening? A small number of members are making a trip to Wenderholm Regional Park twice a month to help restore the gardens around Couldrey House. The gardens around this early settler’s house are being helped by some enthusiasts working with the Council to re-establish the right kind of plantings in the gardens. Angela and Richard Bampton are leading this group and would love the number of workers to swell to hurry along the project. You don’t have to be a gardener - just a worker!

Auckland Flood Alert System Pilot Needs Public Feedback

uckland Transport (AT) is trialling automated flood alert systems at three flood-prone sites in the Rodney area and the public is being invited to sign up to alerts triggered by the systems.

Installed at Sunnyside Road in Coatesville, and Kaipara Flats Road and Falls Road in Warkworth, the system has been tailored for each site, considering the local typography, connectivity, road speed and community need. AT is asking locals who regularly use these roads to assist with critical feedback.

Three different systems make up the pilot; a water sensor, a radar sensor and an AI Computer Vison Flood Detection (CVFD) system which uses a CCTV camera as an optical sensor powered by solar panels. The two sensors are set to send alerts when predetermined levels are reached and the CVFD system

and it is expected there will be technical complexities that need to be worked through initially.

“Adapting the system is critical to us getting it right and being able to install early flood detection warning systems in other flood prone areas. Ideally, we will be able to communicate through other forms of direct messaging once we get the technology right and for this, we really need the public’s help,” adds Murray.

The group also says much of the stream is congested with overgrown pest plants that prevent water from getting away and this needs attention.

Similar technology is proving effective in other countries impacted by severe weather events such as Australia and the USA.

Fears Rise Over Flooding on Sunnyside Rd

oatesville locals concerned about flooding on Sunnyside Road during recent storms are taking action to improve safety for all road users.

automatically detects water within an image sequence while digital rulers monitor water levels in real-time, sending alerts when flood water reaches a predefined level or enters a demarcated zone. The alerts from all three are fed into back-end platforms that will then activate the road signage and send an electronic alert via email to those registered.

The Sunnyside Road Residents Group presented their concerns at the July CRRA committee meeting, asking the group to help them achieve traction with the Rodney Local Board.

Owen Aspden, a Sunnyside Road resident and the group's spokesperson, said recent flooding on 12 July had caused a car to become stranded. The vehicle needed to be towed out by residents. The driver, a grandfather who had two of his grandchildren in the car, became stranded after their vehicle entered roughly 900mmdeep flood water and the car's engine cut out. In this situation, the electric windows don't work and it can be difficult to safely get out of the car, says Owen.

Finally, the amount of traffic now using Sunnyside Road as a shortcut adding more risks as Owen says resident motorists are not aware areas that flood.

The next move for the Sunnyside Road Residents Group is to present to the Rodney Local Board at an upcoming meeting where they seek funding from AT and Healthy Waters to support new signage safety improvements.

If the system is proven reliable, the hope is that alerts will be eventually integrated into Auckland Transport’s Operations Centre (ATOC) to enable wider communications to be circulated across AT digital channels (website, social media, phone apps etc).

According to the Sunnyside Road Residents Group there are two areas on the road where it is below the flood water level. They propose raising the level of the road in these two locations to reduce the risk to road users.

“We’re asking locals who regularly use the roads being trialled in the pilot to sign up to receive an email when the system is triggered, to help us adapt the technology where possible, get our messaging and timing right with warnings at various levels,” says Murray Burt, Director Infrastructure and Place at AT.

"We don't want to wait until the worst case scenario happens and someone loses their life before action is taken," says Owen.

“If we can achieve timely messages to the public, it will help enable AT to warn users about the likelihood of having to utilise alternative routes ahead of any road closures as water levels rise, while digital signs will notify when the road is closed and where possible, of any diversion routes,” says Murray.

At the moment, residents on the road place traffic cones at the flooded areas to make motorists aware of the danger as they approach. However, Local Board member Louise Johnston says, although this is helpful, there are official channels of support that can assist in these emergency situations.

Civil Defence Local Board News

fter such a mild winter, the flooding of 2023 seems a distant memory. However, if you were severely flooded, it is not too late to opt into the Council’s voluntary categorisation scheme, which closes this month on 30 September 2024. To date, across Auckland, only 3140 houses have opted into the voluntary categorisation process; however, it is estimated that 7389 houses were impacted by the Anniversary weekend flood events and Cyclone Gabriel. In Coatesville, only seven properties have opted into the voluntary categorisation scheme, in Riverhead 10 and Dairy Flat nine. By registering your property, the Council will provide you with a risk assessment of future flood and landslide risk for your home and let you know if you are eligible for funding.

I am concerned that some Coatesville residents have not opted into this process, and they are at risk if there is another severe weather event. Also, their property may no longer be insurable if there is another flood event. Due to privacy issues, you may not be aware if your neighbours have opted into the process and if their properties are assessed as a category three, i.e. intolerable risk to life that cannot be feasibly mitigated, then the buildings will be removed by Council once the sale and purchase agreement has been finalised. Most residents I have spoken to have expressed concerns that the property

categorisation will appear on their LIM report; however, all flood risks have already been updated on your LIM report, and you will need to inform any potential buyer that you were flooded. Another concern is that their property has been repaired and insurance paid out, but if you are categorised as a 3, any repair work covered by insurance will be reimbursed. There is also a distrust that the Council will try and rip people off and get the property at a knocked-down price. However, the property valuations are based on 95% of the value of the property pre-anniversary weekend floods. These are based on independent valuations but funding is also available for property owners to get their own independent valuation. To date, all the people I have spoken to have been pleasantly surprised by Council valuations, especially as the Anniversary weekend was the top of the lifestyle market.

Council and central government have allocated almost two billion dollars to Auckland's Storm recovery programme. If you miss the deadline of the 30 September, this offer will no longer be available to you, and the insurance and banking industry will be leading the managed retreat going forward! Please do not miss out on this oneoff, once in a lifetime opportunity.

Selling to International Purchasers

re 2018, our rules allowed international purchasers to buy property in New Zealand. These rules then changed allowing only purchasers who are Australian or Singaporean citizens or permanent residents to purchase, limiting the overseas buyer market considerably.

Additionally, if the purchaser is a permanent resident only, they must also meet the criteria to be ‘ordinarily resident’. This means they need to have a residence class visa; have been physically present in NZ for at least 183 days of the last 12 months, and be a tax resident of New Zealand.

There are also land size criteria that these purchasers must adhere to. For lifestyle property, the land size must be no larger than 5 hectares (12.3 acres approx.), and for coastal property there is a maximum size of 0.2 hectares (2,000m2). If purchasers are outside of these requirements they can apply to the OIO (Overseas Investment Office) which is a lengthy detailed process.
