CLOSING OUT 2022 WITH A BANG

Aburst of closings in the last month of 2022 added 588 acres to the Coastal Land Trust’s roster of land preserved forever. Ecologically significant properties, preservationist donors, and a unique collaboration among neighbors made for a hectic and surprising month.

“We’re trying to protect the diversity of natural areas along the coast,” said Coastal Land Trust Director of Land Protection Janice Allen. These important properties reflect that diversity. Here’s a peek behind the scenes of these acquisitions.

ROCKY POINT

FOREST

TheRocky Point Marl Forest, a wet marl forest natural community, is limited to a small region of Pender County and is not known in any other site in the world! Here wet loamy soil has a high pH due to the proximity of limestone, uncommon in the coastal plain. The site hosts a high diversity of oaks and hickories and combines Gulf Coast species with those of the North Carolina mountains and Piedmont.

“Two of the state’s rarest animals – the eastern woodrat and canebrake rattlesnake – thrive in this dense wet habitat,” said Dr. David Webster, senior associate dean of the College of Arts and Sciences at UNC Wilmington. “For many years, I took my ecology students to this site so we could study the soil, flora, and fauna. Permanently protecting this site insures that this unique habitat, and its assemblage of rare plants and animals, will continue to survive.”

The sale was made possible thanks to landowners Diane Toothman, Sheryl Shelby, and Elizabeth Hunley, as well as funding secured from the U.S. Fish and Wildlife Service’s North American Wetlands Conservation Act.

“Our thanks go to Diane Toothman and her son Byron in particular for working with us to conserve this little wetland gem. This wet marl forest property was near the top of our Top 40 list due to its biological uniqueness,” Janice Allen said.

“We are incredibly thankful that the Coastal Land Trust was willing to take on the conservation of this precious habitat,” said Byron Toothman. “Rapid changes to the landscape, invasive species, logging, and mining have steadily chipped away at the already limited range of this unique community. It is difficult to overstate the importance of its preservation.”

Rob became a member of the Coastal Land Trust when he first participated in the Holt Golf Tournament in 2007. Rob and his wife Mary Margaret McEachern loved playing golf and enjoyed playing in charity tournaments with their friends. Sharing an intense passion for the water, Rob and Mary Margaret enjoyed cruising the Intracoastal Waterway, water skiing, and kayaking together. Rob was Mary Margaret’s support system and biggest fan for her running and paddling races.

Rob’s family wrote that his “fun-loving personality and spirit for adventure brought out the best in everyone he met.”

Margaret Lippitt Rorison

Feb. 6, 1925 – Jan. 10, 2023

Peg not only saw the good in everyone, but also brought out their best selves. Her family said that “she was interested in absolutely everything and was always a sparkling source of light who showed the best of herself every day and passionately believed in everyone she knew.”

She had a very active childhood, and in a 2020 article in Coastlines, she shared stories of her early years growing up at Clarendon Plantation,

which was purchased by her grandfather in the early 1900s.

“Clarendon was a mysterious thing to see and enjoy” she said. She delighted in walking alone and remembers being happiest when outside.

Peg was a member of the Coastal Land Trust for more than 15 years. Her family requested that the Coastal Land Trust be included among charitable donations made in Peg’s name.

Note: Clarendon is under private ownership and is protected by a Conservation Easement with the Coastal Land Trust.

Suzanne Nash Ruffin

June 3, 1939 – Dec. 28, 2022

Suzanne grew up in Wilmington where her family had deep roots, and she loved her home on Forest Hills Drive and the family summer house at Wrightsville Beach. Her family said, “She never lost her love for feeling sand between her toes and watching the waves crash.”

She was a loyal supporter of the Coastal Land Trust for 16 years. Her visits to the office were always lively and memorable.

In her obituary, Suzanne’s family suggested that her friends remember her “by raising a toast with Suzanne’s favorite drink of rum and tonic with a splash of lime to a life well-lived.”

NATURE CONNECT OUTDOOR SCHOOL

Nature Connect Outdoor School held their first homeschool class at the Coastal Land Trust’s Everett Creek Preserve last fall! Students, who range in age from 5 – 11 years old, tracked animals, learned about acorns, made friends, and discovered a wonderful new place, right in our own backyard! Between October and December of 2022, they met once a week to explore the beautiful longleaf pine and mixed hardwood forest along Everett Creek Preserve near Sneads Ferry.

Developing a connection to a place is one of the best ways to learn about it. With the abundant plant and animal life at this beautiful preserve, there was no lack of inspiration!

The class discovered wild carnivorous plants and learned how the smallest differences in habitat can mean the difference between lush abundance and withering.

Our students fell in love with every stage of the fire adapted longleaf pine. They even made up their own longleaf song as they hiked through restored longleaf stands.

We discovered that while tasty and edible, a lot of work goes into processing acorns for human consumption. From this study, students also learned just how much biodiversity one single mature oak tree supports.

Nature Connect is grateful for the partnership with the Coastal Land Trust to provide the opportunity for our students to connect with nature. Sarah is originally from Suffolk, Virginia, where she grew up exploring the woods and marshes along the Nansemond River. She graduated from UNC Wilmington with a BS in Environmental Science, concentrating in Conservation, with a minor in Economics.

After graduation, Sarah moved to Pensacola, Florida, to serve on the Ecosystem Support Team with The Longleaf Alliance. During her time in Florida, she worked with rare and endangered Red Cockaded Woodpeckers

and Reticulated Flatwood Salamanders, mechanically restore fire suppressed ephemeral wetlands, and treat for invasive species. She is also a Wildland Fire Fighter and has conducted prescribed burns on 15,000 acres of land throughout the Gulf Coastal Plains region.

In her free time, Sarah enjoys hiking, camping, reading, yoga, art, and going to the beach. She has enjoyed playing in marsh mud since she was a kid and hopes to make a career out of it. Sarah joined the Coastal Land Trust in 2023 and is looking forward to serving as a Stewardship Assistant.

The wish to protect a family property led to the donation of an addition to the Coastal Land Trust’s Sea Gate Woods Preserve.

“Samuel Willson Morgan (1880-1965) purchased the land that includes Sea Gate Woods in the 1920s, co-owner Dan Eudy said. “The property was quite isolated and it was here I first saw deer, bear, and turkeys in the wild. I was impressed while still hunting back in the woods at the number of palms and ferns and general wetness of the area, different than just a few miles inland.”

Thisproperty has been in the Jenkins Family for more than 100 years and has great sentimental value to brothers Wayland L. Jenkins, Jr. (of Ahoskie) and Joe Henry Jenkins (of Nags Head). Many years ago, their mother asked them never to sell the farm. These gentlemen wanted to follow their mother’s wishes as closely as possible, so they donated the property to the Coastal Land Trust to be protected – forever.

Coastal Land Trust Board Member Dr. Stan Riggs is excited about Jenkins Farm because it’s part of the area known as the Beaverdam Pocosin, which is subject to flooding. Riggs is hopeful that the Coastal Land Trust will be able to undergo restoration (hydrologic and natural forest)

work on the property. For now, the site will remain in farm use.

The Jenkins brothers not only generously donated this property to the Coastal Land

rivers. Once fairly common in our area, this natural community is dwindling because of logging, conversion to agriculture, and development.

“The Coastal Land Trust is thankful to the Eudy family [Radio Island Investments, LLC] for this generous donation, the Captain Sam Morgan Preserve, named after Dan and David Eudy’s grandmother’s brother,” Janice Allen said. “This land meant a lot to the Eudys. Now they can be assured the property will be forever protected from development, and the forest will grow on.”

This property adjoins the Coastal Land Trust’s existing 123-acre Gate Woods Preserve, expanding the preserve to over 201 acres.

Trust, but they also paid all transaction expenses (the costs for the survey, title examination, title insurance, and recording fees) and the stewardship endowment.

Thiscomplicated closing involved five adjoining parcels along the Chowan River with six sets of owners. The transaction was negotiated in 2019, contracts with each set of owners were entered into in 2020, and now this transaction has closed.

“It took a couple of years to pull this sale together,” said Coastal Land Trust Attorney and Northeast Regional Director Lee Leidy.

“This type of collaboration with multiple landowners to put pieces of land together for a single sale has never happened before in our 30-year history of land conservation,” Janice Allen said.

The Chowan/Perry et al. tracts have more than 1.7 miles of frontage along the Chowan River, primarily mature cypress gum swamp. The site adjoins a 451-acre parcel owned by the State of North Carolina as

part of the 32,570-acre Chowan Swamp Game Lands. It lies within the Colerain/ Cow Island Swamp and Slopes Significant Natural Heritage Area and is classified as having high ecological significance. The purchase was funded by a North Carolina Land and Water Fund grant, a U. S. Fish and Wildlife Service North American Wetlands Conservation Act grant, and an Enviva Forest Conservation Fund grant.

The Coastal Land Trust transferred the 421.38-acre Chowan/Perry et al. Tract, together with the 766.48-acre Chowan River/FIA Tract which the Coastal Land Trust purchased in December 2021, to the State of North Carolina. The North Carolina Wildlife Resources Commission will manage the land as part of the Chowan Swamp Game Lands; that’s almost 1,200 acres added to the state game lands.

We are celebrating our 30th year in 2023, having grown from a dream into a formidable organization that continues to seek out and protect coastal lands from the outer banks to the southern coast of Brunswick County. The Board and Staff are grateful to all of you who have helped the Coastal Land Trust protect more than 85,289 acres and become a trusted partner to all those interested in preserving and protecting lands throughout the North Carolina coastal plain. Thanks to your generosity, the Coastal Land Trust experienced a good year in 2022, enabling us to continue our core mission to save the lands you love at the coast. This issue of Coastlines provides a report on activities of the past year, highlighting some of the most exciting land protection projects and showing you how the funds we received were spent in our 2022 fiscal year. In addition, our educational outreach efforts that help connect students and others to the extraordinary natural world of eastern North Carolina reached more individuals as the challenges of the pandemic have largely abated.

Stained Glass Windows Unveiled | Reaves Chapel

REAVES RESTORATION

Reaves Chapel’s original stained glass windows were removed for storage in 2021, while the Chapel was being restored. When they were reinstalled in the 2022, they were boarded up for protection. In January, Steven Cox with Statesville Stained Glass Restoration and Preservation installed plexiglass covers on all three windows. These windows are the focal point of Reaves Chapel.
