January is dreaming month. We dream about the things we would like to accomplish in the coming year. Gardeners leaf through seed catalogs and gaze out the window onto the frozen ground, counting just how many weeks it has been since their fingertips touched the tilled earth. Anxious anglers wait for the ice covered creeks to reopen, especially those who learned to fish last year. Spring hiking, baseball, camping and the first buds of the season are all part of our dreams as we wait, patiently, for the snow to depart...but not too soon. We need it. We need the moisture down in the valleys and the snow pack for cooling water later. Spring is also a time for new baby chicks, lambing, and calving in later winter. Dreaming month is filled with these swirling thoughts and more.

In this issue of the Round Up we are looking forward to the final months of winter and the arrival of spring. Our garden seeds are expected to arrive in mid- January along with everything you will need to get started on bedding plants in the greenhouse, or in the living room as the case may be. Gardeners are sort of funny like that. Healthy bedding plants are the best path to a productive garden. Maybe this is the year you fulfill your dream of producing your own! Nothing ventured, nothing gained.

Part of bringing a dream to fruition is acquiring the tools to do so. Sometimes that means education. The University of Idaho County Extension Offices in Bonner and Boundary Counties are offering some classes this spring from starting your own seeds to grafting apple trees and making jerky! Read more about these classes on pages 4 and 5 of this publication.

Sometimes bringing a dream to fruition, means doing less, like spending less money. Judy Baird of Mountain West Bank has some great advice on saving money in the new year. It is amazing how saving money, and eliminating debt actually frees up money for those dreams. She calls it the Debt Avalanche payment process. Find her article on page 20.

If heading out into the great outdoors more often this year is your dream, why not spend some time with the Friends of Scotchman Peak? They have a great program lined up for January 13th. See the ad on this page.

Here at the CO-OP we are thinking about Annual Meeting in March already and making preparations for that event as well as chick days and our annual tree sale. There is a lot going on!

University of Idaho Bonner County Extension Winter Classes Begin Idaho Master Gardener Program – Classes will be held on Tuesdays and Thursdays from 9:00-Noon beginning January 30th and will run until midApril.

Idaho and Montana Agriculture Snapshot

I travel, a lot. Whether it is back and forth to my farm, or lately, across the country to see my kids, I travel. And when I fly my favorite seat is the window seat. From here I can see what I consider to be some of the most beautiful land in the country: farm land. Not everyone shares this opinion, but everyone needs to eat. Farm land is important for the entire country. Montana and Idaho have a lot of it.

The latest year for which the USDA has farm statistics for these two states is 2016. As of 2016 Idaho had about 24K farming operations with just under Featuring Locally Made KUMA Stoves and Inserts 12 million acres in production. Montana’s numbers dwarf Idaho - a little un& Enviro Cast Iron Wood, Gas, & Pellet Stoves der 28K operations but almost 60 million acres under production.

Safety on the Farm - Take the Time

It is spring. We are anxious to get out there and get to work. Time is always against us farmers. After all - time is money. But there is one thing that all farmers need to make time for and that is general safety on the ground and on our equipment. It is very easy after years and years with the same tractor to believe it is somehow our buddy in the field. While Ol’ Blue may have been faithful to grampa, it can still kill you if used improperly.

If you have not used your tractor over the winter, this is a good time to put it in the garage or shop and give it a tune up. Not everyone has the luxury of a heated work space, but it does help us stay on task and think clearly.

When you work on your tractor make sure someone knows where you are and always keep a cell phone on you just in case something should happen.

Tractors, like other machines, have moving parts. Accidents can happen during repairs.

If you must observe for repairs while the tractor is running, make sure it is out of gear (neutral) and preferably block the tires. This goes for when you and your machine finally make it out into the field. If you need to get off of your running tractor, even just to pick up a rock, ALWAYS take it out of gear and put it into neutral before getting off. Progressive Farmer had the unhappy task of reporting on a well seasoned farmer who did not follow this simple rule and ended up getting run over by his own tractor and trailer. He did not survive the accident.

And finally, remember the “three point rule”. Whenever you climb onto or off of anything remember that three points of contact will keep you stable.

Keep your work area free of tripping hazards on the shop floor or ground area.

If this is your first year using a powered post hole digger, either gas powered or one that runs off of your tractor make sure you have read the manual and understand how the machine works. Most powered post hole diggers are designed for one-man operation. Always sit in the tractor seat when operating the digger and avoid operating it whenever anyone else is near.

Never allow anyone to approach a moving unit.

And, of course, don’t dig anywhere that has not been thoroughly checked for underground utility lines, pipes or cables. This is easy to deal with. Just call 811.

When it comes to farm animals, safety is also very important. We do love our horses, cows, pigs and chickens. Each one of these animals can hurt us if we are not paying attention, even if they normally behave well. No matter where you are working on the farm, if animals are concerned, make sure you always have a safe way of escape. Avoid surprising your livestock or moving abruptly around them. By Chase Youngdahl One year in to contributing these ‘Weed of the Month’ columns I feel it is time to address the elephant in the room and present the household name noxious weed (at least the closest thing to it), Spotted Knapweed. If you’re a landowner in Bonner County odds are you have battled or are battling this purple-flowered monster…or you could be overwhelmed by it and not know what it is or what to do about it. My objective is to provide some solid information and helpful tips.

In the sunflower family, Spotted Knapweed (Centaurea stoebe) is a native of Eurasia and is a state listed noxious weed confirmed to infest all 44 counties in Idaho to some degree or another. It’s a hardy perennial and a vicious competitor; has a strong taproot that can propagate new plants, however the main mechanism of spread is by seed, each plant is capable of producing 25,000 of them. These seeds are relatively heavy and do not disperse more than a few feet on their own—they need to be carried by animals, equipment, clothing, etc. The most recognizable identifying factor is the purple disk flowers emerging from the bulb-like tips of the stems. These bulbous looking (not truly bulbs) stem tips are peppered with black spotted bracts, hence the common name Spotted Knapweed. Bract is a botanical term for a specialized leaf associated with flower parts. The stems branch out from clusters of basal leaves, which are deeply lobed. It can remain in rosette form for a couple of years [sometimes longer] before bolting.

Spotted Knapweed can be found in rangelands, pastures, roadsides, dry meadows, vacant lots and any such disturbed sites. It crowds out native and desirable vegetation, eventually creating a monoculture where all of the available resources in the given area are going to sustain the Spotted Knapweed stand due to its aggression. It’s a non-palatable and poisonous weed for pasture animals as well as worthless browse for wildlife. Proper land management if you don’t have Spotted Knapweed or a proper treatment regimen if you do have it is key.

There are numerous control options, and the best one will depend on the size of the infestation and what your management objectives are for the particular area. Mechanical control for small and/or early detected infestations is effective, remember that Spotted Knapweed remains in rosette form for two or more years before bolting, rosettes are easier to deal with on a mechanical control level than fully mature plants. They can be dug or pulled out of the soil when conditions are somewhat moist—if it’s too dry the likelihood of breaking the root off and not being able to fully extract it is high, rendering your efforts futile. Mowing typically does nothing to control it, the plants will adapt and flower close to the ground; mowing can be a one-time solution to stop the bleeding late in the growing season and keep a mature stand from going to seed that year, but thereafter it will flower below the mower blade level.

Mulches in gardens and landscape beds, be it bark or plastic, is a great option for control in those scenarios; the mulch should be 3-4 inches deep to prevent sunlight from reaching the soil. Cultural control applies best to pastures in the case of Spotted Knapweed—keeping a healthy stand of pasture grasses helps to outcompete the Knapweeds, don’t allow an area to be overgrazed. Many herbicide options for control of Spotted Knapweed exist and which product to use for a particular situation depends on a number of factors. Call the Bonner County Weeds office to discuss details and we can assist in narrowing down the best one for the given set of circumstances. With that said, some options include the following: Milestone® (aminopyralid), Opensight® (aminopyralid + metsulfuron), Curtail®/Cody® (clopyralid + 2,4D amine), Weedmaster® (dicamba + 2,4-D amine), Crossbow® (triclopyr + 2,4-D ester). Application timing is best in the spring or early summer when plants are actively growing but prior to flowering, however control can be achieved until the flowers lose color in late summer. Treating rosettes throughout the fall prior to hard freezing is also an effective time to make an herbicide application. There is a well-established biological control program in place for Spotted Knapweed, tens of thousands of bio-control agents have been released throughout Bonner County by private landowners and government agencies. A seed head feeder and a root mining weevil are the two primary agents, and provide a moderate amount of control over a span of several years. My observation is the bio-control agents will eventually weaken the plants—they will appear smaller, less robust and off-color. The bio-control option is a great tool for areas that are difficult to manage otherwise, just keep in mind eradication is not a realistic outcome; the goal is to weaken the population enough for native vegetation to compete. BC Gardeners Offer Membership Course

by Ann Warwick Would you like to learn more about gardening in the North Idaho climate?

Are you interested in participating in community service projects relating to horticulture? Would you like to meet a group of interesting people with diverse experiences who all like to garden? Bonner County Gardeners Association satisfies all of these criteria and more. The mission of BCGA is Education, Community Service, and Camaraderie. To become a member, one must have completed a Master Gardener course, have a degree in a related field or other relevant experience, or completion of the Membership Course, offered by BCGA. The Membership Course begins about the first of February, uses the Master Gardener handbook, and will meet two mornings a week (Mondays and Fridays) for about seven weeks. Each session features an expert speaker and an opportunity to ask questions and participate. The classroom is limited to seventeen people. The course is comprehensive, beginning with basic botany, soils, entomology, plant diseases, and information pertinent to gardening in our area. Some classes are hands on, such as the pruning class. Any gardener can benefit from this organized approach to growing plants successfully. The course is fun, too--there is a social aspect, as all participants share a pleasant lunch each session. The cost of the course is $150, which covers all the course materials.

THE GARDEN OF FOND MEMORIES As I walk through my perennial garden, a warm feeling envelopes me, the comfort of being among close friends. Yes, the plants are my friends, as I nurture them, move them to improve their environment, and feed and water them lovingly. But that is not what gives me that soothing feeling. It is the knowledge that many of my plants once thrived in the gardens of my friends. It is a connection with those people, some of whom are no longer here. That daily stroll among the shrubs and flowers evokes fond memories of good times, good companions.

Gardeners are generous by nature in sharing plants.

After all, perennials grow and eventually produce seeds or need to be divided. What better thing to do than to share them? Thus, plants from so many gardens migrate to mine, and my plants move to somewhere else. Some of these specimens are rare, or old heirlooms that have lived in the area for decades.

Some are from seeds given to me from cultivars that have adapted to our specific climate simply by reproducing over many years with the plants best suited to our conditions surviving and reproducing once again.

My garden of fond memories is over 20 years old.

Some of the friends who gave me cherished plants have passed on or moved far away, but I seldom forget who gave me which beautiful plant.

I have my father’s raspberries. He died in 2001.

I don’t have a plant from my mother, but one of her favorites was the painted daisy, so I have them in abundance to remind me. It’s like that everywhere in the garden. The golden centaurea came from a special person, as did the mahogany gloriosa daisies, the white Pasque flower, many of my sedums, a large rose from a cutting, and on and on. When I look around, perhaps half of my collection came either directly from friends, or I bought them at a plant sale, knowing who donated them.

If I become separated from a friend either by death or moving and I don’t have a memory plant from him or her, I select a specimen that somehow reminds me of that person and plant it in a special place. Once, when I considered moving, I saved seeds from all the plants that I could, to perhaps continue my garden of fond memories elsewhere. It’s a way of preserving old friendships, a connection to all those who contributed to the good times in our lives.

Is That Really Meat In Your Taco?

Back in the 1970s and 80s there was a soy based protein substitute available in health food stores everywhere. It was referred to as TVP - Textured Vegetable Protein. It was a dried product intended to be soaked in water until it became soft and useable in soups, salads, casseroles, just about everything. It was available in ham, beef, and chicken flavors. Though far from delicious, it did provide that meatty texture to our dishes we just could not get from tempeh and tofu. Soy based proteins are still available for use by vegans, vegetarians, and those who have simply chosen to not participate in animal slaughter for food.

Today there is a new vegetable based protein product available for consumption and it is getting quite a lot of attention. Beyond Meat is now available in most major grocery store chains including Safeway, Kroeger, and Albertsons although it may not be in all stores of that chain. Fairly new to the grocery store frozen food section, Beyond Meat became more widely available just this past year. The ground protein product has passed taste tests and cooking tests, but since the product is colored with beet juice, it suffers from the “pink middle” problem. Although it may be fully cooked, it may remain pink in the middle. But since it is not actual animal protein, the pink issue is really a non-issue.

Depression, Anxiety, Addiction Triad – Part II

Gabrielle Duebendorfer, ND In part I, I described how a sense of disconnectedness can give rise to depression, anxiety, and addiction. We covered some of the neuroscience and what gives rise to a sense of resiliency and well-being. I ended with mentioning that simply substituting joy for depression is not the answer.

In fact, research has shown, that if we stay caught in one emotional opposite and refuse the other, we stay in what is called the default network, which is based on our autobiographical self. Our egoic mind seems to know exactly what we need to fix the situation – more space, time, things, knowledge, or more action. The problem is just that the mind has gotten us into this dilemma in the first place and cannot get us out of it. This system was designed to help us survive by constantly surveying our environment for negativity. What we resist persists!

The good thing is that there also is the focusing network and the control center, both of which can be trained to shift attention to the present centered network – visible on functional, real time MRI’s. That’s where mindfulness practice comes in, such as feeling your body being breathed, simply resting in Being, opening the senses into all directions, feeling the impact of music or moving the body, or getting lost in the beauty of a winter day. A strong intention and deeper purpose is like the puppy leash, retraining the mind. When we rest in this heart-centered presence, there is a measurable decrease in beta waves, which are the signature of recursive negative thinking, and conversely an increase of gamma rays, which facilitate more intuitive insight and a sense of well-being – an inner safe haven.

These days we hear quite a lot about essential oils, their aroma therapeutic qualities and healing properties. Oils have been around a very long time and scented ones date back to antiquity. But there are other ways to make our homes rich with the scents of life and most of them do not cost a great deal. Let’s take a second look at herbs, flowers, and baking!

We all know that from the roasting chicken, to cookies, jam and pot pourris, good smells in the home don’t just happen. They take a bit of planning and, good news, January is all about planning. So why not take this time to consider what herbs and flowers to place in the garden, in pots on the porch, or even in your window sill, to bring fresh scents to your home.

Fragrant flowers are great, but not everyone likes every flower. Some like marigolds are pungent. Roses and iris more delicate. Peonies, Flox, Stocks, and lilac are some wonderful table flowers. Their scent will spread through the house.

Herbs like lavender, the mints, oregano and basil, can all be grown from seed. If they are grown in good soil they will grow so thick that keeping some in a bouquet all through the summer will not be hard at all. Let them dry and they will scent up your kitchen again as you remove the leaves from the stalks for processing. They will work their magic again when you add them to soups, stews, casseroles, fritattas and more.

“In the Field” By Phil Cooper Trapper Education Courses Available

Trapper Education classes are available now in the Panhandle, and registration is open on the Idaho Fish and Game website. It only takes a minute to get signed up.

Almost everyone is prone to procrastination. Why do something now when you can do it later? The problem with procrastination when it comes to taking a required trapping class, is that the class will not be as easy to get into right before the seasons open.

Two February trapper education classes are currently posted in the Panhandle. One class is nearly full, the other has a few seats available.

Successful completion of trapper education training will be required to purchase an Idaho trapping license for the 2018-2019 trapping season which begins July 1, 2018. The requirement can be met by certification through completion of this trapper education course. Trappers who purchased an Idaho trapping license prior to 2011 are exempted from the new requirement.

A large number of people will need this class to continue or to begin trapping. If you are not exempted from this requirement, you are encouraged to sign-up for one of the currently available classes to avoid a potential last minute rush.

The Idaho Department of Fish and Game (IDFG) has two introductory trapper education courses available in Coeur d’Alene. One class will be held February 23. A separate, complete class will be held February 24. The classes will be held in Coeur d’Alene at the Idaho Fish and Game Panhandle Region office, 2885 W Kathleen Ave. in the hunter education classrooms.

Online registration requires an additional credit card convenience fee of $1.24. Registration can also be made at any IDFG office using cash, check, or debit card. There is no convenience fee charged when registering at IDFG offices.

Trappers and potential trappers are very strongly encouraged to take a class as soon as possible. While July, 2018 may sound like a long time away, the demand for classes will be very high as the deadline approaches. Even with numerous classes scheduled, waiting to take the training may make it difficult to find a spot in a class that is compatible with your personal schedule. The classes currently have space available for you!

The goal of trapper education classes is to promote safe and ethical trapping, to minimize incidents of non-target catches, and to minimize impacts of trapping activity on other recreationists.

The trapping classes teach basic trapping techniques with a strong focus on safety, trapping rules, and trapping ethics. Selecting safe and responsible trap set locations is emphasized. Other topics include furbearer management, trapping laws, proper equipment, avoiding non-target catches, furbearer identification, and habitat preferences.

The class is a mixture of classroom instruction and field experience. While new trappers will learn a great deal in the class, they are encouraged to have an experienced trapper serve as a mentor for a season or two when just getting started.

In 1996, The Association of Fish and Wildlife Agencies conducted extensive research into trapping. The organization established Best Management Practices (BMP’s) for trapping of each species of furbearers. The purpose was to minimize conflicts among various recreationists where trapping occurs. Their BMP’s are readily available online and will also be presented in this class.

Happy Savings this New Year

A brand new year! Resolutions, plans, hopes, goals, and desires abundant.

I don’t know about you but I also seem to spend some time the beginning of each year thinking back on the last 365 days and how I did relative to the goals I set for myself a year ago.

In my banking world, many customers share with me their financial goals, and for many, a desire to reduce debt and increase savings. Basic good goals for all of us but sometimes, the year ends and we realize we weren’t quite as successful in this area as we had hoped. Customers have asked what’s the best way to tackle debt and be better about saving. A recent article had what I think are some great tips worth sharing.

The first step is getting control over your money. It may hurt a bit but begin by listing your debts (the balanced owed, and your monthly payment amount) and their interest rates. Include credit cards, medical bills and auto, personal and payday loans but not your mortgage or student loans.

Once you have a total for the monthly payments, divide it by gross monthly income. This number is your debt-to-income ratio.

Now it’s time to come up with a strategy. Suppose you have balances on a few credit cards and feel confident about paying them off with a little budgeting and discipline. Two of the most common methods are debt avalanche or debt snowball.

With debt avalanche, you pay off the highest interest-rate debt first, which lowers the total interest you pay overall. The snowball method involves paying off debts from the smallest to the largest amount, regardless of interest rate. The short term reward of knocking off a smaller debt or two can motivate you to keep going.

If your debt is heavier, and your debt-to-income ratio is high (between 15% to 50%) then the snowball or avalanche methods are less likely to be of help. Instead, consider a 0% interest balance-transfer credit card or lower interest debt consolidation loan to pay off your debt and be unwaivering about paying off that card or loan.

If you are truly overwhelmed with debt (especially if it’s more than half of your gross income), or not able to qualify for better rate credit cards or loans, ask for help. I would encourage you to talk with your banker or perhaps a non-profit credit counselor or, in extreme circumstances, a bankruptcy attorney.

Don’t fall for ads from companies who say they can solve your debt problems. Negotiate with your creditors yourself – for free. Call each creditor and ask about lowering your interest rate or any information on a possible hardship program. Continue as long as possible to make at least the minimum or even the interest payment. Ignoring debt is the worst thing to do.

It won’t go away, it won’t get better if you refuse to acknowledge it’s time to take action.

In terms of saving, there are many things you can do to start a savings plan.

An automatic transfer every payday from your checking account into a savings account is a beginning. Talk with your employer about an automatic deposit of your paycheck, and if is it possible to request a certain amount be directed to your savings account.

I found this savings plan chart and thought it was a great plan for saving. Be dedicated, and by 2018 year end, you will have over $1,300 to apply toward your debt reduction plan, put toward your ongoing savings plan, or have cash for purchasing those 2018 Christmas gifts!

Either way, make 2018 your year to enjoy financial good health. It all starts with even a small goal but the rewards can be significant, particularly in terms of both your finances and your peace of mind.

The Steel Bridge that Reshaped Bonner County

The screeching of a train whistle, the rumble of the engine, and the whining of steel wheels on the tracks are all familiar and friendly sounds if you live just about anywhere in Bonner County. Residing in a place where there’s about as many tracks as there is pavement, we become accustomed to hearing and seeing trains on a regular basis. Since we see them every day, it’s easy to lose that “wow” factor of trains. We don’t stop and watch them like we might have as kids; instead you’re probably hoping you don’t have to wait at a crossing on your drive to work.

While driving across the long bridge, you might glance over and see a mile long string of train cars crossing an impressively lengthy bridge over open water some distance away and not think anything of it. Have you ever imagined what it took for that bridge to get there? Or the process to build something so strong it could support an entire train? Sometimes we forget to pay any attention to the trains or the history of how those trains appeared here and helped to define Bonner County. Maybe we have just become accustomed to them.

Maybe we don’t think about them at all. However, if we were to jump back in time to 113 years ago, that sizeable steel train bridge crossing the mouth of Lake Pend Oreille was the talk of the town.

The year was 1904 and for over ten years trains relied on a rickety wooden pile bridge to cross the open waters beneath it. For nearly two years the town of Sandpoint and the Northern Pacific Railways were anticipating the completed construction of the new steel bridge to replace the precarious wooden predecessor. The North Idaho News stated that, “it will be a sigh of relief that the railroad men will begin running on the new bridge… the old pile bridge which has done duty for so many years in spanning the waters of the Pend d’Oreille creaks and moans with every passing train.”

The bridge crossing the mouth of Lake Pend Oreille was the route for the Northern Pacific from St. Paul to Seattle. In the year 1904, this new steel bridge brought interest, employment and relief to Bonner County. The size and construction for the bridge was incredibly impressive for the time. The process began with the engineering department of Northern Pacific Railways and the hiring of multiple contractors for different stages of the building process. The bridge then had to pass a formal inspection by a divisional superintendent to be officially transferred over to the transportation department of the company.

The bridge is comprised of 83 piers of cement, which were left standing, but untouched, for over a year before continuing building so that they were able to firmly set into the ground. It then took about six months to complete the rest of the bridge. Even with a delay in the steel shipment, articles state that there were always good-sized gangs at work on the tracks. The complete length of the bridge was 4,600 feet including a draw that was powered with a 15 horsepower gasoline engine. In all it required 2,300 tons of steel to complete as well as 4 ½ tons of paint and 500 gallons of oil to paint it. Although the cost in figure was not authentic, the papers in 1904 estimated that it may have cost one million dollars to complete the new bridge.

Another new addition to the bridge was increased height. During the 1894 flood, while the initial wooden pile bridge was still in use, flood waters rose so high that the tracks were completely covered. Flatcars loaded with rock had to be pulled out onto the bridge to weigh it down after the water started receding so the piling would not be washed away. During planning and construction of the new bridge, engineers took into consideration the damage caused from the 1894 flood and chose to build the new bridge six feet higher than the old. When determining the new bridge height though, one important matter was not considered. By raising the bridge six feet higher, the grade on both ends of the bridge tracks reaching the land now needed to be raised as well.

It is important to remember that town site of Sandpoint in 1904 was nothing comparable to what it is today. Trains served more of an immediate purpose to people then, so more immediate access was required. Instead of just occasionally seeing a train pass by like we do today, the tracks ran directly through the middle of downtown past all the buildings. If you were to walk across the street from the saloon to the general store, you had to walk across the tracks.

However, with the tracks raised six feet for the bridge, fill had to be added to the grade on land to raise the tracks into a gradual slope. That meant that there was a six foot berm right through the middle of town. This meant that “crossing the street” meant you had to climb vertically six feet, cross the tracks then down six feet. Of course this was probably not an ideal way to cross the street, and made the town site less appealing. Although overjoyed with the new bridge for the Northern Pacific to cross the lake, the town of Sandpoint now faced a new problem.

The original bridge improvements ultimately became one of the reasons that Sandpoint eventually moved to the other side of Sand Creek, where it resides today. So, next time you’re feeling aggravated waiting for a train to cross, remember that at least the tracks don’t run right through the middle of downtown anymore, and you don’t have to walk over a steep railroad grade just to cross the street.

To really take a step back in time, stop by the Bonner County History Museum and walk through the newly renovated caboose. Caboose renovations and curation were made possible through a grant from Union Pacific and the Vern Eskridge Memorial Fund.

Real Estate Trends Both Nationally and Locally by Jim Haynes, Associate Broker As real estate agents most of us look at several sources for our national real estate information and to our local multiple listing services for local statistics. Following is a comparison of national and local trends.

National Trends Nationally, median1 home sales prices continue to improve as home sales prices were up in October of this year versus October of 2016 by 5.5%. The previous year (October 2016 versus October 2015) the median sales price increased 5.9%. This marks the 68th straight month that year over year median home sales prices have increased. Said another way, for the last five years and eight months the national median home sales price has gone up every month. Going forward, the “experts� predict that prices will continue to improve at this moderate pace.

In addition, there are fewer properties for sale. In 2010 there existed nine months of inventory of properties for sale compared with today’s inventory of only 3.9 months. October 2017 represents the 29th straight month that national housing inventory levels have declined. The lack of inventory puts upward pressure on home prices.

The Federal Reserve has started raising interest rates with two increases in 2016 and two so far in 2017 with chances for a third increase in December. This usually translates into an increase in home mortgage rates which can have a significant negative effect on home sale prices. Mortgage rates for a 30-year fixed rate mortgage were 3.92% in November compared to a year earlier rate of 3.77%, a modest increase, and still low by historical standards.

The big unknown going forward is the tax reform bill making its way through congress at the time of this writing. One of the items in the bill is limiting or eliminating the mortgage interest deduction. This would effectively increase the cost of home ownership for most buyers and would put downward pressure on home prices.

Local Trends National trends are interesting but all real estate is local. What that means is that every market is unique and what may be a national or regional trend does not necessarily translate to a local phenomenon. The following table summarizes the median home sales price, total number of homes sold and dollar sales volume for the twelve months ending November 30 for 2013 to 2017 for Boundary, Bonner and Kootenai Counties.

Median home prices in the Panhandle of Idaho since 2013 are up 9.1% per year.

Distressed properties in the Panhandle make up just over 2% of the total homes sold in 2017 which is down substantially from the 39% of total sales in 2011. This mirrors the national trend. Last year at this time we had nearly six months of inventory. Today the inventory has dropped to five and a half months in the panhandle of Idaho.

What Does It All Mean?

Nationally most predictions call for a modest increase in home sales prices for the reasons outlined above. Locally, prices are strengthening.

Interest rates are still near historic lows but expected to go higher in 2018.

It now appears to be a good time to consider all the options. Consult your real estate professional to review the buying power of your real estate dollar.
