CLOSET GOALS hink about this: We all start our days from our closets, selecting outfits and accessories that get us through the 9-to-5 and transition into the evening. GARDEN SPACES ocated in Greenwich, Connecticut, Janice Parker Landscape Architects has built a reputation for their fluid, organic work that connects the indoors with the outside. In bringing projects to life, Parker treats all clients like members of her team, ensuring communication remains open through the entire process. Yet, while the result beautifies and invigorates the expansive grounds surrounding homes in the Long Island Sound, New York City, and Hamptons regions, technical expertise and absolute precision pull everything together. For her Contemporary Landscape Project, Parker started with a three-tier model, striving to connect the dwelling with the land and factoring in the homeowner’s needs, the property’s architecture and surrounding nature, and their desired aesthetic. In beginning with these components, Parker sought to create a space that encouraged the client to spent more time in their outdoor environment. To achieve this, Parker’s team used the lawn to its fullest. However, instead of seeing it as a boundless field of green, they gave it definition – both for visual focus and also to provide young children with a place to play. Yet, because the outside isn’t entirely separate from the home,

Parker connected it through limestone, the patterns utilized for the outdoor terrace, and all other lighting, furnishings, and proportions. Because homes in this region often have a view of the Sound and its bordering landscape, Parker added a third dimension to her team’s project – enhancing this distant yet stunning scene. From the roof garden on the pool house, the homeowner and any guests can look out to take in the undulating blue water and serene, if not occasionally vibrant, sky. ■

OUTDOOR SPACES lso along Long Island Sound, Parker’s firm started their Beauty at Home project with a rectangular, level piece of land in Darien, Connecticut. The owner sought to have a vivid, contemporary landscape that interacted with the property’s architectural design yet offered a space for year-round use. The client additionally wanted to carve out a garden play space for their children and incorporate privacy screening. To realize this vision, Parker developed multiple points of interest, seating and dining areas, and dedicated recreation spaces, connecting them with stone paths and terraces, lines of hydrangeas and evergreens, and sections of grass in an almost geometric formation. However, plants soften the defined edges, while a fish pond surrounded by flower and herb gardens turns into both a facet of the landscape and a practical feature. In thinking about its all-season design, orchard apple trees add color and bear fruit once fall arrives. For privacy, crabapple trees stand tall while adding a secondary level to the landscape and, in the process, help camouflage the surrounding privacy fencing. ■ photo credit: Photographer Neil Landino Jr.

World Class Architect Paul McClean The Irish-born architect Paul McClean has made a name for himself

designing homes for A-list celebrities. All of the playroom designs are customized to the children’s ages, interests, strengths and needs. Yet, if you have a child who’s set on climbing everything in the home, a play space can take this aspect into account. Here, Smart D2 blended a rock climbing wall, monkey bars, swings, and bean bags to meet their level of energy and exploration and to further provide some variety. Smart D2 Playrooms is an award-winning collaboration between educator Karri Bowen-Poole and designer Denise Davies. ■

DESIGNED FOR KIDS mart D2 Playrooms is an award-winning collaboration between educator Karri Bowen-Poole and designer Denise Davies. Their colorful, detailed spaces intertwine form and function, with the goal of creating an area for open-ended and educational play. Meeting initially on Instagram, their project kicked off in 2020, and to date, their highly interactive playrooms utilize a Montessori model to get kids using their five senses. The spaces’ visuals and versatility come courtesy of Davies’ background. In 2010, she started her own design firm, D2 Interieurs, known for its vivid, colorful projects. Bowen-Poole, meanwhile, earned a Master of Arts in Education and has been designing play areas since 2012. In merging their experiences, Smart D2 Playrooms take into account key developmental stages, encourage communication and social skills, and grow with the child. Illustrating this transitional aspect, playrooms aren’t strictly for toys. Sitting, reading, and study areas pop with color and patterns, and have ample square feet for their current interests – be it a large-size puzzle, art project, or, seen here, pool and space to mingle with friends. The centralized table allows them to pursue their interests and can be transitioned into a study or workspace later. ■

The global pandemic has changed buying and selling luxury real

estate. These changes are particularly evident for out-of-state buyers looking for second homes or to relocate from densely populated regions to areas with single-family properties and land. These changes bring benefits and risks to the luxury market. Although the shift to digital transactions and technology-based or small-crowd interactions is not new to top luxury real estate agents, the surge of COVID-19 has accelerated the use of these best practices in luxury real estate. In terms of marketing, while high-end video and photography have been the norm in the luxury space for some time, these techniques are now being used more widely in the industry. Pre-crisis, face-to-face interaction was still a part of the equation. What is new in the post-COVID-19 environment is the desire to

close a luxury property in a completely digital manner, sight-unseen, with the subsequent purchases of multi-million dollar estates being transacted using digital technology. Virtual reality has become more user-friendly as technology evolves. Luxury buyers can view 360-degree virtual tours on their electronic devices and curate a portfolio of properties from afar. Tools like DocuSign replace paper contracts and remote notarization creates a true digital closing process. This adoption of digital technology in the closing process is here to stay and the ease with which luxury real estate transactions can be consummated is a benefit to all. The question remains whether buyers or sellers are well-served to use digital technology in lieu of actually visiting a property. Real estate, particularly the luxury space, tends to be a tactile experience where textures and finishes must be appreciated in-person to truly determine if a property is suitable for purchase. As a luxury real estate agent and real estate attorney, I am sensitive to the legal risks associated with remote buying and selling, and the new contract provisions being created by real estate associations.
