A quick Google search like “fastest-growing U S cities with populations over 1 million” will point you in the right direction. Next, explore the surrounding counties. Look for areas that are recreational, positioned in the path of growth, or feature infill lots these are your prime opportunities.

What you’re looking for – the sweet spot we’ve discovered – is land worth between $10K-$300K that falls into one of the following categories:

While house flippers typically see response rates below 1%, land flippers often achieve 3% to 15%, depending on the counties they target This is why choosing the right counties is so critical. Even if you’re a complete beginner or an introvert with no prior experience, this process is absolutely doable! Here’s how you can confidently make offers using our method:

Analyze recent sales data to determine how much similar properties in the area have sold for 2.

The key to landing deals is making offers, so this step is absolutely essential By this point, you should have processed and researched several property inquiries. Now it’s time to draft the actual offers.

Even if you feel a seller might not accept your offer, it’s important to move forward and submit offers for about 95% of the inquiries you receive. Remember, never decide for the seller what seems unlikely to you might be exactly what they’re willing to accept

I recommend crafting offers between 5% and 35% of the property’s market value, guided by the specific criteria Submit your offers in writing via mail and leave it up to the owners to decide if the price works for them Your offer letter, along with a signed contract, gives you the opportunity to take ownership of the property. Let’s say you discover new information about a property, such as a tax lien, probate issues, or a lower market value than you initially calculated. Whenever something impacts the property’s value, you have the opportunity to renegotiate your offer to offset those costs.

For example, I once had a property under contract that turned out to have probate complications and included wetlands After reevaluating, I realized the property wasn’t worth my original $15K offer I had an open discussion with the seller, explained the issues, and renegotiated the price to $5K This allowed me to cover all costs and later sell the lot for $28K, earning a solid profit
