Year in Review 2024

In 2024, PEBB Enterprises navigated broader real estate and economic challenges to further expand our portfolio of developments and investments. We advanced numerous transformative projects throughout the state of Florida, underscoring our core mission to deliver forward-thinking, dynamic developments. PEBB is actively developing and investing throughout the tri-county area of South Florida, in Port St. Lucie, Jacksonville and across the state.

We made significant progress with a major mixed-use project in our home base of Boca Raton, 6600 N. Military Trail (formerly known as the Office Depot headquarters). Our partnership with BH Group and Related Group secured a critical zoning ordinance approval for the planned redevelopment. We generated significant leasing activity for the office component of 6600 N. Military Trail, finalizing new leases with tenants such as Atlantic | Pacific Companies, MN8 Energy, Impeccable Development and I Heart Mac & Cheese. We also completed a long-term lease extension with anchor tenant ODP Corp. to ensure the company’s global headquarters remains in Boca Raton until at least 2033, and finalized an exciting lease with fitness giant Equinox.

PEBB would not be what it is without our amazing team members and partners. It was exciting to see two of our senior team members, Evan Rosenblatt and Jenny Schuemann, honored by national real estate publications this year for their vast contributions to PEBB and the industry. Our 2024 Year in Review further details the individuals and partners who allow us to grow and enhance the communities we operate in. We look forward to a new year with anticipation and sincere gratitude for each of you. Here’s to a prosperous and fulfilling 2025.

Acquisitions Spotlight

In May 2024, PEBB, BH Group and Related Group closed the $48.5 million acquisition of a waterfront mixed-use shopping center with fully entitled development rights in Fort Lauderdale.

The joint venture plans a transformative mixeduse project with brand-new residences, retail and restaurant space. This strategic acquisition underscores the collaborative vision of the partners to enhance urban living and dining experiences in Fort Lauderdale.

Located at 1515 SE 17th St. in the city’s Harbordale neighborhood, the 7-acre site is entitled for the development of 361 residential units and 12,000 square feet of retail and restaurants. The site is home to an existing 73,000-square-foot shopping center, The Quay, with the popular Boatyard restaurant, a variety of additional eateries and yachting tenants. It also includes a marina and two-story office building. The property will undergo significant improvements to align with the new development vision.

In Port St. Lucie’s master-planned Tradition community, PEBB and Banyan Development closed the $7.46 million acquisition of the Shoppes at Southern Grove project site in October 2024.

Shoppes at Southern Grove will consist of a 14.2-acre anchor retail development with additional individual outparcels available for ground lease fronting Becker Road and Village Parkway. The outparcels range from approximately 1.0 to 2.4 acres.

Dispositions Spotlight

PEBB completed several strategic dispositions in 2024, giving the company additional capital to deploy on new investments and developments.

Closed dispositions include:

Two transactions in Austin, Texas totaling $26.7 million in sale price. This disposition included Walden Park, a 90,824-square-foot, fully leased shopping center anchored by HomeGoods, Target and Ulta Beauty.

The $15.64 million sale of four outparcels at Las Vegas shopping center Cheyenne Commons. The outparcels are occupied by AutoZone, Jollibee and two multi-tenant buildings.

The $5.57 million sale of a 22,000-square-foot section of Westview Plaza in Lebanon, Tennessee. The shadow retail section includes leases with China Wok, Mysa Nails & Spa, T-Mobile and Petco. PEBB Enterprises previously owned a separate section of the plaza and sold it to Kroger for its expansion.

Shoppes @ The Heart of Tradition

PEBB and Banyan developed and fully leased the 71,000-square-foot Shoppes @ the Heart of Tradition within Port St. Lucie’s master-planned Tradition community. The Aldi-anchored shopping center’s name is a nod to its location adjacent to the “Heart” sculpture by acclaimed international artist JEFRË designed and constructed at Tradition.

Other retail and food-and-beverage tenants include Kyle G’s Amore Chop House, Spanish restaurant Port Tradition, Tomalty Dental, Peach Cobbler Factory, Picasso Nails and Rita’s Ice.

Shoppes @ the Heart of Tradition was developed on a 15-acre site just south of the intersection of Tradition Parkway and the I-95 interchange along Village Parkway and Mattamy Homes’ Manderlie residential community. It provides direct access to residents of Telaro at Tradition, Mattamy’s upcoming premier 55+ active-adult residential community.

Atlantic ii

Located at the high-profile Delray Beach intersection of West Atlantic Avenue and Lyons Road, Atlantic II consists of 10,000 square feet of retail and 100,000 square feet of self-storage. For the self-storage component, PEBB and Banyan Development formed a strategic alliance with StoreEase Virtual Management to create an innovative, technology-driven experience for customers. Atlantic II is also home to an El Car Wash location and 20,000 square feet of luxury car condominiums.

PEBB and Banyan developed Atlantic II on a site situated diagonally across from the Delray Marketplace lifestyle center and adjacent to Plaza Delray, a 30,700-square foot retail center PEBB completed in 2021.

Restaurant Row

Recognized as one of the South Florida Business Journal’s 2024 Best Hospitality Project honorees, Restaurant Row is a 22,500-square-foot ground-up development adjacent to Town Center at Boca Raton. The project is also just minutes away from more than 2.5 million square feet of office space and four hotels. It is also directly at the base of the 145,000-square-foot Two Town Center Mall office building.

PEBB fully leased Restaurant Row with a dynamic mix of complimentary tenants. The project’s roster features El Camino, Motek (popular Mediterranean restaurant making its Palm Beach County debut at Restaurant Row), Pubbelly Sushi and Stage Kitchen & Bar (a concept from renowned chef and restaurateur Pushkar Marathe).

Soundview Marketplace

PEBB and Sagamore Hill Partners have generated substantial activity at Soundview Marketplace since acquiring the Port Washington, New York shopping center in December 2020. Built in 1962 and 1977, Soundview Marketplace is comprised of four buildings totaling 188,109 square feet on nearly 11 acres. Notable tenants include Target, TJ Maxx, Walgreens, West Marine, Five Below, F45 and Ace Hardware. Furthermore, Starbucks, and Just Salad all opened in 2024

PEBB and Sagamore Hill continue to make major enhancements to the center, which has attracted top tier shopping and dining operators. Port Washington is a hamlet, or community, in Nassau County on the North Shore of Long Island. The upscale area is known for luxurious homes, marinas, yacht clubs and golf courses.

Awards & Recognition

Ian Weiner, PEBB’s President and CEO, made the South Florida Business Journal’s 2024 Power Leaders in Real Estate feature, which spotlights the region’s most impactful real estate industry executives. Ian also participated in SFBJ’s May 2024 Mid-Year Market Review panel discussion, moderated by Real Estate Editor Brian Bandell.

PEBB was proud to see VP of Leasing – Senior Director Jenny Schuemann recognized by national commercial real estate publication Connect CRE as one of its 2024 Women in Real Estate honorees. Jenny was one of only 10 women in the Florida & Gulf Coast region to receive the annual award.

Another valuable PEBB team member, SVP of Construction and Development Evan Rosenblatt, was honored by a national commercial real estate publication. Evan was named a 2024 Influencer in Retail Real Estate by GlobeSt Real Estate Forum.

For the second consecutive year, PEBB earned a South Florida Business Journal Structures Award recognition during the business publication’s annual awards event in September 2024. PEBB was a finalist in the Best Hospitality Project category for its Restaurant Row development in Boca Raton.
