“ Constructed of Flemish bond brickwork in the Greek Revival style in the late Eighteen-thirties.... originally two and one-half stories high, with dormers and were raised to three stories later. No. 73 and 75 were built in 1836 for Charles Oakley, a lessee of HendricksGomez land, who had been active in the development of Greenwich Village since the mid-Eighteen twenties. Both houses are now entered through a side entrance on Commerce Street. No. 73 retains its Greek Revival doorway, now altered to a floor-length window. Above the second stories, the facades have been smooth-stuccoed and the third story consists of small attic-sized windows while high casement windows extending the width of the house. The unusually tall double-hung windows with muntins at the first and second stories, and lintels with incised Greek fret designs, may represent an alteration of a later date.”

The first occupant of 73 Bedford Street was silversmith Charles M. Williams. He had been a partner of John I. Monell in the mid-1820s in Monell & Williams, but seems to have been working alone by now.

Charles M. Williams disappears from directories in 1837, suggesting he died that year or shortly afterward. The house became home to Henry and Eliza Haines. Their only son, John Henry, died on February 4, 1839. His funeral was held in the parlor the following day.

1858

Hettie and Aaron L. Gomez still owned the land on which 73 Bedford Street sat. On October 28, 1853, their daughter Rosalane (known as Rosalie) was married to Gershom Seixas Nathan. Diana Traphagen’s lease apparently expired in 1858 and the following year Rosalie and Gershom Nathan moved into the Bedford Street house. Diana did not move far away. In 1859 she was living at 67 Bedford Street.

Like his wife’s family, Gershom’s had supported the American Revolution. His father, Simon Nathan, arrived in the colonies in 1773 and immediately threw his support to the cause. He also was active in the Jewish community and was a trustee of Shearith Israel Congregation.

Gershom was born on September 26, 1821. He and Rosalie had seven children, Frances, Clarence Seixas, Stella, Edgar Joshua, Benjamin, Elvira and Solis.

1896

As early as 1871, the former Nathan house was home to Hudson W. Ball, a real estate agent, his wife, the former Katherine Kane, and their son Hudson H. Ball, who was a clerk. The family rented the house until 1887 when they moved to 51 Morton Street.

Terrence H. Forrest leased 73 Bedford Street in the 1890s, paying 187.50 per quarter, according to Gomez documents. The rent would translate to nearly 26,000 per year in today’s money. Forrest ran a laundry business on the East Side of Manhattan. On June 4, 1896, The World said, “In Bedford street, where many of the old settlers still dwell, despite the attractions of Harlem and other newer neighborhoods, Terrence is a man of influence, both social and political.”

1923

The Forrest family remained at 73 Bedford Street through 1899, after which it was operated as a boarding house for more than a decade. I

In October 1923, the Gomez family began liquidating about a dozen properties, including 73 through 77 Bedford Streets. A group of artists, writers and performers had bought up the Bedford Street houses and hired architect Ferdinand Savigano to remodel them.

Savigano raised the attic to a full floor, its vertical wall composed of more glass than brick. Artists’ studio spaces like this were highly popular in Greenwich Village. Seven years later, Bedford Street was widened, requiring the removal of the stoop. The entrance to 73 Bedford Street was moved to the rear, accessed through a gateway on Commerce Street.

1948

Another remodeling in 1938 resulted in one apartment in the basement and two each on the upper floors. One of the units was rented by actress and dancer Joan McCracken in 1944. Her husband, Jack Dunphy, had been called to military duty. McCracken had a contract with Warner Brothers, but had been allowed to return to New York to work on the Broadway play Bloomer Girl.

Jack Dunphy would never join his wife at 73 Bedford Street. In 1948 he met Truman Capote at a cocktail party and the two would have a relationship until Capote’s death.

In 1985, the house was renovated again, at which time the stoop was refabricated. There are now a duplex apartment in the basement and first floor, and one apartment each on the upper floors.

LPC HISTORIC DISTRICT

The property ts n the Greenwich Village Historic District which was designed by the Landmarks Preservation Commission in 1969. Work will need to be approved by LPC.

CERTIFICATE OF OCCUPANCY

The latest C of O from the DOB is from 1985 and desribes the garden level as a cellar combined with the first floor to be a duplex apartment, and apartments on the second and third floors.

A conversion to a single-family home would require that the C of O be amended through an Alt 1 Filing.

The existing property is a three-family, three story plus cellar townhouse. The lower portion of the house includes a cellar, garden level, parlor level making up the triplex unit. Above are two private, full floor apartments on the second and third floor.

PROPOSED PLAN (LOWER SCOPE)

This proposed plan reorganizes the home into a Single Family building with a lower intensity strategy minimally impacts the existing stair layout and construction thereby saving costs and constructive effort. The parlor level is redesigned as the main living level with the living space, kitchen and dining. The cellar and sub cellar are accessed through the second staircase. In the cellar is a gym space overlooking the garden, and a bath with a sauna and steam room. The sub cellar utilizes the cozy scale to act as a media room.

At the second level are two bedrooms with one ensuite bath, a second shared bathroom, laundry and an abundance of storage. The third level is composed of the primary bedroom, primary bathroom, and private living and lounge space. The circulation in the space is lined with closets and acts as the primary closet. The reorganization of the plan allows for daylight to permeate deep throughout the space.

PROPOSED PLAN (HIGHER SCOPE)

The Higher Intensity plan reconstructs a single staircase corridor at the center of the building. The redesigned stair case allows for a simpler and more streamlined circulation between the floors to take place. At the parlor level, is the living, kitchen, and dining area. Similarly, above on the second floor are two bedrooms, one with a single en suite bath and a shared bath, and a desk at the end of the hall. On the top floor is the primary suite, with a graciously sized bedroom, lounge, and bathroom and with ample storage lining the circulation paths of the floor.

PRELIMINARY BUDGET

Preliminary budget ballparks are based on general construction cost per square foot prices and would need to be fine-tuned with the particular scope of work. A lower end of the range could be primarily emphasizing cosmetic work and working with in the existing structure and staircases and having less facade work. A higher end of the range may rethink staircase locations and interior structural work as well as creating new facade openings. Final budget figures will depend on scope decisions.

The schedule will depend on a number of factors including scope and the LPC process. As a startng point, we can assume that the design and permitting process may be approximately 10 months and the construction phase 12-18 months.

We’re a motley crew of designers coming from different fields – graphic design, product design, furniture design, fashion, illustration, economics, and yes, architecture too –united by a shared vision to create surprising and delightful spaces.

Founded in 2016 by Frederick Tang, the practice takes on a variety of projects including residential renovations, commercial retail spaces, spaces dedicated to art, custom furnishings, and branding. Our work has been published in Architectural Digest, Wallpaper, Cultured, Vogue France, Interior Design. The studio has received numerous distinctions including 2023 Wallpaper USA 300, a guide to the people defining America’s creative landscape, the Cultured Young Architects of 2022 list, and AN Interiors Top 50 Designers.

We practice with the belief that the range of our backgrounds is our shared strength.

Born in Iowa, raised in California, and 20 years a Brooklynite.

Fred is a graduate of the Yale School of Architecture and of Yale College where he majored in Economics. After graduation, he worked at Polshek Partnership Architects (now Ennead) on the Standard Hotel in the meatpacking district where he was involved from Schematic Design to Construction. Prior to establishing an independent practice, he was a Partner in the firm of Davies Tang and Toews. Since 2012, Fred has been an Adjunct Assistant Professor of Architecture in the Barnard and Columbia College Architecture Department.

He is licensed in the states of New York, California, New Jersey, Illinois, Connecticut, Missouri, Montana and Virginia. He is a member of the American Institute of Architects as well as an accredited LEED Professional.

Fred serves on the Board of Trustees of the Brooklyn Conservatory of Music where he has sits on the Governance, Real Estate, and Development committees. Through this experience he has gained deep insight on the funding on non-profit performing arts organizations including city and state founding as well as private donor fundraising.

Fred lives in Park Slope with his husband and two kids.

Over the course of the next 2.5 years, Fred’s other commitments include work for Adam Pendleton’s art shows, and a large townhouse renovation on the Upper East Side.

Kelly Oikonomou is a project manager with experience in high-end townhouse renovation projects and passive house retrofits. Her expertise extends to the NYC Building Code and Zoning Regulations, Landmarks Preservation, construction technologies, and Building Information Modeling. Kelly graduated with honors from Pratt Institute, where she earned a bachelor’s degree in Architecture, and holds a master’s degree in Sustainability from the City College of New York.

She is also a certified Passive House designer.

Mathanki is a graduate of Cornell University.

Her work experience includes a range of public and educational projects for the NYC School Construction Authority, the NYC Department of Design and Construction and the NYC Housing Authority while at Nelligan White Architects. She also worked on several projects focusing on the reconstruction of historic public schools and contributed to the Guide To Historic Schools for the SCA. She has worked at Kohn Pederson Fox Associates where she worked on the City University New York, Advanced Science Research Center. She is a licensed architect in the State of New York.

Mathanki lives in Clinton Hill and composes music.
