ell the press has come in for a bit of a bashing lately, and in many cases, rightly so. In the trade magazine sector, it’s no different to a newspaper – readers should quite reasonably expect to be able to believe what’s between our covers, and we go a long way to ensure that happens. Our contributors range from specialist construction writers, to industry heavyweights, legislation experts and even the legislation-makers themselves (see this month’s Renewable Energy feature, by Energy and Climate Change Minister Greg Barker). And I’d like to think in this media sector we’re pretty unusual in the amount of great case studies we offer, this is an entertaining way of showing the products and construction methods in action – and the problems met and addressed by your peers may show you that you’re not alone! Things are still hard across the whole industry, although some new starts may be made in education sector.The Construction Index reports that the Department for Education “plans to carry out a condition survey of all school buildings prior to a new £2bn school building programme that follows the recommendations of the James Review.The Priority School Building Programme replaces the axed BSF programme.The new scheme prioritises those buildings in the worst condition and will use standardised designs for new buildings. It will be privately financed and open to all schools, whether on the BSF programme or not.” This time next year the Olympics will have kicked off – and possibly in a year and a month we’ll be wondering what all of the fuss was about! One of the aims though, is the ‘legacy’ left by the regeneration of under-utilised areas, and the future use of some of the venues, which, it is hoped, will mean great sports facilities for public use. A lot of the venues were not created specifically for the Olympics, but are already impressive structures – the Millennium Stadium in Cardiff, Eton Dorney, Old Trafford in Manchester, but those purpose-built such as the Aquatics Centre, the Velodrome, and the Olympic Stadium itself will surely add to our sporting culture for years to come. Hidden, almost literally, in a market town in the Lincolnshire Fens is CaNeBuZo (the Carbon Neutral Business Zone). Dr Jeremy Harrall of SEArch (Sustainable Ecological Architecture) explains to FC&A why a substantial proportion of their portfolio, including their own offices, are earth-sheltered and earth-bunded projects.

T

he redevelopment of the site at Gedney Road, Long Sutton is a project that demonstrates that the earth-sheltering building type can be adapted for a mixeduse business campus. Five earth-sheltered offices varying in size from 50m² to 150m² offer their occupants the opportunity to operate their businesses in an environment where no heating will be required and no CO2 emissions need be produced. Electricity will be generated on site, by means of wind turbines, PVs, and solar water heating; and waste products will be managed on site. Additional facilities and services on the CaNeBuZo site will include an eco-café, a classroom, and an eco-house.

an earth-sheltered dwelling designed to achieve energy-, water-, and wasteautonomy at no cost in terms of personal convenience. Architectural precedent CaNeBuZo is a concentration of singlestorey earth-sheltered buildings providing a range of accommodation. The Long Sutton Work-Life Project is its architectural precedent. The general form, layout, and construction specification for all of these buildings with the exception of the Lincolnshire Eco-House are identical, except for the floor areas, which do vary.

A classroom will provide a meeting facility for up to forty-five (seated), in which seminars, workshops, talks, and presentations can be given, so that the businesses on campus can disseminate their findings to a wider public. The eco-house, which will be known as the ‘Lincolnshire Eco-House’, will be a living-laboratory. Every aspect of its environmental performance will be monitored and the results disseminated to the wider community by one or other of the businesses operating on the site. The building will be available to CaNeBuZo’s staff, their consultants, and their clients to get personal experience of living in

All the buildings are designed with a circular floor plan to exploit the inherent strength and economy of this geometrical form. Walls built on this plan are effectively self- buttressing enabling a reduction in the construction specification. Two leafs of dense concrete blocks of 100mm thickness batted and tied together, will be used to construct the walls. An equal length of straight wall would require reinforced concrete of 300mm thickness to achieve a similar strength. The fenestrated aspect of each building faces due south and the principal accommodation will front this aspect. Earth-bunding will wrap around the east, north, and west elevations varying in height to accommodate the clerestory windows in the north elevation. The earth-sheltering extends over the roof to a depth of 600mm.

Exposed, unglazed parts of the structure will be rendered and painted so that each building can be identified from its individual hue. Deriving from the pargeted rural buildings of Norfolk and Suffolk, the anticipated colours will be pastel shades of pink, green, and blue. Passive solar design All of the CaNeBuZo buildings are two rooms deep. Principal accommodation is located on the southerly aspect of these buildings while the utility accommodation (store room, kitchen,WC) is placed to the north of the building.The buildings will be passively heated and ventilated, but there will be door vents, roof vents and openable apertures on both south and north elevations t All the buildings have a circular floor

It is expected that the two-room deep floor plan will result in temperature variations between the principle accommodation on the south (warmer), and the utility accommodation on the north (cooler). Particularly given the enhanced levels of insulation at CaNeBuZo (300mm of extruded polystyrene an average U-value of 0.27 w/ m2K) as compared to its precedents at the LSWLP and the HES (140mm of extruded polystyrene with an average U-value of 0.31 w/m2K), it is anticipated that little or no back-up heating will be required. However, as a safeguard against extreme weather conditions, a thermostatically controlled

Greenhouse process. The policy is to be developed at CaNeBuZo on a commercial scale through the construction process and into the occupation of the building.

low-grade electric underfloor heating system is to be installed in each building. Exposed internal concrete surfaces of the walls, floors, and ceilings will contribute significantly to the zero-heated performance of those buildings, with the inclusion of recycled aggregate in the ready mixed concrete mixture. Responsibly sourced timber As part of the continual process of improving the environmental credentials of SEArch’s portfolio of buildings the insulation levels at CaNeBuZo have been upgraded. 300mm of extruded polystyrene is being installed into the buildings which will achieve U-values of 0.08 w/m²K floor, 0.09w/m²K walls and 0.1W/m²K roof. Adhering to the minimum Building Regulation requirements, double-glazed fenestration units will be installed in the offices, café, and classroom, just as they have been at SEArch’s earlier earth-sheltered buildings. However, the external joinery will be a responsibly sourced softwood (sapwood) and this is to be treated by dipping the wood into a bath of heated linseed oil. This is a trial process under development at a joinery manufacturer local to the site. The process is intended to eliminate the need for preservatives and to give a final decorative finish. Each building will benefit from landscaping aimed at the creation of the sustenant microclimates that will, in time, protect exposed aspects. The net effect will be to mitigate the adverse effects of prevailing weather conditions by slowing the rate of

heat loss from the buildings. Rationalised construction process SEArch’s simplified building specification implies a simplified construction process and the minimising of carbon gas pollution emitted during the construction process. Both the rationalised specification and the rationalised construction process constitute important elements in the SEArch ethos, an ethos that has proved attractive to SHDC. Its partnership with SEArch in the redevelopment of this important, but polluted, garage site is indicative of its progressive priorities and desire to engage in the drive for continual improvement that is a essential in the battle to reduce the emission of climate change gases. Likewise committed, SEArch has for the first time introduced certain modifications to the specification for CaNeBuZo that will testify to its commitment to continuous improvement in the field of environmentally responsible architecture. Formerly used as a garage and petrol station, the site was contaminated with hydrocarbons as the result of an accidental leakage. South Holland District Council (SHDC) contained the contamination by introducing a subterranean concrete barrier and an extensive network of vented ducting. An additional gas membrane will be introduced to the perimeter of the eco-house, because the building will be sited directly over the area of worst contamination. A zero-waste policy was successfully implemented at the Long Sutton WorkLife Project during the de-construction

Realising a dream The CaNeBuZo story is another example of the way in which the earth-sheltered building type can provide a design solution where conventional design could not. Not only was the site outside the development boundary, but it was also hydrocarbon contaminated, which meant that there could be no excavation on the former garage site. The earth-sheltered design solution espoused by SEArch (as applied at its sister project, the LSWLP) involves no subterranean excavation so, given the planning precedent of the LSWLP opposite, that meant that there were no planning obstacles. The site, which had become the property and the responsibility of the District Council, was therefore released to SEArch as a preferred developer because of its well-established environmental credentials. This gave the architect the opportunity to realise a dream. Substantial sums were made available from European, central and local government sources, but this public sector investment was declined on the grounds that the bureaucratic processes involved would slow the development of the site needlessly. Under construction at the time of writing, the CaNeBuZo project will test the financial viability and environmental credentials of a comparatively large- scale commercial development of earth-sheltered buildings which, it is hoped, will provide a benchmark for sustainable commercial developments; the site and its buildings will be extensively monitored. Reflecting the trend for improved sustainability at work as well as at home, the outlook for the uptake of the business units is promising.

2C awarded FHM the contract to deliver a £14m package of works as part of a five year programme to refurbish 560 non-traditional properties in Bridgend. The community regeneration specialist, which covers the Midlands, South West, South Wales, North East,Yorkshire and

Frank Haslam Milan (FHM) has delivered whole house eco retrofit, providing greener, more sustainable communities, changing the landscape of social housing in by working in partnership with the Welsh Government and Valleys to Coast (V2C) housing association. Humberside, has been carrying out roofing works and installing new windows and doors as part of the refurbishment programme. Working on the Oakwood estate in Maesteg and the Blackmill estate in Bridgend, FHM is delivering whole and

partial house retrofits on behalf of V2C which received a grant from the Welsh Government’s Arbed scheme. The Arbed scheme (meaning ‘save’ in Welsh) aims to improve energy efficiency in 6,000 homes. It sets out to save people money and offers new employment and ▼

FHM is using some of the most cutting edge eco technology on the market to revamp homes through Arbed.The regeneration specialist is using air source heat pumps, solar thermal technology and solar photovoltaic panels have been installed to help reduce carbon emissions. At Oakwood, 87 traditional properties and 12 flats have benefited from a range of works including external wall insulation, structural repairs, roof renewals and solar panels.The Welsh Government has funded insulation improvement works on the Oakwood estate using a grant obtained through the £30m Arbed scheme which is designed to upgrade homes in some of the most deprived parts of the country. Making a difference Private property owner Robert Gilleard is benefiting from his newly revamped property at Oakwood. “I have had external insulation put in to our home as part of the grant, and I also paid FHM for a new roof,” he said. “The house feels a lot warmer now

and even though it’s only gone up a couple of degrees in temperature, it makes the difference between warm and cold.” In Blackmill, Bridgend, FHM has raised the bar by using more eco technology when retrofitting up to 49 homes.The scheme embraces the following technology: Solar Thermal Panels have been installed in properties to generate hot water Photovoltaic Solar Panels are being used to produce electricity External Wall Insulation to help keep properties at their optimum warmth Modern Air Source Heat Pumps have replaced coal fires to generate central

heating and hot water, helping reduce the tenants’ coal and electricity bills “We are very proud to be contributing to the Government’s national Arbed scheme at Oakwood and Blackmill as I believe it demonstrates our commitment to reducing climate change, tackling fuel poverty and boosting economic development and regeneration in Wales,” said Project Manager Chris Wright. “The tenants on the estates we’re working on will all benefit from lower fuel bills as a result of the insulation we’ve put in, and the positive thing is that private homeowners benefit from the Welsh Government grant as well. However the scheme only provides private home owners with wall insulation

whereas social housing tenants receive the other benefits on top such as roof repairs and solar PVs.” Now, FHM plans to extend the refurbishment programme beyond Oakwood and Blackmill by upgrading new properties on an annual basis in Bridgend. To honour its commitment to the communities in which it works, FHM is continually seeking new ways of making a difference to local schools and community projects. Working to a budget Through its work with V2C, FHM discovered that Llangnynwyd primary school in Bridgend was in need of refurbishing its community and staff room, but like many other schools, it is working to a tight budget and couldn’t finance the work itself. FHM immediately responded by delivering a £5,000 facelift at the school and took just a week to complete the work free of charge.

You’re hired! FHM has carried out its pledge to create employment opportunities in South Wales by taking on eight apprentices in the initial phase of the five year scheme.

T

he trainees include displaced apprentice Jordan Harris who is working as a carpenter for FHM. Creating training and development opportunities is integral to the culture at FHM and as a result, the company has exceeded Arbed’s training opportunities target by 60%.The challenge set by Arbed was to provide 156 weeks of training and development for every £1m spent on the scheme. “We’re delighted to have gone above and beyond the targets set by Arbed for training and development as it demonstrates just how seriously we take personal development within the

company,” said Project Manager Chris Wright. “The hours of training provided by FHM extends to apprentices, our subcontractors but also full time members of staff.We’re also delighted to be in a position to take people on for work experience placements through a local skills centre.” Since working in Bridgend, FHM has been keen to build up a local supply chain to carry out improvement work to tenants’ homes. FHM is currently operating using 100% local labour which includes services from local companies Joyners,Transcast for external wall insulation and Filsol for solar technology.

As part of the project, FHM replaced the outdated kitchen and toilet area and installed a new kitchen, cooking and workspace facilities for staff and pupils to enjoy, and also plastered the walls and painted and decorated the kitchen making it an attractive area for pupils and after schools groups to carry out their cookery lessons. The project got off the ground when V2C put FHM in touch with the school. D&M building and Howdens Kitchens then helped carry out the work. Wide community benefits “When we visited the school we found that repairs and a full upgrade and renewal were needed - we were more than happy to help,” said Wright. “As a company we go far beyond just bricks and mortar and we continually seek to invest in local communities wherever we work.”

Collaborate or perish! Where does the future of the construction industry lie? According to architect Rob Charlton, Chief Executive of _space group, it’ll be challenging and exciting.

I

have been involved in the construction industry for over 20 years and I don’t think in that time that there has been a period that has been more challenging or exciting than the one we are experiencing now. If I look back in history, I am not sure there has been a greater milestone in the UK’s construction industry since the end of the Second World War and the need we had to rebuild the country quickly, efficiently and on a budget that didn’t break the bank. I believe that the key to discovering the solution that will help us overcome this challenge, and to reshape the industry for the better, is to take a wide angle view in a way the industry hasn’t done before,

with different sectors of the industry working together, looking at what other industries do, what works for them and adopting strategies that will help us work faster, stronger and more efficiently. The construction industry needs to learn from its own past and understand what needs to be different in the future, in order to forge something better. Examining our own industry’s past, I believe it is clear to see where mistakes were made and how we can grow. Towards the end of the 1990s, several construction industry reports were issued by Latham and Egan. These reports set out a vision of how the industry needed to improve, which is where the first mention of

collaboration came from. For a short space of time, these approaches were embraced by some in the industry. The idea of collaboration and partnering was starting to feel like something that could provide the industry with a positive future. An unprecedented decline However the country then embarked on a public sector spending spree, building a huge amount of schools and hospitals. At the same time, the private sector saw a boom in building value, resulting in demand for housing and office developments going through the roof. This meant that any thoughts of partnering or reshaping the industry were put to one side as everyone pushed forward generating profits. At the time, the priority was delivery, and any innovation or reshaping was put on the back burner. In the past two to three years, the industry has come to a grinding halt, everything that became familiar in the wake of this construction industry boom stopped and we have entered a period of rapid decline. This period of rapid decline is unprecedented and very painful for everyone in the industry. People are losing their jobs and if we follow our previous delivery-orientated strategies, it will be difficult for businesses to sustain themselves in the future.

to change, and it is our turn to ensure that the construction industry is no exception to this rule. I have always found it interesting to note that both Microsoft and Apple were founded in a recession and therefore learnt to survive in the hardest market conditions at the dawn of their company. Creative problem solving What sits in our favour during this downturn is the development of new technologies that are enabling new thinking and encouraging creativity in a manner that we haven’t seen before. Companies such as Autodesk have developed software such as Revit which has helped to make 3D Building Information Modelling techniques a tool in the architect’s tool box, and will significantly change how we design and deliver buildings in the future. At the same time we now have a government in place that is starting to give clarity to its aspirations. Since the coalition government came into power, there have been a number of reports published across government departments, such as the Sebastian James Report for the delivery of education buildings, which have

been quite damning in relation to past procurement and have made suggestions as to how the current government should procure buildings and what it should expect to pay for them. At present there is a huge gap between these expectations and what is currently being delivered.

such as manufacturing and aerospace, and how they have moved forward. These industries have integrated supply chains that are far smaller with only a handful of partners being part of their network. Supply chains in these organisations are global and deliver the best results.

These reports have all fed into the government’s new Construction Strategy which for me is bold and very clear. The government is setting out its expectations and is not telling the industry how it needs to respond, but expecting and encouraging the industry to innovate and provide the answers through creative problem solving. In effect, the government is embodying the role of the traditional client, as it rightfully should as the largest construction client in the UK.

The biggest problem with the construction industry is the fragmented nature of the supply chain and the vast numbers of organisations in the chain. To be able to deliver a quality product to the expectations of the government, and other large clients, the supply chain in our industry has to be drastically streamlined.

Effect positive change While I believe that collaboration is important, it is only part of the solution to the current issues facing the industry, and does not go far enough to completely solve our current problems. In order to effect positive change, our industry needs to be prepared to embrace innovation, rather than shy away from it. We need to look at other industries,

Major organisations need to work hard to integrate their supply chain partners into their business and put agreements in place which will encourage organisations to share the risk, which will inevitably require investment, but will also mean the rewards are shared. By bringing all of these elements together the industry can completely change its approach to design and delivery and become the stronger, leaner, fitter industry that it needs to be.

Nu-Heat: integration gives best results Heat pumps, solar thermal and underfloor heating integrated systems can offer the best options for energy efficient systems, says Adrian Troop, NuHeat’s Sales & Marketing Director.

u-Heat is experienced in the design and supply of warm water underfloor heating systems having started up in 1992 specifically to sell the system which at the time was difficult to source in the UK. In 2008 the company widened its product range to include heat pumps and solar thermal in response to developments in the heating market and new government initiatives to address emissions and improve energy efficiency. Just three years later, renewable energy is frequently at the forefront of climate discussions. Over this period Nu-Heat has invested in developing and testing integrated energy efficient systems with relevance to new buildings, both domestic and commercial, alongside ongoing work to design practical renewables solutions for older properties.

completed by a range of solar thermal panels. Add in the skills of the in-house design and development teams and NuHeat is clearly a company providing a service second to none in this growing market. Key to the specification of an integrated system is the correct sizing of the heat pump. Part of Nu-Heat’s developmental work has resulted in the creation of ‘Predictor’, a specialist software programme that takes published data from a variety of heat pump manufacturers into a common platform, so performance levels of any model of any make can be compared easily. Predictor runs a simulation of performance over an average year, based on local monthly weather data and taking account of the changing seasons. It uses the daily temperature cycle for the simulations meaning that it includes cold nights and warm days, unlike other simulation programmes that ignore the fact that the heat pump has to respond to increases and decreases in temperature.

What has become apparent is that although the individual products can achieve improved performance and reduced energy bills for the homeowner, ultimately it is through the integration of the products that optimum results are attained. A natural progression For Nu-Heat, it was a natural progression to combine underfloor heating with heat pumps, as both products work well with lower flow temperatures.The offer is

Accurate design data When a heat pump is being integrated with underfloor heating, Predictor is used a second time, once the underfloor heating design is completed. It uses the more accurate design data then available to double check that the heat pump chosen is still appropriate. Adding a solar thermal element to the system removes as much as 60% of the requirement for a heat pump to meet the domestic hot water requirement for a property, although it is perfectly capable of doing all of it. Nu-Heat’s solar thermal design and sizing process has been developed in conjunction with European solar design software,TSol and the government’s SAP building regulations assessment criteria. A palatable palette! Commissioned to provide Cork University Hospital with a new wing and an additional cancer care unit that utilised a patient focused design with emphasis on privacy and dignity, Watkins Gray International has used colour and innovative use of space to deliver a hospital that feels warm and welcoming.

W

ith the trend for hospitals to become centres of excellence, Watkins Gray International were selected to prepare a design brief for a new building on a small floorplate, which would stack five floors of Cardiac and Renal speciality, as well as a refurbishment of an inpatient ward into a new Cancer Care unit.The Cardiac and Renal unit was also designed to link the new and old buildings of the facility, provide a fresh entrance to the hospital, as well as create a new approach for the campus.

Developed over 2009 and 2010, both units were opened in late 2010, increasing the hospitals overall capacity from 800 to 1,000. With the two new facilities connected by link bridges, it was essential that staff, patients and guests felt comfortable and able to navigate the buildings. Using bold colours, feature walls and floor patterns throughout the new Cardiac and Renal Unit and the refurbished Cancer Care Centre, the two centres are now fully integrated and provide an easy to navigate and pleasant environment. A relaxed atmosphere To move away from the dimly lit

corridors of old, the Cardiac and Renal unit features an internal atrium which is fully connected to the existing University Hospital buildings.The central atrium is designed to act as a focal point for the 10,880m2 facility, affording patients and staff views of both the internal and external vistas when using the link bridges, while allowing natural daylight to flood the building, promoting the welcoming feel on every floor. As a hospital, the most important consideration was the physical and mental well-being of all patients who attended the facilities.With the pre-existing inpatient ward being set aside for the creation of the Cancer Care Centre,Watkins Gray International consulted with both patients and stakeholders to understand what they wanted most out of the new facility. Overwhelmingly, the response was to remove the sense of institution and clinical feel to the unit. Watkins Gray International achieved this by

Healthcare Focus removing all the existing internal walls and long corridors, an aged feature of hospitals worldwide and introducing instead curved and irregular shaped rooms that create an interesting and varied environment for staff and patients and encourages a relaxed atmosphere. Sophisticated technologies As well as removing the institutional feel of the facility, patient privacy and dignity was a driving factor in the design.With the cancer unit specialising in prostrate, lung and breast cancer, three patient areas with complementary reception and waiting areas separated from the main corridor with bespoke reception desks.The process of ensuring dignity and privacy is carried through the facility, with smaller, discrete, sub-waiting areas located immediately near the specialised treatment areas. The mammography imaging area in particular exemplifies the sensitive design approach that Watkins Gray International took to the brief.The area has been designed as three self-contained suites that contain a changing room, mammography room and an ultrasound room off an internal lobby.This allows a patient to move between each of the rooms, as required by the clinical path, without having to compromise their dignity by moving through communal areas. The new Cardiac and Renal Unit incorporated specialist departments with sophisticated technologies, without compromising on patient comfort. were guaranteed dignity and relaxation with warm wood finishes, which again create a homely feel and ensure stress is minimised for the patient. Fully integrated With a new building created and linked to the existing buildings, continuity for patients was important, to enable them to remain as relaxed as possible during their stay at the hospital.The new Cancer Care unit, having been designed after the newly built Cardiac and Renal Centre, followed the same interior design principles previously established – bold colours and light and bright interiors to create a warm and welcoming environment.To complement the newly built unit, the cancer care unit employed the same colour scheme adopted for the areas of the new build located on the same level, using shades

of blue for the prostrate and lung cancer clinic, and purple for the breast clinic and imaging suite.This fully integrates the refurbished Cancer Care unit with the Cardiac and Renal unit, as well as the colour based way-finding scheme. As well as incorporating the colours scheme into both care units,Watkins Gray International used a graded colour palette that softens from public areas, to semipublic areas, to private areas, to reassert the increased sense of privacy and calm. The emphasis on reducing stress does not just run to reception areas, waiting and treatment rooms. Intimate patient areas such as the counselling room, where private, potentially distressing issues are discussed, has been located away from public areas and decorated to achieve a very homely feel. At the other end of the scale, the prosthesis fitting room has been decorated akin to a high end retail fitting room, with armchairs, retail storage and racks of clothes to give the impression of a personal shopper experience.

t a time when sustainability is rising rapidly up the agenda of the boardrooms of many UK construction companies, there remains considerable divergence in terms of what is being done and how it is being communicated to stakeholders. IMS Consulting’s recent comprehensive benchmarking study provides an overview of how the UK’s largest construction companies are addressing the challenges of sustainability, embracing the opportunities they provide and communicating their progress. The benchmarking study assesses the sustainability communications of the UK’s largest construction companies using a bespoke ‘sustainability reporting scorecard’. Based on previous work by the US-based sustainability organisation CERES, it consisted of a set of criteria that represent good practice in three areas: leadership and governance, reporting framework, and information disclosure.Transparency and trust come from balanced reporting. The benchmarking results show that most UK construction companies have now embarked on a sustainability journey, but that those which score highest are those that are being most transparent about their planned destination, their journey so far and the route that lies ahead. An essential concept Companies need to find a balance between disclosing both good and bad performance, and their sustainability communications should discuss dilemmas and failures as well as successes.The benchmarking reveals that the largest UK construction companies do not (yet) always find this balance, and that a tendency remains to focus on the positive aspects, and omit or downplay negative ones.This is perhaps best illustrated by how case studies can be used by construction companies to ‘cherry-pick’ a

Construction companies, like any organisation, are faced with a wide range of potential sustainability topics. As opposed to financial reporting, which has long-established procedures and regulatory restrictions, the content of sustainability communications are much less defined. Hence materiality – defined by the Global Reporting Initiative (GRI) as the threshold at which an issue or indicator becomes sufficiently important that it should be reported – is an essential concept to understand how sustainability relates to core business strategy. Only by identifying the most relevant and significant sustainability issues can an organisation recognise the links between their strategic interests and their stakeholders’ interests. Sustainability communications should reflect issues that are relevant to both.

Although most construction companies can provide plenty of evidence of actions and activities that contribute towards sustainability, relatively few provide a convincing narrative to ‘join-up’ these examples, or explain why or how they are relevant and important.

Stakeholder engagement Sustainability requires stakeholder engagement to be an integral part of the process. Since there is no single ‘correct’ way to approach sustainability, stakeholder approval needs to become a measure of success.The benchmarking results indicate that relatively few UK construction companies are using stakeholder engagement at a strategic level to help review their progress or guide future direction. Although the benchmarking results suggest that UK construction companies are lagging behind sustainability leaders in other sectors, the research also uncovered plenty of examples of good practice from within the construction sector.This implies that many UK construction companies are

Sustainability communications Sustainability, and the need to communicate progress, has forced organisations to reevaluate how they understand and measure their performance. Although considerable work has been done to develop common non-financial reporting frameworks and performance indicators, there remains considerable inconsistency between how the UK’s largest construction companies undertake sustainability communications. Differences include management responsibility, the processes used in their production, their scope and content, and the ways in which their content is delivered. The benchmarking study gives valuable insight for companies and their stakeholders alike. For construction companies, it is a useful way of engaging in constructive dialogue about how and why progress towards sustainability should be communicated, providing a useful context for discussing and justifying the approach they have adopted. The fifth façade The new spa at the 5-star Four Seasons Hotel in Park Lane was conceived as a ‘spa in the clouds’. FC&A take a look at the jewel that is its crown.

D

esigned by Eric Parry Architects (EPA), the purposedesigned rooftop extension provides a ‘hat’ to replace the flat roof which had left the hotel looking rather unfinished in the context of Park Lane.The design maximises the spectacular views offered by the tenth floor location using the VM Zinc Plus® standing seam roofing system as a distinguishing feature for the newly defined architectural form. Due to the hotel’s location and the number of apartments overlooking the roof, strict planning requirements were established. A traditional metal roof was felt to be appropriate to meet carefully defined standards of appearance and functionality. Choice of roof covering, however, was influenced by other factors such as the spa’s prevailing high humidity levels.The system had to comply with BS 5250 class 5 while, from an aesthetic perspective, success depended heavily on the use of a product which would provide a perfectly curved roof profile with a high degree of detailing. The façade is formed from a ribbon of glass which traces the plan form of the guest rooms beneath, set back from the parapet and topped with the dark zinc roof. The materials complement the building’s existing Portland Stone which has been extensively cleaned and refurbished.

Though the overall refurbishment took 28 months, there was only a limited time frame available for the roof’s installation. To provide effective, natural ventilation the VM Zinc system obviated the need for additional ventilation as its underside has a protective coating. In conjunction with cellular glass insulation it enabled a perfectly formed, compact, warm roof build-up to be created.The absence of obtrusive ventilation details makes the system ideal aesthetically while use of specially designed clips avoided mechanical fastening which would penetrate the insulation. Beautifully crafted Two zinc finishes were used on the project, VM Zinc’s Quartz-Zinc Plus® on the main barrel vaulted roof and small areas of vertical cladding, and Anthra-Zinc Plus® on the ‘skirt’ and gutters around the perimeter. Apart from a few small sections, all the zinc was laid onto Foamglas® over a plywood substrate in sheets up to 15 metres in length. Accessories such as louvres were also made from zinc. “Being located in such a prominent location the importance of achieving a highly crafted roof was paramount from the outset,” said Julian Ogiwara of Eric Parry Architects. “VM Zinc’s team delivered detailed advice which we incorporated into our specification and drawings. Some of the key factors for specifying this product where: longevity of the product, which is up to 100 years in an urban environment getting a single sheet of zinc to cover a 14m barrel roof without the need for a ventilated ridge detail.This could only be achieved with this product the colour range and reflectivity of the material

Roofing & Cladding The operator of the hotel has dubbed it the “Fifth Façade” which I feel is an appropriate compliment to this beautifully crafted roof”. Challenging elements Richard O’Connor, Contracts Director of Roles Broderick Roofing added, “Although the project had a relatively high proportion of detail work for a large roof there were two particularly challenging elements that required more than their fair share of design and

development.These were the setting out of the zinc trays over the ‘lazy S’ area of the barrel and the open louvred areas along each side. In the latter case, a large section of each tray has been omitted but the seams continue from the roof, supported on a lightweight frame. It is these areas, along with the bullnose eaves to the skirt, which have received the most complimentary comments”.

An overhanging soffit with a dark gloss finish softly reflects the activity of the city below. Additional load had to be minimized so that the impact on existing transfer structures was reduced.This involved lessening additional loading through use of lightweight materials while spreading new loads across points where the structure could bring them safely to the ground.The new roof and floor are supported on a steel girder transfer grillage off the existing tenth floor. Sensory experience Uniquely for an urban spa, most of the internal spaces including treatment rooms and saunas enjoying views over London to landmarks such as the Houses of Parliament, London Eye, Green Park and Hyde Park.To regulate light and views, a graded ceramic frit was applied to the low-iron external glazing. The new spa has been designed to reinforce the sensory experience. Floors of chocolate-hued smoked oak in dry areas and light granite in wet combine with curved off-white walls and silver curtains over timber and stone floors. A glossy black ceiling lies over the vitality pool while natural light filters along the main wall. There are nine treatment rooms, eight single and one double fully glazed “sky suite” with 180º views.The spa also includes a vitality pool, sauna, steam rooms and heat treatment areas. Following a pattern A fabulous mix of traditional and modern, Town Hall Hotel was completed in November 2010, comprising the provision of a contemporary extension in the form of a new top floor and wing. The project also included the restoration and refurbishment of the existing Grade 2 listed building.

riginally erected in 1910, Town Hall Hotel is a 98-room luxury hotel, restaurant and bar housed in the old Bethnal Green Town Hall, at the heart of London’s burgeoning East End.The Edwardian town hall on Cambridge Heath Road was considerably extended in 1937 onto Patriot Square, where the entrance to the new hotel

can now be found.Through the years, the 7500m² building housed the area’s municipal administration, but was victim to numerous modifications insensitive to its preservation and finally fell out of use and was vacated in 1993. Used only as a location for films and television, the building was left to decay in the intervening years until its purchase in 2007 by Singaporean hotelier Peng Loh.

Striking abstract backdrop Despite the building being on the at-risk register, rare’s considered approach to the project, a guiding concept of the development and use of traditional techniques and motifs within contemporary cutting edge design and manufacturing technologies, won the approval of English Heritage and planning permission was granted by Tower Hamlets in 2008. The extension to the building, a new wing that stands behind the original 1910 structure and an additional floor that sits atop the flat roof of the 1937 extension, provides a further 1500m² of accommodation.Wrapped entirely by a laser cut powder coated aluminium skin, no windows or doors are externally visible, allowing it to create a striking abstract backdrop to the original structure, while simultaneously making a definite statement as new architecture. Harmonious elegance The pattern cut into the skin was taken from a pattern book rare developed for the project. An original art deco feature in the Council Chamber inspired the parametrically defined pattern book, a design exercise apparent in not only the aluminium skin but many of rare’s new interventions in the hotel from radiator and air conditioning covers to decorative wall panels.The effect of the pattern cut

into the skin is performative, allowing natural light into the rooms behind it, while also preserving the privacy of those both inside and out. The use of a design strategy specific to each room provides charm and function while maintaining a clear delineation between the restored and the new. A farewell to fossil? It is planned that the Renewable Heat Incentive will encourage the uptake of energy from renewable sources. Energy and Climate Change Minister Greg Barker explains how the scheme will work.

F

ossil fuel gas currently supplies around 70% of the UK’s heat. In the face of the threat of manmade global warming and with rising and volatile fossil fuel prices coupled with the increased dependence on imports the need to move to cleaner forms of heat is clear.

The scheme, to be administered by the gas and electricity market authority Ofgem, is the first of its kind in the world providing long term financial support to encourage the uptake of renewable heat for householders and local communities as well as the commercial and industrial sectors.

That is why we have decided to bring in the Renewable Heat Incentive (RHI), aimed at dramatically increasing the amount of heat we get from renewable sources.We are putting £860m into the RHI and the scheme is expected to increase green capital investment by £7.5 billion up to 2020.

Supporting jobs We want to encourage the installation of a range of technologies across the country, including ground source heat pumps, biomass boilers and solar thermal, to move away from a reliance on fossil fuels, reduce our carbon emissions, meet our renewable targets and stimulate green growth in the

construction industry. The RHI represents a serious investment in our future. It will not only help reduce our carbon emissions by shifting away from fossil fuels and help us meet our renewables targets, it will also support the 150,000 existing manufacturing, supply chain and installer jobs. Current estimates indicate that the RHI could lead to a reduction in gas demand equivalent to a 10% reduction in net gas imports against what they would have been in 2020.That’s significant at a time when more and more people are worried about energy security.

Renewable Energy Price implications Not only do we need to consider the price implications of fossil fuel gas, we must also think about the impact our current heating set up is having on our carbon emissions. Currently around half of the UK’s emissions come from the energy used to generate heat, more than from generating electricity. Therefore, in the transition to a low carbon economy, the RHI has an important role to play with average savings between now and 2020 of 4.4 million tonnes of carbon per year.That’s equivalent to the annual carbon emissions of two typical new gas power stations.

An historic turning point The second phase of the RHI will then kick in for householders when the Green Deal starts later in 2012.Those who take up the Premium Payment will also be able to apply for support under the RHI in 2012 if they meet the eligibility criteria. Phasing the support for householders will allow us to align with the Green Deal, creating a more joined up approach for

those wishing to take action on energy efficiency and carbon reduction in their homes. The RHI is an historic turning point that will transform the way our homes and businesses are kept warm. But it’s also a great chance for Britain to lead the way in a fast growing industry, which is why we must work together to capture the economic benefits of this new emerging market.

The RHI will be introduced in phases. The first phase will allow anything from a pub to a public library, a chemical plant to a brewery to get support to install technologies such as biomass boilers, heat pumps and solar thermal and get paid for the heat they produce. Community projects will also be eligible if they provide heat to more than one house. RHI tariffs for commercial, industrial and community heating will start this year and will compliment other renewable incentives already in place such as the Renewables Obligation and Feed in Tariffs. Vital data For householders there will be a voucher scheme up and running later this year. Renewable Heat Premium Payments will offer discounts off the cost of installing renewable heat technologies.The scheme will particularly target those not heating their homes via a mains gas supply. This scheme will enable us to gather vital data on how these renewable heat technologies work in the home, how efficient they are and what consumers think of them. It will also ensure we understand what works best for manufacturers, installers and householders and what provides best value for money for the consumer, in a new and emerging market place.

Complete control With the introduction of ever more stringent energy efficient standards and legislation, developers need to remain constantly vigilant about how to reduce carbon emissions. However, today’s climate control systems are already highly energy efficient, says Scott McGavin of Daikin UK, so the debate has grown to cover how we should cut usage as well as increase energy efficiency.

he recent Government unveiling of the fourth carbon budget, which requires the cutting of emissions by 50% from 1990 levels by 2027, means that the installation of the latest energy efficient climate control systems is no longer sufficient to meet the nation’s carbon reduction targets. Building managers and owners also need to focus on ways to monitor, control and reduce everyday energy usage as a means to achieve these legally binding objectives.

However, embracing a policy of controlling and cutting energy usage is an approach that also offers huge money saving potential. But the question is “how do we encourage end users to cut back on the amount of heating and cooling they demand, when it is widely acknowledged that changing user behavior is the holy grail of achieving real carbon reduction?” Given this difficulty, and with Display Energy Certificates looking likely to become mandatory for commercial

buildings in the foreseeable future, the time has come to consider how intelligent control technologies can play a significant role in monitoring and maintaining HVAC systems (the largest user of energy in the workplace) to help regulate buildings. Climate control It is clear that technology now enables control systems to reduce both usage of climate control systems and improve energy efficiency.The key to their success, however, is being able to deliver reduced


HVAC standards specified by the client, the solution also offered the very best in control and usability. Crucially for prime office space, the solution also combined the best in performance with superb discretion, acoustically and aesthetically.

Technology such as the Daikin Intelligent Manager offers complete system control

usage without the end user noticing any reduction in comfort levels, whilst also allowing them sufficient autonomy to satisfy their desire for control of their own environment. An example of where this technology has been used successfully is at 210 Pentonville in London. Developed by the Deerbrook Group, the highest standards of construction were essential for this landmark scheme.To ensure the utmost sustainability, a high performance Daikin VRV Heat Recovery system was installed for energy efficient heating and cooling. Offering more than 18,000 sq ft of office space spread across 10 floors, with a sizeable and stylish entrance atrium and roof complex boasting pristine views over central London, 210 Pentonville emphasises the best in modern design and progressive approaches to architecture. Sustainable specification was key to the scheme, which was awarded a BREEAM Excellent rating on completion.

Importantly for energy efficiency and user comfort, the system had to offer the best in control. For this, an intelligent system that could distinguish between the areas of the building in terms of climate needs, activate itself during peak hours to save energy overnight or during low use hours and ensure that energy was used efficiently and effectively as required. A complete bespoke solution, installed by NDS Mechanical, working with main contractor HBG Construction and building services contractor Gratte Brothers, was provided through Daikin VRV Heat Recovery units. Utilising advanced mechanical engineering to create the greatest output from the lowest electrical input, the system also features highly effective heat exchange systems to ensure even less wastage and deliver enhanced energy efficiency to the user.

In line with this, architects Darling Associates specified the Daikin VRV system in order to provide the scheme with a cutting edge energy efficient climate control system.

Integrating utilities To ensure that the building would be heated effectively throughout, the VRV Heat Recovery units were spread though plant rooms across the buildings ten storeys. Connected by pipework to 356 indoor fan coils, the system was controlled by a Daikin Intelligent Manager Controller. Not only does this monitor and measure energy output and control heating and cooling, it allows the constant regulation and examination of other vital building services, integrating utilities for supreme ease of use.

An intelligent system For the high profile scheme, Daikin UK provided a complete solution comprising Daikin VRV Heat Recovery systems connected to the company’s fan coil units and controlled by a Daikin Intelligent Manager. Meeting the high environmental

To meet the needs of 210 Pentonville, the system had to be carefully tailored to the following criteria: Developer Deerbrook Group stipulated that the climate control system had to offer unparalleled energy efficiency The system had to offer the best in acoustic performance, to meet local building regulations and ensure that office workers were not disturbed Space efficiency was crucial so that the solution could fit into plant rooms throughout the building. Venting was also required to unobtrusively distribute air from the heating and cooling system It was crucial that the system met all relevant Building Regulations regarding safety and sustainability Superb control had to be a central feature of the proposed solution. Ideally, the control unit would also be able to monitor all building services for total control of the structure ensured good circulation of heated and cooled air for excellent user comfort, with the climate control simply managed by the Daikin Intelligent Manager system. It is clear that an intelligent control system can make a significant impact on the amount of energy used and the efficiency of climate control systems in commercial environments, without end users noticing any difference in their comfort levels.This can both meet legislative requirements and reduce energy bills. www.daikin.co.uk

Sureclad provides retail therapy Sureclad ceramic granite ventilated cladding supplied by Shackerley is one of the most prominent external wall finishes installed throughout Trinity Walk, a new and vibrant 46,450m2 shopping centre in the City of Wakefield.

t the outset of this major regeneration project DLA, the masterplanners behind the development, specified Shackerley’s ceramic granite facade cladding for exterior elevations at the perimeter of the centre and for many of the store and cafe frontages within the mall. When the development was acquired by a consortium comprising Sovereign Land, Shepherd Construction and AREA Property Partners, Leslie Jones Architecture was brought on board to enhance the scheme for the new owners and WT Partnership was appointed to project manage the development. Adds visual interest Looking afresh at the plans, the new architects decided that the overall design scheme needed to be ‘warmed up’. Lee Pope, project architect said, “The original scheme specified ceramic granite panels

in Arctic White which we thought was a stylish choice but a little too ‘cold’ for this development.We were very happy with DLA’s choice of material as ceramic granite is a high quality cladding option but we thought that we could create a more welcoming atmosphere by bringing in warmer neutrals to better reflect Wakefield’s urban landscape. “We found the colours we were looking for– creamy beige, light grey, copper brown and charcoal – in the Sureclad ceramic granite collection and have used contrasting panels to create ‘picture frame’ effects around store frontages and signage zones and to add visual interest to plain elevations. All the ceramic granite colours we’ve selected complement the other facade finishes employed in the centre, such as extruded terracotta and metallic panelling. As envisaged, the new colour palette has helped Trinity Walk to blend seamlessly into its city centre location.”

Delivered ‘installation-ready’ All Shackerley’s facades were installed by national roofing and cladding specialist contractor, Roofdec, based in Rotherham. Director Norman Clarry said: “We’ve installed Sureclad facades before on projects in the education sector and know the system to be straightforward to install and very versatile.This was critical at Trinity Walk where we had a very tight schedule to adhere to, and a lot of interfaces between the ceramic granite facades and other cladding systems and materials to deal with. Everything was prefabricated off-site by Shackerley and delivered to site ‘installation-ready’ according to our priorities. By working closely together we managed to meet our deadlines and the project was handed over on schedule.” Now open to the public,Trinity Walk comprises 50 modern retail units and has attracted Debenhams, Next, Sainsbury’s, Asda Living, Argos and a host of top fashion and accessory retailers, cafes and restaurants as tenants. It is one of only three shopping centres opening in the UK this year and the only one in the North of England. Space Air offer a complete service As with many local authorities, Wealden District Council (WDC) has found that many of their properties are not on mains gas, so the majority of their housing stock is heated via direct electric and/or solid fuel, which is an expensive and inefficient way to heat a home. As the Home Energy Conservation Act 1995 requested a 30% improvement in energy efficiency in 2011 in respect of WDC, they have been trialling a number of renewable technologies in an effort to find a suitable alternative to the heating systems currently used in their housing stock and reduce the District’s carbon footprint.

It is often the only practical solution for traditional or listed buildings with preserved facades. Solarlux offer transparency and clarity

T

he complex consists of owner-occupied apartments over 23 floors.The building is also equipped with a gym, swimming pool and sauna, exclusively for residents’ use.There is also a public restaurant.The 75m high building has an almost entirely glazed façade, which is accentuated by solid concrete sections with exposed basalt. Deep black aluminium frames surround the individual glass façade elements, which make the apartments stand out visually.The transparency of the façade allows the residents of all of the apartments to enjoy a fascinating view of the canals and the city of Groningen, whilst also letting light flood deep into the apartments. Wide openings To ensure that the façade not only appears transparent but is also functional, a combination of fixed glazing for the parapet

In total, 230 SL Modular frames with 1380 folding panels were installed, the height of the fixed glazing and folding panels was an impressive 2.40 metres with an opening width ranging from 4.55 to 5.65 metres. Each module comprises a lower section of four fixed elements and an upper section of six folding panels.The folding glass door opens in the centre and, in each one, three panels fold to the right and three to the left, where they can be parked to save space. Like the surrounding frames, the narrow aluminium sections are powdercoated using the RAL colour 9005 Jet black.

Excellent insulation Double glazing with a U value of Ug = 1.1 W/ m²K was chosen for the glazing. In addition to the façade’s excellent insulation properties, solar panels and the use of geothermal ground source heat pumps contribute to an eco approach to the building’s heating requirements. The height of the building meant that the façade had to meet specific requirements for resistance to wind and rain and were subjected to a series of tests in the Solarlux wind tunnel.To test air permeability, resistance to driving rain and resistance to wind loads, a pressure of up to 2400 pascal was used, which corresponds to a wind speed of approximately 230kph. Extremely weathertight Reinforcement of the cross-beams in the fixed glazing element and a vertical fixed central post for the folding doors ensured that any possible deflection of the window was minimised, despite the high wind loads and made the individual modules extremely weathertight. Stainless steel running gear and rails ensure that the folding glass doors are easy to open and close. Special fittings were mounted to facilitate external cleaning of the glazing elements from the inside. The combination of folding glass doors and a fixed glass parapet element in an integrated system has ensured the design concept of clarity and transparency to be realised. info@solarlux.co.uk

Wildblood MacDonald Architects specified the unique design, with its sloping angular roof intersecting a curved face, for their client who wanted space and light to pursue his hobby.The stunning result is a ‘picture-perfect’ solution combining lightenhancing aesthetics with practical access and taking advantage of expansive countryside views. Balcony Systems’ Managing Director Effi Wolff personally took on the challenge of designing and producing such ‘non-standard’ and highly-unusual shapes, saying: “From a technical perspective, we were initially unsure whether we could achieve this as curving the aluminium frames required a combination of curves in three different axes. It was quite a feat of engineering, so several test sections were made to check this in principle first before committing to the project. After much liaison with the VBS design team to confirm details, such as measurements and shapes, we achieved our ultimate goal.This was certainly no regular piece of aluminium joinery or glass bending!” Project architects Philip Wright and James Maclean chose Balcony Systems for the company’s unique ability to meet the project’s demanding specification. “Balcony was literally the only company that could supply the curved elements, which are used to great effect on this bespoke building. Everyone is very satisfied with the result,” commented James.

Access, Safety & Security APS advises regular site safety audits Whilst the recently announced fatal injury statistics for construction show an increase in the number of deaths from last year, the rate of fatalities has actually reduced when compared to the average for the last five years, points out James Ritchie of the Association for Project Safety (APS). During 2010/11 in construction there were 50 fatal injuries, with a rate of 2.4 deaths per 100,000 workers.This compares to an average rate of 2.8 for the previous five years. A simple analysis would suggest that despite the recession, there appear to be more workers in the construction industry last year than the average over the previous five years. The fact seems to be that for small sites and for many projects there is simply not sufficient attention to safety and health management and this will not change whatever the regulations say, or try, to do. With the HSE cutting costs by 35%, their random inspections of constructions sites set to reduce as resources are stretched to breaking point, one solution would be for regular site audits to be undertaken by suitably qualified, registered, CDM co-

Stormsaver first choice for BGS Stormsaver, the UK’s leading designer and manufacturer of rainwater harvesting systems, have announced a new project with the Natural Environment Research Council.The James Hutton Building is part of a £6.5m development at the British Geological Survey’s (BGS) headquarters in Nottinghamshire. Ductbusters are clean operators! Flexibility and careful planning were key to the successful cleaning of the ventilation system for ten operating theatres in a Northern NHS Trust hospital.
