THE DIRECTOR Welcome to the sixth edition of Urban Appeal - Choice Homes’ annual magazine, which highlights our many investment opportunities in residential real estate. 2020 MARKS THE START OF A NEW GOLDEN AGE and new horizons for residential property investment opportunities across Queensland. Queensland’s economy has continued to grow for 14 consecutive quarters, thanks to ongoing population growth, an increase in tourism and a boom in the resources sector. FIRST HOME LOAN DEPOSIT SCHEME (FHLDS) | SUPPORTING FIRST HOME BUYERS The Australian Government has introduced a First Home Loan Deposit Scheme to support eligible first home buyers purchase a home faster. The Scheme commenced on 1 January 2020 and is administered by the National Housing Finance and Investment Corporation (NHFIC). The Parliament of Australia passed legislative amendments to give effect to the Scheme on 15 October 2019. NHFIC will provide further information about the detail of the Scheme including confirmed eligibility criteria, participating financial institutions, application and assessment processes, and updates on implementation of the new Scheme in due course. NHFIC consulted with financial institutions and other key stakeholders leading up to the commencement of the scheme in 2020. Steve and Gillian Knight incorporate Choice Homes. Their goal is to create a family business so their sons, Troy and Jeremy, can build it into a long-term success. Steve and Gillian operate from their home garage and build three homes with 15 subcontractors.

1993-4 • •

Success blooms and the company constructs 55 homes worth more than $5.2 million with 160 subcontractors. Steve and Troy streamline the construction supervision process for greater efficiency.

1995-6 • •

Choice doubled construction in just three years to build 91 homes valued at $10.5 million, with 350 subcontractors. The company moves into its first office, creates its own sales division and starts selling on the Sunshine Coast.

1997-8 • •

The implementation of GST in 2000 slows the construction industry, but Choice’s volume and value of construction holds steady. Troy Knight becomes General Manager and moves the company into the head office at Paradise Point.

Many of Choice’s current key personnel in design, construction and sales/marketing begin their longstanding careers with the company.

Troy designs and implements “Land”, a customised internal workflow system that masterplans larger communities at the time of land purchase and produces significant internal and external office efficiencies through co-ordinated drafting, estimating, sales and construction. Choice founders Steve and Gillian retire from the business and hand operations to the next generation.

Job starts reach 511 and construction value reaches $87.3 million. Choice has 32 internal office staff, along with 1,300 subcontractors in the field. Construction averages 400 builds per year, predominately around now-popular Upper Coomera, a market that Choice singlehandedly created, and other property hotspots south of Brisbane to Ipswich. Troy creates sister company MPM Property to provide a high level of property management for investment properties Choice built for their clients.

In 2006, Choice set up operations in Mackay, becoming the first and most successful Gold Coast builder to venture and remain in this market. Choice rank #51 in Queensland’s Business Review Q400 for private companies. Raceview Developments, the development arm of Choice Homes, purchase a 400+ lot subdivision in Royal Sands Bucasia at Mackay, with capacity to bring to market 100 lots per annum.

Choice Homes employs six Client Managers to coordinate enquiries, stock allocation, and sales generated by our valued referral base. Our REIQ-registered client managers are industry qualified, and are available 24 hours a day, seven days a week to provide all the tools you need to successfully buy or sell a Choice Homes property. Let your Client Manager choose the stock for you, or, for a more hands-on approach, use your username and password to access the business end of the Choice Homes website to select your own stock. Either way, we ensure that you have all the information at hand when you need it the most.

CONTRACTS ADMINISTRATION SERVICE

Administration is an integral part of our service to you. Choice Homes maintains a three-day contract processing policy for all HIA construction contracts to provide a tight turnaround timeframe (providing that we have received all of the documentation complete, concise and correct). This short turnaround maximises the time that financiers need to present a case to obtain unconditional approvals. Choice Homes has three dedicated staff members to satisfy this particular task, and feedback from all financiers and brokers has created a new level in industry standards.

DELIVERY

From the date of signing, our market-tested systems ensure that delivery of each home is over and above the expectations of our clients. These ever-improving systems allow our construction supervisors to provide pinpoint accuracy, ensuring an early-as-possible start date, short build timeframe, on-time completion date and consistent quality control.

All builds are monitored by the Project Manager on a weekly, if not daily, basis to ensure consistency and accountability throughout construction.

QUALITY CONTROL

Quality control is outsourced to an independent company to ensure stand-alone and non-biased quality assurance. Upon completion of each home, two inspections are carried out 10 days apart to provide the building supervisor a chance to rectify any product or trade defects that may have been identified in the first inspection.

MAINTENANCE SERVICE

Home maintenance is an integral part of our ongoing success. If an item is brought to our attention, our maintenance department is immediately notified and clients/Property Managers are contacted within 24 hours. All subsequent work is carried out by Building Industry licensed professionals. This service is recognised and fully supported by all Property Managers who are given the opportunity to lease a property on behalf of the owner.

We keep our valued clients up-to-date throughout the building process by monthly emails, telephone or post contact and/or at key construction milestones.

With health and education leading the charge in these regions, new statistics by Urban Economics show 86 per cent of jobs in South East Queensland are outside Brisbane’s CBD.

According to the State Statistician’s Office, Logan will house 15 per cent of the state’s predicted population growth. A solid pipeline of residential development is in place to accommodate this population growth.

around Park Ridge, Yarrabilba, Greater Flagstone, Meadowbrook, Bahrs Scrub and Greenbank. A solid pipeline of residential development is in place to accommodate this population growth. Given its central geographic location and high proportion of families, Logan is ideally placed for continued growth. The region produces a gross regional product (GRP) of $11.77 billion. Logan’s key industries include healthcare and social assistance, construction, retail trade, education and training, and manufacturing. The population, job growth, number of businesses and the labour force have all

increased, and unemployment has fallen by 2.9 per cent. A lower price-point compared to Brisbane City, growing infrastructure and development are all key contributors to families making the move to the Logan region. Further south, the Yatala Enterprise Area (YEA) is set to provide more than 5,000 jobs and bring more than $1 billion to the local economy once complete. The YEA is a value-adding manufacturing zone - with businesses in food and beverage, construction materials, machinery and equipment, plastic and chemicals, warehousing, transport and distribution. Logan is also emerging as a training centre for nursing and veterinary sciences, as a local university campus, TAFE and hospital work together. Replica hospital wards and veterinary clinics are now being built at Loganlea TAFE campus, as enrolments in the nursing and animal science course swell by up to 19 per cent. A $3.16 million vet sciences and nursing expansion has already begun and will include an imaging suite for animal x-rays, endoscopic examinations, ultrasound and hydro-baths. Gold Coast-based coffee franchise Zaraffa’s Coffee has also made the move north to a new $20 million headquarters, which will ultimately see the business take a brand-new direction.

The PDA establishes an overarching planning framework that will support future development and community outcomes in Mackay.

Recent population growth in the region has been fuelled by a resurgence in agribusiness and other sectors including construction, logistics and tourism.

These include the redevelopment of public spaces along the Pioneer River and Binnington Esplanade waterfronts, establishing a precinct for innovation and

knowledge-based industries and promoting the city centre as a key business hub. The PDA blueprint also accounts for the provision of exciting and activated streets and attractions that will improve the city’s liveability, tourism sector, and investment appeal. Furthermore, on the development front - the Queensland Government has committed $8.8 million towards the revitalisation of Queens Park, a diverse urban parkland, linking the city centre and coastline. The first sod has also been turned on an exciting new park project – the $2.2 million Sugar Bowl Mackay Skate Park. The development is set to provide entertainment and sporting options for the strong youthdemographic in the area. The Sugar Bowl Skatepark is part of the broader $1.5 million Camilleri Street District Park Masterplan, which also includes a youth hub, basketball court, hit-up wall, new public amenities, boardwalk and footpath connectivity – plus additional shelters, BBQ facilities, picnic tables and a dog park. Upcoming infrastructure projects and jobs in mining and related industries are also attracting new residents to the city. A report commissioned by the Greater Whitsunday Council of Mayors has found that several proposed mining and gas projects in the Galilee Basin could generate a total of $3.9 billion for the region over the next 11 years. The three mines include Adani’s Carmichael coal mine, Hancock Galilee's Kevin's Corner Project and the MacMines Austasia China Stone coal mine.

On the agricultural front, the Federal Government has committed $10 million to kick start the Urannah Water Scheme, which will provide a large-scale dam, irrigation precinct and renewable energy through hydro power.

The region is also set to become an international exporter of Mining Equipment Technical Services (METS), collaborations, innovations, consultation and manufacturing. The Mackay-Isaac-Whitsunday Mining Equipment Technical Services export hub is currently in development after securing a $353,000 grant from the Federal Government to establish a small and medium enterprises export hub. The Local Buying Foundation and State Government matched the funding, which totalled an investment of $706,840 for a two-stage project over the next three years. This funding will bring more investment and businesses to the region, complementing the current services.

The city is seeking to build sustainable economic growth that will generate employment, diversify the economy and value-add to existing businesses and industry. According to demographer Bernard Salt, the Queensland Government has predicted the Mackay region’s population will hit 198,000 by 2030, with the forecast showing confidence in the region. The Mackay region also enjoyed a four per cent boost in small business in 2018, three times the national growth average. Through targeted development including the Mackay Waterfront PDA, major industry development, aged care and retirement living, and tourism, Mackay’s residential market has improved significantly.

The Federal Government has also pledged to contribute $6.5 million towards the delivery of the Northern Beaches Community Hub.

According to Hotspotting’s Terry Ryder, the number of growth markets in regional Queensland is rising – helped by recovery in resources-related regional centres - with Mackay now the most upwardly-mobile market.

Over a quarter of a century ago, plumber Steve Knight and his wife Gillian, a nurse, incorporated Choice Homes as a family business on the Gold Coast. It is this longevity in the building game that helped their entry stand out from the pack. “Choice Homes’ growth has been evidenced by the number of house builds across our locations, which sees us completing an average new home every day of the week, Monday to Friday,” says Ben Peasley, marketing manager at Choice Homes.

“We now build all homes with a seven-star energy rating and have introduced a solar scheme; this is a major innovation that represents a joint initiative with SunYield by Stoddart Group and puts a 6.5kW PV system on a Choice Home, integrated with a smart switchboard, app and billing system that replaces the power meter. The landlord can either sell energy direct to the tenant, or, if the tenant opts out, sell the solar power back into the grid.” It is innovations such as this that give the business a competitive edge. As it stands, the scheme generates an average of $25 per week of electricity income ($1,300 per year) for the investor, while tenants can expect to see annual savings of around $275. “We place a great deal of emphasis on product innovation and communication,” Peasley says, “and that in turn has helped drive consistent sales and repeat business.” No wonder our judges were impressed!

Fulfil your conditions This includes applying for Finance or performing a Building and Pest Inspection. These are “time-sensitive” conditions and, like the deposit, should be attended to within the specified time frames as listed on the contract.

Complete all legal documentation When all the conditions have been satisfied, the contract is said to be “unconditional”. Now you simply wait and your Solicitor will be in touch from time to time regarding certain documents you have to sign. The solicitor will also perform searches on the property etc on your behalf.
