Comparative Market Analysis (CMA) Market Conditions

A real estate professional will prepare a comparativemarketanalysis (CMA) for their sellers to help them establish a listing price The CMA includes recently sold homes and homes for sale in the seller's neighborhood that are most similar to the seller's home in appearance, features, and general price range (also known as " comps") CMA's can also be used by buyer's agents when making an offer on a home.

Comparative properties you should incorporate into your CMA include:

Homes that have sold, expired, sale pending, or listed in the past 180 days (6 months).

Homes with the same number of bedrooms and baths

Homes within roughly 300 square feet of yours.

Homes within the same neighborhood or a neighborhood similar to your own

Properties that are in the same comparable school zones.

Homes with a similar lot size as yours

Homes with similar features or characteristics.

Neighborhood quality

Homes similar in age.

Testimonials From Clients

“Alisonsoldourhousein5daysinthesemoredifficulthigherinterestratetimes.Shedidthe following in those 5 days: • She had realtor showings, in which dozens of realtors come through to view new listings which gives them a chance to see first-hand if your home matchesupwithwhatanyoftheirbuyersarelookingfor.Thisturnedouttobeinstrumental in selling our home • She was at every showing and did follow up with every showing • She put our house on Social Media. • Had photos of our house taken during the day and also at night because she felt it showed off our courtyard fireplaces much better. Sometimes it’s the little things that make a difference but mostly it was her aggressiveness from the very beginning that made the difference. I don’t think she left any stones unturned. Thanks Alison.”-Dan&Linda
