INTRODUCTION

Design and delivery are expressed in two different languages, being conversant in both allows for the successful translation of creative designs into impactful and effective solutions.

As a designer I have the skills to create beautiful and interesting spaces that generate and communicate thoughts, feelings and identity. As an experienced project manager, I am able to bring experiential space concepts to life in meaningful and viable ways.

Following the acquisition of my serviced office business ‘The Hot Office’, I worked to develop a version of the Hot Office concept which could be replicated on a global scale, including writing specifications for site selection, centre design, branding, staffing model, operational processes and systems integration.

Jan 2016 -Feb 2016: Role extended to manage the systems integration of other non-Regus branded formats ‘OpenOffice’, ‘Signature Group’ and ‘Kora’. To identify key variations in formats, develop and deploy robust operational processes to manage variations while maintaining the brand integrity. Extensive work with IT to develop a programme of works to facilitate a multi-brand strategy across Regus standard systems.

Jul03-Sep14 Hot Office Business Centres Ltd

Owner & Director Launched in July 2003, pioneering a new concept in community based shared office space by opening the first CoWorking centre in the UK. Business built from concept in 2003. Following the success of the first centre, investor funding for £500k was gained in 2005 to develop the business based on a build and sell strategy. Hot Office grew in real estate, client numbers and revenue every year to 2014 when the business was sold to Regus Plc. Responsible for: Operational direction and management of the business.

Office build projects including all design and build specifications, contract tenders and works. Four sites opened, two of which were later extended to occupy additional floors.

To redevelop a local, unloved property to house an art gallery with studio space and cafe facilities. The concept combines historical and locational context with a contemporary, flexible gallery space.

Abandoned British Legion club house redeveloped as the Verulam Gallery

Representation of the British Legion poppy emblem was an important factor in the development of the design.

A new facade was created, incorporating a glazed, abstract poppy design, visible from inside and outside the gallery.

OFFICE SPACE Understanding the needs of the business is the starting point for any commercial project. The challenge for the designer is to create an outstanding space that communicates the company values and ambition while facilitating an efficient operation.

Layout: The U shape of the building plan naturally divides the space into two areas. The larger area focusses on flexible, collaborative workspace. The smaller side is allocated to the informal functions including a tea point, lounge and work bench, along with the WCs, a shower room and cleaning cupboard.

Accessibility: EcoWorks space is created with full accessibility in mind: A level wooden flooring throughout. All traffic areas are minimum 800mm wide with 1500mm dia turning spaces at all corners and in enclosed spaces.

All surfaces and rooms are wheelchair accessible and the balcony to the front has been converted to facilitate an emergency refuge for wheelchair users.

The kitchen is placed as centrally as possible without intruding on the main work & meeting areas, while close enough to reception for refreshment provision and housekeeping.

Utilities are retained in-situ and close to the service riser to minimise mechanical works.

PUBLIC SPACE FilmFest is a three screen cinema and leisure complex set in the grounds of a neo-classical, Georgian quadrant.

The concept uses reflection to render the structure invisible from the outside and dark tinted glass making the central structure transparent from the inside.

RETAIL Designing for retail covers multiple disciplines; from having an in-depth knowledge of the company’s brand identity, their products and target audience to understanding the psychology of shopping, retail traffic flows and marketing strategies.

Flagship store design is an opportunity for a brand to present a one-off, highly creative shopping experience with a real wow factor. The design must be innovative and enticing while still being practical for its purpose.

Temperance St - Wall Unit Option 1

Home to a family of 3 with a toddler, the requirement is to populate the long wall in the living area, providing child-friendly access to toy storage, as well as creating an appealing grown-up space for the evenings.

4 options were created - all centred around the TV (fixed position due to integral cabling).

Ms Mayne is a bee keeper, so the incorporation of a hexagon pattern in option 4 was a clear winner.

DESIGN PROCESS KEY DESIGN STAGES, ACTIVITY AND DELIVERABLES

PREPARING THE BRIEF The Brief will form a statement of understanding between the client and the designer that describes the scope and expectations for the project. It will include site details, drawings, an initial assessment of its potential and any limitations, the spatial and functional requirements of the design, an audience and location profile, branding and contextual influences, an investigation plan, a list of key stage outputs, project budget, design fee structure & terms and a design project timeline.

OUTCOME: A mutually agreed briefing document that provides a mandate for the continuation of the project.

CONCEPT OPTIONS This stage will determine the creative direction and spatial arrangement of the project. A series of outline concept ideas will be presented in sketch and model format along with options for the functional layout. Material options, colour palettes and brand or graphical formats will be communicated through mood board presentation.

OUTCOME: Selection of a single creative direction and functional layout format that can be taken forward to the detailed design stage.

DESIGN DEVELOPMENT Through a process of review and iteration a final design proposal will be created and communicated.

The proposal pack will including a full set of plans, elevations and 3D CAD representations of the space. Rendered visuals and material sample boards will provide a further level of detail. A full design strategy will be presented including traffic flow, operational ergonomics, sustainability and deconstruction planning.

OUTCOME: A final Design Proposal pack ready for contract quotes and budget approval.

TECHNICAL Through communication with suppliers and manufacturers, generate a detailed schedule of materials, finishes and products. Planning and other mandatory approvals may be obtained and full project management plans created.

OUTCOME: Handover of a detailed technical specification schedule for the design proposal.

OPTION: To obtain costs and generate a project delivery schedule including contractor selection, necessary approvals and a construction project plan.

CONSTRUCTION Instruction and management of the on-site and off-site construction contractors and suppliers, including budget and time management. Handle design queries and ensure the quality of the design delivery is met throughout the process including final snagging. Communication with the client’s team in preparation for operational readiness and final dressing/staging for launch. Design and specification documents are updated throughout the build phase and a final technical handover manual is provided on completion.

OUTCOME: Management of the project construction to conclusion and delivery of a handover pack with final drawings and technical specifications.

NOT INCLUDED Structural changes must be approved by an Architect or Engineer, Mechanical & Electrical specifications must be generated by the appropriately approved trades.

CPD LOG & PATH A Continual Personal Development (CPD) log book is managed through the British Institute of Interior Design (BIID) member’s Knowledge Hub. BIID accredited learning and external learning activity is logged to accrue a minimum of 10 hours structured learning, plus a further 10 hours unstructured learning per year in order to maintain BIID membership.

CODE OF CONDUCT The BIID code of conduct provides a 360 degree ethical framework to guide its members’ professional practice and to promote and protect the reputation of the industry. The code is set out in a series of 8 sections, detailing the DESIGNER’S RESPONSIBILITIES across all professional interactions:

LEGISLATION IN DESIGN REQUIREMENTS

Designers must be conversant with the legal requirements of Planning Approval, Building Regulations and CDM Health & Safety.

PLANNING TO BUILD The planning process (Planning Portal n.d.) exists to protect the municipality and environment from the impact of construction. It will consider the visual and contextual nature of the project, the impact on neighbouring residents and/or businesses and ensure utility services are adequately catered for. As ecological sustainability becomes a greater priority, councils are directed to give more favourable consideration to projects which include sustainable elements. The National Planning Policy states there is a “… presumption in favour of sustainable development” (HM Gov 2012) CONSTRUCTION IN PROGRESS The welfare of the construction teams and visitors to the site is protected under the Construction (Design & Management) Regulations (HM Gov 2015). A risk assessment is required for all construction work and is documented in a Construction Phase Plan (HSE 2015).

Projects running to more than 500 man construction days require registration with the Health & Safety Executive.

THE BUILDING Building Regulations (HM Gov 2010) are designed to ensure that users and the public are protected and considered in their use of premises. The regulations cover details of the structural integrity of the building and the welfare of the users. On completion of the construction an inspection must take place and certification granted before the building can be passed for use. For small projects undertaken by a competent person ‘self-certification’’ may be permissible but for all other projects Building Control must be informed and a Building Control Body (BCB) approved inspector appointed.

ROLES & RESPONSIBILITIES

Compliance with construction legislation including Planning Consent (HM Gov 2012), Construction (Design and Management) (HM Gov 2015) and Building Regulations (HM Gov 2010) is the responsibility of the building owner, however, application and management of the regulations is generally assigned to the Principle Designer in the pre-construction phase and to the and Principle Contractor throughout construction. Where the Designer is also the assigned as Project Manager, responsibility for ensuring all contractors and suppliers are CDM and Building Regulations compliant is taken by the Designer.

CONSTRUCTION CODES BUILDING REGULATIONS & APPROVED DOCUMENTS The UK Building Relations (HM Gov 2010) dictate the standards by which construction work is permitted.

The regulations cover various health, safety, mechanical and construction topics aimed at supporting the well-being of the people involved in the construction process, anybody affected by the construction and the users of the premises after completion. Guidance notes are provided by the government through a range of Approved Documents (HM Gov n.d.), which provide descriptive and technical information on the requirements (see below).

Throughout the design phase, consideration must be given to the regulations to ensure a full & professional proposal is presented to the client, a complete application is entered for planning approval and to prevent delays with certification and commissioning. Failure to consider the regulations at the design stage may cause financial or reputation harm to the designer and to the client.

SUSTAINABLE DESIGN

BUILDING IN SUSTAINABILITY Sustainability requirements within the Building Regulations (2010) are limited and relate mainly to energy efficiency and CO2 emissions, waste disposal and EU directives on timber sources etc, however, farther reaching practice is not mandatory and left to the designer’s discretion. As trends and appetite for change moves faster than the legislative process, it is up to designers, builders and local councils to initiate change. There are commercial benefits to sustainable design and national planning policy stated directly that there is a “… presumption in favour of sustainable development” (HM Gov 2012).

The leading authorities in sustainable construction are LEED (USA) and BREEAM (UK), both offering an accreditation rating system for construction projects internationally recognised throughout the industry.

PROJECT MANAGEMENT PROJECT MANAGEMENT PROCESS It is likely that the designer will have some involvement in the realisation of their design throughout the construction phase, from being available to answer questions, or co-ordinating installation of a specific area or piece within a larger project to taking the role of Principle Contractor responsible for the entire construction project.

As Protect Manager (PM), the designer is ideally placed to efficiently manage and make decision on many issues that may arise throughout the construction phase. Issues that require minor changes to the design can be approved or resolved quickly and issues that require a reallocation of budget can be managed within the scope of the total budget.
