PROJECT 1 HEIRLOOM HOTEL

HEIRLOOM HOTEL

The Client HGI has purchased the property which is in the city center of downtown Oakland, California. The existing building is a two storied retail space and will be replaced by a development of a new boutique hotel. The hotel will primarily serve business guests, and some tourists. It will feature a cocktail lounge, restaurant, and sky bar that are open to the public. It will be an eight story building and have an extended stay model.

SITE ANALYSIS

LOCATION

The site is located at 1540 Broadway in Downtown Oakland, CA. The major surrounding streets are Telegraph Ave , 15th Street and 17th Street. The site is accessible to pedestrians from the Western entrance on Broadway from the sidewalk. Cars enter the parking garage from 15th street. They must navigate through the garages under 1500 and 1530 Broadway to access the ramp to the basement parking at 1540 Broadway. There is an elevator and stairs to enter the building from the basement levels.

ACOUSTICAL & FENESTRATION

Acoustical considerations need to be made for the Broadway facing West the building due to street noise and traffic. The top level of guest will also need consideration, as they will be below the sky bar which music, entertainment,

shares property lines with adjacent buildings on either side. This will fenestration to windows facing the courtyard, the Western façade, and Eastern end. The courtyard will be fully illuminated at noon. The courtyard windows will receive natural light around on either side of noon as well, respective to their orientation. The Western façade will get the most light 1pm, and will be able to maximize natural light for the longest amount day. The best views will be Western facing Broadway. Secondary views

SUSTAINABILITY

Public transport access, walkability, and bicycle storage enhance wellness and cut emissions. Sidewalk trees shade the Western façade, lowering solar gain. While concrete’s high thermal mass aids in regulating building temperature, it also carries a significant carbon footprint. Enhancing sustainability could involve using high-performance windows, photovoltaic glazing, passive cooling methods, Energy Star fixtures, and LED lighting. Challenges include optimizing solar panel use beyond the roof and implementing passive cooling effectively due to limited cross-breezes and natural light on the lower floors, necessitating reliance on artificial lighting.

MIND MAP & SKETCHES

The concept shaped the design in materiality, form and feel. Relying on glass, mirrors, plush performance velvets, and brass, the materials reference the materiality of a jewelry box. The crystal light fixtures and the shape of the bar in the cocktail lounge reference jewelry within the encasement.

PACIFIC NORTHWEST MULTICULTURAL COMMUNITY CENTER

The project is a community center and temporary housing residence for refugees being hosted in Portland, Oregon. Residents and community members will have access to social services, job training, education, language tutoring, and a familiar space with helpful faces and new friends. There is also a café on the first floor open to the public. The building is two levels, and features universal design.

PROJECT 2 COMMUNITY CENTER

The Promise of a New

Day is the concept, which will be expressed through an abstract sunrise motif as a symbol of hope, renewal, and light after dark times. It will be expressed through the repetition of arches, lighting that emits from focal points, and convergence between warm and cool tones in the color palatte. It will be a warm welcome to the refugee user group in need of community support through their transition to resettlement. The journeys taken, adversity faced, and cultural backgrounds of the users will be different, but they can share in the symbolism of the sunrise as it relates to their shared universal humanity.
