Get your house in order

January can be a popular time for people to put their property on the market. To help you get ahead of the competition and maximise your chances of a smooth and stress-free sale, William Sturges Solicitors have put together this handy checklist to help you prepare for your sale:

• Paperwork can slow down a sale, so instruct a solicitor early in the process (pre-offer) so that they can get essential steps out of the way and delays don’t happen once a buyer is found, for example finalising client inception checks and preparing the sale pack.

• If you are selling a leasehold property, then provide a copy of the lease and any managing agent contact details. When an offer has been accepted, your solicitor can be ready to order a Management Information Pack , detailing ground rents, service charges and insurance.

• Pull together any key documents relating to your property. If anything has been misplaced this gives you time to get replacement copies, such as FENSA certificates for your windows, gas and electrical installation , as well as service records, Building

Regulation Compliance c ertificates/ Planning Permissions, guarantees and warranties.

• Review and complete the Law Society Property I nformation Forms which include details about boundaries and access, parking, disputes with neighbours, modifications, for example, extensions or conservatories, i nsurance, services, and utilities.

• Review the Fittings and Contents Form so that you can decide in advance what you are willing to include in a sale, if you expect the buyer to pay extra for any of these items , or if you will be taking things with you.

If all this information is compiled in advance, then a contract package can be prepared, and everything will be ready to send out as soon as a sale is agreed. The more information that is readily available, the less likely buyers and their advisors are to raise queries , and you can reduce the chances of delays on your sale. MY FIRST LONDON HOME

The international photographer on his inspiration, his favourite subjects, and that shot of Maradona

I never wanted to be hostage to systems beyond control.

The most challenging shoots are always the next ones. Any locations with extreme weather conditions, for example South Sudan or northern China – where the temperature can reach -40°C – pose their own difficulties.

With animals, my favourite to photograph are tigers. As for people, it’s always great to work with Cara Delevingne.

Inspiration can come from anywhere. It’s a constant marination of visual prompts. As Quentin Tarantino says, there are no original ideas.

I grew up in Glasgow in the 1970s and 80s. I remember the intense rivalries between football clubs Celtic and Rangers, and between Protestants and Catholics.

I only went to London properly when I started working at 21 or 22. My first London home was in Parsons Green, by the tube station. I shared a flat with three others, it cost us about £50,000. There was The White Horse, nicknamed the ‘Sloaney Pony’, Pitcher and Piano on the Fulham Road, as well as a few local nightclubs I enjoyed going to. Then I lived on Glebe Place off the King’s Road, Park Walk and ‘The Beach’ on the Fulham Road.

Our offices are on Sloane Square. We like going to Zafferano on Lowndes Street, and

the Spanish restaurant, Cambio De Tercio on Old Brompton Road. We’ll be having our Christmas party at Langan’s Brasserie in Piccadilly, where some of my work hangs on the walls.

I’m an artist, and my mother was a sculptor. A lot of my inspiration comes from film directors. Heroes of mine are people like Steven Spielberg and Martin Scorsese. I enjoy the Western genre, particularly Taylor Sheridan’s work, such as 1883

The first camera I had was a Nikkon FM2 and a F3 in the early days. I was a sports photographer and needed a fast camera to capture equally fast movements. The importance of capturing Diego Maradona in 1986 at the World Cup final went over my head at the time.

My photography ethos is to work hard, never bore people and be authentic. The best career advice that I’ve ever been given is ‘if you’re the smartest person in the room, then you’re in the wrong work’.

Many pivotal moments in time have encouraged me to pursue photography full-time, one being the economic crash and collapse of the banks in 2008.

I’ve always said I wanted to photograph Willie Nelson. And there are always new places I would like to photograph, north-east Russia being one.

Be your own biggest critic. And be a scholar of photographers, from the Second World War onwards. I have my heroes: Harry Benson – a fellow Scot, early sports photographers, Peter Lindbergh and Edward S. Curtis.

Next year, I’m working in Europe quite a bit. When away from the UK, I miss my friends, the comedy, football and the TV.
