THE COVER
Ihad expected to be dazzled as I walked through the Turbine Halls at Battersea Power Station, with their vast ceilings, subtle lighting and rows of gleaming new shops. What I had not expected, was to feel so moved. Forty years after the lights went out at one of London’s most iconic landmarks, here it was, an industrial giant brought back to life. So much of its old character remains, from steel girders to lovingly restored brickwork and art deco tiling. It is London regeneration at its fi nest: respecting its past, inspiring its future. In this edition, enjoy our focus on Battersea – I urge you to take a look if you haven't already! Plus there’s our luxury gift guide, festive recipes from top chefs and mixologists, and property sales of the year. Have a wonderful Christmas in the capital!

“Our Ormonde Jayne hair mist collection is a great finishing touch for deliciously-scented locks. We added conditioning agents, so hair is left nourished and silky. Ambre Royal and Ta’if hair mists would work very well for a festive night out. The city’s experts share their seasonal tips and the products they’re currently coveting
”A flawless manicure is a no-brainer to get into the party-season mood. Reds will always be a instant-glamour favourite but for those looking for a twist on a classic, our go-to is bare nails with a hint of metallic, such as lining your cuticles with a sparkle. Or follow the ever-popular ‘glazed donut’ trend and create a semi-glazed finish to your mani, perfect for the party season.’’ Experience five-star treatments across London, whatever your postcode this festive season, and get 10 per cent off your first booking. From make-up, facials and hair to eyes and wellness, book your treatment directly to your door through Ruuby.ruuby.com
Doing eye make-up first gives a polished look.
Smoky Siren – a soft faded wing created with grey shades and a dab of silver glitter will make your eyes party ready. Gold or silver are classic Christmas favourites, but for something different, blue shimmer is a perfect choice for brown eyes, and metallic copper will make blue eyes pop.
Winter Berry Dew –Glowy skin continues to be popular in beauty, looks good on everyone, and paired with a bold, red lip will create a striking glamorous look. Deeper, berry reds are great for the day-to-night vibes and one with a sheen finish will make finer lips look fuller.
Romantic Glamour – the flushed-cheek effect is a key trend this season.
Pair your bold blush with soft pink shades across the eyelids and lips for a romantic glam look. Winter is a great time to be more confident with our make-up, whether it’s a bold eye or lip, or stronger blush, choose one area to accentuate as a focus.

This historic clock house in St Leonards-on-Sea o ers the discerning buyer a truly unique home
Amagnificent Grade II listed fi ve-bedroom house on the south coast has come to the market for the fi rst time in 30 years.
The Clock House is a beautifully restored gothic villa, built in 1827 by the celebrated architects James and Decimus Burton. The father and son duo would go on to design Wellington Arch, the Palm House at Kew, and develop some of the fi nest residences in Bloomsbury and Regent’s Park.
Th is spectacular property is set across three floors, o ering fi ve bedrooms and ample entertaining space. From the main dining hall, an impressive arched gothic doorway leads out to mature, landscaped gardens with a secluded seating and bar area.
Situated on the edge of St Leonard’s Gardens, the Clock House is a two-minute stroll to the sea. It ’s surrounded by Regency cottages and is a short walk from
the town centre shops, restaurants and galleries. Highly regarded schools within the area include Claremont, Battle Abbey School, Vinehall and Buckswood.
The clock tower itself hosts four clocks by England’s greatest ever clockmaker Benjamin Lewis Vulliamy. The sellers Kim and Paul Denman, a fashion designer and the bass guitarist for the multi-award-winning band Sade, say it’s “time for her to be loved by a new owner”.
“This gothic villa is truly a magnificent piece of history as well as a beautiful living space, with immaculate attention to detail,” says Ryan Quinn, sales negotiator at Knight and Knoxley, who is marketing the Clock House, Maze Hill at £2.5m. I was born in Winchmore Hill in 1945. I was part of a birth bulge after the war. My parents were living with my grandmother who ran The Globe pub opposite Baker Street station.
My earliest memories are of climbing stairs, leaving the noise of the pub below and taking up residence as an only – but happy – child with an old piano in the living room.
London was still devastated. It was a drab city. Ration-book
Britain. I still have a scar on my finger from broken glass that I was playing with on a bomb site as a small child.
We moved to 290 West End Lane when I was ten years old. It was closer to Highgate School, my father’s old school, where I got a scholarship.
I was a contemporary of the great choral composer, John Taverner. He composed assiduously and drafted fellow pupils in to perform his epic
works. I was a mediocre organist, so he wrote a simple organ part for me.
My first published piece was a Christmas carol called The Nativity Carol. I was just 16 and it’s still doing the rounds today – I wrote it for the choir of St Mary’s Primrose Hill, where I would sing on a Sunday morning. The Shepherd’s Pipe Carol followed when I was 18 – I’m amazed it’s still piping nearly 60 years later.
I think when I write a carol that I’m adding one tiny tile to a great mosaic of Christmas celebration.
It’s really only a short step from singing Christmas carols to writing them. Hardly a year goes by without me writing a new one. I’ve just written All the Stars Looked Down for a charity promoted by the Lord’s Taverners. It’ll be premiered on 12 December at a Holy Trinity Church service on Sloane Street.
I consider myself halfcomposer, half-songwriter. If you want a tune you have to go to the world of pop music or musical theatre.
I haven’t been approached to write anything for the King’s coronation. I’ve had my turn. I wrote Psalm 150 for the Queen’s Diamond Jubilee, which was performed in St Paul’s Cathedral; the anthem This is the Day for Prince William and Kate’s wedding, and The Lord Bless You and Keep You was sung at Harry and Megan’s wedding.
I’ve been privileged to discover a London that’s full of secrets. For example, the private chapel in Lambeth Palace, where the archbishop kindly bestowed on me the Lambeth doctorate.
I’m an honorary bencher of the Middle Temple and have conducted at Middle Temple Hall, where Shakespeare premiered Twelfth Night
I’ve also conducted a singing day in Holy Sepulchre church, Holborn, which is the musicians’ church and where the Proms founder Sir Henry Wood is buried.
I’ve made musical recordings in little-known churches such as All Hallows in Gospel Oak and Walthamstow Town Hall, which is where Pavarotti used to record. Minions were sent out to bring back mountains of pasta from local Italian restaurants to keep him going.
I still think of myself as a Londoner. You can take the man out of London but you can’t take London out of the man.
I’ve never regretted moving to Cambridge. When it came to choosing a university there was only one place I wanted to go. But one of the best things about it is its proximity to London, where I love to return. L John Rutter’s Christmas Celebration, featuring his own works and arrangements will take place at the Royal Albert Hall on 6 December, at 3pm and 7.30pm royalalberthall.com
Known as ‘Mr Christmas’ for his canon of festive choral works and carols, the composer and conductor shares his experiences of growing up in London and unearthing some of its secrets with Jane Slade

TALLULAH RUSHAYA FINDS OUT, WITH THE HELP OF EXPERTS, HOW TO BE THE HOST WITH THE MOST THIS FESTIVE SEASON
The most wonderful time of year has nearly arrived. With family and friends coming from near and far, this season’s festive hosting duties have fallen to you. While Christmas arrangements can be both a joy and a challenge, there’s no need to fret. There are many elements, from dining to decor, that can ensure a good time will be had by all.
Sam Hood, co-founder of AMARA (amara.com), highlights the importance of adding depth to your dining with cushions and throws for cosiness.
“Whether it’s a family lunch or a dinner party, the season for hosting is upon us and we’re talking all things plush,” she says. “Keep your guests comfortable this winter by layering up dining chairs with plump cushions, faux fur seat pads and perhaps a blanket or two so they can keep cosy. Plus, it’ll look great too!”
Christmas is a time to share. With dining – and particularly kitchen dining – Helen Parker, creative director of deVOL Kitchens (devolkitchens.co.uk), emphasises using design to evoke sentiment and happiness. “Entertaining should be fun, not stressful, and with all the di erent areas in this space, you have lots of choices for display, serving and prep,” she says. “The rustic look allows you
to be creative with your decorating options: branches on beams, natural de coration s, and collections of neutral-tone, simple ceramics would create a calm and understated theme that w ill feel less opulent , yet more elegant. There’s something so convivial about open spaces and freestanding kitchens they have a bar restaurant vibe which puts friends and relatives in the mood and there’s no better feeling than hosting a fabulous party where everyone wants to stay all night!”
A considered dining-table choice is also vital, notes Anke Summerhill, founder and creative director at Minotti London (minottilondon.com). “For smaller spaces , a round or square table works best. In a traditional dining room, a long rectangular or oval table works best, either with a fixed top or extending,’’ she says. “A round table is the most sociable of tables. As there are no edges , it can fit the maximum number of people. It can give more of an informal feel. Oval is of course an excellent option. It gives you the best of rectangular and round. A height adjustable dining table is becoming a bit of a trend.’’
Ruth Galbraith, creative director at Ercol (ercol.com), explains how chairs can be used to play with dimension.
“THE RUSTIC LOOK ALLOWS YOU TO BE CREATIVE WITH YOUR DECORATING OPTIONS”

“Dining chairs with a curved profile are the best style to pair with a round table , to soften and break up harsh lines in a tight space. Although, using a chair with a contrasting straighter line, is a great way to play with scale and draw the eye away from encroaching walls.’’
As designer, potter and author, Jonathan Adler (uk.jonathanadler.com) reminds us, design rules can be broken. Paul Middlemiss, founder of Merchant and Found (merchantandfound.com), illustrates how contemporary and vintage can be paired. “Vintage works with anything in a room with Simon Pengelly, we created a range of modern tables that fit perfectly with vintage chairs it’s a simple design that works with almost any vintage chair,” he says. “A recent project also married vintage rush chairs with a contemporary table from The Conran Shop which work perfectly and add depth.’’
Style and comfort go hand in hand when planning the perfect festive gathering. Sue Jones, co-founder of OKA (oka.com), details how to combine both, with a luxurious twist, that plays on the opulence trend for 2022. “If, like me, you love long lunches or evenings spent at the table, then comfortable dining chairs are essential. Go for something that also adds a bit of luxury, such as velvet in jewel tones,” Jones explains. “Lighting really sets the mood, so make sure to line the table with plenty of candles to cast a flattering glow, and pair lamps with warm coloured shades to add to the ambience. I like a bit of drama in the dining room, and a great way to achieve this is with a statement pendant light above the table —brass or gold tones add elegance to the setting .”
Personalisation is an added detail that will never go
out of style and will always be treasured by guests. Event planner Alice Wilkes (alicewilkes.co.uk), suggests reusable monogrammed ribbons, handwritten menus and even candles with calligraphy can make wonderful tokens. “Find inspiration in a wonderful Liberty pattern, then weave this into your own table linen and menu designs. Opt for complementary candles and flowers , as these can be changedregularly to tie back to your theme,” Wilkes explains. “Why not steer clear of the usual festive foliage and go for dried hydrangeas in autumn hues instead? The more candles the better too – there’s no such thing as too many candles.”
It’s all about creating the mood, says Shalini Misra, interior designer and founder of Curio (curio-space). “To enhance the mood and experience, ensure your lighting is on a dimmer switch so you can adjust the light levels to create an intimate setting. Supplement your main light source by placing table lamps on a sideboard and a floor lamp in the corner of the room as these will bring in that warm glow,” she advises. “With the table itself, play with di erent settings by varying the table linen, adding candles, foliage and even lanterns to set the backdrop for the meal ahead. Bring large indoor plants into the space to allow you to connect with nature, even during the winter months, and if your dining room has garden views, highlight plants and trees throughout, to draw the eye to these beautiful features.” L

“JLL has been privileged to have been involved with the Battersea Power Station development project since the very beginning. Over the last ten years that the development has been continuously maturing, so have prices. Prices in SW11 have increased by 65 per cent, meanwhile in the last year, JLL data shows a 10 per cent annual increase in applicants (in 2022 year-todate), compared with the same period in 2021. Over the next five years, JLL is forecasting prices in the Vauxhall, Nine Elms and Battersea area to outperform both Greater London and the UK, expecting price growth of 27 per cent, which we’re confident can be heavily attributed to the success and execution of the Battersea Power Station regeneration project redefining the area.” jll.co.uk
Now we have political chaos to add to the roster of uncertainty that has rocked London’s property market for several years.
But as this year’s best and biggest deals show, yo-yoing currencies caused by Westminster farce merely present opportunities to the super-rich – and especially those with dollars in their pockets, who are now seeing average discounts of 45 per cent, compared with 2014.
Savills adds that the first nine months of 2022 saw more £5m+ transactions than in any year since records began in 2006 – and more than the total number of sales in any entire year between 2015 and 2020. Those super-prime sales had a combined value of £4.8bn – which is 31 per cent higher than during the same period last year, thanks to some big ticket sales in the £15m-£20m bracket. And the “established prime hotspots” of Chelsea, Kensington and Knightsbridge have been the top performers, marking a shift away from pandemic demand for prime suburbs,
comments Savills’ research analyst Frances McDonald.
Financial volatility, adds Jonathan Hewlett, Savills’ head of London residential, is simply galvanising buyers from America, the Middle East and Central Asia. Beauchamp Estates has seen £500m of deals this year, with early £10m+ sales to domestic buyers at the start of the year giving way to big deals by dollar-based buyers more recently. While Aston Chase – who entered the year after a rather prescient sale of a £12.75m house in Hanover Terrace that once belonged to H G Wells, author of War of the Worlds – had notched up £200m of sales by October.
Global turbulence, once again, has dominated 2022, and the highest echelons of the London market aren’t immune, comments Hewlett, “which may impact sales volumes and values in the final few months of this year”. But it won’t take the lustre of what has been a record year so far, and here are some of the sales, NDAs permitting, that have made it so…
From record breakers to rare gems, it’s been an extraordinary 12 months on the London property market, reports Zoe Dare Hall
28 Hampstead Lane £14.95m
Mark Pollack, founding director of Aston Chase, can’t talk about the two £25m+ deals he did in St John’s Wood and Primrose Hill this year, mired as they are in non-disclosure agreements. But he can mention this Highgate house, right, opposite Hampstead Heath that was originally developed by Regal London in conjunction with Kelly Hoppen and sold close to its asking price.
St John’s Wood £9m-£11.5m
Demand for St John’s Wood’s huge stucco mansions has rocketed among the super-rich since the pandemic. And as Aston Chase’s recent deals in NW8 show, its appeal is truly global, with sales including a £11.5m house in Hamilton Drive to Russian buyers (pre-Ukraine war), a £9m house in Langford Place to Swedes and a residence in Springfield Road to Indian investors. Add in Aston Chase’s £6m+ sales in neighbouring Hampstead and Regent’s Park this year, and the buyer pool includes Singaporeans, Yemenis and Turks.
Kensington Park Gardens £26.5m
“One of the finest locations in London,” says Caroline Foord, head of sales at Knight Frank in Notting Hill. This Grade II listed, seven-bed house, left, set over six storeys, attracted multiple offers. “It offered exceptional family living, wonderful natural light and magnificent views.”.
41-45 Cadogan Square £20.5m
Beauchamp Estates sealed the deal for this stand-out home on the prestigious Knightsbridge square. The three-bedroom triplex was geared for “fully-modernised, contemporary living”, says founder Gary Hersham, after an overhaul by Parisian architect Joseph Dirand and dressing by Dutch influencer Annmiek Kessels.
Chester Square £19.5m
This six-bed house has the prime spot – “the favoured south-east corner,” says Matthew Armstrong, head of sales for Knight Frank in Belgravia – on a prime square, and was in “immaculate condition”, with a mews house, parking and a lift.
Carlyle Square £14m
Long live the iceberg house. Not only does this house, right, have access to the Chelsea square’s award-winning communal gardens, and its own beautifully landscaped garden set over three levels, it’s home to what’s thought to be the square’s only triple basement, adds Guy Bradshaw, managing director at UK Sotheby’s International Realty, who sealed its eight-figure sale.
Moreton Place, Pimlico £4.1m
Set within the “highly-desirable Moreton Triangle, in an extremely quiet part of the Pimlico Grid”, informs Harry Buchanan, JacksonStops' director of prime central London, this sale represented a rare deal, as it offered two houses in one. ”In 20 years of being an agent in Pimlico, I've never sold this combination of a five-storey home linked with a mews-style property next door,” Buchanan adds. “This possibly unique combination offered superb versatility, including seven bedrooms and six reception rooms.”
A newly-developed, three-bedroom townhouse in Mayfair’s New Burlington Place at the end of Savile Row recently let within a day of being listed for a total of £156,000 – £7,800 a month – for a 20-month rental. It’s the quickest house to rent in Mayfair this year, thinks Peter Wetherell of Wetherell estate agency, who adds that the tenant stumped up a £10,800 deposit. Wetherell is hopeful that this marks the return of super-prime overseas tenants to Mayfair post-pandemic.
70 Brook Street, Mayfair £18.5m.
Earls, barons and viscounts galore – including politician William Keppel Barrington – have lived in this 5,600 sq ft mid-terrace Mayfair house, left, built in the 1720s. And it has just been sold 300 years later by Carter Jonas. “With only minor alterations to the porch in the late 18th or early 19th century, it looks much the same as when it was first built,” says Tim Macpherson, who notes that the 85-feet garden is the longest he has ever seen in Mayfair.
28 Cadogan Gardens £17.35m
From one Lebanese billionaire to another, this Knightsbridge house was another of Beauchamp Estates’ deals of the year – and minimalist it is not. Architect George Levey’s design of this Grade II listed house in 1885 was inspired by Penshurst Place in Kent, complete with sweeping staircase, classical fireplaces and ceiling mouldings. Previous owners, the Hariri family commissioned the late Alberto Pinto to modernise it. And it clearly struck a chord with the UHNW businessman who bought it as a home for his children.
28 Old Queen Street £16.5m
This 1770s house – an eight-storey mansion, one of a pair of rare black-brick houses overlooking St James’s Park – was once the home of the Coutts banking dynasty and was sold this year by the Canadian billionaire Benisti family through Beauchamp Estates. The house underwent a total renovation with interior design by Nicola Fontanella. It includes a wine store, cinema room and a master suite with ensuite dressing rooms and bathrooms that take up the entire second and third floors.
36 Warwick Avenue £13.95m
Moments from the canal, this address set a new price record for a Little Venice house when Beauchamp Estates achieved nearly £3,000 per sq ft this year.
1 Caroline Terrace £14m
With this turn-key house selling for £3,800 per sq ft, it represented one of the highest per square -foot house sales in Belgravia in the last five years, according to Beauchamp Estates, the agents behind the deal.
Hat Factory, Soho guide price £6.5m
This cool, three-bed loft-style penthouse, right, crowns the redevelopment of two Victorian factory buildings in a quiet backstreet just off Wardour Street. Its sale by Savills marked both the high capital value, and highest price- per square foot achieved in Soho this year.
Holland Park, W8 £3.75m
The apartment set a new record for the road when it sold for £2,495 per sq ft. “First-floor lateral apartments are rare as they often get split up, so we were unsurprised that this home, which is also on one of the most desirable streets, attracted so much attention,” says James Deans, sales manager of Marsh & Parsons in Holland Park. Other highlights, he adds, were a lift, “which is always a big draw”.
Park Crescent, Marylebone Guide Price £10.8m
The super-rich are as likely to spot opportunities on social media these days as they are by old-school marketing means – and this fourbedroom duplex apartment in CIT’s super-prime Park Crescent development was the perfect example. “It sold to a British buyer looking for a London base, and they had seen the flat on Savills’ Instagram page,” explains Alex Ross, co-head of sales in Savills’ Marylebone office. The property also represented the second highest-priced flat sale in Marylebone this year.
34 Eaton Square, Belgravia Guide price £8.95m
It’s “the most coveted address in Belgravia”, says Savills, so little surprise a 2,200 sq ft duplex – which sits on the raised ground floor and garden level of a Grade II listed building on the southern side of the square – sparked a bidding war between two buyers and sold over asking price for a record £4,200 per sq ft.
Pembridge Villas, Notting Hill Guide Price £7.5m
There was no need, or time, to produce a brochure. A Notting Hill house sold off-market in September after three competing buyers pushed its final sale price to “well in excess” of its guide price, says Savills.
25 Queen’s Gate Place Mews £4.7m
This beautifully-modernised, three-bed house on a peaceful South Kensington mews, right, was on the market for five years – but its sale was a case of right time, right place. It went to competing bids and achieved a price that has made it one of Lurot Brand’s sales of the year. L
Others may sigh with irritation when the strains of Sir Elton John’s Step into Christmas start to be heard in the shops in early November. But I’ll have a smile on my face because that’s exactly what I intend to do this month, sampling the seasonal sights of London as an antidote to economic and geopolitical woe, while doing my bit to support the hospitality and retail industries.
And I’ ll be ensuring that friends and family come along with me. Critics may point out that admission to the city’s delights is anything but free, but that’s not necessarily so. Knightsbridge, Marylebone High Street, Piccadilly and Regent Street have some of the best stores, but also some of the best lights. It costs nothing to take a walk, enjoy the atmosphere and wonder at the antics of Instagram and TikTok influencers making cool y uletide videos featuring the shop window displays and the lights.
The fun to be had in London with its concert halls, theatres and places to eat is one of the most frequently cited reasons why international property buyers want to have a home here, and at Christmas the possibilities for merry-making are endless.
This year it ’ ll even be possible to see an opera based on one of the best-loved Christmas films It’s A Wonderful Life. This will be staged by the English National Opera at the Coliseum , whose ornate gilt decor is appropriately Christmassy. Expect parallels to be drawn between the theme of redemption from financial collapse in the story and our current challenges.
Thanks to lighting and decorations, the city’s architectural delights are displayed to their best advantage this month. This year
there will be ice skating at Battersea Power Station, Canary Wharf, Somerset House and Queen’s House in Greenwich, enabling you to show o your skills (or, like me, just drink hot chocolate and spectate) while marvelling at these extraordinary monuments.
The regeneration of Battersea Power Station and its surrounding neighbourhood, after four decades of failed redevelopment schemes, is a reminder that everything can turn out much more than alright in the end. The elegant new mall at the iconic building ’s centre will be one of the stand-out places
shop this Christmas, especially since there’s a handsome Tube station on its doorstep. This retail tour de force is home to key designer boutiques, including Jo Malone, Lululemon, Mulberry and Watches of Switzerland.
While admiring the way in which the design of these and the other stores highlights the vast brick walls and steel bridges of the structure, it ’s useful to remember that construction of this Grade II* listed building finished in 1935, just as Britain emerged from the Great Depression and war loomed. The power station’s rebirth underlines the capital’s resilience.
Somerset House, with its neoclassical swagger, embodies the late 18th century belief in progress, innovation and the role of London at the centre of the world’s a airs. Further contemplation of the changes in the city since that era, plus refuge from the chills of winter is on o er at the Courtauld gallery which is housed in Somerset House.
Here, you can buy presents at the shop and look at world-famous works such as Manet’s Bar at the Folies-Berg è re , whose background depicts boisterous socialising of the type which were largely denied during the Christmases of the pandemic.
London’s hotels and restaurants will benefit from the return of business dinners, lunches and parties. Killjoys frown at the excesses of o ce parties. But, for me, there’s something about the hedonism that emerges in December which is life-enhancing. Christmas hasn’t started until you have watched a group of people piling into a club after their work bash has ended.
Forgetting the travails that lie ahead in 2023 may be tricky, but London will do its best to distract us. L
