In London in 1905, Hans Wilsdorf founded the watch company that he would name ‘Rolex’ just a few years later. Now, 120 years later, Rolex has put a fresh stamp on its city of origin with the opening of a new flagship boutique at 34 Old Bond Street.

The brand, in partnership with retailer Watches of Switzerland, has spent the last year and a half transforming the 7,200sq ft property, which was originally built as a bank in 1886.

Its new address has become the largest Rolex boutique in Europe, featuring four floors, an exhibition space, a selection of certified preowned models, and a service centre with Rolextrained watchmakers and two technicians.

The boutique will “redefi ne the luxury retail experience,” says Brian Du y, CEO of The Watches of Switzerland Group. The building itself, o ering incredible double-aspect views over Old Bond Street and Sta ord Street, has been painstakingly renovated and reimagined for the world’s leading watch company.

Every inch is imbued with brand signatures, from the marble concierge desk in Rolex green to the walnut-clad pillars that recall its famous bezels. Vitrines hold the latest must-have models, while a portrait of Hans Wilsdorf is a

reminder of where the story began.

Once visitors have fi nished viewing the just-released timepieces on the ground floor, they can make a beeline downstairs for an appointment in the Rolex Certified Pre-Owned space, where collectors can get their hands on rare references, with stock replenished frequently and requested models sourced if possible.

On display during my visit was a sought-after Rolex GMT-Master II with a meteorite dial, and an unusual Rolex Datejust 36 “Zebra”, with its distinctive monochrome striped dial and diamond-studded strap.

Alongside the much-coveted vintage watches is an exhibition space, currently dedicated to an in-depth display about the fascinating aviation history of the GMT-Master model.

On the fi rst floor a huge green marble bar, trimmed with gold, sits alongside private appointment rooms. Here, intimate receptions will be held for some of the watch brand’s most important customers. Photographs of Rolex Testimonees and sporting greats like Roger Federer, Jackie Stewart and Tiger Woods adorn the walls.

On the top floor, in a light-fi lled space with sweeping views is the Rolex Authorised Service Centre, where people can bring their timepieces for servicing. The glass-walled workshop allows visitors a glimpse of the brand’s master watchmakers at work, placing its

commitment to craftsmanship and enduring quality centre stage.

Although each floor is beautifully rendered in luxurious materials and fi nishes, the centrepiece at the heart of the boutique (aside from the watches on display, of course) has to be the extraordinary art installation that extends from the top floor to the basement, made from green glass and gold bezels that mirror the brand’s timepieces.

But although the interiors are impeccably executed, with the kind of understated confidence that Rolex has made its own, what makes the boutique stand out – even surrounded by leading luxury brands on Bond Street – is its focus on providing an impeccable welcome to everyone who steps through its double doors.

The sta , who together speak 17 languages, have undergone extensive hospitality training, with the mission of giving visitors an experience on a par with a five-star hotel. Whether you’re an old customer, a new one, or a future one, the

reception is warm and genuine, and there’s lots to engage with.

The fashion designer and presenter talks to Kate Freud about the joy of living by the river in London and her love of adventure

I was born in Chester Royal Infirmary and grew up on the outskirts of the city in a lovely rambling Georgian farmhouse, in a village called Mickle Trafford.

Growing up in a house with two older brothers it was a happy noisy, home! We had a goldfish, a naughty Welsh mountain pony called Tempo and three dogs. Our gorgeous white labrador Bodger arrived about the same time I did. I would take naps in his basket as a child and was devastated when we lost him at 13.

After I left home, I ended up living in the States for four years before moving to London in 1986 with my first husband. We bought a beautiful first-floor flat with high ceilings and great proportions on Stanhope Gardens in South Kensington. The reception room had French doors that overlooked the communal gardens, and there was a roof terrace where we’d sit in the evenings.

When my business first launched, I only did bespoke designs from my studio on Ifield Road, in Chelsea. It was a busy time, designing night and day and then I began dressing Princess Diana. She always had a clear idea of what she liked, so it was a brilliantly collaborative process. And of course she looked wonderful in everything. When I opened my first London store, I launched my ready-towear collection and have since dressed everyone from JLo to Beyoncé, and both the Duchess of Cambridge and the Duchess of

Sussex. It was thrilling to see people in your designs.

In 2021 I lost my dear brother, and my company went into administration. It was an incredibly difficult time but also an opportunity to pause and think about the future. I’d been on the hamster wheel with my business for 30 years and knew I didn’t want another brand, but I needed a purpose. Years earlier, I had an idea for a book, loosely called Discovering Your Style DNA which proved to be a brilliant concept for my now-podcast, StyleDNA. I love a challenge, and it has proved my real passion. I’m now writing the book too!

In terms of natural style, they don’t come much chicer than Yasmin Le Bon. I’ve known her for years as she walked my first catwalk show, but her style is effortless and she’s a generous and sweet friend too.

When it comes to my own style, I mostly shop online as I have a well-trained eye. I do a YouTube show called Friday Night Fashion with Jo Elvin where we cherry-pick pieces, so I see a lot of what’s on offer. But I also think the high street has never been better, and I love a wander

around Notting Hill or along London’s King’s Road. COS, James Perse and Joseph are favourites. I think women these days are thinking more sustainably, buying less but spending a little more on pieces you can wear more often.

My partner Hugh and I have lived in an apartment overlooking the Thames in Chelsea for ten years. I love living by the water, seeing the tide come in and out, the fresh air that comes with it. I watch the huge barges being manoeuvred with such precision; it’s transfixing to watch, like a beautiful ballet. Occasionally we see a seal bobbing along the river too.

My podcast is recorded at home, as I wanted the setting to feel informal and relaxed. I’m so delighted by how it has grown. I started off mostly interviewing friends, but have now had everyone from Elle Macpherson to Sophie Ellis-Bextor on the show.

I think a local pub is very important for the community. We have the Fox & Pheasant –James Blunt’s place – just a short walk away. It’s very relaxed and does wonderful food. We also love No. Fifty Cheyne on Cheyne Walk for simple food cooked on the grill, and for a night out it’s hard to beat La Loma in Oswald’s, Mayfair. During the day you’ll often find me in Chelsea Green, where I buy all my fruit and veg from Andreas’. Henry VIII owned Chelsea for a while and his daughter Elizabeth I spent time living there as did Sir Thomas More, Henry’s chancellor who was laid to rest in Chelsea Old Church next to the river.

Market insight: Chelsea continues to be one of the most popular areas to reside in London. It’s quintessentially English in its architecture and character. I lived in Oakley Gardens for quite some time and in my view, there’s no better place to live in London. Once a Chelsea man always a Chelsea man!

Most memorable home: The Royal Hospital Chelsea is probably the finest building in the area. It’s known not only for its Carolean architecture but also for its size and its beautiful formal gardens extending down to the river.

Top spot: I have many favourites, from the old streets lined with grand early-18th century houses west of Oakley Street, to the charm and tranquillity of Burton’s Court where one can admire the beautiful houses of St Leonard’s Terrace clad with wisteria. And escaping the busy world by watching an afternoon’s game of cricket at the Guard’s cricket ground.

The Boodles Raindance Garden

It was the mesmerising sight of rainwater landing on stone and making patterns at RHS Chelsea 25 years ago that inspired Rebecca Hawkins, the director of design for Boodles (boodles.com), to create the Raindance jewellery collection. And now, a quarter of a century of the iconic design is being celebrated with a garden by Landform Consultants’ principal landscape designer and former Chelsea gold medallist, Catherine MacDonald. As well as reflecting the styles and motifs of the jewellery, this is a tranquil and relaxing space that celebrates the beauty of rain.

MacDonald explains that the colour scheme focuses on diamonds set in platinum. Amid a backdrop of lush green ferns, the planting palette is mostly white, with some pale pink to reflect the very rare pink diamonds used in some of the Raindance pieces, as well as a soft blue that nods to water. The platinum is evoked by pale-grey paving, the aluminium furniture from McKinnon and Harris (mckinnonharris.com), the steel of the water feature and the zinc roof of the custom-designed Raindance pavilion. The fluted roof of the pavilion channels rainwater into a circular rill at its base, both symbolising the dance of rain on water and contributing to rainwater capture.

Repetitive patterns also had a strong influence.

“Ferns have natural fractals – their fronds have the same pattern and shapes repeated at ever smaller scales,” she says. “Fractals have a potentially positive impact on the cerebral cortex, reducing stress and enhancing creativity.”

“I’VE LIVED WITH DOGS ALL MY LIFE, SO IT’S ABSOLUTELY NATURAL THAT WHEREVER I AM IN THE GARDEN I SHOULD BE ACCOMPANIED BY A DOG OR TWO”

Monty Don’s first-ever garden for RHS Chelsea is a green haven for both owners and their pets. “I’ve lived with dogs all my life, so it’s absolutely natural to me that wherever I am in the garden I should be accompanied by a dog or two,” Don has said. “It’s their garden as much as mine or any other members of the family.”

Inspired by both his beloved dogs and his Herefordshire garden, Longmeadow, Don’s plot has a neatly mown lawn at its centre, “essential for canine sprawling, sleeping, rolling, flopping, itching and chasing balls”. A large tree casts shade on the lawn, which drifts into longer grass planted with ornamental spring-flowering bulbs, creating what he dubs a “tameflower” meadow.

The garden, created in collaboration with Jamie Butterworth of Form Plants ( formplants.com), has a sectioned-off area for humans to enjoy – and for dogs to visit only when supervised. This space raises awareness of plants that are toxic to dogs and other pets and includes a mixture of familiar favourites, as well as sporting a distinct ball theme, with alliums and topiary balls of different sizes and kinds.

The Killik & Co Futureproof Garden

What could be more reflective of the zeitgeist than a modern family garden designed to withstand the unpredictable weather patterns of a changing climate? With summer drought and winter flood conditions already being experienced across the UK, gardens need to be robustly designed, with plants that can withstand both extremes. And this plot offers a glimpse of how our backyards could look in 25 years.

Baz Grainger of Landform Consultants (landformconsultants.co.uk) says part of the inspiration for his design came from a visit to the tree supplier, Baum & Bonheur nursery (lappen-treenurseries.com) in Germany. “The conversation started around finding a replacement for ash trees because of ash dieback and proceeded quickly to the idea of losing some of our native trees to global warming over the next 25 to 30 years,” Grainger says. “Things like oak and birch will migrate north as the temperatures increase to the south, making it too warm for them.”

This led Grainger to look into futureproof planting. Inspired by the climate of Aquitaine in southern France, he has chosen tree species such as zelkova and pinus sylvestris, which are resilient to flood, drought and higher temperatures. Plant-wise, clary sage and semiaquilegia thrive in slightly warmer conditions. As well as having a calm family seating area, the garden incorporates clever architectural rainscaping features to manage flooding and to promote water conservation.

A Space to Read Balcony Garden by Viking Cruises

This inspirational space is described by its designers Freddie Strickland and Ben Gifford as a love letter to the gentle synergy of books and gardening. This is a verdant reading room intended for a couple who are as passionate about plants as they are about paperbacks.

With a brick design on the back wall that’s reminiscent of a well-stocked library, the plot is packed with practical features. Behind layered planting in raised containers – to maximise use of space – are a small cabinet for gardening tools, shelved levels with room for potted plants and subtle lighting to enable reading into the late evening.

“We’re using reclaimed wall-mounted lights, which will be adjustable to enable a downlight directly onto a book, and some battery-powered table lights,” says Gifford, of landscape design and construction firm Yardstick Design. He adds that incorporating shade by planting a tree is essential for comfortable reading, while the tree also conceals the boundaries of the balcony, giving the illusion of a larger space. Comfy armchair-like seats are bespoke Konk pieces (konkfurniture.com), while Italian terracotta pots and antique copper pots add interest.

“Surrounding yourself with plants, even in a small space, can bring many mental health benefits, especially when living in a city,” says Strickland, a previous RHS Young Designer of the Year ( freddiestrickland.com).

“Plants such as peonies, sweet peas, geraniums and violets will set the tone for a calming and harmonious space for reading.” L

After years of being relegated to the status of ‘nice-to-have’, prime central London gardens are finally having their moment in the sun –whether it shines or not. “A true trophy garden can add up to 20% on to the value of the property,” says buying agent Jo Eccles. “We’ve seen a shift away from gardens being a tick box for a children’s slide or trampoline, to a space which is made to work much harder.”

Even areas where the postcode used to be enough to secure a sale are having to rethink their outside space. “For homes in Chelsea to sell well, a garden is essential.

Small, impractical outdoor spaces can be a drawback, as buyers are looking for areas that accommodate dining, entertaining, and family living,” says Charles Olver at Knight Frank.

Covid-19’s legacy, along with the warmer summers, is having an impact on how Londoners use their gardens and, consequently, what attracts potential buyers.

“The desire for seamless indoor-outdoor living has only intensified in recent years, with buyers prioritising properties that offer large, lateral kitchen-living spaces opening directly onto beautifully designed gardens,” notes William Duckworth-Chad of Savills’ Private Office.

The challenge for garden designers is how to achieve this, while also considering other factors, such as turnkey gardens. “No one ever asks for a high maintenance garden,” says designer Claire Belderbos. “They generally like low maintenance and they like colour.” In the same way London Fashion Week dictates the trends we wear, she says the Chelsea

Flower Show decides what’s grown in the best gardens. “Ten years ago, it was all about purple, green and white, but now designers are being bold and putting clashing colours together. Dull orange was very popular last year and irises too… It’s all about an eclectic, vintage look rather than neutrals, about being fun and creative, not so neat and tidy.”

So, instead of a pristine lawn, on-trend gardens feature unusual plant combos. “Mixing herbs with flowers to create lots of smells is popular, especially rosemary with herbaceous plants.” These are also low maintenance, perfect if a family only uses their London home during the week or is away during the holidays.

Privacy has become increasingly important, with many Londoners planting pleached trees with their tall stems and square crowns acting as a screen. Perhaps this is also because icebath-saunas have replaced home offices as the garden room of choice. “Cold-water swimming and wellness have become a big lifestyle trend, and this is dictating gardens,” says Belderbos. “Two years ago, I wouldn’t have known what you were talking about but now we’re doing lots of them and clients like the combination of icebath and sauna.”

the garden for itself rather than just as a place for entertaining and they’ve realised its mental health benefits,” adds Belderbos. “They like little areas to sit and maybe just read a book; there might be a little spot which catches the sun, where they can put a single chair or table.”

Getting the right outdoor furniture is crucial for maximising the use and enjoyment of a garden; it blurs the indoor-outdoor distinction and makes the space seem like just another room. “Today’s designs reflect the idea of creating spaces that feel just as comfortable and stylish as the interiors of our homes,” says Laura Cranston of Nth Degree. “By bringing in materials and styling cues typically reserved for indoors, such as natural stone, luxury fabrics, and design-led furniture, the outdoor space gains a sense of sophistication and warmth.”

Blocky, rattan furniture has been replaced by natural materials, such as teak and woven rope, that age gracefully and blend in seamlessly with their environment. Mathias De Ferm, designer at RH, points to “a shift toward warmer, more organic materials, soft neutral tones, and sculptural silhouettes that harmonise with their surroundings. Earthy reds and green tones – prominent in indoor design – are now making their way into outdoor spaces as well.”

This merging of the inside and out is also evident in the increased popularity of weather-protecting pergolas (sunslifestyle.com). Alternatively train climbing plants around a pergola or ornamental gazebo to define an area for outdoor dining and add structural interest (agriframes.co.uk). Accentuate with outdoor lighting to enjoy the garden after the sun goes down or to view from indoors.

While luxury London gardens have been transformed into multifunctional spaces, entertaining remains an important consideration. “A premium outdoor kitchen might cost £60,000 to £100,000, but it’s a worthwhile investment because, if the home is truly turnkey, buyers are willing to pay a premium,” says Eccles. Pizza ovens and Big Green Eggs have retained their popularity, but the most lavish outdoor kitchens now come with fridges, dishwashers, linen, cutlery and crockery, so there’s no need to ‘pop inside’ –particularly helpful for a roof garden.

A well-designed London garden should complement a property’s interiors, providing an extra ‘room’ for wellness, entertaining or cooking, but it also offers something you can’t find inside: the physical and mental health benefits of being outdoors. And this alfresco aspect is something buyers in the capital are increasingly willing to put a price on. L

“Like the home, the garden is an extension of our personality and a chance to tell a story, whether you’re inspired by your own past travels or the romance of a 1920s garden party,” says Dominic Schuster, the antiquedmirror and glass specialist (dominic-schuster.com). “Just as interiors have embraced maximalism, outdoor spaces can be transformed into beautiful sanctuaries with antiques and vintage finds.”

Garden statuary has been enjoyed since antiquity. The Romans collected and displayed fine sculptures alongside water features and decorative plant pots in their gardens and courtyards and this is still a mainstay of Britain’s most iconic and idyllic outdoor spaces, from Kew Gardens to Chatsworth House.

“This practice has really changed very little in 2,000 years, and there’s a timeless, romantic quality antique garden ornaments bring,” says Laura Dadswell, director of the fireplaces and antiques dealer Westland London (westlandlondon.com). “We like to group our ornamentation together, opting for a more-is-more approach.”

Busts, figures, fountains and animals are synonymous with the English country-house look, according to Martin Millard, director of Cheffins Fine Art Auctioneers ( fineart. cheffins.co.uk). “There’s little more charming than two recumbent lions on entry to a certain part of a garden, a beautiful maiden’s head peeping through a curtain of flowers, or a statue of a nymph perfectly placed against well-clipped box hedging,” he says.

garden antique such as a bench or rose arbour is practical. And the older items appear, the better. “The colour and natural ageing make antiques look more interesting than new-made pieces,” says Travers Nettleton, who owns the garden antiques and ornaments supplier Garden Art Plus ( gardenartplus.com). “Some of the lichens themselves are hundreds of years old.”

It’s not unusual for garden antiques and furniture to hold more value than those in the house, says Charlotte LeeFinglas, specialist at Sworders auctioneers (sworder.co.uk).

“At a time when some antiques have fallen from fashion as taste and the requirements of modern living have changed, garden ornaments and furniture are still much wanted. Many old pieces are much better made than reproductions and have a much smaller carbon footprint.”

Iron-framed mirrors, French cafe tables, agricultural relics and mid-century concrete planters are a key part of Sworders’ regular sales. “These pieces often fit better with a modern home and work well on a small patio or rooftop garden,” Lee-Finglas adds.

When sourcing objects for clients, the garden designer Jack Corbett scours Lots Road Auctions; its Garden Edit timed auction is set to take place from 19 to 26 May (lotsroad.com). Corbett (orlando-design.com;

@thejackcorbett) also sources items from Lassco (lassco.co.uk), Chiswick A ntiques and Vintage Market (chiswickauctions.co.uk) and eBay, and often pick s up metal from scrapyards.

“Using vintage and reclaimed pieces and embracing both high and low items is a great way to improve the sustainability of a garden,” he says, adding that a site he’s working on in Battersea is a nod to the Stumpery at Highgrove, which draws inspiration from the Victorian tradition of growing ferns among upturned tree trunks.

“We’re going to put in some really big tree stumps,” Corbett explains. “Garden statuary doesn’t have to mean a n antiquities-inspired stone lady holding a basket of flowers. Natural statues demonstrate how something discarded can become a treasure.”

And treasures don’t have to be old. As part of a significant refurbishment of a property on Hampstead Heath, Charlton Brown Architecture and Interiors incorporated a newlycrafted limestone sundial into part of the balustrade of the southern end of the terrace. “This was designed and made with the help of an expert in the field and was a beautiful way of creating something special for the garden,” says Siwan Ifan, senior associate at the firm (charltonbrown.com).

Whether it’s a discreet water feature in a city garden or a glimmering piece that takes centre stage, placement of sculptures can create a sense of drama and discovery as well as expanding the symbiotic relationship between the house and outdoors, says Lior Kristal, creative director of David Harber garden sculptures (davidharber.co.uk).

“We often experience the garden through the windows of our homes, and outdoor sculptures crafted from materials such as gold-gilded bronze or mirror-polished

stainless steel beckon us outside,” Kristal explains. Mirrors create an elegant trompe l’oeil effect, subtly expanding an outdoor space while introducing an ethereal quality. “A hand-antiqued mirror can easily be nestled within climbing foliage or mounted on a garden wall to reflect dappled light and greenery back into the space,” Schuster says. He recommends antiquing heavily for garden pieces. “This means you can still see reflection, while any future natural ageing will only add to the beautiful patina.”

Other statement interiors pieces, such as chandeliers and fireplaces can be used to great effect as focal points in courtyards, terraces and balconies. “With private outdoor space in London at a premium, homeowners are blurring the lines between indoors and out, repurposing antiques traditionally found inside,” says Becky Fatemi, executive partner at Sotheby’s International Realty UK.

“A salvaged marble or cast-iron fireplace can transform a simple seating area into a luxurious outdoor living space and wrought-iron chandeliers suspended from pergolas or mature trees can be draped in fairy lights or candles to create a soft, inviting glow.” L

May sees some of our favourite flowers come into season, from late tulips to the first rose buds and flouncy peonies. And while even the simplest posy adds instant colour and freshness to the home, a stunning arrangement can lift rooms to the next level. Who better than London’s top florists to offer inspiration?

At the heart of any florist’s choice is seasonality. Whitney Bromberg Hawkings, the Chelsea-based founder and CEO of FLOWERBX ( flowerbx.com) cites the seasons as her first point of reference for clients. “I’ll work with a floral selection that complements one another and creates a cohesive flow throughout the space as a whole,” she explains. “Fragrant roses in the living area build a sense of atmosphere, meandering into big, blousy hydrangeas on a kitchen countertop for maximum impact, minimum effort”.

P racticality is key. “My tip is to start taller than necessary, as you can always snip stems a little more once you have an eye for your final look,” she advises. If you’re arranging for an intimate space, Whitney cautions not to go too oversize.

Phoebe Turl and the team at McQueens (mcqueensflowers.com) also takes the scale and size of the room into consideration, as well as furnishings. Ever-popular peonies are a spring go-to, despite their short flowering window, notes Phoebe. Meanwhile, Icelandic poppies, found in yellow, orange, red and white, add “delicacy and volume” to an arrangement. A nemones offer depth and elegance and hydrangeas are a striking option for summer.

Gemma Kavanagh, store manager of King’s Road-based Lavender Green (lavendergreen. co.uk), encourages “a cheerful burst” of colour in the kitchen: daffodils, pastel tulips, or sweet peas “in relaxed bunches”. While looking at a combination of tulips, roses and peonies for the living room, in bedrooms, she urges calmer tones. “Think airy stems of stocks or sprigs of lavender in simple glass vases,” she comments. Using impactful dried flowers, Emily Ayres, florist and founder of Dried by Nature (designbynature.co) approaches floral arrangements in a sculptural manner. “The room’s ambience and the home’s character are key influences,” she says. Embracing the transient nature of flowers, her works lean into the Japanese concept of wabi-sabi. A longlasting alternative to fresh blooms, texture in dried flowers is especially important. She advises, “mixing textures is a great trick to making dried flowers look more contemporary. Combine softer stems like statice, dahlias and grasses with more architectural shapes of a twisted willow branch. This creates contrast and interest.” In high-traffic areas, Emily

Nikki Tibbles, founder of Wild at Heart (wildatheart.com), also uses blooms that have maximum impact in high-traffic areas. “Something beautiful and dynamic in the entrance hall is always perfect,” Nikki comments. Leaving a good first impression, a simple statement is most effective. “A vase of blossoms or magnolia, or in the summer a wonderful arrangement filled with foliage from your garden,” she suggests. “Remember that wherever you place your flowers, scale, colour and fragrance are of the utmost importance!”

Larry Walshe (larrywalshe.com) has designed floral displays for celebrities and is behind online florist Bloom (bybloom.co.uk). He recommends using a single-flower variety, saying “A large vase of tulips or bud vases scattered around the house and filled with ranunculus couldn’t look more inviting. French tulips are just incredible, with long stems and large flower heads they’ll dress a tall vase in a way that your standard Dutch tulip can’t.” L

Our love of houseplants has evolved from the humble pot on the windowsill to a new level of verdant vibrancy. Pass a home on a London residential street and you may glimpse a riot of tropical leafy green within, emerging from giant pots, hanging from ceilings or pouring off mantelpieces. It’s a labour of love and patience, but indoor plants repay the favour. Not only are they an unparalleled source of beauty, but they offer health advantages essential in city life, from purifying air to reducing stress.

MIXED LEAVES

Matchmaking plants to homes, The Plant Parlour founder Gemma Haigh (theplantparlour.co.uk) is an interior landscaper and RHS Chelsea silver gilt recipient. Working with mainly London clients, she finds facing direction is a determining factor for plant selection. For a client in a Holland Park townhouse who imagined having an abundance of cacti and succulents, Gemma had to measure expectations. “South-facing windows are best for succulents and cacti,” she says. “North and west-facing are more suitable to tropical houseplants to avoid leaf scorching. East-facing provides plenty of sun in the mornings, so plants should be placed a metre or so back during periods of direct light.”

Gemma is an advocate for using features within the home as “jungle gyms”. In her own home she has used a mirror with a trained rhaphidophora tetrasperma around a bamboo frame. Offering detailed aftercare to clients, Gemma recommends the low-maintenance snake plant or a maranta (or prayer plant), which can survive in a range of conditions. Bathrooms and kitchens lend themselves

well to achieve the jungle look, adds Abbi Dixon, founder of Botanic (botanicyork.co.uk). As rooms that receive the most humidity, plants can really thrive. It’s for this reason that nature lovers Nicola and Chris Cox, founders of Cox London (coxlondon.com), hung ferns from their ceiling, fragrancing the room with a woody note.

Within the world of plants, there are certified staples such as the a loe vera plant, fiddle leaf fig, and the Swiss cheese (monstera deliciosa) plant. Abbi Dixon, founder of Botanic (botanicyork.co.uk), suggest s searching for the underdogs, begonia maculata and staghorn ferns ( platycerium). The former is usually overlooked in favour of the pinstriped calathea, while the sculptural staghorn can be wall-mountained on a plank of wood. However, the most important advice Abbi tells her clients is to learn where plants come from, so as to emulate the closest conditions.

While some call it the ‘jungle look’, Dom Butler founder of Plant Drop ( plantdrop.co.uk) calls it “plantscaping”. Plants can clean air and g rouping them together forms “a microclimate in which they support each other”, says Dom.

How plants are showcased, whether on walls or floors, adds to the joy of the home. Interior designer Cinzia Moretti (morettiinteriordesign. com) always looks for opportunities to “transform overlooked spaces into something extraordinary”. This is seen spectacularly in

a project featuring a living wall of moss. “The client had a specific request – the door at the end of the staircase, adjacent to the kitchen opening, was not to be visible as a traditional door,” Cinzia explains. In another project, she filled the void underneath a staircase, with a winter garden, enclosed in glass.

Taking a playful approach, artists Philip and Charlotte Colbert’s Maison Colbert (maisoncolbert.com), designed by Buchanan Studio, is a botanical gem. The indoor-garden feel is elevated by a weeping fig ( ficus benjamina), pencil tree (euphorbia tirucalli ) and calathea

Sloane Square is the gateway to Chelsea. It jettisons you into the fashion and cultural delights of the King’s Road, Duke of York Square, the stylishly curated Pavilion Road and some of the prettiest residential streets in the capital.

In May, though, it’s all about the Flower Show, with local shops competing with fabulous floral decorations for Chelsea in Bloom. “You step out of the tube at Sloane Square and there's always a buzz, especially when the Flower Show’s on,” says Roly Ingleby-MacKenzie, head of Knightsbridge sales at Knight Frank.

There has been a community-driven lifestyle revolution over the past decade in the heart of Chelsea. The curation of a village-like culture has gone hand in hand with a burgeoning desire to socialise on the doorstep and be able to walk around the corner for a coffee and a pint of milk. Signs of SPRING

While the sun may be shining on certain areas and price brackets in the London property market, there are also chilly spots, writes Zoe Dare Hall

Here comes the sun and we’ve all sprung into alfresco mode, with our online searches for ‘outdoor seating ideas’ and ‘garden lighting inspiration’. But does London’s prime property market have a spring in its step too?

LonRes’s latest data suggests so, with reports that February saw the first annual price rises since June 2023, new instructions were up by 24% that month compared with February last year. And £5m+ sales are on the rebound.

Savills also put a positive spin on their findings: Notting Hill, which saw 0.0% growth, is the only area of prime central London area NOT to see falls year on year, thanks to strong domestic demand. And in the first quarter of this year, Hackney has seen the strongest growth at 4.9%, followed by Putney, Wimbledon and Islington all at 3%.

Plus, points out Richard Gutteridge, co-head of Savills Prime Central London, “buyers could be opportunist ic and capitalise on London

prices that remain 22% off peak 2014 levels”. Samuel Richardson, Carter Jonas’s head of sales Mayfair, comments that “with Trump’s tariffs it shows that prime central London is still a safe place to invest money over the longer term. The dollar-based buyer is still getting value for money even with the slight dip of the US dollar versus the pound.”

Stamp duty deadlines have a habit of distorting activity, however, and last month was no exception.

Peter Gibney, head of Greater London Development at JLL, is braced for a slowdown in activity in the coming months, “as first-time buyers – who drove the recent increase in sales – assess their options and budgets.”

Harry Buchanan, at Jackson-Stops in Pimlico, is encountering plenty “who are listening to the current market advice and selling close to the guide price, on average achieving 98% of the asking price. The mood among both our buyers and sellers is positive. Our most popular price bracket remains consistent, between £800,000-£1.2m, and we’ve experienced a 40% increase on agreed deals in the first three months of this year compared with the same period last year.”

First-time buyers are also keeping the £700,000-£800,000 market buoyant in Brook Green, reports Paul Cosgrove, director at Finlay Brewer. And needs must for families, who are keen to tie up purchases of £1.5m-£1.6m houses near “top schools and green space with a village feel ”, in time for September’s start of term.

Robert Swann, chief sales officer at Druce, also comments on Brook Green’s appeal to buyers. “We recently sold a house there for £3m to a buyer who originally registered in our Notting Hill office but couldn’t ignore the relative value. We’re seeing huge demand for family houses in Zone 2, especially in the £1.5m-£3m range, which are typically selling to buyers trading up from two- or three-bedroom flats in Zone 1.” These

Higher up the price ladder, some agents feel the biggest obstacle that the super-rich face are the changes to non-dom rules.

“The changes are prompting many high-net-worth individuals to consider relocating out of the UK before incurring significant taxation,” says Swann. The upside, he adds, is “it could potentially free up a little more supply for both sales and lettings. We’re definitely seeing more properties come to market in line with what we’d typically expect on a seasonal basis. Many of these sellers are also increasingly open to the idea of short lets to cover periods where they ’re living elsewhere, given most of

our clients at £5m+ own several properties in the UK in addition to other parts of the world.”

Equally, many buyers at this level are testing the water by renting first, he adds. “They’re cognisant of the huge dollop of stamp duty to be paid – equivalent to as much as five or six years’ of renting.”

Best Gapp’s Alberto Cordero agrees that the evolving tax landscape, especially for non-doms, is giving HNWIs reason enough to reconsider their options. But spring is a time for optimism, and he’s getting a whiff of that too from US funds who are looking for incomeproducing residential stock, “sub-trophy but prime, with a long-term view,” he says. “Their rationale is clear. London remains a viable and resilient option for those looking to secure capital-backed assets, and Belgravia offers structure, security and long-term value.

“While the market may be testing, that very pressure is drawing serious players quietly but decisively back to the table.” L

As the Chelsea Flower Show draws visitors from around the world, let’s plant the seeds of hope

that our city’s economy can be revived, starting with a rethink on the ‘tourist tax’

This month’s RHS Chelsea Flower Show will, as always, bring out London’s less serious side. It’s impossible not to smile when you see the bars, cafes and shops on the King’s Road and Sloane Street bedecked with sculptural garlands to mark the event.

At the press morning on opening day, the bespoke floral pattern suits favoured by the dedicated followers of botany are one of the delights. Visitors to the show will dig out a pastel outfit to match the blooms on the David Austin roses stand.

The upbeat vibe surrounding this celebration of the garden is the reason why London is the first stop for Americans and other tourists taking a late-spring trip to Europe.

A few of them will have been invited to the RHS Chelsea Charity Gala Preview. At this elite occasion, celebrities and chief executives gather to admire the latest planting designs. Hedge fund bosses can get in touch with their inner horticulturalist.

Other international tourists heading to London this month will be aiming to buy a property. As Hamptons research shows, more Americans have been scouting out opportunities in UK real estate. A place in London or the Cotswolds, with a garden inspired by RHS Chelsea, is now more affordable for dollar buyers.

Most of those coming from America or elsewhere will be here to see the sights, go to the theatre and gaze at the shops. It ’s likely, however, that many will choose to make their largest purchases in Paris or Milan, because the ‘tourist tax’ remains in force in Britain.

At this elite occasion, hedge fund bosses can get in touch with their inner horticulturalist

under the previous government. The current government is non-committal on the issue, seemingly unconcerned about the damage the policy is inflicting on retail and the wider economy. Bond Street, Brompton Road, Savile Row and Sloane Street are feeling the pain, but so too is Oxford Street.

CEBR, the economic consultancy, calculates the overall effect at £11bn a year, taking into account the hit to hotels, restaurants and the rest of the hospitality

industry. Yet campaigners say the Treasury seems resolved to stick to its original modelling, which indicated that the ‘tourist tax’ made little or no difference to UK economic health.

Luxury fashion, jewellery and watch brands and high street names like Marks & Spencer claim otherwise. But their voices aren’t being heard, although this summer they ’ ll be bearing the burden not only of the ‘tourist tax ’, but also of the employer national insurance contribution increases.

This stance is in marked contrast to the warm welcome afforded to holidaymakers in Paris. When they go out to shop at glamorous Le Bon Marché and other Parisian stores, they ’ ll find that claiming a détaxe refund is easy. It ’s also possible to obtain refunds at Gare du Nord.

Successive British governments’ apparent obduracy on this issue may be based on a fear of giving tax concessions to the rich. But the beneficiaries of a restoration of VAT-free shopping in the UK wouldn’t just be the jet set, but craftspeople, hospitality industry staff and shop workers .

Retail guru Ewan Venters, the former boss of Fortnum & Mason, says that there has never been a better argument to reinstate tax-free shopping, since tariffs are set to drive shopping tourism on a massive scale from the US. The fallout from President Trump’s tariff announcement will mean that our economy faces even more of a struggle to return to growth.

In this month when Chelsea gardens should be an inspiration, let ’s plant the idea in ministers’ heads that a rethink of the tourist tax could produce green shoots – for London and the rest of the country. L

Spring market is buzzing

The spring selling season is underway. I’m writing this column at the very beginning of April, which means the data I’m reporting on here relates to March.

And this is what we’re seeing.

Across prime London over the period March 2025, compared to March 2024, new instructions are up (20.3%), under-o ers are up (5.8%) and sales are up too (16%).

Looking at the fi rst three months of the year reveals a similar pattern – with an 18.1% rise in new instructions; 12.2% rise in under o ers and a 1% rise in sales.

In short, we’re seeing a lot of activity from both buyers and sellers. Undoubtedly there’s more stock on the market, but this seems to be balanced by higher levels of buyer demand – at least at certain price points – than a year ago.

Interestingly it seems that some of this activity has been driven by properties under £1m. While it’s not clear what’s behind this, lower interest rates and a rush to beat the ending of the stamp duty holiday may have played a part.

However, set against this, fall throughs and price reductions are also on the rise. Time kills a deal and the period between agreeing a sale and a sale falling through is currently 73 days – the longest on record. All parties need to get their paperwork in order as soon as they’re able, or, as the adage goes, fail to prepare, prepare to fail!
