he question of men’s shorts has always been somewhat of a minefield. Go too far one way, and you risk looking like a boy scout.

The other, and you’re dicing with Andre Agassi at the 1988 US Open.

Historically, men haven’t had a lot of shortswearing style icons to look up to. And it shows – the number of zip-off monstrosities and nylon board shorts that come out as the first rays of sun hit London are a case in point.

Over the last few years a new shorts-wearing star has emerged for our consideration. Paul Mescal’s five-inch inseams have been the subject of much fruitful (and fruity) discussion, with observers either loving or hating his signature short shorts.

But Mescal is merely the face of an ongoing trend in menswear. Thigh-flashing shorts made an appearance at the SS25 menswear shows of Jacquemus, Loewe and Wales Bonner, proving that, when it comes to summer pieces, less is currently more in the menswear world.

And you don’t necessarily require the thighs of a gladiator to don a shorter in-seam.

“While it may seem that short shorts are best reserved for those under 30 – or those who don’t skip leg day at the gym – you don’t

need the legs of Paul Mescal to pull them off,” says menswear editor Shane Kurup. “Just keep unruly hair in check and size up if your legs are on the thicker side.”

aren’t the only menswear styles making sartorial waves at the moment.

“It feels that we’ve reached peak ‘short shorts’, with other designers going in the opposite direction, with voluminous, calflength pleated Bermuda-bloomer styles which echo tropical uniforms of the fifties,” explains Kurup. “These are much more forgiving if you don’t have the brass (or pins) to don those micro numbers.”

Whether you go mini or maxi – or instead opt for safer tailored chino shorts somewhere in between – it’s all about how you wear them that really matters.

For starters, it’s best to avoid shirts that are too formal when wearing shorts.

“Shirts made from tactile fabrics – those that have been pre-washed or have a subtle texture – help create a look that feels considered without being too smart,” advises David Telfer, design director of Sunspel. “A button-down in a soft Oxford cloth gives off a preppy vibe, while a washed linen shirt offers a cleaner laid-back look that’s still refined enough for the office.”

is an instinctive choice but “open-weave cottons and light jerseys can give a cleaner, more structured look,” says Telfer.

“You could go for a long-sleeved linen shirt with the sleeves rolled up, or a short-sleeved style either in a standard collar or a camp collar, for a fifties summer feel. That said, when it comes to pairing with shorts, a polo shirt still feels like the easiest way to achieve an elegant, effortless summer style.”

Shoes are another area to approach carefully when pairing with shorts. Smart sneakers – not your everyday gym trainers – work well for more casual occasions, while suede loafers are a smart option for city wear.

“A loafer, originally known as a ‘casual shoe’, absolutely has a place alongside a pair of smart, tailored shorts,” agrees Crockett & Jones’s James Fox.

And, finally, the most divisive of all style conundrums: socks. These days it’s best to swap your invisible trainer-style socks with calfhigh sports socks, or dress socks – depending on whether your outfit leans to the informal or formal end of the spectrum.

But can you ever truly go sockless? Think location, location, location, says Fox. “I’ve travelled far and wide, and what is deemed unacceptable in the UK is widely accepted throughout Asia, arguably the most fashion-conscious continent,” he points out.

“Wear loafers without socks in the UK and you’ll be in trouble. In Japan, South Korea or Thailand, it’s de rigueur!”

So best to sock-up when you’re next strolling through Mayfair on a sunny day. You’ve got your thighs out after all – flashing an ankle too might just be a step too far. L

RORY BREMNER The master of impressions is back with a show that combines his signature stand-up with candid conversation. He talks to Harriet Griffey about his early life in London, the value of political satire today and why Trump is a comedy ‘gift’

My first London home was a bedsit, somewhere off Baker Street. It was grim. A tiny room with a sink and my heart still sinks at the thought of it. It was my first term as a student at King’s College London and I realised how lonely the city could be but I got in with the drama people and became involved in all sorts of theatre and shows, and very quickly life became very full and busy. Then I moved into a flat share in Cosway Street, just off the Marylebone Road, close to the Seashell fish and chip restaurant on Lisson Grove, and not far from Lord’s Cricket Ground, another interest.

I studied French and German for my degree, graduating in 1984. Having an ear and facility for language definitely helps you pick up on the nuances of other people’s voices, making impressions possible. I don’t know where it comes from, although my dad had a sense of humour I share, and I started doing impersonations at a young age, developing it further at university.

The first flat I bought was on Cornwall Gardens, South Kensington in 1995, by which time I’d moved from the BBC to Channel 4 and was working with the two Johns, Bird and Fortune, on a programme called Rory Bremner… Who Else? From 1999, we focused exclusively on political satire in a new programme called Bremner, Bird and Fortune, which ran for 12 series.

It was a beautiful top-floor flat and I redid it with the help of a designer and even had a piano, which had to be laboriously winched into the flat through its upstairs window. The windows faced south and every evening at six o’clock Concorde would fly past east to west, which always made me feel I should stand up and salute.

After Tess and I married in 1999, we moved to Courtfield

Mews, where there was an upstairs space for Tessa’s studio and this is where our first daughter Ava was born in 2001.

After that we moved to Oxfordshire, within striking distance of London but very much in the country. But when we met, Tessa [Campbell Fraser, the sculptor] had an artist’s studio apartment just off the King’s Road, and we’ve kept that as our London base.

I was born in the posh part of Edinburgh and my mother was English, so while I’m very proud of my heritage, I was pretty anglicised and sadly have no natural Scottish accent. For about 10 years until 2019, Tessa and I had a home in the Scottish borders. A labour of love really, a beautiful Georgian house that kept the local tradesmen in work for years.

Through an interest in opera, I ended up on the opera judging panel of the Olivier Awards, and I was approached by Charles Hazlewood and Mark DornfordMay, who was general director of Broomhill Opera, and they approached me about translating Kurt Weill’s opera The Silver Lake.

This was to be the opening production for a newly renovated Wilton’s Music Hall in Shadwell in March 1999. Wilton’s Music Hall is amazing and a place that really captures your heart. We got some grants and sponsorship and community support to pull it all together. And that led me to translating Bizet’s Carmen for its next production, which we took to Cape Town.

The new tour is a bit of a hybrid, a mixture of topical stand-up, some sit-down stuff where I talk about the people I have met, from Geldof to Mandela to Clinton, how to do impressions and how I started out, and what it was like working with Bird and Fortune. There’s a lot there after 40 years that unlocks a fund of the stories. So, it’s stand-up and stories, plus guest interviewers, including Jan Ravens and Miles Jupp.

I recognised my own ADHD through that of a young relative of mine; what they were going through seemed very familiar. The impetuousness, lack of attention, certain things from my childhood and university, that racing mind. I see my ADHD now almost as my best friend and worst enemy, but it does give me an intensity of focus I try to work with.

I wonder about the value of political satire now as so much of the modern political climate seems beyond satire. Trump’s a gift, as are Farage and Johnson, but the day after the election I

I’m a bit of a chameleon when it comes to home, and tend to adapt to wherever I am. When I drive into town I’m looking forward to being in London and when I’m driving out of town I’m looking forward to being in the country. What I love about London is its infinite variety. Its skyline, its history, its diversity, its energy and I love sitting in coffee shops. I like to think and write with people all around me, I like that buzz. Two-time Olivier Award-winner and new artistic director of Regent’s Park Open Air Theatre (RPOT), Drew McOnie, on the joys of performing outdoors How did you plan RPOT’s vibrant summer programme?

Regent’s Park is such a staple of the London summer scene, and there’s so many people that come year after year, as well as people who are only just discovering it. I wanted to find a spectrum of offerings that could be something for everybody, and really celebrate the joy, humour, heart, passion, and romance that perhaps we all need at the moment.

Any highlights on the bill?

Having the original Broadway creative team come over to London to remount Shucked and recreate it for our space is an absolute thrill. As is programming a triple bill of reimagined dream ballets, all set to a 26-piece orchestra. On a personal level, because my dad’s side of the family is Scottish, working on Brigadoon, which is a musical set in the Highlands that takes place entirely outdoors, and hasn’t been staged in London in more than 35 years.

What makes outdoor theatre especially challenging?

The great thing about live theatre is that anything can happen at any time – it’s the joy of it. And that’s nowhere more true than at Regent’s Park. What’s your favourite thing about London in the summer?

That wonderful intersection of British can-do spirit with optimism and joy.

What are you looking forward to doing in London this summer?

There’s a little water park near where I live in Clapham, and I’m looking forward to taking my daughter out to play there now that she’s a toddler.

pening on 3 June, the stars of the design world come together for WOW!house, a celebration of creativity without bounds. Held in the Design Centre Chelsea Harbour (dcch.co.uk), the critically acclaimed showcase enters its fourth year of pushing design boundaries and inspiring visitors. This year lighting takes centre stage, with masterclasses from the likes of Kelly Hoppen on the dos and don’ts, room by room, and how to bring “wow factor” in the home.

LIGHTING MISCONCEPTIONS While some cast lighting as an afterthought, interior designer Kelly Hoppen CBE (kellyhoppeninteriors.com) emphatically calls it “part of the foundation”. In creating Visual Comfort & Co. Living Room for WOW!house (visualcomfort. com), Hoppen believes the space warmly embraces “asymmetric design infused with history”. This ‘history’ is seen with a client’s art, artefacts and record collection. “A common mistake is relying solely on overhead lights, which can flatten a room and strip away depth.”

The key to achieving good lighting? Layering.

She says there’s no need to overcomplicate it. “A few well-placed sculptural pieces and directional lights can completely transform the space.”

is Durgesh Sinh, founder of Nucleus AV (nucleusav.com), who adds that mood and control are important factors. “One of the biggest misconceptions is that lighting is simply about brightness,” says Sinh, who points out lighting design is a deeply technical discipline. To move beyond functionality for the Nucleus Media Room, made with interior designer Alex Dauley (alexdauley.com), creating an immersive experience was crucial. Dispelling the myth that dimming ceiling lights are sufficient for a snug room, light takes centre stage, interacting with the space’s rich textures and finishes. “Great lighting is like a good film score,” adds Sinh. Both tools are essential in illustrating how a space can evoke feeling, delving deeper than mere aesthetics, a sentiment shared by lighting designer Lee Broom (leebroom.com).

ENTRANCE London homes present lighting challenges with tight layouts and low ceilings, notes Hoppen, who thinks of the hall as a mood-setter. “Use wall lights or recessed spots to capture textures,” she expands. “Add a console lamp or two for warmth.” Additionally, a statement pendant can elevate the space, while mirrors “amplify and reflect light” in narrower hallways.

was a bespoke oak chandelier, with a 3.5m drop, in its own right a work of art. Although not emitting masses of light, the team found alternative methods to instill lighting to work around the celestial nature of the chandelier.

Focusing on ambience, Victoria veers away from the coldness of the singular light often found in hallways. With chandeliers, she warns to be careful of scale, make sure it suits the space it’s in, and customise if necessary, using a good electrician.

His Arts & Crafts collection (hectorfinch.com), featuring beautiful picture lights to highlight art, can be paired with fabrics from Rubelli or Cole & Son, both in Design Centre Chelsea Harbour.

Visually, there’s an underlying respect between architectural language and historical detailing in any property, something which is important to Darren Price, director of ADAM Architecture (adamarchitecture.com), specialists in traditional and classic architecture. Using discreet uplights and picture lights can accentuate cornices, fireplaces or panelling “without intruding”. Nodding to the graceful approach when configuring period homes, Price cites a garden room in a Georgian Grade I-listed townhouse, as a stand-out project.

“The lighting was deliberately quiet, grazing light over mouldings, candle-like sconces in transitional spaces, and a subtle shift in mood between the historical and the new,” he explains. “It was designed to support rather than compete with the architecture.”

In the period property, lighting requires faithfulness to the character of the home. James Thurstan Waterworth, founder of interior design studio Thurstan (thurstan.co), advocates working with the home’s architecture when it comes to fixtures, and considering the bulb colour and temperature. “Antique pieces or lights with antique finishes and classic forms paired with textile or fabric shades work well,” he says.

In a modern space, there are fewer constraints. It’s the absence of these constraints (and client briefs) that makes working on WOW!house particularly special to Kelly Hoppen. While she finds minimalism and sculptural fixtures work well, she and her design peers are also exploring a grey area to integrate old and new worlds. “In contemporary spaces with fewer ornate details, there’s often room to play,” says Tommaso Franchi, founder of Tomèf (tomefdesign.com). Striking a balance, West One Bathrooms has styles in ceramic and glass.

Placement is especially important, with Louise noting downlights above the head cast an “unflattering” shadow over the face.

OUTDOORS Ideal for entertaining friends and family, gardens are there to be enjoyed when the sun sets on a summer’s day. Whether within a path or under steps softly lit or branches decorated with string lights, outdoor lighting can be impactful. Festoons or lanterns, emit warmth, according to Danielle Le Vaillant, head of photography and film at Cox & Cox (coxandcox.co.uk). Even though they take time to hang, it’s worth the effort for a festive appearance. And to make a statement, pendants can also be used on a pergola – Cox & Cox’s Outdoor LED Tapered Rattan design offers relaxed (solar power) boho vibes.

TRENDS VS PERSONAL STYLE Although looking forward to Milan’s latest designs, Victoria Davar emphatically believes that lighting is about personal style. Creating bespoke adds a certain heightened sense of greatness to any project.

Kelly Hoppen is also of the mindset that lighting is personal, but has observed a move towards sculptural and multifunctional lighting.

“People want spaces that feel relaxed and real, so lighting that complements that ethos is always in.” Meanwhile, ADAM Architecture’s Price sees a lean towards natural materials. “Like opaline, glass, bronze, and linen, which sit well in classic interiors,” he specifies.

As individuals continue to find balance in routine, health is being considered in relation to types of lighting. “One major trend is the focus on circadian rhythm,” notes Sinh. Supporting natural sleep and wake cycles, he notices people looking for lighting that has cooler light in the morning for alertness, and warmer tones in the evening to help wind down. It’s these seemingly minute details that make the home just that bit more special. L

To create a secret garden ambience, mirrors are often overlooked, finds Munson. “Positioning an outdoor mirror opposite a candlelit area or lantern arrangement helps reflect the light, doubling its effect and creating the illusion of more space,” she advises. “It adds depth and elegance without overpowering the natural setting.”

Within the garden, Martin Goddard and Jo Littlefair, founders of design practice, Goddard Littlefair (goddardlittlefair.com), see garden lighting and planting schemes as equally important. Presenting opportunities for zoning, strategically placed lighting can illuminate plants and architectural character. outh-west London has long been popular with those wanting to escape the frenetic lifestyle of the city, while continuing to have access to it. But the pandemic’s ‘race for space’ changed all that, supercharging this part of the capital and giving the likes of Chiswick, Barnes, Wimbledon, Putney and Richmond super prime status with price tags to match. According to Hamptons Research, since 2008, house prices have increased by 72 per cent in Wimbledon, 69 per cent in Barnes and 61 per cent in Chiswick, and properties selling

for more than £1m have skyrocketed. In Barnes only 25 per cent were priced above this in 2008; by 2024, this had risen to 54 per cent and it’s a similar story in Chiswick, Putney, Wimbledon and Richmond.

“South-west London, with its collection of ‘villages’ and access to the outdoors, became a magnet for affluent buyers looking to upgrade their lifestyles but not lose the convenience of being in London by moving out to the country,” says Georgie Bolton of buying agents Property Vision. “The momentum that began in

2020 hasn’t slowed down – if anything, it’s evolved, with international buyers returning to London.”

Education is an important factor with both domestic and international families moving here to take advantage of the world-class independent schools. “This remains a massive draw: King’s College School, The Harrodian, Ibstock Place, and now the new St Thomas’s in Richmond opening this September, are shaping property decisions years in advance,” says Kesha Foss-Smith at John D Wood & Co. “To have a co-ed school on Richmond Hill is an exciting addition to the options of schools locally and will draw families to the area, along with enabling existing residents to remain local,” adds Knight Frank’s Luke Ellwood.

Along with its quick links into town, London’s new breed of tech entrepreneurs is discovering the SW benefits from its access to Heathrow, perfect for jetting off to Silicon Valley. While super prime south-west London as a whole is characterised by its expansive parks, large period homes and boutique shops and cafes, there are notable differences.

“Barnes tends to draw a more family-oriented, artistic crowd, with many wealthy buyers looking for a tranquil riverside setting,” says Russell Gooden at Hamptons.

“Richmond, on the other hand, appeals to a more established upper-middle-class demographic, often from traditional wealth sectors.” Bolton adds that Chiswick has risen in popularity, especially among younger families and professionals in the media and creative industries.

Prices for super prime properties start at around £10m and go up to £30m, with hotspots such as Richmond Hill, Barnes’ waterfront homes and Wimbledon’s Parkside, Marryat Road and Parkside Avenue most in-demand. With houses often hitting the market once in a generation, off-market deals are the norm, and around 40 per cent are sold that way. “This level of the market more often than not goes back to the ‘little black

And, when it comes to convenience, underground car lifts and turntables are the latest additions, blending innovation with indulgence.

These properties don’t just offer space, they offer a curated, luxurious way of life,” says Bolton.

This lavish lifestyle can be seen in the range of independent and premium businesses popping up. “Restaurants such as Scott’s Richmond and The Ivy Cafe Wimbledon Village have elevated the local high streets,” says Sproston, meanwhile Rick Stein,

“In Wimbledon, the ever-present queue outside Demitasse is a clear sign of its popularity, while the fresh produce at Bayley & Sage remains a consistent draw for locals. Over in Barnes, the recently opened Waterman’s Arms has quickly become a hotspot,” says Bolton.

“A particularly interesting development is the rise of family members’ clubs across south-west London – most notably the Little Houses group. These clubs are setting a new precedent by combining juice bars, childcare, and coworking spaces all under one stylish roof, offering a holistic lifestyle experience for modern families.”

Unlike many of the countryside locations that are feeling the bust after the Covid boom, south-west London offers its super prime inhabitants the best of both worlds – proximity to the capital, along with a villagey, country feel. And its desirability is only set to grow. L

Turbulence across the Atlantic, politically motivated moves, and changes to buyer behaviour are all impacting the capital’s property market, reports Zoe Dare Hall

A

t the recent launch party for Opus – the first residential tower at Bankside Yards, Native Land’s new mixed-use neighbourhood that’s set to transform the Blackfriars riverfront – the scheme’s American architect, Lee Polisano, founder of PLP Architecture, could be found contemplating the historic railway arches that will become public amenity space for the first time.

So, does he think London property is looking attractive to his fellow countrymen right now, given it offers decent value to those changing their dollars for pounds? He smiles knowingly. “Trump is definitely helping,” he says. “If you need to bet on something, then there are worse bets than this.”

It’s an understatement, indeed, given the South Bank officially joined the “Prime Central London” club 15 years ago with the emergence of Neo Bankside, says Alex Carr, head of Prime & Central London New Homes at JLL, and it’s

a location that resonates with overseas buyers.

But from the South Bank to the south of Spain, it’s impossible to ignore the rising tide of American buyers seeking a Plan B – or indeed, full-on relocation Plan A. As US tariffs cause global shockwaves and its economy shrinks for the first time in three years (the US stock market recorded its worst hundred days of a presidential term since 1974), “many Americans – from the west coast in particular – are turning to London property as a safe haven for their capital,” comments Samuel Richardson, head of sales Mayfair at Carter Jonas.

“While price points have varied, interest has skewed toward the higher end, with buyers viewing bricks and mortar as a more stable investment option compared to equities,” he adds. “One of our American clients, who foresaw the recent stock market correction, has already liquidated significant holdings and plans to relocate and reinvest into London property. Even with the recent dip in the dollar,

dollar-based buyers remain confident in the long-term value of UK property.”

The UK is riding its own rollercoasters, of course, from cyberattacks on M&S to the rise of Reform UK. But JLL’s research shows that it has been a promisingly active start to the year in London. The first quarter saw a 12.8% yearon-year increase in sales activity (the sub-£2m bracket saw volumes rise by 20% annually) and nearly 10% more homes for sale. In the £10m+ market – the only price tier to record annual growth – prices rose by 1.1%.

“Sellers are returning to the market, with both domestic and international buyers seeking out opportunities,” comments Marcus Dixon, JLL’s director of UK residential research. “Interest in tangible safe-haven assets has increased in 2025, leaving London well placed to benefit from an increase in overseas capital as we move through the year.”

picture of the London property market, what we’re seeing on the ground is a strong vote of confidence from buyers in the longterm value of bricks and mortar. In times of economic uncertainty and turbulence in the stock markets, tangible assets like prime London homes remain a trusted investment – especially at the top and more accessible ends of the market.”

“Politically motivated relocations” from the US are also prominent among the buyers that John D. Wood & Co are dealing with, says the agency’s regional director, Glynn Gibb. “Some buyers are unsettled by the evolving political situation and seeking greater stability abroad. London’s culture, security, and global connectivity make it an attractive base – both as a lifestyle choice

and a strategic investment,” he comments.

The surprise heatwave in early May has also tempted Londoners to rekindle moving plans.

“Currently, 50% of our properties are under offer to cash buyers, who are better positioned to weather economic headwinds,” comments Harry Buchanan, sales board director at Jackson-Stops Pimlico, an area where the average sales price has risen by 34% to £1.125m in the past year as buyers opt for more expensive properties. Buchanan also reports 40% annual growth in sales agreed in the first quarter of this year.

“The majority of current buyers are seeking a family home to grow into or a London pied-àterre, with the flexibility to let it out when not needed,” he adds. “As the weather improves, we

anticipate confidence to strengthen further, driven by an increase in new listings that will expand options and opportunities for buyers.”

After a turbulent 2024, in which many “highnet-worth and high-profile buyers made kneejerk reaction plans to move to other European cities or the Gulf,” comments Kourosh Tamjidi, head of sales at Hamptons in Kensington, this year – unlikely as it seems – is calmer. “Buyers are back in the market, but with adjusted expectations. This year has seen a 20% increase on transactions compared to last year – but overall prices down 12%,” Tamjidi adds.

Cheaper mortgage rates “and I guess an unwinding of pent-up demand” is also fuelling activity in the under-£3m market, says Robert Swann, chief sales officer, UK, at Druce, which has 57% more registered buyers and 12% more tenants than this time last year. “We’re seeing lots of the London crowd – who might be non-UK in nationality but domiciled here for tax purposes – become more active as a result.” L

ondon’s gardens of every type look at their loveliest in June.

You’ll find an aesthetic for every horticultural taste, from the formal to the charmingly dishevelled, in most neighbourhoods. Green-space diversity is one of our city’s many attractions.

You can gaze into the garden squares of Belgravia, Kensington and Chelsea, whose level of vegetation can verge on the tropical at this time of year. If you have a weakness for a minimalist patch, with architectural plants in pots, paving, topiary and strict order throughout, these neighbourhoods also provide ample choice.

Window boxes display the latest trends in miniature. Single-flower arrangements are one of the fashions of 2025. But the Chelsea Flower Show in May will, as always, have inspired new movements in small-scale gardening, as well as larger projects.

There are roses in profusion this month, sometimes well-disciplined, sometimes extending over front-garden boundaries.

Wisteria continues to bloom in June, adding exoticism to the otherwise austere facade of Victorian semi-detached houses.

While I admire these sights – don’t be surprised if you see me gawking at your garden, I mean no harm, I’m merely curious – I remember that roses and wisteria mark two important moments in the history of gardening in London, a city that has been a hotbed of horticultural innovation. The plane trees that line Holland Park Avenue and other wide streets are a hybrid evolved in the 18th century to suit the sooty air of the metropolis.

The rose garden at Chiswick House, that handsome Palladian mansion in W4, was created between 1804 and 1811 – and was the

In 1816, wisteria cuttings brought from China were planted at the Fuller’s Brewery in Chiswick first of its kind in Britain. The model for the Chiswick House plot was the rose garden of Malmaison, the château outside Paris which was home to Empress Josephine, wife of Napoleon Bonaparte.

Once news of the glorious roses at Chiswick House spread, these blooms, first cultivated in ancient Egypt, became the must-have in London. When, in 1859, designer William Morris drew up plans for his Red House in Bexleyheath, he specified

that the walls be “clothed” in climbing roses.

Wisteria arrived in London shortly after the formal rose garden. In 1816, cuttings brought from China, were planted at the Fuller’s Brewery – also in Chiswick. The evolution of this then-bucolic location into a smart suburb began later in the century.

The wisteria cuttings were collected from a merchant’s house in Canton (nowadays known as Guangzhou) by John Reeves, a tea inspector with a sideline as a naturalist. Reeves, who lived in Clapham when he returned from China, commissioned paintings of flora from the artists of Canton. The passion for such prints live on in the hip furnishing fabrics of House of Hackney.

Unearthed, a new showcase at the British Library, celebrates Reeves-type artworks and the broader “transformative, enriching and sometimes radical power of gardening”.

Among the items on display are early manuals on tending greenery, such as A Briefe Treatyse of Gardening, published in 1558 by Thomas Hill, which shares tips on how to plant a maze and the best watering-can shape.

In the 19th century, ferns, mosses and other plants were transported from foreign parts in glass Wardian cases, named for their inventor Nathaniel Ward, who also practised as a doctor in East London. One of these containers also features in the show.

These London links are one reason why I’ll be visiting Unearthed, where the other exhibits include the boots worn by Gertrude Jekyll, the big early-20th century name in garden design, whose creations were effortlessly beautiful.

This June, as in summers before, I’ll strive for this effect in my small London garden. I can’t equal the achievements of our city’s gardening pioneers, but I can dream. L

£3m+ sales in prime central London and 75% of £10m+ homes*

ondon still holds an appeal to buyers. The market may be a little slow right now, but anecdotally I’ve heard of several large deals going through in the last few weeks. Two of them were north of £20m.

The culture, lifestyle, schools and universities continue to pull buyers into the capital. Europeans, Americans and domestic buyers continue to settle here. But, it should be added, they’re not buying here at any price.

Looking at the LonRes data we can see that some areas, outside mainstream prime central London which profited during and immediately post-Covid, are now struggling. The attraction of space – both inside and out – made them a popular choice for buyers at a time when we were forced to spend more time at home.

Prices in these areas rose quickly and today on a £-per-sq-ft basis, they exceed some of the smartest areas of prime central London. But buyers aren’t buying and properties are lingering on the market.

For sellers, the same conditions apply. There are fewer buyers and they’re more cautious. The cost of buying, including stamp duty, is high, and capital growth has flatlined. Buyers need persuading to part with their money.

London is one of the world’s great cities and we know that would-be buyers agree. Deals are being done but in this market, competitive pricing is all. L
