Prequalifying your property before it “Hits the Market”

We closely study the rental market by doing an analysis of active inventory in your area and compare that to recently rented properties and use this analysis to determine a competitive rental price.

Once your home is ready to be placed on the market, we do a walk through and provide helpful instructions on any necessary maintenance or repairs, with the intention of increasing the rental ability and curb appeal of your property.

Your property on the “Market”

Once your home is ready to be placed on the market, we place a Chase International Property Management

“For Rent” sign in the front yard/ window along with a lock box for entry. This provides immediate exposure to qualified applicants.

Your listing is placed on our Chase International Property Management website, along with exposure to other syndicating websites. Additional advertising can be developed and tailored to reach potential renters.

Qualifying the Candidates

Chase International Property Management completes a detailed qualification process that includes: Employment verification, FICO credit report check, a background check and rental verifications.

We know from experience that full discovery about the applicant is key to identifying the right tenant for your property.

Signing the Lease

We provide standard RSAR (Reno/ Sparks Association of Realtors) forms and additional addenda to ensure the greatest level of compliance and compatibility.

Move In Welcome Package. Once the lease is signed and we’ve reached our move-in date, the tenants will do a walk-through to get acquainted with the home, appliances, amenities, etc. During the walk-through, they will fill out a detailed “Move-In” form with a sign off from both the tenant and property manager. A copy of the form is given to the tenant and held for the Move Out.

Commercial Properties

We perform and in-depth inspection of the property and evaluate the current operating expenses to insure the most effective and accurate policies and procedures are in place for managing and maintaining commercial properties. We al set up accounting systems and and manage tenant relations, We believe in managing and operating your property as if it were our own investment to provide you and your tenants the best possible service and experience.

Chase International Property Management operates as a portfolio-style property management company which means that once your agreement is signed, you have one sole contact to work with throughout the duration of our Management partnership. Your Property Manager is your only contact and will know every aspect of your property.

Tenant Screening

We do not underestimate the importance of one of the most critical aspects of renting out a property - that of proper screening and analysis of potential tenants. Properly screening tenants has proven to increase occupancy rates for our home owners while decreasing turnover, wear and tear and damage to the home.

Our screening process includes, but is not limited to, credit checks, eviction records, background checks, income/ asset verification and previous rental history. Once the best tenant is chosen we prepare and produce the lease agreement package.

Prior to occupancy, an inspection will be conducted to accurately document the condition of your property and will include interior and exterior photographs.

Tenant Relations

At Chase International Property Management, we understand the immediate needs of tenants and answer or return communiques as soon as possible. To help tenants expedite their monthly rent, we offer a 24/7 software portal where they can pay rent online, obtain copies of receipts, see any outstanding balances, receive updates and notices.

Every day, every hour, your tenant will be able to email or report to us online about any necessary maintenance or repairs, or emergencies that apply to your property. From that notice, we will dispatch the appropriate personnel to solve the issue at hand as quickly as possible.

Lease Administration and Enforcement

An integral part of our services is our lease administration and enforcement programs. This starts with the preparation of the lease agreement that will include all addendums and disclosures required by Nevada Revised Statues. Upon execution of the lease, we continue to manage and monitor rental payments and handle lease documentation.

If the tenants are not following the terms of the lease, we will immediately move forward to find resolution. If the problem is not resolved, a notice of default is quickly sent to the tenant followed by eviction procedures.

COMMERCIAL FEES

What will this cost?

• Upon signing a management contract, a retainer fee of $350 will be charged as a one time set up charge.

• Ongoing property management is set at 6% of gross rents (additional properties to be negotiated).

• Upon signing a lease you will be charged a leasing fee of 6%.

RESIDENTIAL FEES

What will this cost me?

• Upon signing a management contract, a retainer fee of $350 will be charged as a one time set up charge.

• Ongoing property management is set at 10% of gross rents (additional properties to be negotiated).

• Upon signing a one year lease you will be charged a leasing fee of $250 and a lease-renewal fee of $150 for negotiating the lease contract.
