The luxury market in Lake Tahoe experienced an impressive increase in sales for 2025, highlighted by six transactions exceeding $20 million. The region's highest-priced sale, located on Tahoe's East Shore, sold for $41 million. Overall, there were 16 sales over $10 million this year, a decrease from last year's total of 19. The ongoing inventory shortage across all regions is driving both average and median prices upward compared to 2024. Unless inventory levels begin to rise, property values are expected to remain strong.
In comparison to this time last year, 307 single-family homes priced over $1 million were sold, reflecting a 9% increase from 274 sales in 2024. Sales volume around the lake increased significantly, led by the West and North Shore, which saw a massive 62% increase, buoyed by a $27.5 million transaction where Chase represented the buyer. The East Shore reported an impressive 49% increase in sales volume, while South Lake increased by 4%. In contrast, Incline Village experienced a 19% increase, helped by a $24.5 million sale represented by Chase.
Lakefront sales have surged notably in all areas except the South Shore, which has yet to record a lakefront sale in 2025. The East Shore experienced a staggering 1,404% increase in volume, totaling three sales. Incline Village and Crystal Bay volumes increased by an astonishing 764% with four transactions. The median price increased around the lake, with the East Shore experiencing a 456% increase, driven by multiple sales exceeding $35 million. The median price in Incline Village and Crystal Bay rose by 108%, while West and North Shore saw an increase of 28%.
The Truckee market remained relatively stable, with a 10% increase in volume. However, there was a 7% decrease in the number of units sold and a 5% rise in the median price. Martis Camp continues to stand out, boasting the highest-priced home sale this year at $12,195,000, a significant decrease from last year's record-breaking $23.6 million sale.
Reno-Sparks has seen a notable increase in luxury sales this year, resulting in a robust 20% rise in volume and a 15% increase in units sold over $1 million. However, the median price remained steady with a 2% increase. The thriving economic environment is contributing to heightened demand for luxury homes in this primary market, with Pecetti Ranch witnessing the most expensive sale in 2025 at $5,150,000. Just outside Reno, Verdi recorded an extraordinary sale of $6,200,000, also represented by Chase.
Carson Valley experienced a decrease across the board, with a 25% drop in volume, a 22% decline in units sold, and a 6% decrease in the median price. Clear Creek Tahoe continued to impress with three sales surpassing $10 million, with Chase International representing both buyers and sellers in these transactions. The highest-priced sale, also represented by Chase, achieved a record-setting price of $12,050,000 for a new, custom Tesla-powered home built by Whisper Homes.
As our newest market area, Lake Almanor is being hailed as "the affordable Lake Tahoe." This region experienced a notable 10% increase in volume, a 25% rise in units sold, and a 14% decline in the median price. The top sale in 2024 reached $2,245,000, with Chase representing the seller.
The greater Sacramento region, particularly Placer County and El Dorado County, maintained strength, showing a 10% increase in volume compared to 2024 for homes priced over $1 million, with 1,114 sales compared to 1,064 last year. The median price remained stable from $1,260,000 in 2025 to $1,265,000 in 2024. The highest-priced sale in this region occurred in Loomis, fetching $6,770,000.
