New Mooresville Development

When RL West was first approached to take on the Langtree project they met it head on and quickly began work on the $500 million project. Barry Rigby, RL West’s Executive Vice President of Devlopment, and Steve Welly, RL West’s Presdent, could instantly see the value in the Mooresville project and what it could bring to the area as a whole from an economic stand point. The Langtree project will provide many retail and office opportunities for both local and national tenants. Over the course of the next two to three years RL West plans to put the Langtree Project on the map nationally. Langtree will bring many retail and restaurant options, such as Yogurt City and Novanta Pizzeria (a Brooklyn Boys venture), that otherwise would have no opportunity to thrive in the Lake Norman community. RL West will also bring a much needed convention/ meeting center to Mooresville as a part of its Ethosphere by Langtree project. The Ethosphere is a multi-mixed use building designed to house hotel, condos, offices, small retail, and entertainment all within a single high rise building. RL West and Pharos Hospitality group has teamed up to make The Ethosphere by Langtree a reality. The hotel has been chosen and now the two groups are working out the final details of the site plan. The public can expect a major announcement very soon. The Ethosphere by Langtree is truly a one of a kind project that RL West hopes will help provide a breath of fresh air into a stale real estate development field. However, the Ethosphere is not the only unique aspect to the Langtree project. Phase 1 by Langtree is comprised of over 300 apartment units ranging from one to three bedroom options. The Langtree Apartments are projected to be at the top end of

the market in terms of quality. On the first floor of three of the six apartment buildings will be retail totaling over 50,000 SF in all. But what is so unique about apartments with first floor retail? Well the fact that most major developers would look for national tenants to lease to immediately; however, RL West has made it a major focus to locate and promote local businesses in the Mooresville area by giving them the chance to be the first tenants at Langtree. This strategy has paid off for RL West, with tenants such as Beth and Co. and Sky Café and Gelato getting ready to open up operations this coming fall. The Gateway project is the first to be completed on the Langtree property and will forever be the first building you will see coming off of I-77 and onto the Langtree property. RL West felt it was a need to become more associated with the Lake Norman/ Mooresville community so they moved their headquarters inside the Gateway building. The Gateway will also house a gas station, convenience store, deli and a drive-thru restaurant or bank. We can expect the first tenants to begin operations sometime within the next month at the Gateway building. All in all Langtree’s goal is not to become just another lifestyle development center but rather to become a part of the Lake Norman community. We are aiming to do this by creating an environment and energy citizens of Mooresville and the surrounding areas will want to be a part of. Langtree will provide residents a place to live, work and have fun. Langtree is Lake Norman’s New Town Center.
