Robert Jones Holdings (RJH) stands as New Zealand’s largest private office building owner, boasting approximately 900 tenancies across Wellington, Auckland, and Glasgow, with total assets exceeding NZ $2 billion. As Wellington’s premier CBD lessor for retail premises, RJH owns and manages 61 prime retail spaces, ranging from small boutiques to large stores, with 38 strategically positioned along the bustling Lambton Quay, the capital’s main retail thoroughfare.

My involvement with RJH has primarily revolved around the successful completion of several projects, focusing on interior fit-outs for offices, hospitality, and retail outlets.

Over a span of two years, I successfully delivered over 30 projects for RJH, allowing me to progressively take on more responsibilities and contribute significantly to the company’s diverse portfolio.

The scope of my work encompassed meticulous documentation of existing space conditions, ensuring a thorough understanding of the environment before embarking on the design process. The coordination with various consultants was crucial to prevent conflicts with existing conditions. Throughout the design phase, I prioritized comprehensive drawings to mitigate potential issues during the construction phase and onsite activities.

My commitment to delivering high-quality interior fit-outs aligned with RJH’s standards, and my ability to navigate coordination challenges with consultants and

produce detailed documentation played a pivotal role in the successful completion of these projects. As a result, I not only contributed to RJH’s growing portfolio but also honed my skills and earned increased responsibilities within the company.

RETIREMENT VILLAGE | COMMERCIAL RESIDENTIAL 2021 - 2023 LOCATION: 1A BOULCOTT STREET, LOWER HUTT, WELLINGTON, NEW ZEALAND PROJECT COST: S150-$200M PROJECT STATUS: UNDER CONSTRUCTION COMPLETION DATE: 2025 CONSTRUCTION DOCUMENTS | BUILDING CONSENT DRAWINGS LEAD ARCHITECT: SAM PRABHAKARAN Summerset, a prominent retirement village operator in New Zealand, boasts a community of over 7,500 residents who have chosen Summerset as their home. One of their notable developments, Summerset Boulcotts, occupies a 29,297m2 site along the Hutt River in Lower Hutt.

Nestled adjacent to the Boulcotts Farm Heritage Golf Course, this picturesque location offers panoramic views of the Belmont and Rimutaka ranges, creating a serene and desirable setting.

To bring this vision to life, a new Master Plan and a carefully crafted look and feel concept were developed, respecting the character of the local neighborhood. The objective was to obtain Resource Consent approval and establish a retirement village that not only harmonizes with the surroundings but also contributes to the broader community. The emphasis is on fostering a strong community aesthetic that embraces the uniqueness of its location within an established neighborhood.

Summerset Boulcotts comprises five distinct apartment blocks, an amenity facility block, and luxury villas. Each building possesses its own identity, achieved through the thoughtful use of varied forms and materials. The incorporation of re-occurring materials, employed in diverse ways, creates a cohesive village that is perceived as a unified entity with a clear identity and a distinct sense of place.

My involvement in this noteworthy project centered

around the critical building consent stage for all apartment blocks and amenity facilities. The varied needs of each block, ranging from dementia suites to care beds and service apartments, required close collaboration with the client and consultants. The complexity of the project necessitated efficient teamwork with colleagues to produce construction drawings that met tight deadlines for timely submission to the council.

Following the successful approval of consents by the council for all blocks, I participated in on-site visits and attended meetings alongside colleagues to address issues and brainstorm solutions with contractors, ensuring the seamless progress of this ambitious and community-centric retirement village development.

RESPONSIBILITY: • Corresponding with clients to understand their needs.

• Provide full working drawings; plans, internal elevation, sections, details, window/door schedules, commercial kitchen and joinery design/details.

• Coordinating with consultants from structural engineers, fire/acoustic engineers, service engineer and communication and data engineer.

•Preforming construction administration duties including site visits and field reviews, reviewing submittals, answering RFI. •Preparing 3D model for rendering.

•Produce marketing plans for Boulcotts marketing team.

NME stands as a premier contracting company specializing in Electrical, Mechanical, HVAC, and comprehensive service solutions, including ongoing maintenance support across New Zealand. Over the past two decades, NME has experienced steady growth, evolving into one of Wellington’s largest contracting firms. With a robust team of over 100 professionals, NME successfully undertakes a diverse range of projects, from large-scale, high-spec commercial endeavors to small shop and office fit-outs.

As part of its expansion, NME identified the need for a new headquarters and warehouse, a crucial step in its continued success. The new facility is designed to accommodate two additional companies, Jackson Holdings Limited (JHL) and Lanter, specializing in property management. The primary focus during the fit-out process was to infuse the facility with smart technology, create open and collaborative workspaces, establish a vibrant staff breakout and kitchen area, and integrate an NME warehouse/workshop for on-site production and storage of products.

My involvement in this project began at the outset of the building consent stage, where I played a pivotal role in securing permits from the Hutt City Council. Despite encountering last-minute design changes from clients

during this stage, I navigated through the challenges with efficiency, ensuring a swift resolution and minimal impact on the project timeline. Collaborating closely with contractors, I facilitated seamless communication and coordination to meet the demanding move-in deadline.

This project showcases not only NME’s commitment to excellence but also my ability to navigate complexities and deliver successful outcomes in a fast-paced construction environment.

The existing shed facility was originally designed to serve as a repair workshop with accompanying support facilities for the New Zealand Defence Force (NZDF).

However, its main area lacks climate control, rendering it unsuitable for training purposes during extreme weather conditions in summer and winter. Additionally, the facility, which features a large open fenced area in the front, only undergoes critical repairs essential for maintaining building integrity.

The current situation poses a significant challenge, as the NZDF has the authority to take over the training space with short notice, disrupting our ability to manage training effectively. This issue is compounded by the increasing difficulty in utilizing alternative training spaces, such as the police college’s ‘house of crime,’ due to high demand from other college users. In December 2021, the NZDF requested additional storage space, exacerbating the strain on our resources.

This situation adversely affects several key aspects: • Limited available space for conducting training sessions.

• Hindered ability to develop and enhance the training environment to meet operational outputs.

• Restricted availability for training due to scheduling conflicts with other NZDF units.

Recognizing these challenges, it has become evident that a dedicated facility for NZP puppy development,

detector, and patrol dog training is imperative. The envisioned facility aims to address immediate shortterm needs while future-proofing the NZP Dog Training Centre’s (NZP DTC) outputs. It will provide a versatile, modern, and adaptive training environment to meet both current and future training requirements.

The proposed project involves renovating the existing facility and adding a new training facility and office building for the New Zealand Police. The design concept for the new facility draws inspiration from the current training facility. I played a key role in the project, contributing from the design briefing to the concept stage. I took the initial design concept and translated it into construction documents for costing.

When the costing exceeded the budget, I implemented cost-cutting measures to align with public funding constraints.

RESPONSIBILITIES: • Coordinating with Police, dog trainers to meet their requirements.

• Assisting project lead in delivering milestones.

• Preparing presentation drawings throughout numerous concept design iterations.

• Managing digital Revit model, keeping them clean and current throughout iterations.

CONFIGURING DUALITIES OF RURALISM AND URBANISM TO RETAIN CULTURAL VALUES IN CAMBODIA’S URBAN CENTER

The current trend of urbanization, driven by increased job opportunities in cities, has resulted in a significant influx of the younger rural demographic migrating to urban centers in search of employment to support their families. However, the rapid growth of modern cities often prioritizes visual dominance through grandiose structures, leading to a neglect of traditional and cultural significance in architectural design. This issue is particularly evident in Phnom Penh, the capital city of Cambodia, where the urban population has surged to 22% as of 2019, a stark contrast to the 4.5% in 1975, a consequence of the Khmer Rouge regime relocating the population to the countryside.

The post-war rebuild phase in Cambodia has witnessed accelerated construction, predominantly of foreigndesigned luxury condos and high-rises that lack ‘Khmer style,’ jeopardizing the country’s cultural identity. For rural migrants, acclimating to this urban transformation poses significant challenges, risking the loss of their lifestyle, rituals, and traditions.

This thesis focuses on Koh Pich, or Diamond Island, located in the heart of Phnom Penh—a liminal space forever transforming. From farmland and marsh to its current status as a sought-after location for luxury developments, Koh Pich’s evolution mirrors the broader changes in Cambodia’s built environment. The island, strategically positioned at the confluence of the Bassac River, Mekong River, and Tonlé Sap River, showcases Cambodia’s strong water culture, traditionally adapting to floods rather than mitigating them.

The thesis proposes a speculative design addressing the liminal condition faced by rural migrants entering the city for the first time. It argues that these migrants can coexist within a contemporary urban setting while preserving their values. The objectives include delving into traditional rural life knowledge, reintroducing the liminality of Koh Pich to engage the littoral zone, and enabling sustainable urban living by incorporating the ability to grow one’s food. Through this holistic approach, the thesis aims to bridge the gap between urbanization and cultural preservation, fostering a harmonious coexistence between tradition and modernity.

SURFACE The design features two fundamental surfaces, each characterized by distinct variants of greenspace. The upper level, denoted as “1,” embodies a formal upper parkland adorned with a fruit plantation.

This elevated expanse not only adds a touch of refinement to the landscape but also serves as a functional fruit-bearing area, contributing to the overall aesthetic and sustainable elements of the environment.

In contrast, the lower level, identified as “2,” encompasses rice fields designed to seamlessly adapt to the natural dynamics of water during floods. To achieve this, the edges of this zone are intentionally softened, and the land is subtly lowered. This thoughtful approach not only accommodates the emergence of water during flooding but also ensures a harmonious integration of the agricultural landscape with the seasonal variations in water levels. By skillfully manipulating the topography, this design not only celebrates the resilience of rice fields but also enhances the overall visual and ecological diversity of the greenspace.

When viewed from the mainland of Phnom Penh, the pedestrian bridge emerges as the singular visible route, its two expansive arms extending over the water, effectively concealing the roads that lie beneath. These lines, functioning as pathways, serve as the primary circulation network in this context, guiding the flow of movement throughout the island.

Notably, the lines also play a pivotal role in shaping the layout of dwellings along the littoral zone. The deliberate arrangement of pathways not only dictates the ease of movement but also contributes to the overall organization and aesthetics of the residential areas. By harmonizing circulation routes with the placement of dwellings, this design approach not only prioritizes pedestrian accessibility but also integrates the functional and visual aspects, resulting in a cohesive and well-balanced urban environment.

POINTS The organization of points is meticulously structured to embody a thematic approach to urban planning within the liminal condition.

The deliberate placement of each point at precise intervals of 200 meters mirrors the typical distance of a city block. This strategic design serves as a fundamental tactic in facilitating the assimilation of rural migrants into the complexities of the urban environment.

Furthermore, each designated point not only serves as a marker within this urban landscape but also gives rise to a distinctive folly, each hosting a diverse program. Some of these architectural marvels are firmly grounded, seamlessly integrating with the terrestrial realm, while others are situated along bodies of water, establishing a dynamic interplay between land and water elements. This dualistic approach not only diversifies the urban fabric but also caters to the varied needs and experiences of the inhabitants, creating an environment that is both cohesive and adaptable to the multifaceted nature of urban living.

The core of this proposal envisions a state-of-the-art vertical school that consolidates various nearby educational institutions into a centralized location near the town center.

Aligned with James Silverwood’s thesis, ‘Learning Communities in the City: Social Constructivism, Spaces and Connections in the New Urban Primary School,’ the chosen site for the proposed school is strategic, ensuring convenient access to essential amenities and resources. This deliberate selection underscores a commitment to establishing a robust connection between the students and the broader community, thereby reinforcing the symbiotic relationship between education and civic life.

NEW ZEALAND SCHOOL OF MUSIC The New Zealand School of Music, strategically located on an expansive site in the heart of Wellington at the intersection of Leeds and Ghuznee Street, embodies a unique architectural vision. The building seeks to transform the ethereal essence of sound into a tangible manifestation through its innovative design. Divided into two main structures, the auditorium and the academic facility, the building seamlessly integrates disparate elements that, despite their differences, harmonize in function. This duality is expressed through a spectrum of contrasts— from the open to the enclosed, structurally visible to hidden, and the interplay between public and private spaces. My overarching goal in this project is to articulate these conceptual nuances through a thoughtful combination of materials, structural elements, and programming.

The auditorium space, a centerpiece of the design, comprises two distinct areas: a capacious ground-floor auditorium accommodating over 600 attendees, and a more intimate top-floor auditorium with a capacity for 300+. A defining feature of the design is the sweeping, curvilinear timber overhang that gracefully extends over Leeds Street, enveloping the auditorium with an acoustically optimized enclosure. Notably, the entire structural framework is concealed, contributing to the immersive auditory experience.

In contrast, the school building deliberately exposes most of its structure, adopting a raw aesthetic that underscores the honesty of the design. With four levels designed to meet specific program criteria, the ground floor caters to the public, housing a welcoming foyer/crash space and a café. The academic spaces commence on the second floor, extending through the third and fourth levels. Abundant natural light permeates the interior, facilitated by expansive glazing along Leeds Street. The circulation within the building reinforces a sense of openness, employing suspended lightweight steel walkways that gracefully hang from the ceiling on cables, enhancing the overall atmosphere with a feeling of lightness and airiness.

Emerging gracefully from the central tower, the monster, a versatile marvel of architectural ingenuity, breathes life into its surroundings. This multi-purpose structure not only serves as a hub for seamless connections between land and sea, facilitating the docking of ships, but also redefines the traditional concept of buildings anchored on solid ground by seamlessly extending their influence onto the waters of Wellington Harbour. The design harmoniously incorporates elements inspired by existing structures, such as buildings, wharfs, and fragments of shipping containers, translating them into a captivating aquatic landscape.

In the intricate dance between form and function, the circular motif emerges as a symbol of completeness and perfection. Its language speaks to the perpetual cycle of movement, an eloquent articulation of infinite possibilities. However, the challenge arises from the unconventional placement of existing buildings and objects on the site, disrupting the pursuit of a perfect circle. These anomalies, like objects piercing through the circle, provoke a thoughtful reconsideration of the structure’s layout, emphasizing adaptability and resilience.

Delving into the programmatic elements, the structure unfolds as a dynamic composition, housing a cruise ship terminal, an Interislander ferry terminal, a vibrant plaza, expansive public spaces, and multiple water treatment

plants. This synthesis of diverse functions encapsulates the essence of a visionary design that seamlessly blends practicality with aesthetic allure.

VOLCANO HOUSE

Immersing yourself in an environment that mimics approach ensures that sunlight gracefully infiltrates the expansive canopy of a towering tree, the setting the interior, infusing the living spaces with warmth unfolds like an urban volcano. As you step through and luminosity. the entrance, the journey begins, the outcome veiled until the door softly closes behind you. This odyssey promises a transformative experience—a play of light transitioning from darkness to brilliance, an exploration of scale oscillating between grandeur and intimacy, and a dance with the ordinary.

The design of the infill house draws inspiration from the majestic trees lining Manchester Street in Newtown. Observing the natural hierarchy of these trees, with their slender bases supporting expansive canopies, sparked the creative exploration of cantilevering. This architectural choice not only lends structural ingenuity but also generates additional spatial dimensions on the upper floors.

Yet, the challenge lies in the trees’ natural shading effect, obstructing the sun’s penetration into the dwelling. Enter the concept of the urban volcano—a solution that involves strategically cantilevering the house away from the overshadowing trees and incorporating multiple sun wells. This innovative

SERIES ONE In conceptualizing these models, the primary goal was to strike a delicate equilibrium between an abundance of plant life and its complete absence. Across the ten models, the intention was to vividly depict the evolving intensity, culminating in a dramatic transformation in Series Three, where the plants assert ownership, causing the concrete to crack away. By the midpoint in Series Two, a harmonious equilibrium is achieved; the plants are meticulously groomed and controlled, marked by subtle elements like a ladder that signify the maintenance aspect. The inaugural piece in the series presents a modest concrete cube, devoid of architectural intricacies, underscoring its uninhabited aura. As the narrative unfolds, architectural elements emerge, and life manifests in the form of burgeoning plants. Ultimately, Series Two emphasizes the importance of finding the right balance—leading to a healthier and more livable home environment, as an excess or absence of greenery can precipitate extreme measures.

SERIES TWO Plants, often relegated to mere decorative objects, are, in essence, living entities integral to the vitality of any space. A home that thrives as a suitable habitat for plants is inherently conducive to human well-being, drawing parallels between the essential needs of both—natural light, oxygen, and water. The creative process commenced with crafting a wooden mold for the concrete model, envisioning the negative space of a house in Rhino software and translating it into laser-cut 6mm MDF. The resulting concrete, poured and cured, yielded a deliberately weathered aesthetic, enhanced further with judicious use of a hammer. Assembled on the base, a meticulously crafted timber frame, scaled at 1:50, took shape, while the finishing touch of green flocking underscored the model’s vitality. Encased within a glass jar, the lone plant serves as a potent symbol of containment and interconnectedness, bridging the gap between the artificial and the organic.
