One of the luxury home market’s greatest attributes is its diversity. I was intrigued by recent research that delved into what influences the buying and selling habits of different generational groups. According to “The Essential Guide to The New Luxury Real Estate Market” by leading real estate industry publisher Inman News, Generation X, (ages 38 to 53) are the most active buyers. They either built their own businesses, are employed in upper management or are finding success in the tech world. As such, a third of them are cash buyers. On the flip side, the most active sellers are Baby Boomers, aged 54 to 72, who thanks to lifestyle changes like retirement are looking to downsize and economize their homes. Looking ahead, more luxury buyers appear set to power the U.S. real estate markets than ever before. According to “The Rise of the New Aristocracy,” by Luxury Portfolio International, 2018 saw an 18% increase in affluent U.S. households earning over $250,000. A significant element of this growth was high-net-worth consumers aged 25–49. Among their top “essential” next home features were entertaining options (like outdoor spaces and commercial-grade kitchens) and advanced security features (such as surveillance cameras and monitored security systems). To meet these demands, we’re likely to see an increase in these types of offerings in new homes hitting the market. We took some time to chat with Homepolish designers Jordan Shields, Mandy Chen, and Ashlie Broderic to discuss their ideas on the latest home trends.

After making waves for over a decade as a production designer in Hollywood, for clients ranging from Mercedes-Benz to Beyonce, Mandy Cheng now designs homes and commercial spaces, both as the principal designer for Mandy Cheng Design and as a senior designer for Homepolish’s Los Angeles team.
Designer Jordan Shields grew up between Florida and Alaska, attended college in Savannah, GA, and now calls Los Angeles home. There, she runs her own design studio focused on commercial and hospitality spaces, while soaking up as much outdoor time as she can, citing nature as her greatest inspiration for her work.
Ashlie Broderic is a Homepolish interior designer in New York City, where she’s spent a decade working at some of the city’s top design firms—and soaking up all the inspiration New York has to offer.

When it comes to design trends, Shields uses a decorating strategy that covers all the bases. “Trends do add a feeling of freshness, but they also eventually go out of style, so I try to keep away from big design decisions that are overly trendy.”
“In the past, clients tended to lean towards white or neutral furniture, especially for the larger pieces like sofas and cabinetry,” explains Cheng. “I think people are starting to max out on white-on-white and realizing that by incorporating more color, their personal items can seamlessly blend into the curated design.
To avoid creating spaces that will soon feel dated, Shields suggests creating a neutral base when decorating, and incorporating trends with elements that can easily be swapped out or refreshed down the road, such as wall colors, wallpapers and accent lighting.
“I’m pushing my clients to let go of their white walls and consider bold colors or wallpapers instead. It really heightens the sophistication and helps make the room feel truly custom.”
Shield’s golden rule of decorating? Layer, layer, layer. “Think about layering accessories or elements in your home just like you would when you're getting dressed. Don't be afraid to add that extra layer and then if things feel too busy you can always edit it down.”

Broderic offers her design forecast. “Art deco is emerging as a dominant design aesthetic and beginning to eclipse the mid-century modern references we’ve been seeing for the last 10 years. The lines are clean and minimal.” New York style tends to be edgier than other locations, and Broderic’s design forecast reflects this style. When discussing color, Broderic sees a distinct lack of it in our future. “Black and white color palettes are trending next. The contrast is dramatic and the combination is classic.” But to warm up what can otherwise be a cold combo, Broderic suggests adding in earthier materials like concrete, plaster and wood.

Cheng’s pick for hottest design trend? Going big with color has been a hot trend on the west coast. Bold colors— those so daring they’re typically reserved for use only as accent hues— are taking over in large design elements like built-ins and sofas.
“My greatest source of inspiration is art,” she says. “Fortunately, I live in a place where I’m surrounded by great museums. I spend a few hours at The Met or The MoMA whenever I need to generate new ideas.”

FRESH FARM RAISED ESCARGOT IN NEW YORK North Fork, Long Island chef Taylor Knapp strives to source fresh, local ingredients for his cuisine whenever possible, but there was one item he couldn’t find, no matter where he searched: fresh escargot. In fact, he discovered, fresh escargot isn’t available anywhere in the U.S.—even the finest dining establishments in the country serve escargot that has been canned or frozen. That didn’t seem right to Knapp, so he set out to change things by starting Peconic Escargot, the first and only snail farm in the United States. Founded just four years ago, Peconic Escargot is the only source of fresh escargot in the country, and now supplies its delicacies to fine dining restaurants as well as to home cooks via online ordering. Raised on a diet of wild foraged greens, spent beer grain, and acorns, these snails are lovingly raised and are said to taste, well, fresh—unlike their canned counterparts. Tender, juicy and plump, with an herbaceous and nutty flavor, these delicacies are heads and tails (and shells) above the tinned varieties. SMALL TOWN CHARM IN NORTHVILLE, MICHIGAN For a dose of good old-fashioned small-town charm, look no further than Northville, Michigan. AN ITALIAN VILLAGE EATERY IN TEXAS Hidden amongst a sea of barbeque joints in Colleyville, TX, is a little spot seemingly dropped into the lone star state from a village in Italy: the Loveria Caffe. “Loveria” in Italian means an irresistible gastronomic delicacy, and that’s just what this unexpected restaurant delivers. With the goal of replicating an authentic Italian culinary experience, a small team of Italians built this spot from the ground up, sourcing authentic Italian materials for everything from the wood planks used in constructing the dining room to the olive oil in the kitchen. Husband-and-wife team Andrea Matteucci and Stefania Bertozzi, both career architects, worked with chef and longtime friend Michele Ragazzini to create this little gem. CHANGING MOODS AND MODES IN CONNECTICUT Located midway between New York City and Boston, Glastonbury, CT is the biggest little town you’ve probably never heard of with its hard-tofind mix of rural charm and urban amenities.
