ABSTRACT

In the globalization era, a city brand is a valuable asset that significantly

improves the competitive advantages (Dastgerdi & De Luca, 2019).

Considering the intense competition between global cities, recognizing factors that enhance the municipality's reputation is essential. As competition is aggressively seen, reputation is one of the key factors towards success. According to Pfefferkorn's (n.d.), good branding can assist in making cities desirable. For instance, New York City, in contrast to what it looks like now, is one of the poorly negotiated real estate transactions in world history. However, due to the rebranding done in its vicinity, New York City was able to transform its image and gather 35 million visitors annually, making the City desirable and economically surging (Pfefferkorn, n.d.).

In the case of Davao, the City is in its dimension of becoming global; however, the lack of Architectural landmarks intercepts the branding of Davao as a Globally Competitive metropolis. As stated by Dauntless Davao (2017), the place has already the ingredients of what a global city can be like; as Davao force is young, intellectual, and ambitious. The City has always been the center of Mindanao Commerce and trade and a catalyst

in

dynamic

landscape

of

Philippine

socio-political

conversation. However, even with all the given potentials, the absence of economic stimulus in Architectural landmarks restrain the City from becoming Global (PWC, 2017). Henceforth, the need of action towards architectural landmarks in Davao in order to define and rebrand its image is significant. With all of this stated, the end goal of the Proposed Vertical Trajectory is to come up with an iconic structure that would symbolize the civic unity, culture and pride of Davaoenos that would rebrand and create new language for the city.

PROBLEM STATEMENT Davao City is seen as an investment attraction for international and national investors; buoyed by the flourishing market of trade, the city is said to remain an investment destination (Lopez, 2021). According to the Manila Times, Davao City’s local economy has vented a positive trajectory since 2021 and is the 10th most prosperous city in the Country with a total asset of 19.784 billion last 2020 (Gomez, 2021) & (Palicte, 2021). As a progressive city, it is no doubt that Davao is a promising place for investors and economic progress. However, even if Davao is in its dimension of becoming a global city, the lack of architectural landmarks intercepts the branding of Davao as a Globally Competitive metropolis.

According to PWC (2017), Davao has already the ingredients of what a global city can be like: Starting from its integrating technology to the multicultural identity. Davao has always been the center of Mindanao’s Commerce and Trade and a catalyst of socio-political conversation, except for an economic stimulus that would increase people’s mobility in the form of architectural landmark in massive infrastructure. Henceforth, to rebrand the place, the city should create an infrastructure that would symbolize as an emblem of economic triumph.

Therefore, this clearly implies the need of action towards the importance of architectural landmarks as a branding tool to define the image of Davao and to create a new language for the city. Moreover, since landmarks can be both experiential and aesthetical, it is important that the proposed trajectory should put an emphasis on generating least possible impact to the natural world and should reflect on the civic unity, culture, and pride of the Davaoenos.

In line with this, the designers opted to seek the following: 1.How can the designers highlight unity, culture, and pride of Davao in the Project?

What are the concepts that will be used in order to highlight the main goal of the design?

In what way can the design of the structure positively impact the lives of Davaoenos 2.What are the concepts that will be applied to cater the special considerations of a High Storey Mixed Used Building?

How can these concepts rebrand the image of the city?

3.What are the strategies and innovative plans in need in order to envision a Vertical Iconic Building that would generate least possible impact to the natural world?

DESIGN CONSIDERATIONS Culture

Davao is now tagged as a rising city where tall buildings are now sprouting in every part of it. As this area transforms into a business district it aims to continue to cultivate and develop its culture through innovations. With that being said, the building's form is inspired with the form of a crown that symbolizes Davao as the crown jewel of Mindanao. The interior of the structure also has the features of the King of fruits of Davao, Durian. Aside from these features, the spaces in the Davao Global Tower is designed to provide livable spaces for its people,

Sustainability

As the building sprouts as the heart of the Davao Global Township, the spaces, design features and practices are planned thoroughly to create a space where sustainability is welcome. These includes the three aspects of sustainability; environmental, social and economical. It is a structures that highlights the importance of natural resources, that allows businesses to grow efficiently and lastly highlights the importance of social well being of its users.

Materials

Steel truss beam, mullion structure, and Double E glass panel are the materials used in the building of the planned Davao City landmark. These materials are used not only for the structure's aesthetic appeal, but also for the structural integrity of the building.

Finally, these resources are used to form an edifice for Davaoenos that represents their pride and heritage.

Security

There is a better probability that the residents of Davao will make the most of their opportunity to use the tower.

Because the location may be occupied by a variety of persons, their safety and security must be regarded. In order for people to freely use the area, the neighborhood must be insured that it is free of crime and habitable.

Security systems are installed around the tower, roadways are well-lit, and pedestrians are guaranteed to be made for the safety of the people.

DESIGN CONSIDERATIONS Connectivity

The building is built in such a way that it ensures connectedness between its spaces and people. The notion of connectedness encourages efficiency, convenience, and creativity.

With this approach, any user is invited to move freely and swiftly across different cultures. The qualities of the skyscraper are not just for Davaoeos, but for everyone.

Breaking through cultural barriers by serving as a core palette for artistic expression of the user's soul and spirit,

Accessibility

Since variety of users will be visiting and occupying the mixed use commercial building, the spaces are designed to be inclusive and accessible to all. With the concept of accessibility applied, this allows users to use the spaces more comfortably, effectively, and quickly. Interconnected pedestrians, ramps, lifts, and PWD friendly spaces are provided for everyone's enjoyment.

Views & Vistas

The site is located on the south east part of Davao City.

From the site, the Davao Gulf, Mt. Apo and Shine Hills are visible to the users in the upper floors of the tower. As these are parts of the existing urban fabric, the space or areas in the proposed building is oriented towards these views.

In considering this, occupants are given the chance to appreciate not just the Davao Global Township but also its surroundings.

Engineering Systems

Engineering Systems are included in the design process of the DGT. These includes road networks, seismic and wind load design, plumbing systems, electrical systems, ventilation, conveying systems, information and communication systems and fire protection systems. From integrating engineering with viewpoints from management, economics, and social science to address the design and development of complex, large-scale sociotechnical systems that are critical in all parts of today's modern Architecture.

Architecture captures and reflects the shared strengths of a community, reinforces pride in its people, strings curiosity and respects its visitors.

Davao City, with its few high-rise structures, remains a modest city in Mindanao. And Architecture's identity is frequently called into doubt.

NEXUS, the new Davao Global Tower, will be the next edifice to serve as a symbol of the city's pride and culture.

The iconic building captures and expresses the essence of what Davao is and who their people are. From its natural urban landscape to its people's artistic manifestations, this becomes a sort of city power - a crown for Davao's futuristic skyline.

ANALYSIS DRAWINGS AND TOOLS CONCEPTUALIZATION The most important before designing a structure is sketching what would be the project be like. The design concept, considerations, and philosophy is done in this time.

3D DETAILS AND FACADE After the 3D modelling in Revit, these software, Rhinoceros and GrassHopper was used to put into details the facade and even the interior designs of the building. By using different scripts and online tutorials, the structure was able to fully realized into a structure.

DRAFTING AND MODELLING Revit by Autodesk is used in this project, in order to draft and model the proposed project. 3D, floor plans and elevations are easy to do by using this. Architecture, structural, plumbing, and electrical was done by this software.

FINAL TOUCHES

In order to make the 3D model into a realistic one and fully visualize the project, Lumion, a rendering software, was used in this project. trees, location, ambiance, cars, and entourage are added by using this.

Lastly, Adobe Photoshop is used after the rending of the model in Lumion. Illustrations, diagrams, and floor plans, was rendered by using this software. It also addd some details that only photoshop can do.

ENVIRONMENTAL ANALYSIS SUN PATH

WIND PATH

Designing a building with the sun in mind can help reduce both heating and cooling loads. With this, the sunrise is located at east to provide shade in the courtyard in the morning, while the sunset is at the west to provide great sun shade for views and vistas of the building.

Wind has been the most important aspects that needs attention while making new age structures of mega million projects reaching sky. Corner modifications like chamfered corners, orientation of the building, and the building envelope helps to reduce across-. wind respond and drag, resulting in a 25% reduction

ENVIRONMENTAL ANALYSIS NOISE POLLUTION

LANDSCAPING

Noise pollution is an emerging and challenging problem of all large metropolitan areas, affecting the health of citizens in multiple ways.

Therefore, it was determined in the diagram on where to place a acoustic barriers to reduce noise pollution and make the ambiance more peaceful for users.

The vegetation integrated in the enclosure of the building provides additional thermal insulation, protection from solar radiation and regulates the temperature.

It also serves as an acoustic barrier in some cases. Lastly, both vertical walls and sloping roofs.

During the winter it protects from wind and humidity.

ENVIRONMENTAL ANALYSIS VISTAS AND VIEWSHEDS

STORM WATER

Using vistas and viewsheds to bring emphasis to specific settings and locations, specifically the Mt. Apo and the cityscape of Davao City. Physical structures will be strategically placed to create views, just like in the terrace garden, balcony, and vista rooftop. eg. pool area, and restaurant.

The slope in the building facade let the water, and rain flow off the building with the help of gravity.

The placement of the slope, the degree of the angle, and the form of the building helps rainwater runoff easily, in the roof top, is used water roof for rainwater retention and then drained off at a delayed pace using a narrower lower situated opening.

CONCEPTUAL ENGINEERING PLANS FOUNDATION PLAN

SHEAR WALLS Shear walls acts as a protection from becoming warped or distorted from harizontal (lateral) forces.

COLUMNS Columns transmit the compressive loads from ceiling, lsabs, beams to the foundation

COMBINE FOOTING In order to evenly distribute the pressure under footing, the designers opted to use combined footing in the foundation. This was done in order to center the gravity of the footing area to the center gravity of the columns.

Wind generally grows stronger as you go up .

Hence superstructure construction material such as concrete and steel are needed in the foundation in order to absorb the impact of wind loads.

By softening the sharp edges, the edges of a structures crumble the prevailing winds, thus reduces the strength of the vertices they create.

The solution of the designers in regards to the seismic activity of the structure is to provide adequate Vertical and Lateral Stiffness SHEAR WALL

As the rain water goes down from the gutter through the use of downspouts, the catch basin, catches the water and deliver it through the in tank filters, cistern tanks. This Cistern Tanks will purify the rain water, thus making it reusable and recycles it back to the pump for the consumption of the users of the building.

The building's core is made up of three passenger elevators that transport residents, employees, and visitors from the lower to upper floor levels. The service lift, linen chute, rubbish chute, and shafts are positioned at the back of these elevators. Stairs are also supplied in the structure's core in the absence of electricity.

Since the structure is 49 storeys high, main distribution boards are present to effectively distribute and regulate the power supply for each zone. These boards are put after the building's power sources, such as transformers and generators. It separates the power flow into subsidiary outbound feeders using these boards.

FIRE PROTECTION SYSTEM LAYOUT & FIRE EXIT PLAN SMOKE DETECTOR Smoke alarms detect fires by sensing small particles in the air using a couple of different kinds of technologies. It is installed in each places in every level of the building to ensure the safety of the people inside the building.

AUTOMATIC SPRINKLER SYSTEM Sprinklers are so effective because they react so quickly. They reduce the risk of death or injury from a fire because they dramatically reduce heat, flames, and smoke, allowing people the time to evacuate.

In addition, fire extinguishers are provided in every room and spaces inside the building

STANDPIPE SYSTEM Standpipe systems and fire hoses deliver essential fire protection backup for a building's sprinkler system. In case of a fire, tenants and occasionally fire fighters will use the fire hose and accessories stored on site to protect the EVACUATION SPACE edifice. Dry and Wet Standpipe systems are installed, which are important in large buildings.

Double E glass Panel contains, two sheets of glass in a window frame and between the glass panes is a space that is small enough to provide insulation.
