6 “TENANT” Rents & Lives in the house or apartment “LANDLORD” Owns or Manages the house or apartment Know Your Rights & Responsibilities As a tenant (renter), you have many rights and responsibilities in British Columbia. It is important that you know what they are and the responsibilities you have before making an agreement with a potential landlord (property owner). The BC Residential Tenancy Act is a provincial government law that defines the rights and responsibilities of landlords and tenants, in order to protect both parties. Review QuickTipsforLandlords&Tenants: rb.gy/wzdnmp The Tenant Resource & Advisory Centre provides legal information for BC tenants as well as useful resources. tenants.bc.ca Renting It Right provides resources in their course such as the Roommate QuestionChecklist,ReferencesWorksheet&Tenancy Agreement Checklist. rentingitright.ca Off-Campus Housing

Questions to Ask a Potential Landlord: What is included with the rent (heat/water/internet/electricity)? What furniture or appliances are included (fridge/stove/bed/washer)? Where is the closest bus stop, or is there free parking? Can I rent “month-to-month” rather than signing a lease? Lease terms might be negotiable but many landlords require a one year lease (minimum term). If the landlord states that you will need to pay a percentage of bills (electricity, water etc.) ask if you will be able to see the original bills before you are expected to pay. You may also want to ask about approximate bill amounts in the past so that you have an idea of what to expect.
WorldVIU New Student Handbook 7
Important Tips: Take pictures! Take pictures before you move in so you have proof of any previous damages. It may also be a good idea to take pictures when you move out so you have proof of the condition at move out. Read agreements carefully before signing! Make sure you understand what your responsibilities are. Canada is a writing-based culture and you can be held responsible (legally and financially) for any document that you sign.
Responsibilities of the Tenant: Deposit: Pay a refundable security/damage deposit (usually half a month’s rent). Paying Rent: Pay rent before the first day of the month. Moving Out: Give notice in writing one month BEFORE moving out. Insurance: Buy ‘tenant’ or ‘contents’ insurance.

Party, Party, Party Do not accept a drink from someone you do not know. Watch your drink at all times to reduce risk of someone putting a drug in your drink. Be aware of your surroundings and make sure to have a plan to get home safely. Communicate with a friend when you leave a bar or party. Tell them your plan.
It is a criminal offence to drink alcohol and/or use drugs and drive. It is extremely dangerous and if you are caught by police you could face criminal charges, loss of driving rights, a jail sentence, fines, and/or deportation from Canada. Be Street Smart

Know where you are going. Walk with a friend when out at night or in the wilderness. Be alert to your surroundings and vehicle traffic. Avoid using headphones while walking at night. Wear high visibility clothing when walking on or near street at night. Wear a helmet when riding a bicycle - it’s the law. Modern Romance: Dating in Canada Take it slow. Get to know each other. Do not share personal information. Always protect your bank and credit card numbers, PIN numbers, driver’s license, social insurance number and all personal information. Bus Safety
To stop the bus, pull the string to ring the bell. At night, sit near the front of the bus and use the “request stop”. The driver will stop closer to your home. Be sure to write your name and email on your bus pass so that there is a chance of recovery if it is lost.

WorldVIU New Student Handbook 45 Banking: Students should open a bank account in Canada if their home banking institutions are not compatible here. In Canada, payments are often made via debit or credit card. How do I open a bank account? Browse the internet for branches that are close to your home. Search bank websites to review fees and services. When choosing a bank in Canada, search for additional services for university students and fees. It is always good to research before deciding. Call the bank to make an appointment. What do I need to bring to my bank appointment? Home address and local address in Canada Two forms of identification (passport, drivers license, etc) & Study Permit VIU Acceptance Letter SIN number if you have one Identification: One of the most common pieces of photo ID used in British Columbia is a driver’s license.
