2012-13

Dear Friends, Wow – what a year! With the help of many, Contra Costa Interfaith Housing (CCIH) has increased the number of households we serve by 52% and are putting the finishing touches on the beautiful new community center at Garden Park Apartments. Our staff has grown in competence and diversity, and we said goodbye to beloved members of our team. In short, it has been a year of growth and change.

With growth, comes risk as well as opportunity. Hence, our Board of Directors and staff have embarked on a new strategic planning process to outline how we will continue to respond to community needs and sustain the important commitments we make to homeless and vulnerable people.

Looking back and envisioning the future, we hold to the precepts that guide our mission and the way we conduct our work. Therefore, for this Annual Report we focus on values.

Over the past year, we have felt humbled and awed by the tremendous outpouring of support from donors, volunteers, and faith and community partners. We are grateful to all of you, and to those we serve – for their courage and commitment to rise above the many challenges associated with disability, poverty, and homelessness.

Values We strive to be inclusive, compassionate, and responsive to community needs. We accomplish our work with integrity, accountability, gratitude, and faith.

Mission The mission of Contra Costa Interfaith Housing is to provide permanent, affordable housing and vital support services to homeless and at-risk families and individuals in Contra Costa County.

Vision Our vision is that every family in our community has secure housing and the dignity of self-sufficiency. We believe all children deserve living conditions that support their development into productive and healthy members of our community.

We strive to make our programs Inclusive to all who may have been excluded in the past.

Homelessness impacts all groups of people. Our programs are not only for low-income and formerly homeless people, but those who live with HIV/AIDS, mental illness, addiction, language and cultural barriers, and physical disabilities.

CCIH has grown and adapted our capacities in order to address the unique needs of those we serve. Our staff now includes an HIV/ AIDS housing specialist, bilingual and multicultural staff at all programs, credentialed educators, and licensed mental health professionals.

Inclusive We are fortunate to include all who want to help – be it faith communities, other non-profit agencies, or caring individuals who want to make a difference.

Our faith community members include Christian, Jewish, Muslim, and Sufi communities.

CCIH Responds with Priority Partnerships.

CCIH has created priority partnerships with affordable housing developers, Mercy Housing California and Resources for Community Development (RCD).

We also partner with local service organizations, city and county agencies, and many volunteer groups in order to compound our impact. We understand that instead of trying to do it alone, it is in partnership with others that we can respond most effectively to homelessness in our community.

Lakeside Apartments CCIH’s newest collaborative program is at Lakeside Apartments in the Monument corridor of Concord. This predominately Spanish speaking and dynamic community includes 124 households, many with special needs. Families are receiving bilingual/culturally appropriate intensive case management. Homework Club is hopping with enthusiastic children who want to learn!

Remarkably, a full 40% of CCIH’s staff is now bilingual – allowing us to respond to the needs of an underserved Spanish speaking population.

East Contra Costa County is an underserved area.

The nonprofit dollars available to East County are 1/8th of those available to West County despite the equivalence of need.

In response to this gap, CCIH offers on-site case management and youth enrichment programs to 123 low-income households at two of RCD’s affordable housing complexes in Bay Point and Pittsburgh. We are preventing homelessness and seeing improvement in grades and academic benchmarks.

We are helping those, who despite working hard, are living below the poverty line.

CCIH is Responsive to the housing and service needs of our Community.

Community Center Before

Community Center Expansion Because of you, the Community Center expansion at Garden Park Apartments is almost complete!

Thank you to our donors, volunteers, foundations, and community partners for helping respond to the needs of our residents.

This ambitious project will provide a 2-bedroom apartment for another formerly homeless family, a computer lab for residents, private offices for support services, a proper space for the afterschool program, and adequate room for tenant meetings and activities. The center will open in December, 2013.

In order to enable greater self-reliance CCIH has made a concerted effort to enhance employment and career development.

Joining that effort is CCIH’s Business Advisory Board (BAB). Local business women and men have come together to increase CCIH’s partnership with the business community.

Our first major event was the Career Track Expo in June.

Over 20 employers and 160 job seekers participated. The result: many CCIH residents and community members became employed! Thank you Business Advisory Board and our Business Partners.

Career Track Expo 2013

CCIH Volunteers Personify Compassion in Action All Year Long!

Homework Club Volunteers Week after week, dedicated homework club volunteers show up with patience and compassion to help the youth at our four homework clubs. Many have been helping “our” kids since we opened our first program in 2005! Their commitment has resulted in more than just a 100% high school completion rate at Garden Park Apartments; it has demonstrated to these young students that they are valued and loved.

Back Pack Drive We were nervous about the backpack drive this year since it was the largest we’ve ever attempted. But donors responded with such generosity, that not only were we able to give every child in all our homework clubs a backpack full of school supplies, but we had enough to support our community partner, Monument Crisis Center, with their “1001 backpacks” drive!

Literacy Pat has been coming every Friday since 2005 to read to the youngest residents of Garden Park Apartments. Parents marvel at her dedication and kindness. The kids run to the gate to greet her, ready for another magical session of storytelling.

Jake, a Danville resident, turned nine this year. When asked what he wanted for his birthday, he said that he loved reading so much that instead of books for himself, he wanted books to give to other kids who might not have any, so that they can love reading too.

Basic Needs & More Whether it is furniture for a family moving into housing off of the streets, food collected or prepared for residents, pumpkin carving, or the annual holiday gifts for each family, our volunteers go above and beyond.

Just Old Fashioned Compassion‌ Each day we witness an outpouring of support. Unsung heroes step up in a myriad of ways, with both direct service and critical oversight.

Our Board of Directors offers extraordinary governance, the Volunteer & Outreach Steering Committee provides resources and guidance that enhances lives and brings hope, the Business Advisory Board connects our residents to employment and career opportunities, the Chamber Music Musicians and our intrepid Ruby Boots Committee help to raise the funds to keep it all going.

The Gift of Books

We are Accountable to the people we serve and the stakeholders that help us do our work.

Our work is guided by strategic planning and measured by outcomes. Each year we check our outcomes against our goals and adjust accordingly.

Strategic planning focuses on our mission, the ability to respond to pressing needs, and the sustainability of the commitments we make. The outcomes we measure span all the work of CCIH including services, social capital, development, and internal capacities and infrastructure.

Here is a sampling of last year’s service outcomes: Garden Park Apartments 81% of families maintained stability in 75% or more of 20 selfsufficiency categories.

93% of children in homework club improved in at least two academic goals.

82% of K-5 students are reading at or above grade level according to district report card data.

91% of K-5 students improved their overall grades during the year.

Lakeside Apartments (our newest program) 91% of families served had their presenting issues positively resolved.

96% of students that attended homework club regularly improved in at least two CA academic benchmarks.

HIV/AIDS Housing Advocacy 80% of clients referred for eviction prevention avoided eviction and maintained their housing.

79% of clients who were referred for housing placement were either successfully placed or remain stably housed and are on wait lists for affordable housing.

Our Service Philosophy is to strive to provide the tools and support to those we serve in order to assist them to become as self-reliant and healthy as possible. When approached by clients for assistance, we ask ourselves, “Can they do it themselves? What would they need to be able to do it themselves?� We support communities to create their own solutions. We strive to empower them to become as independent as possible.

We have Faith that a difference can be made in the lives of those we serve, and Faith in their capacity to succeed.

Each week we receive an average of three applications for housing at our 27 unit Garden Park Apartments – all homeless families with few options. There are daily calls from parents who are homeless or will be imminently.

With such a high occurrence of homelessness in our county and the diversity of challenges faced by so many, we hold onto our faith.

Faith in the Long Term Impact Robert and his parents moved into Garden Park Apartments in 2005.

They were homeless and one of his parents was coping with a life threatening illness. They all needed the stability of a permanent home to move forward.

With a stable home and the support that he needed, Robert was able to dedicate himself to his goals. Now, eight years later, he is a junior at a private college in Vermont.

Robert is majoring in Communications and working in the admissions office. “I’m living the dream”, he says. He is also on the varsity basketball team and volunteers his time making sports videos accessible to the community.

Garden Park Apartments (GPAC) is co-sponsored by CCIH and Mercy Housing California. It has separate accounting specifically for the property management of the apartments. Tenants pay 30% of their annual income to rent. GPAC receives a Housing and Urban Development (HUD) grant annually that makes up the difference between the cost of running the property and the rents that tenants pay.
