at Hyatt Hidden Lakes Reserve

Tucked between Maple Grove and McMillan, just south of Chinden Blvd., this peaceful gem provides visitors the opportunity to stroll on quiet pathways while listening to a multitude of bird calls.

T

hese days, it can be difficult to find a sense of quiet in the frenzy of the city. Depending on the day and time of year, even the valley's many parks are busy with folks playing softball, soccer, Frisbee golf, or just hanging out. At Hyatt Hidden Lakes Reserve, though, you can, if for just a short time, get away from the chaos of the world and enjoy some of what nature has to offer—without leaving Boise. Sure, there's traffic noise. After all, the park lies between some pretty busy streets, but spend a little time wandering the pathways, and soon that noise fades and the bird calls and rustling grasses come front and center.

For those fortunate enough to work close by, the Reserve is the perfect place for a lunchtime respite away from deadlines and demands. Early mornings are particularly beautiful with the sunrise and waking wildlife. Who knows? You might be lucky enough to spot a fox family or a doe with her twins! Easy enough for all ages, the trails are well-kept, and educational opportunites are many. Lessons and tours can be scheduled for all sizes of groups. Contact the Boise WaterShed for information. A former gravel pit, the park was created with the cooperation of the Hyatt family, who donated 22 acres, Boise City, who purchased

an additional 22 acres (and later another 10 acres), and Ada County Highway District with the goals of preserving open space within the city and providing habitat for birds and wildlife. (You'll need to leave your pups at home.) Visitors will find a paved parking lot and restrooms that are open year 'round. The park's hours are from sunrise to sunset. You can download a trail map HERE. Enjoy your visit to one of Boise's hidden gems, and be sure to bring your camera!

Plant Wisely

Keep Your Furry Friends Safe

The season of planting your flowerpots and gardens is upon us. Before you begin, consider which plants could harm your four-legged family members.

N

ow that spring has arrived, many of us are welcoming tulips, daffodils, and other perennials to our gardens. After a gray and gloomy winter, the bright blooms are a glorious sight! Local stores and greenhouses are overflowing with colorful flowers, creating the yearly hustle to get pots and beds planted to adorn our homes. It's hard to believe that these beautiful posies could cause our pets harm, but, sadly, many can cause intestinal upset, and some can lead to death. When making your shopping list, here are some spring plants that can cause serious harm to your four-legged family member. If you have any of these perennials/bulbs planted where your fur-kids can get to them, you might consider moving them to a different location. All Lilies Both blooms and leaves can result in kidney failure in cats. Many varieties, including peace lilies,

calla lilies, and autumn crocus are dangerous to dogs, as well. Daffodils These beauties (including paper whites and narcissus) contain lycorine that can be poisonous to pets. The toxins are primarily in the bulbs, but leaves and blooms can also cause cardiac arrhythmias and convulsions.

in many conditions, but can cause serious burning and irritation of the mouth, tongue, and lips. Azaleas Ingesting any part of this plant can result in vomiting, seizures, and cardiac arrest.

Geraniums Common in hanging baskets and pots, geraniums can cause skin rashes, low blood pressure, lethargy, and loss of appetite. Tulips Like daffodils, most of the toxins in tulips reside in the bulbs, however, the rest of the plant can also cause vomiting, diarrhea, and excessive drooling. Begonias Popular for their ease of growth, begonias can thrive cbboise.com

Make Your Home Feel New

Moving has a way of forcing us to clean and declutter, but what if you aren't moving any time soon? Swap rooms and reorganize to freshen up your home! Laura McHolm, Co-Founder NorthStar Moving Co.

W

as one of your New Year’s resolutions to give your house a makeover or declutter? Tired of the old paint colors, the piles of catalogs, overstuffed closets and toys that your kids haven’t touched since 2013? Is your tween not lovin’ the Winnie the Pooh theme room anymore? Well, then it’s time to room swap!

and newly organized, just- movedinto closets. Come on admit it, you want that feeling back. You can have all of that bliss again just by moving rooms in your home. It is a giant way to clean, get rid of unwanted belongings, redesign a room to fit your new needs, and get set up to attain your goals for the year.

Most of us move every 5-10 years but many stay put for decades. Moving is the time when we get rid of the most stuff, so if you haven’t moved in a long time, things are piling up! Remember when you first moved into your home? Life was full of possibilities: the empty space, clean shelves, the fresh paint,

Want to work out more in 2019? Transform your guest room into a workout space. Does your child need better study habits? Have them swap rooms with a sibling for a fresh space with a new desk to inspire focus. Create rooms in your home that match your current interests and style and your kids’

ages. Move your house around to support your resolutions. Your newly-arranged home will function so much better for your current goals and needs. The bonus is your house will feel bigger and new because you have purged it of so much stuff! Convinced? So, how do you go about a room swap? Here are some steps to help: Set Goals Besides a cleaner, more organized, newly designed home, what do you want to get out of the room swapping? Sit down with each family member to determine what their goals are for the year and their

PAGE 9 new space. What type of room will support those goals? Make the Match Based on the goals of each family member, determine what room fits with their goals and desires for a space. This planning also includes shared spaces. Has the office been unused? Change it into another living space, media room, or game room. Make a detailed plan of what each room will be used for, who gets each bedroom, and arrange each room to support each person’s goals. Measure Save yourself major headaches by using a measuring tape. Make sure all the furniture will actually fit in the new dream layout. You can make drawings of each room to scale and use scale cut-outs of each piece of furniture—ala paper dolls. Move your new design layout around a few times before you actually do the heavy lifting. Design Here comes the fun part! Each person gets to pick out the paint color for his or her new room, as well as drapes, new bedspread, furniture layout, etc. It is up to you how much you want to spend.

Repurpose your old furniture— sand and repaint. Give your older kids a budget and stress they need to stay under that budget. No need to spend a lot; some heavy lifting and a new paint color can transform a room! Move Out Okay, brace yourself for a little bit of chaos. Set aside one week for each room swap. Move everything out of the chosen room. That child is now going to be camping in the living room and/or sleeping in the same room with a sibling for a week. Make sure they have a packed suitcase of what they will need that week (clothes, meds, school books, fish food, etc.). Now, designate a space in your home where all of the furniture and belongings can sit for a couple of days. Garage? Basement? Sort Now, sort EVERYTHING as it comes out of the old room into five piles: keep, recycle, store, donate to your favorite charity, and items to pass along and repurpose for another family member. If you don’t have the time, hire a moving & storage company to help you move furniture and place items in storage.

Clean Scour each room. This includes shampooing the carpet, waxing floors, washing windows, and dusting closet shelves. Clean the walls, fill the nail holes, etc. Decorate Once clean, paint the room in the new owner’s chosen color. Make any other DIY decorating makeover that this room’s budget allows. New flooring? New area rug? Window coverings? New bedspread? Move In Carpets are clean, paint is dry, it's move-in day! Move in only the furniture and items that were selected to keep. Hang new and old wall art, put away clothes (clothes go vertically in drawers to save space) and handle every detail down to hanging the new occupant’s name on the door. Make that fresh start happen in your current home! Laura McHolm is an organizational, moving & storage expert and cofounder of NorthStar Moving Company. Feng Shui Living

Channel Your Home's Energy

Feng shui has certainly withstood the test of time. Many attribute their success to this ancient Chinese practice. Try these tips to refresh your home or office! Gustavo Gonzalez Coldwell Banker Blue Matter

F

eng shui has long been used to balance the energy in one’s home to provide better chances at succeeding in multiple spheres of life. Dating back to around 4,000 BC, this ancient pseudoscience is based on the principle that the arrangement of your home has a large impact on your personal chi (energy).

When attracting money, place fresh flowers or plants known for good fortune, cash, or valuables in the southeast corner of your home and rooms. In the area that corresponds with reputation, display any awards, accolades, and good-luck symbols, like four-leaf clovers. In terms of relationships, items should be in pairs.

Believe it or not, feng shui may be a lot more than a bunch of mumbo jumbo. Give it a try to see if it can help boost your bank account or improve your love life.

A bulletin board or craft zone would fit well in the family sector of your home. If you don’t have children, take this opportunity to indulge your inner child with bold wallpaper or chalkboard paint. When attracting friends and travel, highlight playful photos, custom artwork, a chart that reminds you of a favorite trip or inspiration for a journey that you hope to take.

The first place to start is your front door. If your home has more than one doorway, use its main entrance. Orient the bagua chart so that your floor plan aligns with the entrance of your home. Use the corresponding sections, colors and accents to attract better fortune in areas such as wealth, relationships, or careers.

In your career section, make sure the space is as well-lit as possible with natural light or pendant

lamps and chandeliers. To enhance the chi in your knowledge sphere, try creating a reading nook, intimate space for conversation, or an area for meditation. Finally, when considering health, keep this zone as clean as possible. Don’t forget to accessorize with the appropriate colors of each section as well. Incorporating good chi can also be intensified with accents that represent the five feng shui elements: • Wood: represents growth and creativity • Earth: keeps things grounded • Metal: influences intelligence • Fire: represents transformation and expansion • Water: helpful in release or renewal Living spaces are an area of our home where we spend a lot of time, so it’s important to ensure

Your bedroom cultivates one of life’s most essential requirements: sleep. Having helpful energy within this space will allow you to relax fully so you can get a good night's sleep. Monthly Market Report

New Construction Home Sales & Median Home Prices Climb Again

Ada County is seeing continued price increases as a result of the ever-growing new construction market and a persistent lack of supply of existing homes. Breanna Vanstrom Chief Executive Officer Boise Regional REALTORS®

A

s reported last month, new construction sales are gaining more and more of the total market share in Ada County. Since new homes generally sell for more than existing homes, new home sales continue to have a greater impact on the overall median sales price. In February 2019, new construction sales made up 38.7% of all home sales in Ada County. In March 2019, that share increased to 39.8% resulting in an overall median sales price of $335,000, an increase of 8.4% year-over-year and a record high for Ada County. In the existing home segment, the median sales price has been rising due to a persistent lack of supply, especially in the lower price points. This pushed the median sales price for existing homes in Ada County to $309,900 in March 2019,

an increase of 6.9% year-over-year and a record high for the county. While we have seen gains in the number of existing homes for sale over the past few months, the additional inventory and resulting sales have primarily been in the upper-end of the market. As with new construction’s impact on the overall market, the increased share of higher-priced existing homes has contributed to the higher median sales price reported for the existing home segment.

price that’s about 8-9% less than that of single-family homes. While there are not as many condos or townhomes to look at, and there may be costs beyond the purchase price, such as homeowners’ association fees, these could be an option for some buyers.

We’re seeing some shifting dynamics in our local market with the increase in new construction sales and higher-priced existing home sales. However, this doesn’t mean that there still are not affordable options for those who are looking. Now is the time to Where do Condos and Townhomes talk to your REALTOR® about your Fit In? options. Traditionally BRR has not reported on the condo/townhome segment, due to the very small market share it represents (less than 10% of the sales and inventory). However, Get in touch if you'd like to know the smaller footprint and shared how all of this information affects land costs provide an average list your situation!
