FREQUENTLY ASKED QUESTIONS

Do I have to pay a buyer’s agent commission to list my home?

Sellers are not required to offer buyer’s agent compensation, but in this market, where high interest rates and historically high price appreciation are factors, I recommend offering competitive compensation to the buyer’s agent to enhance your buyer pool and ensure that you get top dollar for your property. Offering a commission to the buyer’s agent creates the best possible environment to sell your home quickly and at a great price. It’s an investment in the overall success of your sale.

I have a huge basement. Is that space included in the marketed sq footage of my home?

My first step before I list a home is to have a licensed appraiser visit the property to measure it and draw a professional floor plan that can be shared with potential buyers (at my expense, of course). While national appraisal standards separate below grade space from above grade gross living area (GLA) for consistency, we can absolutely include that space in our total sq footage when marketing the home – especially if it is finished, heated/cooled, etc. When viewing comparable properties in the neighborhood, you will find that some MLS entries include basement sq ft while others do not. This is where doing a deeper dive into the comparables and having firsthand knowledge of our neighborhood data is particularly important and helpful.

The roof on our home is older. Do we need to replace it to sell?

While it is certainly not required, many insurance companies will not write a new policy on a property with a roof that is older than 10 years old. This can be an unexpected and devastating discovery for buyers during a transaction that could impact their ability to close. If you know your roof is older and in need of repair or replacement, taking care of it before you list the property will help to maximize the price you receive for your home and ensure a smoother transaction. That said, if you do not wish to replace your roof, you can certainly disclose the age and condition of the roof with buyers up front and allow them to factor that into their offer.

As a Greenville native, I’m proud to serve the community I call home. I grew up on the Eastside, attended Riverside High School, and later studied journalism at the University of Georgia. After starting our family in Atlanta, my husband, Bradford, and I realized Greenville offered the life we truly wanted. We moved to Chanticleer in 2015 and haven’t looked back, even convincing my parents and my brother’s family to join us here, as well.

With a background in journalism, I bring a sharp eye for detail and a thoughtful, client-first approach to real estate. Ranked in the top 50 agents in Greenville in 2025 by Upstate Real Producers and a consistent top producer at Coldwell Banker Caine, I’m passionate about building lasting relationships and uncovering the right opportunities, both on and off the market. Today, my family and I live on Chapman Road in our third (and my husband hopes last!) house in Chanticleer. Our children, William and Charlotte, attend Hughes Academy. When not working, you’ll likely find us enjoying time at home, traveling, or walking the neighborhood with our dogs, Georgia and Tallulah.
