A NOTE FROM THE EDITORS

I’ve been at this real estate game for over a decade now and there’s something that’s been on my mind for a long time. It feels really good to just come out and say it: the real estate industry is broken and it’s bound for a major implosion. Check out my article on page 98 to see what has led me to believe this.

You see, I’m obsessed with finding new ways to deliver value for our clients here at Cayman Marshall. Whether that looks like starting complementary companies like our full-service design studio or keeping an eye out for new ways to enjoy Muskoka, I’m always thinking about how we can serve our clients better.

This issue I also shared one of my bestkept secrets - a surf spot I found on a smaller lake that I was really excited to stumble across. It’s special because of a unique sport it offers access to only about a dozen days of the season when the conditions are perfect. Go to page 104 to check it out.

In this issue, agent Cat Brown speaks of cottager stereotypes - which made me think about which stereotype my family is. When I was four, my parents worked in the GTA where we lived on a small city lot. With two stubborn children who liked to do things “by ourselves,” Mom suggested moving into the cottage to allow us more outdoor freedomsomething she enjoyed as a child. With this thinking, my family soon moved from the GTA to a remote work-fromthe-cottage lifestyle in Port Carling (Thanks Mom & Dad - best decision ever).

T.S. Eliot said, “We shall not cease from exploration, and the end of all our exploring will be to arrive where we

started and know the place for the first time.” Though I acknowledge that I’m still unintentionally ignorant of some privileges I enjoy, after reintegrating from four years of studying in Ottawa and living the city life, I have an amplified appreciation for Muskoka and I see it with greater perspective than I did when I left. Muskoka is worth its weight in gold and will continue to be where I invest the majority of my time, money, and memories.

How Individuals Can Make a Huge Impact in Care

Nestled on a hill in the heart of Parry Sound, the West Parry Sound Health Centre (WPSHC) serves a unique population situated in one of Ontario’s most popular recreational areas. Along with approximately 45,000 permanent residents, the seasonal population expands well past 120,000. In 2022, the West Parry Sound Health Centre had 17,334 emergency department visits, 10,322 of which occurred during the recreational peak months, May to October.

Built in 2005, WPSHC is a modern, 70-bed health care facility equipped with state-of-the-art technology. It is co-located with a 110-resident Long Term Care facility, and incorporates Ambulance Communication Services (911) and the District of Parry Sound Emergency Medical Services.

The Health Centre provides 24/7 emergency care, comprehensive surgical services, and ambulatory care, with visiting specialist clinics – Pediatrics, Palliative and Hospice Care, Obstetrics, Inpatient Rehabilitation, Outpatient Rehabilitation (Cardiac, Neurological, Pulmonary, and Healthy Aging), Mental Health Services and Internal Medicine, to name a few.

WPSHC is also involved in providing primary care in the region, through West Parry Sound Health Centre’s Nurse Practitioner-Led Clinics, a centralized clinic that manages and operates six rural sites.

Northern Angel Classic Boat Tour

Our inaugural Northern Angel Classic Boat Tour ran online from June 1 – 30. The area’s classic boat owners generously donated their boats and time to provide a unique opportunity: successful bidders will enjoy a private tour on one of our magnificent lakes throughout the summer of 2023. The event will be followed by a wrap-up social event in August, hosted by one of WPSHCF’s board members.

Support The Girls

Our women’s golf tournament benefits women’s health initiatives at West Parry Sound Health Centre, making it possible to have the best equipment and local care for women. Our 19th annual Support the Girls Golf Tournament will be held on Saturday, September 16, 2023.

In past years, the tournament has supported a new state-of-the-art digital mammography machine, and cardiac stress testing equipment. Our focus this year is on “Circle of Life” equipment for obstetrics and palliative care.

Registration will be available online in July 2023.

Move for A Healthy Community (Formerly the Georgian Bay Walk, Run, Pole)

Your Health, Your Way is a reimagination of our annual 5km walk, now taking place in a hybrid format throughout the month of May virtually, and at four in-person locations across the region.

Donations raised in excess of $62,000 from this year’s event will help upgrade equipment in the Rehab Program at West Parry Sound Health Centre. The Healthy Aging Program offered at the Rehab Unit is a holistic and comprehensive outpatient approach to safe exercise, healthy eating, group participation and socialization.

The Northern Angel logo, designed in 1940, carved in wood and crafted into a weathervane, graced the gable of Canadian artist Doris McCarthy’s Fool’s Paradise home until a tornado knocked it down in 1998.

Doris spent summers at her Georgian Bay studio, and in her later years was able to remain in residence with the help of doctors and staff from West Parry Sound Health Centre. McCarthy’s angel has become the icon of the Northern Angel Council.

How Donor Support Can Transform Care

To understand the full impact that support from donors like you can have, look no further than WPSHC’s new Mental Health Hub. The following is an excerpt from a West Parry Sound Health Centre press release from May 2nd, 2023.

A new and collaborative mental health initiative has been launched at West Parry Sound Health Centre (WPSHC). The Mental Health Hub is physically located within the health centre, but interconnects the hospital with community and social services as well as the primary care sector. The space houses an inpatient social worker, who also supports community initiatives such as Hospice West Parry Sound; the WPSHC Rural Nurse Practitioner Led Clinic (NPLC) Rapid Access Addiction Medicine (RAAM) Clinic; an Addiction Medicine Consult Team; a Safe Justice Bed Nurse Navigator; a mental health and addictions professional assigned specifically to support those accessing social services through an existing partnership with the District of Parry Sound Social Services Administration Board; and an administrative support staff, who also serves as the navigation touchpoint for partners to ensure a “no wrong door” approach.

You’re looking for a cottage in the centre of activity –like Queen West, but with trees. Entertainment is key, so being close to restaurants, shops, and golf courses is high on your list. You’d like a cottage on the same lake as your friends, enjoy evening cruises from dock to dock and dinners on the lake or at the golf club. You plan a morning surf with friends, or stand-up paddleboard tours around the bay. Your friends are always thrilled to get the invite for a weekend!

THE NATURE LOVER

You want to be close to provincial parks and hiking trails, or even find a lake surrounded by Crown land, where you can head out for the day to walk through the woods and keep an eye out for moose, foxes, maybe a beaver or owl. Not only do you love to walk in nature, but often spend time canoeing or kayaking on the lakes, inspired by your surroundings. You are quite creative: an artist, builder, writer, or maybe a photographer. You take in the granite outcroppings, the pine forests, and the sparkling blue waters, and create your own art with nature as inspiration.

You’re looking to escape your daily norm and spend time relaxing in the peace and quiet that Muskoka has to offer. Your goal is to enjoy an early morning on the dock, listening to the loons as you sip your coffee. You see the calm waters, quiet forests, and relaxing afternoons reading in a hammock as the way to spend weekends unwinding. But keep the WiFi handy, as well as the nightlife. You’re escaping the city, not life!

THE INVESTMENT COTTAGER

You’re looking for a property to rent out or flip. There are great opportunities in Muskoka for you, as we can’t build more Muskoka lakes, just two hours north of Toronto. Muskoka has been the vacation destination for Ontarians (and those beyond) for over 100 years, and we expect that will continue for as long as the wilds allow it. You’re looking for a turn-key property that is ready to rent out right away, or a beautiful property with a building that is in need of updates and repairs. With many older cottages on the lakes, we can always find a great fixer-upper for the handy investor. And in reality, all cottagers are gaining on their properties, with increases in waterfront property values year over year.

While I personally relate the most to the Family Cottager, I’d say I’m a bit of each with my love of nature, photography, backyard maple syrup production, desire to spend an afternoon reading in a hammock… and I’m always happy with a good investment!

Is Your Property at Risk?

How to assess and prepare your cottage property to manage fire risk.

Unattended campfires, roadside ignitions and lightning strikes have all led to large-scale wildfires and property loss in Ontario’s cottage communities. For owners, this is a worst-case scenario. But how do you determine whether your property is at risk, and what steps can be taken to protect it?

A property’s underlying risk is dynamic, because the ignition sources and fuel conditions necessary for fires to start and spread shift through time. As disturbances like wind, disease or land use and development shape the landscape, our local and regional fire risks change as well.

By working with local arborist services like Muskoka Tree Solutions, owners can develop a better understanding of their property’s short and longterm risk, while developing a mitigation plan specific to their vulnerabilities.

HOW IS FIRE RISK INFLUENCED BY A PROPERTY’S FOREST TYPE AND GROWING CONDITIONS?

Properties with sunny exposures and sandy or rocky soil conditions that support pine and oak species tend to be the most fireprone in our region. In part, that’s because these trees typically colonize drier locations, where their resinous needles and woody debris accumulate on the forest floor.

Pine and oak are thickly barked trees. They have evolved to survive low-intensity fires that remove understory debris while maintaining the light levels and exposed soil conditions for these species to thrive.

Conversely, shade-tolerant combinations of maple and hemlock are poorly adapted to fire exposure and typically colonize, as well as dominate, areas with richer and wetter soils. The deep shade produced by these species creates an understory microclimate with higher levels of humidity and soil water retention. This adaption helps these shadeloving species maintain their foothold in the forest, by reducing the likelihood of fire while promoting their desired growing conditions.

HOW DOES A PROPERTY’S FIRE RISK CHANGE OVER TIME?

Natural disturbances are major drivers of change in both of these forest types. The age, density and species groupings of trees found today in Muskoka have been shaped by the size, frequency and intensity of past disturbances. On a broad scale, disturbances like fire have razed forests to the ground, resetting the trajectory of forest growth. At the local scale, disturbances like wind and insects contribute to the structural complexity of the forest through their influence on the buildup of woody debris, logs and dead standing trees. Areas with establishing forests often lack the fuel volume to initiate major forest fires. As forests mature, downed and standing deadwood volumes accumulate. Despite the fact that these features can provide valuable habitat to wildlife, excessive deadwood also acts as a fuel source and pathway for fire to spread through the understory and into the canopy.

Finally, lightning often strikes the tallest tree in the forest. Properties that are home to these isolated giants can benefit from pruning that creates full-canopy spacing around the tree where contact is minimized with their younger neighbours. In more extreme circumstances, trees can be grounded by installing a lightning protection system. This mitigation strategy can minimize the impact of a direct strike on the tree, and reduce the likelihood of fire spreading from the canopy should one occur.

Extreme weather is becoming a more unpredictable challenge for cottage country. Learning how to assess your property’s exposure to risk is important for mitigating against losses. Working with professionals that see how local forest conditions contribute to risk is the best insurance policy for the safety of our families, properties and broader cottage communities.

If this sounds familiar, I, too, was once in your shoes, dreaming of an escape from the urban jungle to the tranquil beauty of Muskoka.

As city dwellers, we often find ourselves caught in the fast-paced rhythm of urban life, leaving us feeling drained and craving a positive change. With soaring skyscrapers and the constant hum of traffic, it's easy to feel disconnected from the serenity of nature. A move to a place like Muskoka promises an opportunity to reconnect with ourselves, our families, and the environment. But first, it's crucial to truly understand our motivations and desires and to be honest with ourselves about what we hope to gain from a move to this idyllic region.

MY JOURNEY FROM THE GTA TO MUSKOKA: A LIFE-CHANGING LEAP OF FAITH

Like countless others, I fantasized about escaping the relentless pace of city life for the serenity of cottage country. It was a daunting prospect, and I understand the trepidation and uncertainties that accompany leaving behind the familiar comforts of the city. However, embracing this change was the best decision I ever made.

My move from the GTA to Muskoka was not without challenges. I was concerned about adapting to a new lifestyle, finding work, and forming friendships. However, I quickly realized that the rewards far surpassed the risks. Since moving to Muskoka,

my life has transformed in unimaginable ways. My family and I are now part of a vibrant, close-knit community that genuinely cares for and supports one another.

The stunning natural beauty surrounding us has inspired a more active and fulfilling lifestyle, offering endless opportunities for outdoor adventures (after work hours, or even to break up the workday).

Muskoka's awe-inspiring landscapes have allowed us to partake in hiking, boating, and fishing. During the winter months, we enjoy skiing, snowshoeing, and skating on natural ice. This connection to nature has enriched our lives, restoring a sense of balance after our lives in the city.

Spending time at my cottage has been one of the most rewarding experiences of my life since relocating. We’re laying down new traditions here, such as making time to disconnect from technology and (try to!) create lasting memories. These moments have brought our family closer and cultivated a deeper appreciation for life's simple joys.

Most importantly, my children are flourishing, growing up surrounded by nature, far removed from the stress of urban life. They can explore the great outdoors, learn about the environment, and develop a strong sense of independence and resilience.

A move to a place like Muskoka promises an opportunity to reconnect with ourselves, our families, and the environment.

Keeping Our Cottage Dreams Alive… Into The Next Generation

As the family cottage opens for another season, my dad is once again performing our annual traditions: Turning on the water. Putting in the dock. And talking about avoiding inheritance taxes when the property is passed on.

The cottage is part of our family; the idea of having to sell it or pay unnecessary taxes because of a lack of preparation or ignorance of Ontario tax law is my dad’s nightmare.

Recently, I reached out to Cameron Hoos of Hoos Law in Bracebridge. “With only one limited exception, when someone dies as the sole owner of real property, the asset forms part of the estate, and Ontario legislation requires that a Certificate of Appointment of Estate Trustee With (or Without) a Will be obtained to transfer it from the deceased to any other party,” he told me.

As part of the Application, Cameron continued, the Estate must pay “estate administration tax.” This tax is based on the value of the asset, and amounts to $15,000 in tax for every $1,000,000 of value. “A residential property worth $5,000,00 would attract estate administration tax of approximately $75,000,” he explained.

However, there are several options available to avoid exposure to unnecessary estate administration tax. These include the use of a basic joint tenancy structure, a family trust, or a secondary will with a corporation holding the title in trust for the owner.

These legal issues demand a lawyer who has blended knowledge of estate planning, real estate, and corporate law. Hoos Law is Muskoka’s preeminent firm in the space, and the knowledge Cameron shared has allowed my family to get back to the joys of the cottage, and not its imagined burden.

While stumbling across the perfect waterfront property sounds like a dream, for Stephen and Andrea Johnston it was a combination of adventure with a vision.

Stephen's background as a builder, combined with his extensive experience in the Muskoka landscape, gave him the knowledge to make the best decisions for the property and his family. He used the most energy-efficient structure, chose stunning detailed finishes both inside and out, made great use of the land and created a lowmaintenance property. Each detail and decision worked toward creating a lakeside haven that harmoniously blends into its surroundings. The property boasts many features designed to offer luxury, privacy, and ample

Andrea explains, “We designed the house for entertaining and family gatherings.” To make the home comfortable and welcoming to family and guests, there are four selfcontained bedrooms, each with its own ensuite and walk-in closet, for optimal privacy; but she also designed several great gathering spaces both in and outside the home. Some of those gathering spaces include a great room, bar, games room, Muskoka room, outdoor kitchen, lakeside firepit, gym, a home theatre with a walkout to the granite patio overlooking the gardens, and most importantly a chef’s kitchen.

The Johnstons love to cook, so the kitchen design was important. They know the kitchen is the heart of the home, and often find family and friends gathering around the island sharing stories and making memories. This kitchen is an entertainer’s dream, featuring a Wolf gas range, stunning marble counters and backsplash, built in SubZero fridge and freezer, undercounter ice cabinet, apron sink, wine fridge, built-in Miele convection steam oven, prep sink and a Bosch builtin coffee station (Stephen’s favourite appliance). entertaining easy, with every detail considered. Andrea had an image in her mind, and Stephen’s meticulous attention to detail brought it to life.

Although the kitchen is the heart, Stephen says his favourite place to be is the Muskoka room. The glass walls open to bring the outdoors in, and the porch is conveniently surrounded by automatic screens to keep the bugs out. Most mornings start in the Muskoka room, and evenings come to a close relaxing by the warmth of the gas fireplace. It is the perfect place to take in the view, listen to the loon calls crying over the lake, and enjoy the beauty of the glistening water, stunning granite outcroppings and majestic pines lining the shores of the bay. “It’s the most relaxing room in the house,” he says.

While the beauty of the property can easily be seen, the Johnstons also wanted to ensure it was functional. Stephen says, “Having a lowmaintenance, energy-efficient home was important to us, so we chose ICF construction, installed EnviroShake roofing, and added heat-blocking film to the great room windows.” Along with the

THE IMPLOSION

REAL ESTATE MODEL

Imagine if you bought a fancy new car, but the dealer you bought it from had no service department, no showroom, no after-sales service of any kind at all. The only service they offered was to take your money and hand over your keys. And yet they charged you a hefty fee for the privilege.

In a way, that’s basically what a lot of brokerages do these days. I don’t think that’s reasonable, and I don’t think it’s a recipe for long-term success, either. I’m not going to pussyfoot around what I believe is the truth: in the modern world of real estate, the traditional brokerage model is broken, and it may not be fixable. It feels good to finally just say it. Now I’ll explain

why I believe the entire industry is overdue for a complete shakedown.

For years, most standard brokerages worked something like this: a seller hired the brokerage firm (or an individual agent who hung their license at that particular brokerage), and they provided the necessary services to sell your house. But often the best things they had to offer were

1. A good location (i.e., their office);

2. MLS (Multiple Listing Service), which was contained in a fat binder that the agent usually carried around with them in the car; and

3. the brand and training that supported the brokerage. That was a big deal in the ’80s and ’90s!

But over the years, that model has eroded. Access to MLS listings is now widely available to the public (with some exceptions). Many agents have come to negotiate more perks and concessions from the brokerage, and engaging many of the usual services –staging, home inspection professionals, etc. –on their own (and often charging their clients extra for these services). In many cases, the brokerage has become little more than a shell or clearing house – while still taking a nice cut of the commission you pay.

These days, that’s simply not good enough. When you’re selling a multimillion-dollar property, your most qualified prospective buyers may not even be looking on MLS. (In addition, Canada is the only country in the

world that I’m aware of that has a national MLS. So where are you looking if you’re a foreign buyer?) Buyers today are much more sophisticated and intelligent; they’re going to need more than just a fresh coat of paint and maybe some nice flowers in the front porch urns to be impressed by your property.

Here’s the kicker: many brokerages today have gotten themselves into a corner that there’s really no getting out of. If the agents in a particular brokerage have negotiated such generous commissions for themselves that there’s little profit left over for the office, the opportunity to offer added value to clients – even if the brokerage owners were so inclined – is diminished. The result is a model that’s pretty much doomed.

Okay, so what would it take to change this scenario? What if you completely broke that model, and started out from a completely different standpoint? How about actually adding value that the consumer can see and feel; services they can’t easily go online and get for themselves, instead of a lot of flashy sales talk?

Muskoka

is renowned for its natural beauty and pristine environment. But did you know that it’s also home to a secret spot that’s perfect for kite surfing? It’s a hidden gem that’s surrounded by trees and natural beauty, providing an ideal location for water sports enthusiasts.

I interviewed Todd Adair, president of Cayman Marshall International Realty; Jeff McKee, pro wake-foiler and brand manager of Slingshot Sports; and Neil Brown, VP of sales and marketing at Cayman Marshall, to find out what makes this spot so special and what exciting activities you can do there.

Adair discovered Skeleton Lake while exploring Muskoka’s waterfront properties. “I was out looking at a new real estate deal one day and took note of Skeleton Lake’s beautiful extended shallow-water beaches. I wondered if it were kite-surfable. As it turns out, the lake’s trees and orientation create a natural wind tunnel that amplifies speed and creates perfect conditions – though the winds are only strong enough maybe a dozen days of the season.”

McKee recently joined the Cayman Marshall team for an exciting day of foilboarding. He rode on a Slingshot Phantasm Foil and WF1 board – both popular choices among foilboarders. These boards are designed to be lightweight, durable, and easy to ride (although wakeboarding or wakesurfing experience is recommended). They are also versatile, making them perfect for riders of all skill levels.

But what exactly is wake foiling, anyway?

Wake foiling is a relatively new water sport that involves riding a foilboard (similar to a surfboard, but smaller and equipped with a hydrofoil attached to its underside instead of fins) behind a boat. Unlike traditional wakeboarding, where the rider is towed at higher speeds and wears boots for jumping/spinning/flipping, the hydrofoil lifts the board out of the water, creating a sensation of flying over the water’s surface – it’s a smoother and exhilarating sensation.

“I had a blast with the Cayman Marshall team,” McKee says. “They are a great group of people who are passionate about the sport. We’ve known each other through decades of wakeboarding, and now we are older, probably wiser, and falling in love with boating all over again thanks to the foil.”

The low-impact nature of wake foil surfing keeps it open for all ages to enjoy this amazing sensation.” Brown’s passion for wake foilboarding is evident, and he is a great ambassador for the sport.

Although foilboarding is possible behind many types of boats, Pride Marine has boats available that are optimal for this exciting sport. According to Brown, “Using a boat with the right features for surfing makes all the difference. These wake

boats use ballast, speed control and wave shaping technologies to adjust the weight distribution and create the perfect wave for surfing. By manipulating all of these technologies, riders can adjust the size and shape of the wave to suit their needs and maximize their fun.”

Now, what about kite surfing? Much different from wake foiling, kite surfing involves buckling your waist harness to a massive kite that sails in the wind to propel you. “Kiting is like nothing I’ve ever experienced before,” says Adair.

“The adrenaline fuelled by harnessing Mother Nature’s raw power to shred across the water and fly through the air is something you need to experience to understand.

“I can’t even try to describe the sensation. It was a huge day for me discovering I didn’t need to travel south to experience it when it was in my own backyard all along.”

Skeleton Lake isn’t just for water sports enthusiasts. The lake is surrounded by

beautiful hiking trails and parks, making it the perfect spot for a family picnic or a leisurely walk. The area is also home to a variety of wildlife, including deer and sometimes moose.
