MUSKOKA’S

BEST KEPT

SECRETS BY CHARLIE VANDERPOL

Many people come to Muskoka simply to relax by the lake, shop and stroll in town, and enjoy the laid-back lifestyle that comes from being in one of the most beautiful regions on the planet. But there’s so much more to this area than that. From my experience, what makes this place so special goes deeper than the usual recreational activities many cottagers love to do when they’re here – wake surfing, restaurants, tubing, SeaDooing, and the lake – though don’t get me wrong, I love doing those things too!

12 FALL 2020 ■

MUSKOKA IN THE SUMMERTIME Here are just a few of the reasons I love Muskoka in the summertime: • Cruising up the lakes on a hot summer day and stopping to float in the middle of the lake – enjoying a picnic on the water, throwing out a fishing line, or just lying back and “bathing” in the peaceful sounds and sights of nature. • Dropping anchor in the middle of Lake Joseph, and spending the whole day swimming in crystal-clear water. At another spot on the lake, there are rock cliffs you can jump off and land with an exhilarating splash!

Lake Rosseau Ice Caves

stop in after a day exploring the extensive groomed trails through the region.

TRY THESE OTHER ATTRACTIONS

• Simply cruising the winding back roads for miles, whether we’re going somewhere or not. After all, Muskoka’s as famous for its rolling farmlands as it is for its lakes.

MUSKOKA IN THE WINTERTIME Cottagers and year-rounders alike are well acquainted with the joys of summer in Muskoka. But the pleasures of Muskoka winters are much less celebrated – which is a shame, because in some ways, the area is even more beautiful then. Bundled up cozily in the crisp, clean air, you feel as if the whole world has stopped. Those familiar woods, roads and lakes take on a completely different feeling under a blanket of pure white snow.

Here’s what I love about winter: • Walking down the lakes instead of boating, feeling as if you have the world all to yourself. Without summer’s boat traffic, open restaurants and cottages full of people, it’s the most relaxing/stress-free feeling there is. • There’s a rock cliff at Lake Rosseau that few people really notice in summer. But in the winter the sun hits it just so, and melts the snow to create an exquisite ice cave/frozen waterfall. Unless you can snowmobile or walk across the ice, you’ll never see it. But we make a point of visiting it every winter.

Looking for something else to do while you’re up here, or when guests are visiting for the weekend? There are all the usual fun touristy things, such as buying a ticket on the Segwun steamship at Gravenhurst or the Tom Thomson at Port Carling and touring the lakes in style. But there are lots of other, perhaps lesser-known, attractions that are just as great for getting a different perspective on the region. Here’s just a small sampling of my favourite places to enjoy a fine Muskoka afternoon – any time of year. Cranberry Marsh: Just outside of Bala, off Medora Road, on Cranberry Road

THERE ARE SO MANY WAYS TO ENJOY MUSKOKA

Fresh picks from Johnson’s Cranberry Marsh

Unfortunately, the 2020 Bala Cranberry Festival is cancelled due to COVID, but that doesn’t mean you can’t still get your cranberry hit this year. Instead, visit Muskoka Lakes Winery, which along with wine tours and tastings, is the starting point for 10 km of year-round hiking trails. There’s also lots of special events during harvest time, including the Cranberry Plunge, where you can don some rubber overalls and jump into a cranberry-filled bog! The marsh and trails stay open all winter, when the marsh freezes solid. Lace up your ice skates and enjoy a groomed 1.2 km ice-skating loop; on Saturday nights, there’s night skating, lit by some 400 tiki torches all along the trail. There’s even a bog hockey rink! Huckleberry Rock Lookout Trail: Milford Bay Road The highlight of the Huckleberry Rock hiking trail, near Milford Bay, is the view from Huckleberry Rock itself, overlooking Lake Muskoka. The westernfacing vista through the trees from this high lookout is particularly stunning as the sun sets over the lake, dotted with islands in the distance. Look for the sign along Milford Bay Road marking the entrance to the trail; white ribbons in trees and white paint on rocks will help you navigate up to the lookout. If you drive along Hwy. 118 between Port Carling and Bracebridge, you’ll also pass through Huckleberry Rock – literally, as its lower section forms one of the major rockcuts on the road. The beautiful pink granite is an exposed part of the ancient Canadian Shield, some of the oldest rock on earth at well over a billion years.

The lookout is beautiful at any time of year, but I personally love adventuring up there in winter, when the lake is frozen and utterly peaceful. Dorset Lookout Tower: Off Hwy. 35, outside Dorset The Dorset Lookout Tower isn’t for the faint of heart or those afraid of heights – the tower is some 465 feet above Lake of Bays, and offers a breathtaking, 360-degree view of the landscape. Originally built as a fire lookout tower in 1922, the tower at that time was considerably less lofty, at just 82 feet. In 1967, an observation tower was added and the tower was raised to its present height.

Dorset Lookout Tower

There are two ways to get to the tower: park at the bottom and enjoy a short but challenging hike up the hillside, or simply park at the tower parking lot and climb the rest of the way. There are so many ways to enjoy Muskoka. For me, what makes this place truly special is when I put aside the motorized toys for a little while, turn off the engine, and just listen. Winter or summer, there’s no place I’d rather be.

the holidays are about coming together

W

hile things may look different this holiday season, Muskoka’s Chef René has no doubt that the focus will still be on sharing a festive and delicious meal among family and friends. The gatherings are likely to be a bit more intimate and meals out at restaurants may be replaced with home cooking, but for Chef René, one thing remains constant about the holidays. “No matter what state the world is in, no matter what type of celebration you’re planning, the holidays are about coming together over an excellent meal to appreciate what we all have in common,” he says. His latest project, Chef Unboxed, promises to make holiday celebrations effortless, with curated, chefcrafted meal deliveries that feature high quality,

locally sourced ingredients, delivered to doorsteps across Muskoka and the GTA. Chef Unboxed’s holiday baskets are perfect for Thanksgiving, Rosh Hashanah, Christmas, Hanukkah and more. They provide home cooks with everything they need to showcase their culinary prowess and pull off an impressive and health-conscious holiday meal for friends and family. “Our clients at Chef Unboxed are all very knowledgeable about food and they’re talented home cooks,” says Chef René. “But they’re growing a bit tired of their go-to favourites. They’re eating out at restaurants less often or finding they don’t enjoy it like they used to. We see this as a great opportunity to introduce our clients to exciting new ideas and different flavour profiles with meals that are practical, fun and easy to make at home.”

designed to draw family together and inspire conversation

C

hef René’s approach to holiday cooking is all about mixing tradition with creativity and experience. Drawing inspiration from his travels around the world and memories of growing up in rural Québec, Chef René puts his twist on classic favourites, all designed to draw family together and inspire conversation. “My memories of Thanksgiving are so beautiful. Everything on the table came from my relatives’ farm—the peas and mint, the potatoes with cream from the cows, the sweet, fresh corn. The flavours were all based on what was available. Everything was served in big bowls on the table. These family-style meals were always my favourite and that’s what I’m seeking to recreate for my clients.” The preset menus for Chef Unboxed’s holiday baskets will include a combination of favourites like organic, oven-roasted turkey, dressing and brussels sprouts with more innovative sides like mashed sweet potato with curry leaves and coconut cream and cauliflower with melted farmfresh Gouda. All meals can be adapted for any dietary need. Dishes are sealed in easy-to-store containers and everything is delivered fresh. Orders will be taken in advance, with flexible, safe and contactless delivery options available in Muskoka and across the GTA. For more information and to place orders, visit chefunboxed.ca.

S OU TH E A ST IND IA N S W EE T POTATO M A SH INGREDIENTS • 3 cups of sweet potatoes, peeled and coarsely diced • 1/2 can of coconut cream • 12 fresh or frozen curry leaves • 1 tsp of nutmeg • Sea salt • Crushed peppercorn

METHOD Bring a large pot of water to a boil and add the potatoes. Once the potatoes are tender, remove from the heat. Before you drain all the liquid, make sure to set aside ½ cup. In a bowl, combine the potatoes, reserved liquid, coconut cream, curry leaves and nutmeg. Using a potato masher or fork, mash the ingredients in a smooth but clumpy consistency. Season with salt and crushed peppercorn. You can serve this dish as it is. Or, if you prefer, place the mash in an oven-safe dish and bake at 350 degrees for 30 minutes. This will intensify the flavours and make for a slightly drier texture.

Wine Pairing: Malivoire Ladybug Rosé. This popular rosé defines “food-friendly.” It is fresh, zesty and bursting with red cherry and wild strawberry flavours, pairing perfectly with Thanksgiving dishes.

O

ne of the highlights of the summer for CNIB, its supporters and the campers at CNIB Lake Joe is the CNIB Muskoka fundraiser. The annual event raises needed funds to operate the camp and give people living with sight loss a memorable camp experience.

BY KALLAN KOCH

Through the years, thousands of campers have enjoyed a stay at CNIB Lake Joe and enjoyed all the great experiences that go along with camping, from hiking,

swimming and sailing to arts and crafts – and of course, making friendships that last a lifetime, and gaining new confidence in themselves and their abilities. But this year, COVID put the kibosh on the traditional August fundraising event. So organizers conceived a new way to fundraise and celebrate the great things they do at CNIB Lake Joe: the CNIB Dock-toDock Party with a Purpose, held on Saturday, August 15.

A

ccording to philanthropist, fashion entrepreneur and event emcee Joan Kelley Walker, “The CNIB Muskoka Fundraising committee chair, Nancy Simonot, and her team shifted into high gear and went to work creating an event that had never been done before!” The idea behind the Dock-to-Dock Party With A Purpose was this: instead of inviting people to come to the camp and enjoy a day of fun, entertainment, food and fundraising, they would bring the party to the people, through a quartet of large pontoon boats with musical guests, CNIB team members and celebrity hosts. Lake residents were encouraged to participate by organizing individual fundraising drives, and on the big day, the boats would stop by their dock, receive the donations and then really get the party started! As Joan explains, “Once I visited the first dock I thought, okay I get it now – this idea is brilliant!” A fabulous, sunny afternoon on the water began at CNIB Lake Joe with a Facebook Live kickoff – everyone was encouraged to wear happy, sunny CNIB yellow as the signature colour of the event.

EVERYONE WAS ENCOURAGED TO WEAR HAPPY, SUNNY CNIB YELLOW AS THE SIGNATURE COLOUR OF THE EVENT.

Joan Kelley Walker was joined by three local politicians who came to show their support for CNIB Lake Joe: MPP Scott Aitchison, Parry Sound-Muskoka; Mayor Ann MacDiarmid, Seguin Township; and Mayor Phil Harding, Town of Muskoka Lakes. Mayor MacDiarmid made a $500 donation and challenged all elected officials across Canada to match it, during the 104.1 The Dock live dock party and radiothon that broadcast during the event. (The event was also live-streamed nationally on the iHeartRadio app and on iheartradio. ca/104-1-the-dock.) Joan, who believes giving inspires giving, equalled all event donations. “My husband and I decided that for the first $50,000, we would match it.”

Then, four Party Pontoon boats set off to visit each dock between 3-6 p.m. “We spent about five or ten minutes at each dock,” says Monique Pilkington, one of the event organizers and Executive Director of CNIB Lake Joe. “On the first Party Pontoon boat, they had a giant cheque on board, so the dock host could fill in and celebrate the goal they had set and reached!”

from Leah Daniels and Will Hebbes. “During these times, we have to be smart social and safe social. It was creative, inventive and in the grand scheme of things, very successful,” says Black.

For the Lake Muskoka docks, the first Party Pontoon boat featured celebrity host CTV’s Rod Black, along with CNIB staff, and the musical talents of Dayna Reid and Al Rowe. The other Party Pontoon featured CNIB Lake Joe staff and a special acoustic performance

The Lake Joe Dock Party Pontoon was hosted by Joan Kelley Walker, with musical guests Beverly Mahood and Mac Shepherd. Aboard the second boat were CNIB Lake Joe staff, headed by CNIB’s Monique Pilkington, along with the music of the Shawn Brady Band.

T

he Muskoka Girls, led by Lara Simonot, also provided musical entertainment dock-todock on Lake Joseph.

Altogether, the boats visited a total of 15 docks on Lake Joseph and Lake Muskoka. Another 11 “virtual docks” pre-registered for the event, so the team Facetimed them remotely from the Party Pontoons, to bring them into the floating celebration. Along with cash donations, donors could also participate in an online Silent Auction or donate to a Wish List that included items like new Hobie Cat sails, sports equipment, or even to send a camper to CNIB Lake Joe for the summer. CNIB staff manned their own dock at the Lake Joe camp, and invited campers to join them. “We set a pretty lofty goal of $5,500 to buy a brand-new rescue boat for the camp, and we not only met that goal but exceeded it!” Pilkington says. “Our philanthropy staff team did something similar: they raised money to sponsor a camper to come to Lake Joe and they blew their goal of $2,800 out of the water. And our CNIB Lake Joe Board also exceeded their goal, raising over $3,600.” Overall, “We set a modest goal of $100,000 and then a stretch goal of $150,000,” she continues, “trying to be respectful of the times that we are in. But we were blown away by the response!” As of late September, the CNIB Dock Party with A Purpose had brought in $195,000 for the camp, far exceeding expectations and suggesting that the idea might be worth doing again in future, even if pandemic restrictions are eased. The CNIB Dock-To-Dock Party with a Purpose may be over, at least for 2020, but donations are still welcomed. To find out more, visit: cnib.ca/docktodock.

L

iving within a forested community comes with a number of great benefits to our quality of life. These include lowered stress levels, hastened healing times from illness, better air quality, as well as the great aesthetic value that a mature forest brings to your home and community environment. For many of us this is why we have chosen to call Muskoka home. With these benefits do come challenges. These include living within a dynamic natural environment in which symptoms of age, sickness, and disease are constantly emerging. In some cases these relate to the natural progression and successional changes that occur throughout the forests of our region. Nonetheless, mature capstone forests can require regular maintenance to ensure their longevity, minimize forest fire risk by reducing timber buildup, as well as selecting and thinning for the recruitment of the next generation of giants.

FALL 2020 29 â–

O

ne of our most common questions from community groups is whether forests will manage themselves without human intervention. This is a great question as the answer in an uninhabited landscape is yes. However, our activity modifies the forest landscape through development and construction activities for housing, utilities and recreation. Our suppression of forest fire, among other natural rejuvenation cycles, has also drastically impacted the nutrient cycling and buildup of debris on the forest floor in addition to the community composition of species. Trees such as American Elm, Ash and Beech are struggling with newly emerging fungal and insect disturbances requiring the attention of arborists. As both stewards and influencers of this natural landscape it is important we monitor and consider both biotic and abiotic factors in maintaining tree health as we work to maximize the resilience and longevity of our forested landscape in which we live. The International Society of Arboriculture certified arborists at Muskoka Tree Solutions (muskokasolutions.com) and other arborist services in the region work with community groups on a number of fronts, from the pre-development planning phase, through the build and ongoing maintenance of forested properties.

30 FALL 2020 â–

Muskoka Tree Solutions and other arborist services in the region work with community groups on a number of fronts.

Successful community forest management relies on active and ongoing collaboration with professional arborist and forestry services.

Our services can help property owners and developers ensure they are making informed decisions about the pruning, removal or planting of trees on their property. Services such as structural pruning can work to enhance the mechanical structure of large trees like maples, which can reduce storm damage and winter snow load. Services such as vista pruning can allow property owners to maintain mature trees while working to better their view of the lake or forest setting around our homes. In many cases the advice of a professional can help put our minds at ease as we strive to protect our families and properties while maintaining a healthy natural landscape. Ultimately, successful community forest management relies on active and ongoing collaboration with professional arborist and forestry services to ensure that wildlife and forest health are being promoted and maintained while working to decrease hazards to personal and private property. Proper maintenance of trees and forest tracks ultimately leads to increases in property values by not only enhancing the aesthetics of individual properties but the landscape in which they reside. These benefits to human health and safety can also help support a vibrant and diverse wildlife community. It is this diversity that promotes resilience within our community forests and ultimately the greater Muskoka landscape. With the first signs of fall in the air, and the leaves beginning to change, we hope that this article finds you well and look forward to working with you and your neighbours.

MUSKOKA HISTORY SLY FOX GOLF CLUB The first thing that greets you when your boat lands at the dock at Sly Fox Golf Club, at the southern entrance to the narrows separating the two bodies of Wahwashkesh Lake, is a plaque mounted on MacRae Rock, a sizable chunk of glacier-polished granite located on the shoreline. The plaque tells the story of two boys who lived, played and worked there more than 80 years ago. Their young lives ended tragically in August 1944, at the height of the fighting during World War II, when the two brothers died in action just one day apart. The younger brother, George Dougald MacRae, had joined the Royal Canadian Air Force, graduating as a pilot with the rank of flying officer. His older brother, Jamie Duncan MacRae, was a lance corporal in the Hamilton-based Argyle and Sutherland Highlanders infantry regiment. The Argyles landed in Normandy just in time to join an

Allied pincer movement, the “Falaise Gap” operation, mounted in mid-August 1944, which was designed to entrap a retreating German army. But in the heat of battle, Jamie MacRae was killed by enemy artillery fire – less than 24 hours after his brother went down in flames over Warsaw, a thousand miles away. Their home, the main lodge of the sportsmen’s resort, has stayed remarkably unchanged since the late 1930s and early 1940s, when as teenagers the two MacRae brothers guided the resort’s clientele to the best hunting in the nearby woods, and fishing in Wahwashkesh Lake, the largest freshwater lake in the Parry Sound district. While the resort still caters to hunting and fishing, the current owner, Herb Schmidt, has built a unique nine-hole executive golf course called the Sly Fox Golf Club. Sly Fox is the third golf course Schmidt has designed and built, and took more than six years to complete. It features two

miles of underground irrigation, capable of pumping 100 gallons per minute to service the sprinkler systems. The property, first developed in 1903, now consists of the 4,000-sq.ft. main lodge with a large wraparound porch, nine individual cottages, eight finger docks, and roughly 2,400 feet of water frontage, encompassing nearly 40 acres on a peninsula, surrounded by Crown land and water. As the plaque says, “This memorial is located at the site of the MacRae Family Hunting and Fishing Lodge, known as ‘The Linger Long Lodge.’” The brothers made the ultimate sacrifice for peace and freedom. And today, we honour their memory. The plaque concludes: “This memorial is placed here by those for whom this lake is a very special place and who enjoy Lake Wahwashkesh Lake ‘in peace and freedom.’”

Pathways to TRANSFORMATION WITH FORESHEW DESIGN ASSOCIATES

By David Lasker What’s involved in building a luxury cottage in Muskoka and who can you call to make the process more manageable? We asked Alex Foreshew, principal and founder of Port Carling-based Foreshew Design Associates, to share his expertise. His nine-person firm has a unique business model for Muskoka, offering the accountability and efficiency of a one-stop shop for architectural and interior design services.

Just 45 minutes away from Muskoka’s Big Three lakes, the topography at this Foreshew Design cottage is more rugged and raw, with exposed long, linear outcroppings of bedrock. The site, in turn, suggested the long, linear floor plan for this 5,200 square-foot cottage, which gives all the principal rooms a lake view.

“The first step in the planning process is understanding what we’re working on from a site perspective,” Alex begins. “I’ll ask our client for a current survey that shows the property boundaries, the shape and location of existing buildings, and how much straight-line lake frontage they have,” referring to the term for actual shoreline, excepting minor deviations. This measurement determines if you can build a one- or twostorey boathouse, or if you can build one at all.

FALL 2020 73 ■

As for the boathouse, “The township your property is in determines which design guidelines you need to work within,” he advises.

N

ext, he needs to know which set of by-laws apply to the property. Every township has its own official plan and accompanying by-laws governing parameters such as required setbacks from the shoreline, lot coverage (the size of the cottage/boathouse you can build), building heights etc. For instance, in Muskoka Lakes, you’re allowed 10 percent of lot coverage for waterfront residential lots within the 200-foot boundary of the shoreline. Beyond that, if your lot is deeper, you can cover 10 percent of your entire property.

74 FALL 2020 ■

This rule considers not just the cottage itself but all building structures, such as a separate garage and/or bunkie, so it’s important to know where these will be situated on the property in order to achieve the client’s development needs. This is what the firm calls master planning. “If your property is around two acres, for instance, you’ll probably be able to build a sizable, two-storey boathouse and a 6,000-square-foot cottage,” he says. “Obviously every property has its anomalies, but in my experience this is normal.”

His firm practices primarily in Bracebridge, Gravenhurst, Huntsville, Lake of Bays, Muskoka Lakes, Parry Sound and Seguin. “I like working in some townships more than others, because their by-laws allow the designer to have more creativity, whereas other townships, without stating it, force the designer into a certain style of architecture. “In Muskoka Lakes, you can design whatever style of boathouse you want as long as it’s under 25 feet high. But Seguin Township has two height limits. One keeps your roof eave at a certain height; the other limits the average height between the ridge and the eave, which pushes everything into a gable or tall, hipped-roof form, which is limiting to our creativity.” After the master planning exercise is complete, he’ll ask for a desiredrooms list, which launches the schematic design phase, where he’ll explore various floor plans. “We think about usability and how the client lives day to day. Where are the social, service and private spaces and how do we tie them together or separate them eloquently? If there’s a party going on and someone wants to go to bed, they should be able to do that and not be woken up.

“Do you entertain a lot? For 10 guests? 20? “Do you need a Muskoka room and a living room? Can they be the same space? Do you like eating outside? Inside? “From the service side, where do you enter from? Where’s the driveway? Where’s the mudroom? Where do you put the groceries upon entry?

“THE FLOOR PLAN IS THE MOST IMPORTANT PART OF THE DESIGN PROCESS, BECAUSE IT’S HOW YOU USE THE COTTAGE. You could give me one floor plan and I can design the exterior probably 10 different ways. We hold the elevations and perspectives [drawings of the exterior] back from the client until the floor plan is nearly complete because we want the client to concentrate on the functionality of the floor plan first.” Giving a client all the drawings at once can often be distracting and overwhelming for anyone, he’s found, to avoid fixating on small details; at this point it’s important to reveal in stages. “Most people are very visual in that way. They’ll ask, ‘What colour is the house, how many windows, I want two windows in the door, what’s the view?, and not necessarily concentrate on the floor plans [as a whole].” “We shelter the client, in a sense, and force them to spend time on what matters most: defining the project, how the rooms flow and how the client will use them. Function before form.”

FALL 2020 75 ■

K

ate Sadler, interior design manager, adds, “Everything must flow from the inside out.”

Now, if the process of building your dream cottage can be likened to a road map, here comes a blinking yellow light indicating a hazard ahead. “A lot of people don’t know the difference between interior design and interior decorating,” Alex says. His firm offers architecture and interiors as two separate proposals and contracts. Clients often sign up for architecture only, figuring they can save money by picking flooring materials and wall colours on their own.

76 FALL 2020 ■

Everything must flow from the inside out.

The interior is just as important, if not more important

H

owever, Alex emphasizes, “People don’t understand that there is so much more to interior design – not only from an aesthetic standpoint but an organizational one. They think you can build the exterior and the structure and forget about the interior. But the interior is just as important, if not more important, than the outside, because you spend most of your time in your house, not outside looking at the exterior.” “For instance,” Kate adds, “lighting is crucial. If a client doesn’t understand how to integrate electrical work into their cottage, it could be disastrous. If we create a 30-foot ceiling to make your cottage a cool and unique showcase and you just throw in a few pot lights, the room won’t be illuminated properly.” One of the interior designer’s tasks is to provide a reflected ceiling plan, a drawing that displays a view of the ceiling as if it were reflected onto a mirror on the floor. This indispensable document shows the location of ceiling-infrastructure items such as lighting fixtures and electrical conduits, sprinklers, smoke detectors, switches, ductwork and vents and how they thread around beams.

Without the advance thinking of a reflected ceiling plan, items will be accommodated in a dysfunctional fashion. Expect to face the unattractive choice of a gradual accumulation of unsightly power cords taped to the ceiling as you add a chandelier and other pendant lighting, or paying to tear down the ceiling drywall to bury the cables, replacing the drywall and repainting it. Another telltale sign that the cottage owner skimped on hiring an interior designer is the big, in-your-face, ugly block, mounted next to the ceiling, that houses the motorized blinds – a blight on the view through those beautiful floorto-ceiling windows the owner spent so much money on. If an interior designer was involved from the beginning, these would be detailed to be recessed into the ceiling hidden from view. When the drawings are complete, Kate says, “We have a mega-meeting that reveals all the major specifications to the client, including electrical, wall finishes, plumbing fixtures, vents, doors, trims, hardware, millwork and furnishings – all the details.” “We integrate these details of the interiors and architecture into one big ‘bible’ of everything, which makes the process super-efficient for us and the builder. They love working with us because they have only one place to call if they have a question. Everything is inhouse so they don’t have to track down a dozen consultants. “If it’s going to be done well, it’s so much better to have all aspects of your cottage’s design incorporated seamlessly into one plan from the beginning,” she says. “That’s what lifts us above and beyond other firms in the area.”

Muskoka has always been a good investment

90 FALL 2020 â–

REAL ESTATE & YOUR FINANCES: Making Sense of A Pandemic Economy with Dan Wynnyk

By Martha Uniacke Breen

It’s hard to believe that the effects of COVID-19 only began to take hold of the Canadian economy a scant six or seven months ago. (For many of us, last March feels more like last year.) In that short time, almost no one has been untouched by the pandemic’s tentacles, and things that seemed unimaginable last spring are now a regular part of our daily lives. The only certainty these days, it seems, is that uncertainty reigns. As the saying goes, the stock market hates uncertainty. And yet the stock market seems just about the only economic indicator that’s unaffected by recent events. And real estate, at least in Muskoka, has been as busy as ever this summer. What are we to make of all this? We recently sat down with Cayman Marshall Realty CEO Todd Adair and Dan Wynnyk, senior investment advisor and Vice President with The Waterfront Group at Wellington Altus, and asked what they thought of these confusing economic times. Here, edited slightly for length and clarity, is their take on the phenomenon.

FALL 2020 91 ■

Diversifying your investments is always the safest plan.

How have COVID and other social issues affected the Muskoka market, and why? Why is it so hot right now? DW: There is a definite trend of people moving from urban centres to rural areas like the Muskokas. In some cases, this is to escape the pandemic both physically and mentally, especially since it is now possible with restrictions being removed. It has also become a desirable “office” location, as many individuals are forced to work from home. TA: There are a few reasons. Lack of travel; banks are flexible and reasonable about lending money; and people are in the mood for doing their bucket list – I know I certainly am! Also, the pandemic has meant “forced” family time, and if we are all together, people want to get out of the city and enjoy some fresh air. Is a cottage always a good investment? Why? DW: No investment is always a good investment. The critical elements to consider about a cottage purchase are both personal and financial. Personally: is this a purchase to enhance your lifestyle, an investment in yourself? Financially: is this a short or long-term endeavour, and is there a need for cash flow? These are only a couple of the things to consider, and there are both personal and financial dynamics that will determine whether or not a cottage is a good investment for you. TA: Muskoka has always been a good investment; it’s its own “bubble,” an insulated real estate market. There’s less leverage on properties in Muskoka – it’s a healthy economy, without the stressed-out homeowners as in places like Toronto. You can’t purchase a property here with a small investment, so that creates stability. And over time, I find families place more value on these properties, so they are less likely to move around.

92 FALL 2020 ■

It’s a good time to buy a cottage Why is now a good time to buy a cottage? Conversely, why is now a good time to sell a cottage? DW: It’s a good time to buy a cottage, as mortgage rates are at record lows and a real estate purchase, beyond owning a family residence, is a good way to diversify your financial holdings. Conversely, now is a good time to sell your cottage, as demand is high and prices are also high. Having said that, If being a seller is right for you, be aware of tax implications and have a clear plan on where you would reallocate the proceeds. TA: It’s a good time to buy because there’s no foreseeable end to the factors I mentioned above, so prices will keep going up; and as a buyer you don’t want to get priced out of the market! And it’s a good time to sell because prices are at an all-time high and demand is very strong. However, I’d say it could also be a bad time to sell,

because sellers are under the same constraints as buyers. Whereas in the past, people might sell because they’re buying vacation property somewhere else like the U.S., those things are on hold right now – so they don’t have the freedom they once had to move around. How can Canadians prepare/protect their investments for another situation like this? DW: There is always a Black Swan event looming, whether it be war, pandemic, natural disaster or financial collapse. The timing is always uncertain. So the best ways to prepare are to 1) minimize unproductive debt, 2) build a meaningful cash reserve and 3) diversify your investments. TA: I agree; diversifying your investments is always the safest plan. There are many places to invest beyond the stock market.

FALL 2020 93 ■

Be cautious! Build a cash position in the short term.

How can I strengthen my financial portfolio during these unstable times? What should I be doing with my money over the next 12 months? DW: In addition to the three points above, consider hedging and alternative investments. Also, seek the advice of a top-notch financial professional to insure your investments are deployed with your personal and financial objectives in mind. Be cautious! Build a cash position in the short term. Don’t get caught up in the NASDAQ mania. Here are some of the uncertainties: 1. Is the current recovery V-shaped, or something more ominous? 2. The U.S. election. 3. The relationship with China. 4. The continued viability of the U.S. dollar as world reserve currency. 5. A massive amount of debt, including consumer, student, municipal, provincial, federal and unfunded pension liabilities. 6. All questions relating to the COVID-19 virus. TA: I have clients who have no faith in the stock market right now; but of course, there’s no profit in “safe” investments like bank bonds or GICs. So I’d add that Canadian real estate is still a very stable investment.

94 FALL 2020 ■

Dan, one more question for you. Why is the stock market doing so well when the unemployment level is so high and we are in a recession? Is this an unstable situation, do you think? Should we be cautious? DW: The market is flying because there is limitless (almost free) money available and the U.S. Federal Reserve is shovelling it out as fast as they can print it. (Think inflation down the road.) Also, portfolio managers are having difficulty adhering to a traditional asset mix, i.e., 50% fixed income & 50% equities, since there is practically zero return on fixed income and inherent high risk with bonds, in terms of capital erosion when interest rates tick up. So, asset allocations are being distorted, with more dollars seeking yields in stocks – which is helping to fuel the rebound in the indexes. Another phenomenon is neophyte “investors,” who are speculating and driving up prices. In summary, we are currently in an unstable environment, and it is a time to be very, very cautious when investing in the stock market.

CAYMAN MARSHALL ADVANTAGE “Become so skilled, so vigilant, so flat-out fantastic at what you do that your talent cannot be dismissed.” – Oprah Winfrey When we opened the doors of Cayman Marshall International Realty Inc. as a small boutique brokerage firm to serve the Muskoka real estate market in 2012, we did so with the intention of redefining the level of service that clients could expect from our real estate professionals. Since then, we have grown into an impressive team of top-producing realtors and brokers committed to ensuring our clients receive the highest level of service when buying or selling property in one of Canada’s most sought-after luxury destinations. We at Cayman Marshall have been entrusted with the most prestigious waterfront properties in Muskoka. As leaders in luxury and waterfront real estate, we have had record sales on many of Muskoka’s finest lakes with sales now surpassing the billion-dollar mark we’ve secured our position as a leader in luxury real estate. We have offices in Port Carling, Huntsville/Lake Of Bays and Toronto. Our in-house IT professionals have developed proprietary online tools and software, interactive and intuitive websites, lifestyle tours, stunning photography and an astonishing network of over 400 local and international referral partners to ensure our clients’ listings get the exposure they need to attract the most discerning local and international buyers.

Cayman Marshall was named one of “Canada’s Fastest Growing Companies” by McLean’s Magazine two years in a row (2018 & 2019). We have also been named one of Canada’s fastest growing companies by the Globe and Mail this past Fall. We expect to keep our title as the disrupter in luxury real estate.

We now print four issues per year, with an annual distribution of 200,000. Each magazine is delivered to the front door of homes and cottages of highnet-worth clientele throughout Ontario.

Founded on the principles of teamwork, service and value, Cayman Marshall is the best advantage for buyers and sellers alike in Ontario. If you’re looking for a real estate solution that’s undeniably different, please reach out to myself or one of my teammates and start experiencing the advantage!

We are proud to mention that the Cayman Marshall Port Carling brokerage was just voted (by a large panel of international judges) to be the “Best Real Estate Agency in Canada”, two years in a row – a title that we cherish!
