Preparing your Property for Lease

If you look after your property and present it well, you are more likely to attract people who will pay it the same respect.

Think about who you want to attract to your rental property and how you can ensure you are catering to that demographic in the way you offer the home –think about the cleanliness, upkeep and renovation jobs you might undertake before renting your property out

Providing appropriate accommodation to attract suitable tenants - a clean and tidy property, with wellkept fixtures and fittings in working order, is a good start

KITCHEN

The oven, griller, drip tray, rangehood and filters are to be cleaned of all grease

Cupboards (inside and out) doors, walls and tiles to be cleaned and free from grease

Sink, taps and disposal unit to be cleaned and polished

All benches and floors to be cleaned and free from grease/dirt

Dishwasher to be cleaned Wipe over internal and remove debris from bottom drainer

Refrigerator to be defrosted and all surfaces to be cleaned, including under the fridge, shelves, drawers and door seal, switch appliance off the wall (if applicable)

BATHROOM

Shower screen and recess, bath and grouting to be scrubbed and free from all soap residue/mildew Shower curtain (if applicable) to be washed and/or replaced

Mirrors to be wiped and smear free and any mould removed from walls

All drawers and cupboards to be emptied and wiped over

Toilets to be cleaned thoroughly, including bowl, seat (including under seat) and cistern

LAUNDRY

Washing machine and clothes dryer to be cleaned out/lint free

Clean under laundry tub and clean plughole

Cupboards to be cleaned thoroughly inside and out

CARPETS

We recommend being professionally cleaned

GENERAL – ALL ROOMS

All exhaust fans throughout the property to be cleaned and air vents dusted

Venetians and curtains/drapes to be washed thoroughly or drycleaned and free of dust

Flyscreens to be removed carefully and brushed to remove dirt/dust

Windows and windowsills to be cleaned thoroughly

Walls, doors and door frames to be washes with sugar soap and cobwebs removed

All light fittings to be cleaned and free from insects

All floors and skirting boards to be cleaned

All ceiling fans throughout to be cleaned and free from dust/insects

OUTSIDE AREAS

Lawns (if applicable) to be mowed and edges trimmed, bushes and trees cut back and all garden waste to be removed from the yard

Any rubbish to be removed from the property

All garbage bins to be emptied and clean

Driveways, carports, garages and any concrete areas if possible to be gurnied

Cobwebs to be removed from outside eaves, awnings and ceilings

Pool equipment (if applicable) to be in accordance with inventory and condition report and for security reasons must be stored in the garage at the time of vacating

PEST CONTROL

If pets have been living on the premises, then we recommend the property be professionally treated inside and out

Smoke Alarm Compliance

Under current legislation, it is the landlord's responsibility to maintain the smoke alarms at the property and make sure they are compliant. We recommend using 1300 Smoke Alarms to check the smoke alarm annually and provide a certificate of compliance. If anything were to happen in the property, e g a fire or fatality this will then fall back onto the smoke alarm company.

By choosing NOT to take out this service, you are taking on the full responsibility for both the installation and/or maintenance of all smoke alarms as required by legislation, as well as all risk and liability in the event of a fire or a fatality.

Landlord Insurance

We work closely with a well-known company called Terri Scheer. They specialise in landlord insurance and provide excellent insurance coverage.

We highly recommend having landlord insurance to protect you against loss of rent and any accidental or deliberate damage done by the tenant

A fact sheet will be included in this proposal for your review.

Water Efficiency (if applicable)

In order to charge the tenant water usage under current legislation, your property must be separately metered and certified as water efficient

This means no leaking taps, toilets or shower heads Each tap/shower head needs to have a flow rate of 9L per minute

We can have a plumber check this and provide a certificate, if they find something needs to be repaired/replaced this will be at cost

Outgoing payments related to your rental property

We can manage the payment of council, water and strata rates on your behalf to be paid from the rent money

If you would like us to manage this on your behalf, we advise you to cancel any current direct payments in preparation for your us to redirect the bills to our office for payment
