What an incredible year 2025 has been. Each year seems to move faster than the last — one moment we’re setting our goals, and suddenly we’re preparing for Christmas and wrapping up another big chapter together.
As we head into the holiday season, I know many of you are looking forward to a well-deserved break, time with family and friends, and a chance to reset for the year ahead. The holidays have a unique way of reminding us what truly matters: connection, purpose, and a bit of calm in the middle of life’s pace. My hope is that you all find moments of joy, peace, and meaning with the people who matter most to you. I also encourage you to pause and reflect on the impact you’ve had this year. Every one of you has contributed to our journey — your dedication, teamwork, and resilience have shaped our progress. I’m genuinely grateful for all that you’ve done.
As we approach 2026, I’m excited for what we’ll achieve together. Thank you for your commitment and support throughout 2025.

CASELLO UPDATE - VINCE MONITTO
Why is it that each year seems to get quicker and quicker?
As we approach the Christmas break, we can reflect on another huge year for Casello. We have continued to go from strength to strength with the support of every person employed and connected with our organisation!! Recently, we completed major government and infrastructure projects, and it was looking like we would be quiet for a while. However, great news is that many new opportunities have presented themselves, and I am getting ready for a huge 2026!! Unfortunately, there have been periods where we have not been able to place some of you; this was not through lack of trying. The huge Craigieburn project we spent the past 6 months tendering was supposed to start a while ago; however, we are only now getting closer to signing a contract with minimal work being done on site to date. It has been extremely difficult to get this project over the line. We are confident we’ll get it done, and it will require a huge workforce very quickly.
Built has a lot of work on, and we have been awarded the Carpentry and Cladding works for the CDC Laverton Data Centre. We are also pricing Ballarat Hospital, Barwon Women’s and Children’s Hospital and others for Built.
Lendlease have also won new projects, and we have secured 2 data centres with them. We are also keen on the upcoming Melton Hospital and the National Gallery of Victoria.
It was great to win the Maxcon R Iconic project recently – 40-storey residential Tower and a social housing project with LU Simon. We are also very close on major cladding works at North East Link (NEL) for Spark, which will commence in the new year. Hopefully!
There are many other projects live and hot to secure, and our estimating team is working extremely hard to get them over the line to shape up a fantastic 2026.
Our start in South Australia has been very successful, with projects awarded being Adelaide Central Markets (office/hotel/residential/retail) for Multiplex and Halifax St hotel for Watpac. There is enormous opportunity in SA. There is NO other competitor of our capacity and size, and with projects like Adelaide Airport, Adelaide Hospital ($3b), Road/Rail and Defence projects, we are very well placed to make this a very long-term opportunity for Casello. I thank Jake Vita for putting his hand up to lead Casello in Adelaide ‘on the ground’ and for providing support in Melbourne with Dan T, Stefano, Vanessa, Paula, and the Accounts and Payroll team, etc…
The only sad news I’d like to touch on is that we started and ended the year with terrible tragedies to say the least, and many of us have been shaken up in various ways. In February, we lost Cheryll Walsh, our CFO, and very recently, we lost James Davey, who was establishing himself as a very well-respected leading hand.
Life can be amazing, crazy, unfair, difficult, stressful, and everything in between. Live life to the absolute fullest each and every day within your means!!! There is no script for our longevity, and we must enjoy the journey of life!!

As 2025 comes to a close, the year’s progress across our teams is clear. Skills development, safe work practices, and broader community contributions remained strong throughout Victoria.
Training participation was a key focus, with 195 Verification of Competencies completed across high-risk tasks, 59 Working Safely at Heights qualifications, and more than 100 additional certifications in First Aid, EWP, MCSR, and other core areas. The business also achieved its WEGA Certificate, reinforcing ongoing work in workplace equality and inclusive practice.
Workforce development continued to build momentum, including six apprentice graduations and steady growth in female participation and hours. Ten women are now working on site, including three apprentices.
The year also saw steady workforce growth across labour hire and project teams, supporting delivery on metropolitan and regional sites. Internal systems, onboarding processes and compliance frameworks were strengthened to better align with project demand. Collaboration with training providers, community organisations and industry partners continued to expand, helping create new employment pathways and development opportunities.
Social impact remained a core focus. By midNovember, $2.5 million had been invested in social enterprise partners and a further $1 million directed to Aboriginal businesses, reflecting a consistent commitment to responsible procurement and broader community outcomes.

SOUTH AUSTRALIAN PROJECTS PICKING UP PACE
Our teams across South Australia have had a strong start, with solid progress on multiple fronts as we continue to establish our footprint in Adelaide.
At the Central Market Arcade Redevelopment,leading hand Jake Vita and the growing site crew have kicked off the hotel fix with real momentum. Door swings, hardware installation and skirting works are now underway across the 10-level hotel fit-out. The residential stages are just beginning, and the commercial tower is close behind as the broader program starts to take shape.
Meanwhile, leading hand Steve Shires has made the move across to manage works on the Halifax Crystalbrook development. It’s early days, with PMDF supply and install completed to date, but the main fix is set to begin shortly. This 12-storey build with Watpac marks another significant project for the SA team.
Project Manager Dan Terrill and Jake have been instrumental in getting our operations fully established in the state. In recent weeks we’ve welcomed five new carpenters and Abby, our new apprentice, along with Victoria Bebbington, who has joined to support admin and QA across all SA projects.
On the business development front, Vince has been hard at work building new relationships and strengthening existing ones through our Victorian network. Tendering has now begun with Built and Lendlease, and the pipeline across the Tier 1 space is expanding rapidly. Our focus is on securing a strong and lasting position as a trusted subcontractor of choice in South Australia.
PROJECTS
Casello has delivered the waxedfinish aluminium cladding for the feature staircase and escalators at the new Mecca Melbourne flagship that traverse the store’s three impressive levels, housed within the restored, heritage-listed former Cole’s Book Arcade building. The spatial design intentionally involved repositioning the escalators and creating new voids to open sightlines across the 4,000 square metres. Casello’s work now stands as a defining feature within the world’s largest standalone beauty retail store.
Work is progressing at 100 Franklin, the 39-storey student accommodation project set to deliver 1,019 beds in Melbourne’s CBD.
Casello is delivering the projectwide carpentry package, including the supply and installation of 1,500 doors, door frames and hardware, 10,500 linear metres of skirting, and the temporary works package.
A major component of the contract is the coordination and installation of 1,035 pre-built bathroom pods.
Casello is also completing carpentry works to the five-storey heritagelisted Burbank House, which will be retained as part of the development, including rectification of joists and trusses and structural strengthening.

Casello is leading facade installation for the three new-build-to-rent apartment buildings. Prefabricated modular brick snap panels, featuring corbels, stepped columns, and 2.5-tonne arches. These were all engineered off-site and craned into place using specialist rigging equipment to manage access challenges, ensuring each panel is safely and precisely placed.
Around 200 pre-clad modules were installed across 1,904 m². CMG Frames were designed and fabricated using Truecore steel framing, including all connection details, and bricked by Melbourne Masonry. Casello set out the support brackets and completed the full installation, including onsite mortaring and infills.
Work has commenced on the Napier Street remedial project.
The initial phase involved installing scaffolding and demolishing the existing balcony waterproofing, screens, and decking.
The next stage of the project will be on installing new waterproofing, complete with trims and flashings, followed by the erection of dividing screens and the installation of new decking to restore the building’s balconies.

METRO TUNNEL
State Library Station, a key component of Melbourne’s new Metro Tunnel, required a highly specialised carpentry and cladding package. Casello delivered more than 4,573 m² of stainless steel, anodised aluminium, and powder-coated aluminium, encompassing escalator cladding, perforated soffits, wall and walkway linings, door reveals, capping plates, acoustic ceiling panels, and associated carpentry works.
The station’s underground environment demanded rigorous coordination. Delivery relied on detailed 3D modelling, precise surveying, and controlled installation sequencing to achieve tight tolerances across complex geometries and interface points.
Logistics presented another layer of challenge. All materials - many in large formats - were transported through restricted access shafts reaching 42 metres below Swanston Street. A workforce of 45 Casello tradespeople supported installation, maintaining strict safety controls while progressing one of Victoria’s most technically intricate public infrastructure builds.
FOOTSCRAY HOSPITAL
An extensive project-wide carpentry package was completed on one of Victoria’s largest health infrastructure projects
This was a massive undertaking, involving the supply and installation of interior fixtures, joinery, and over 5,000 doors, including specialty Acrovyn, veneer-faced, lead-lined, and anti-ligature complete door systems required to meet the strict standards of healthcare facilities.
A huge thank you to our incredible project teams and on-site trades. Their skill and commitment ensured the successful delivery of this demanding, high-volume package.
NYAAL BANYUL GEELONG CONVENTION AND EVENT CENTRE
On site at the Nyaal Banyul Geelong Convention and Event Centre, Casello is delivering lightweight steel framing and cladding for the main entrance skylight. This installation forms part of the broader scope of cladding and projectwide carpentry works being undertaken across the development. The Nyaal Banyul Geelong Convention and Event Centre is being delivered by Development Victoria, Regional Development Victoria, Plenary Group, Built, and BGIS as part of the Geelong City Deal.

ST CLARE, KEW
Melbourne’s 1.4-hectare St Clare Retirement Village in Kew combines new construction with heritage restoration. The development comprises 104 luxury apartments, incorporates the restoration of three existing heritage buildings, and features extensive amenities and landscaped green spaces.
The heritage buildings were restored with skirting, bullnosing, architraves, hardwood door systems with custom hardware, heritage stairs, and subfloor framing and stumping. Pavilion areas received a full truss mansard roof, veneer wall panelling, and feature metalclad ceilings in amenities, including the billiard room and theatre. Across the new apartment buildings, Casello completed internal fit-out, including feature and firerated doors, skirting, and bathroom hardware.
It has been a fantastic development to work on in partnership with Hacer Group, and a heartwarming milestone as St Clare welcomes its first residents this month.
KEY PROJECTS AWARDED
Lendlease is expanding its national data centre footprint with three new facilities, and Casello will play a key role in bringing two of them to completion. The scope spans protective stainless steel corner guards, PVC skirtings, and wall-mounted bump and corner rails designed to safeguard high-traffic service corridors. Works also include noncombustible Askin wall panels, FC sheeting to maintenance walkways, and a broad suite of FFE items such as grab rails, shower seats, soap holders, and mirrors. Externally, the package extends to the construction of the bin store pergola.
The cladding package will soon be underway at the new Melton Station level crossing removal upgrade. Casello is installing external and internal metal cladding systems for the feature canopies, internal stair enclosures, staircase cavities, and the main feature canopy and external stair enclosures.

R.EVOLUTION, SOUTH MELBOURNE
Casello will deliver the carpentry package for the R Iconic residential towers in South Melbourne, a major high-density project comprising 423 apartments and delivered by Maxcon. Casello’s package includes the installation of doors and frames, door and sanitary hardware, skirtings, mailboxes, and internal noggin framing.
The carpentry package has been secured for the new 150 megawatt data campus in Laverton. The awarded scope involves the fit-out and installation of internal carpentry including the supply and installation of BM and chainlink doors, operable walls, and bathroom partitions.
Casello has been appointed to deliver the carpentry and cladding package for the Banksia Gardens social housing development in Broadmeadows. The project comprises 120 new homes, forming part of Victoria’s Big Housing Build.
The scope of works includes installation of doors and frames, door hardware, timber skirtings, aluminium panels in multiple finishes, and timber soffits and battens.

As we wrap up another significant year at CasUrban, it’s an ideal moment to reflect on the achievements that have demonstrated our team’s resilience, capability, and commitment. Our flagship project, Elements Williamstown, has been a defining highlight. The $90 million development - our largest undertaking to date - continues to progress strongly towards completion under the stewardship of CasConstruct. In a period where construction inflation and supplychain pressures challenged the wider industry, our builder showed outstanding resolve and adaptability. Guiding a project of this scale through such conditions is no small feat, and the team should be incredibly proud of what has been accomplished. The end result will stand as a benchmark for CasUrban and CasConstruct in both execution and delivery quality.
Meanwhile, at Reynolds Street, we celebrated a major structural milestone with the project topping out at Level 8. This achievement carries special significance given the early challenges of navigating complex planning and the demanding groundwater conditions unique to the site. With the structure now complete, we look forward to delivering the final stages of the building and handing over to Housing Choices Australia residents upon completion in the first half of 2026.

ADAM MCWATTERS MARKET INSIGHT
Melbourne housing values rose by 0.9%, the largest monthly growth since May 2023, taking the annual rise to 3.3% and bringing the median house price to $974,000. The scarcity of advertised listings seems to be a key driver of growth, with stock levels tracking about 15% lower than a year ago and 4.1% below the five-year average. Newly built supply has also remained very low. Newly built dwelling commencements were 9.5% below the decade average, and completions were 15% below the decade average, which is mainly due to the ongoing rise in construction costs and margin pressures affecting developers.
Looking forward, housing values in Melbourne should continue to increase further with the current imbalance of low levels of housing supply and above levels of demand, although at a much slower rate due to downside pressures such as the less likelihood of any further interest rate cuts and the continued cost of living pressures and easing labour market conditions.

With a happy client, we are proud to announce practical completion on the Keysborough project, delivering 12 two-storey 2- and 3-bedroom, architecturally designed townhouses. The site, featuring a mix of 150 to 200 m2, posed some initial challenges due to early remediation work required after assisting the client with a takeover from another builder.
With a strong support and construction team, the project exceled with a strong finish ready to suit the client’s expectations for timing and delivery. A big congratulations to Jamie McMillan and Dion Malizia for an excellent outcome and for delivering ahead of budget and program.
