The Charlotte region continued to show resilience and balance this quarter After several fast-paced years, the market is now settling into a healthier rhythm where opportunity meets preparation. Inventory grew steadily, giving buyers more choice, while well-priced homes continued to draw strong interest.
Across Mecklenburg, Cabarrus, Union, York, and Lancaster Counties, activity remains largely on pace with the city, showing modest price growth and consistent demand Outlying areas offer space and value, while Charlotte’s urban core continues to attract professionals and families drawn to its thriving economy and high quality of life.

Median and Average Sales Price saw a slight increase, along with a surge in Inventory, while Closed Sales hovered just over 3% higher than the previous Q3 in 2024 This activity defined much of the Charlotte Region and continues to establish a baseline for our other markets


The Median Sales Price in Q3 2025 for a single family home in Charlotte was $400,000 for a year over year increase of 0.5%

As of October 2025 the Average Month's Rent in Charlotte for a 2 bedroom was $1,695
Charlotte Occupied Housing Units 53% of homes are owner-occupied households and 47% are renter-occupied households
The Median Sales Price in Q3 2025 for a single family home in Mecklenburg County was $458,000 for a year over year increase of -0.5%
MECKLENBURG CO.
RESIDENTIAL SALES SUMMARY
Charlotte's home county saw modest Median and Average Sales Prices year-on-year, with a growing inventory and slight decrease in Closed Sales The county pace trails just behind the city in Q3 Mecklenburg County, once a respite for buyers seeking affordability, maintains a considerably higher Average Sales Price than the Charlotte Region

This laid-back city experiencing continued growth is located in Forsyth County in the north-central part of North Carolina. The metro area lies along the Carolina Core in the heart of North Carolina, a 120+ mile stretch running between Winston-Salem, Fayetteville, Greensboro, & High Point. In 2025, the Triad's continued big draw? You guessed it––affordability!

RESIDENTIAL SALES SUMMARY
U.S. News and World Reports ranked Greensboro #23 in the nation for Best Places to Live in the U.S. 2024-25, and one of Livability’s 2025 Top 100 Best Places to Live. In Q3 2025, McDowell County continues to showcase its natural beauty and outdoor attractions. Quaint shops line the streets from the market town of Marion to the charming country town of Old Fort. The region is continuing recovery efforts following the impact of 2024's Hurricane Helene. Despite these challenges, McDowell and neighboring Burke Counties remain among the most affordable housing markets in the state, second only to Wilkes County, offering opportunities for both residents and investors as recovery progresses

Asheville’s Average and Median Sales Price increases have leveled with a small reduction year over year, while Month's Supply grew with a considerable 42.3% increase on 2024's Q3 figures. Closed Sales increased this quarter, by a respectable 5.5%. Expect prices to continue stabilizing throughout the remainder of 2025

The pastoral setting of Buncombe County, Asheville's home county, saw its Q3 Average Sales Price drop by more than 8% year over year. On average, homes in Buncombe County are on the market for 61 days. While Buncombe County offers a considerable selection and opportunities for firsttime buyers, its new developments and luxury communities continue to put upward pressure on home prices, outpacing even the City of Asheville.

Raleigh’s real estate market continues its forward momentum, with sales prices hovering at record highs. Home values have been staying the same or dipping slightly, pushing the Average Sales Price of Raleigh homes to $568,293, which is an decrease of -4.2% on 2024 results. Monthly sales ticked up slightly in Raleigh while the number of available homes for sale rose by double-digits, with a 22.8% jump year-over-year.


THE TRIANGLE AREA | DURHAM
RESIDENTIAL SALES SUMMARY
Triangle Area real estate markets remain active, with Durham and Wake County areas showing particular demand. That's positive news for sellers, for now For buyers, a significant (55 8%!) rise in inventory will maintain balance in this highly competitive market. Closed Sales decreased across Durham county and took a jump up by 12.3% in Wake Co , while Days on Market surged in Wake Co and dipped slightly in Durham, suggesting buyers in Raleigh are taking more time to make informed decisions.




Jacksonville
Jacksonville, NC is a vibrant coastal community known for its military roots, natural beauty, and growing neighborhoods. It offers much more than military heritage—it’s a thriving, young skewing community (median age 23) with a growing population (2.2% year over year) and rising household incomes.
