The Bridge is the place to live, work, and relax. Located in Amsterdam Zuidoost at Paasheuvelweg 22 (soon to be Pacayastraat 2-4), The Bridge is an iconic building consisting of two towers. These eye-catching towers stand 40 and 60 meters tall and are connected at the ground floor. The office and residential tower each have their own entrance. In addition to the offices, the 60-meter tower will house 162 rental apartments, while the ground floor will feature social facilities such as a general practice or physiotherapy clinic.
Dam & Partners Architecten has designed The Bridge to embody sustainability, high-quality finishes, and a luxurious appearance.
The 40-meter tower has 10 floors and offers approximately 9,600 sqm of high-end office space. Each floor includes an outdoor space, and the fifth floor features a complete rooftop garden. Large windows unite two worlds: on one side, the expansive greenery of Ouderkerk aan de Amstel, and on the other, the vibrant cityscape of Amsterdam. Natural light floods in from all directions, creating an open and spacious atmosphere.
The Bridge offers a wide range of public amenities and is perfectly accessible. Whether by car (via the A2 and A9), public transport, or bicycle, The Bridge is easy to reach. Amsterdam city centre, Schiphol Airport, and Utrecht are just a stone’s throw away.
Sustainability plays a key role. The Bridge contributes to increasing user comfort, optimizing climate adaptation, and enhancing biodiversity, making a positive impact on the future.
The Bridge is WELL-certified, a certification system specifically focused on the health and well-being of people. This includes aspects such as air quality, natural light, climate and acoustic comfort, healthy nutrition, physical activity, and movement. In collaboration with the tenants, we aim for a WELL CORE or GOLD certification that aligns with their needs and requirements.
The Bridge takes climate change into account on several fronts. For example, the building is completely gasless and equipped with solar panels to generate green energy. The building is conditioned using an Aquifer Thermal Energy Storage (ATES) system, which employs groundwater as a thermal buffer. During winter, a heat pump extracts heat from the warm aquifer to supply the building’s heating demand, after which the cooled water is reinjected into the cold aquifer for seasonal storage. In summer, this stored chilled water is utilized for passive and active cooling, optimizing energy efficiency and reducing reliance on conventional HVAC systems.
Additionally, The Bridge features retention roofs designed to temporarily store rainwater and release it gradually. This reduces the strain on sewage systems. Collected rainwater is also used for watering the plants.
The rooftop gardens and sedum roofs deserve special attention. They contribute to air quality, provide much-needed cooling on hot days, retain heat during cold days and offer higher floors a calming view of greenery. A mix of native grasses, plants, and trees at varying heights are a magnet for birds, butterflies, bees, and other insects, thereby enhancing biodiversity.
The Bridge is located in the heart of the Amsterdam Life Sciences District, a neighbourhood undergoing transformation into a vibrant, green urban district with new office and residential buildings under development. Surrounded by various restaurants and a supermarket, the area offers plenty of opportunities for relaxation and convenience. The nearby city park serves as a peaceful oasis, ideal for re-energizing and enjoying nature. The 40-meter-high tower stands out with its contemporary architecture, featuring a glass facade with anthracite aluminium profiles, white polished concrete bands, and red and terracotta coloured polished natural stone columns. These elements seamlessly continue into the spacious and inviting lobby of The Bridge. The use of natural stone and large glass panels creates a striking look, giving the building a unique identity.
The office spaces are also suitable for laboratory ML1 and ML2.

The lobby is characterized by large glass facades, a ceiling height of five meters, and refined interior design using high-quality materials. The large floor-to-ceiling windows provide an abundance of daylight and phenomenal views, ranging from the green landscape towards Ouderkerk aan de Amstel to the bustling city of Amsterdam. Each office has its own outdoor space thanks to the gallery surrounding the building, and a roof garden has been constructed on the fifth floor. The high, aluminium (sliding) doors ensure that inside and outside merge seamlessly, giving a sense of freedom and luxury. From the second to the fourth floor there is an atrium.
