Perth has experienced notable growth, with dwelling values climbing 1.6 per cent in September. This gain is being driven by historically low listing levels, creating a competitive environment where wellpresented properties are attracting strong buyer interest.

There are fewer than 3,000 properties currently available across the metro area, according to REIWA this figure is approximately 34% lower than the same time last year.

Buyer activity remains strong, yet there simply isn’t enough property available to meet that demand. This mismatch is reflected in a highly competitive market, with well-presented homes attracting strong enquiries and multiple offers.

Our recent sales results highlight this strength. 17 King William Street, South Fremantle, a stunningly renovated and extended 1900s-character home, achieved $2,175,000 following 124 enquiries and multiple offers. Blending designer living with a heritage heart, the four-bedroom, two-bathroom residence offers peaceful seclusion just metres from the beach, bars, and dining precincts. It is a clear example of why lifestyle suburbs remain so highly sought after.

Another standout result was 115 Hope Street in White Gum Valley, which generated remarkable attention with 187 enquiries and 102 groups through just two home opens.

The strong competition resulted in a suburb price record of $2,235,000. The home was on the market for only seven days and sold and settled within ten, demonstrating the depth of demand from buyers eager to secure quality homes.

8 Trillo Road, Subiaco, also set a new street record in the mid $2,000,000s, receiving 139 enquiries and 11 offers during the campaign. This result reinforces the strength of Perth’s premium and lifestyle-focused suburbs, showing that well-positioned properties continue to attract fierce competition and premium prices.
