Having just celebrated our 24th anniversary on July 13th, I’ve taken some time to reflect on our incredible journey. As I look back, three things stand out most vividly.
First and foremost, it’s been an absolute privilege to work with our valued clients, helping them achieve not just their property goals, but often their life aspirations as well. Being a part of the beginning of so many new chapters, whether it’s finding a dream home or guiding investors in growing their portfolios through our property management services, is both exciting and deeply rewarding.
Secondly, witnessing the personal and professional growth of our team members has been a highlight. From our director of first impressions to our CY partners, it’s inspiring to watch our people develop their skills and thrive within the industry.
Thirdly, I am incredibly proud of the outstanding results we have achieved together. We were recently recognised by realestate.com.au as the second highest ranking agency out of 491 agencies across the Perth Metropolitan area, for the number of properties sold in the past six months. We also now manage an organically grown property portfolio exceeding $750 million on behalf of our investor clients.
As for the future, we remain steadfast in our commitment to learning and growing. Our focus is not on being the biggest or trying to be all things to all people. Rather, our mission is clear: to deliver the finest service, experience, and results to those we are privileged to work with.

SPRING OPPORTUNITY IN PERTH MARKET
The 24/25 financial year may have only just begun, but the CY Sales team has already hit the ground running, bringing a wave of quality properties to market across Perth’s premium coastal, riverside and lifestyle suburbs.
Following a strong finish to the previous financial year, momentum has carried directly into July, with serious buyers actively searching for well-presented homes. Perth’s property market continues to demonstrate resilience and strength, with house prices and the unit sector both experiencing steady growth. Over the past 12 months, Perth’s median house sale price has increased by around 10 per cent, reflecting ongoing buyer confidence and the city’s deep lifestyle appeal.
Interestingly, the unit market, including apartments, villas and townhouses, has shown even stronger performance under current market conditions. This segment has experienced approximately 15 per cent growth in median sale price over the same period, driven by downsizers seeking low-maintenance living, first-home buyers looking for an entry point into desirable suburbs and investors recognising the long-term value Perth offers compared to other capital cities.
Stock levels across Perth remain critically low, hovering in the mid3000s, which is well below what is typically considered balanced for a city of our size. This environment is fuelling strong buyer demand, particularly for properties that are well-presented and positioned in
sought-after suburbs. Buyers are prepared and ready to act quickly, often leading to competitive bidding and strong sale prices for sellers who are ready to capitalise on current conditions.
At CY, we have seen firsthand the impact of these market dynamics, with several premium results achieved for our clients in recent weeks. Sales such as 32A Johnston Street in Peppermint Grove at $3.758 million and 37 Caledonia Loop in North Coogee at $3.4 million highlight the strong demand in the upper-end coastal and riverside markets. In addition, 13 Osborne Street in Gracetown sold for $2.060 million while 181 Reynolds Road in Mount Pleasant achieved $2.035 million, further illustrating the confidence buyers have in securing quality homes across different lifestyle markets.
These results reflect the stories of buyers securing homes that fit their evolving needs and sellers moving on to new chapters with confidence, supported by a team that understands how to navigate the nuances of Perth’s premium property landscape.
